Just rented a property with Allen and Harris, had absolutely amazing service from start to finish. They were always on time, always did what they promised at a time they had agreed. Made the whole process so easy! Thank you to the whole team, and in particular Jolyon for being so warm, welcoming and helpful. Their processes meant I was set up with gas, electric, water, council tax and broadband, even before I’d moved in, which for someone with a busy life was a huge weight off my shoulders! Would 100% recommend!

We recently rented out our property through Allen & Harris for the second time and again had a positive experience from Jolyon! The online marketing listing was of high quality from James and they were consistently professional, courteous and personable to deal with. The process of viewings to moving-in the tenant was smooth and straightforward. Communication was generally prompt and clear - there were occasional delays in responses at times, but overall, they were helpful and transparent throughout. Well I can’t understand how or why this agency has so many good reviews!
My partner and I went to rent with this agency and everything seemed to be going well decent phone call reply’s and email reply’s. We then got onto referencing our guarantor and they asked for an employment reference to which our Guarantors employment have a time frame in which they can and will complete the form. We tried to contact Allan and Harris estate agents multiple times to only hear from the answer phone everytime or an agent who half arsed everything and said we would get a call back. To which we never did and in the end the landlord got impatient due to lack of communication from Allan and Harris and decided to sell the property instead leaving us without a home!
We though James was lovely to start off with but instead we found out he never answers his emails or phone calls

Sent viewers who had not put their house on the market (unknown to us), told us they loved our house and were very interested but they were going to a party first, then they were going on holiday, then came the real reason the price was the price was outside their range and they had not yet put their house up for sale.
This experience we felt misguided and misled, had it not been the case we would still be with them, we are aware it is a buyers market but it is not good to mislead customers.

Without the constant care and support of Claire and Tom in this branch, we would not have completed our sale. The branch is run very professionally and all staff are extremely polite and helpful. Claire is an exceptional manager and who was at all times professional, helpful and efficient and she kept us in the picture throughout the whole process. As a previous customer of the Alan & Harris Talbot green branch, the staff there are very helpful, friendly, provides an exceptional service and goes above and beyond what is asked of them. They let you know every step of the way when you have viewing and the outcomes. Up until last week they had a really good mortgage adviser who was exceptional. he helped me and explained everything with the mortgage, even with an older head like mine. :). I would honestly give 0 stars if it was an option. Incredibly unprofessional estate agents.
Avoid at all costs, very rude staff, terrible lack of communication, sketchy, and greedy!
They Pressure you into using their services, and if you don’t they will deliberately mess you and tell you your offer is not good enough…even tho it is, it was very frustrating to deal with these people.
They are messing with peoples lives here, I feel like they’re all scammers and doing something incredibly illegal
Sarah was completely rude and messed us around. She is completely unprofessional.
This estate agents should be shut down. Please avoid at all costs, they only care about commission, they do not have anyone else’s best interests.

PORT TALBOT OFFICE . Would never deal with this estate agent. I had a pleasant viewing with the owner who showed me around when the estate agent wasn't available. Loved the house a d spent 2 hours chatting with the owner who seemed more than keen to sell to me, even asked me to exchange numbers to keep each other updated as this agent allowed his last sale to fall through and never notified him.
Later the same day I txt the owner and offered full asking, telling him he could take as much time as needed to decide. He replied instantly and accepted. I emailed the agent and formally submitted my offer as well as my mortgage in principle proof of funds (far more than enough to Substantiate my offer)
I phoned the next working day a d the agent Sarah Rowlands was instantly offish and dismissive, huffing down the phone and acting completely put out that I had called. She was annoyed me and the owner had contact and told me nothing had been accepted and viewings would go ahead still.
I heard nothing til I was contacted by Rachel in there mortgage team. I told them I had already got a lender I was happy with but was pushed in to chatting with her anyway. After talking through the mortgage info I was then called yo say my offer was accepted and it would be taken off the market....that was until dat laterite Rachel had decided upon herself to go behind my back and speak to my lender and tell me they wouldn't lend to me...pure rubbish, i had personal contact with my lender and was told that agents tend to use intimidating and bullying tactics to force people to pay for their services.
As soon as I refused to pay for the agents in house mortgage service I was ghosted and then told my offer had been gazumped and owner stopped contact. I took it as a blessing in disguise as I would never deal with Sarah or Rachel or this crooked company.
A week after that I wascontactedby the owner again who assumee I was still buying...I had to be the one to tell him that his agents lied to him and me and that I was messed around and they declined my offer without his knowledge.
Avoid these unprofessional,dishonest,useless, crooked liars at all cost!!!

Service has been terrible, I have disabilities and they have left us in a property for five months which has been unsuitable and isn't really fit to occupy. What is it because I need extra support or am different this is all I deserve? Unbelievable. Whenever we have tried to get maintenance issues fixed they have passed us to sequence homes which is the bigger group which even when the landlord agreed to work being carried the contractor from Oakland's they sent tried to intimidate us into accepting half or none of the issue being resolved. We have been expected to carry on paying rent and acting like nice people when members of staff at branch and at sequence have been rude. The contractor even identified the electrics didn't work as the wiring was incorrectly wired and that has just been ignored and forgotten about. Absolute joke. Wouldn't recommend going through these, the experience has been disgusting and has left us impacted. Ultimately what a mistake getting involved.

A house went up for rent in Treherbert, it was advertised to this agency. Little did I know when me and my partner filled out all the paperwork, we had to deal with another company called Sequence. So basically any maintenance that was needed we were palmed off to another estate agents. Allen and Harris only did one thing for us and that was an inspection. But when we list the issues so they could send it to the landlord. Half the stuff was not in the report. In the end I told both Sequence and Allen and Harris. I will no longer be phoning. Everything will be by email or text. I even said to a staff member at Allen and Harris 'what is the point of inspecting the house when they don't deal with the maintenance, Sequence might as well inspect the house'. Believe me, you don't want to be dealing with sequence. It will put stress on you and/or your family. We had 3 floods for the past 4 years living at the house in Treherbert. Took sequence a year just to do one and thats just one of the issues we had. In my opinion I recommend that you stay away from Allen and Harris when it comes to renting as you will be dealing with sequence. If you don't believe me how bad sequence are, then I suggest typing them in Google maps and check their reviews.

So after an awful experience with a previous estate agent with my property being on the market for 5 months, achieving only 2 viewings I swapped to Allen and Harris.
Being apprehensive from past experience I was happy with the progress to which Alex accomplished getting my property onto the market, flipped over the duration of a weekend and within 4 days achieving 4 viewings! One of which put an offer in and was accepted.
The customer care given since the agreed sale didn't end, good communication from Alex and her assistance in ensuring that the purchaser of my property, a first time buyer, was guided through the process whilst keeping myself constantly updated. This alleviated a large portion of stress for myself and partner.
Overall I would highly recommend Allen and Harris as the service they provided me was A* with regards to the professionalism, service and competitive costing. Alex Aventsis in particular should be praised for being highly proactive and going above and beyond during a difficult period of time with Covid-19 and ensuring a successful sale.

Having made the error of selecting a random estate agent to sell my property I had to watch it fail to sell for a year or more.
I was then rescued by Allen & Harris at Talbot Green. Covid 19 caused a slight delay but when it was allowed to go back on the market it sold very quickly.
The communication was very efficient and regular. I was never left in any doubt regarding where I was in the sales process.

I'm giving 3 stars at the moment as we are giving them a second chance, there doesn't seem to be any communication only when they are selling your house but when your house is Sold STC communications end and when we call were told everything's fine we are no longer going to use the Solicitors that were recommended to us by Allen and Harris as they were very slow and communication was zero, as promised when we instructed Allen and Harris Talbot Green to proceed with the Sale if our property we were told " We will be with you every step of the way and if you use Howells Solicitors it only next door so I can just go in and ask them what's going on" so when we stated having issues we were told they deal with Howells Cardiff not Talbot Green (next door) it was only until a major blunder happened via our Solicitor that Alex in Allen and Harris called the people purchasing the property to question why the Solicitor was mentioning Freehold upon completion they then stated we want a £5K Freehold but don't want to pay anything for it, like I said its second chance now and hope our next bite of the cherry is chased up and communicated back to us a bit more often were they are and what they have done not just left until we call to check up on things, it feels like when the Boss walks into work everyone starts working.
We have since moved to another estate agent as sending a person who hadn't even put their house on the market all we were told was the house wasn't Sold, just feel it was a waste of time sending people just to make it look like things were moving.

It was our first time when we requested the support from a letting agency in order to find our own place. After some research on Google, me and my fiance decided to go with Allen & Harris Estate Agents from Talbot Green, as we wanted to move near Cardiff, Wales. We had a positive experience with our agent, James, and we had our eyes on one of the houses we've already viewed. By the end of the week, we received positive answer from landlord, paid the fees and had our first house. James was very helpful, friendly and knowledgable! He even came to our house and gave a hand with the garden, which we really appreciated and gain our respect! Fantastic personalised service from the team at Talbot green. Right from the start these guys have been friendly and go above and beyond what I expected an estate agent to do. Even now in our final stages they are helping the process to run smoothly by contacting the vendors and solicitors, which helps to keep communication between all parties open and flowing.
No question is too silly for them and no matter how many times I call them (which is probably too much!) They always seem engaged in what I have to discuss.
Overall amazing genuine people who clearly love their jobs. Refreshing and a rare find.

I have used Allen & Harris for many years to let my properties. They have always been efficient and found a tenant for my property! The staff at Allen & Harris have a great knowledge of the area, and nothing is to much to ask of them! I would highly recommend Allen & Harris to family and friends!

I let a property for ten months though this branch. At first when i was taking on the property (referencing. Paying their fees. Moving in ect) I found them very professional I can also say this until I got mid way through my tenancy and was asked if I would like to renew. I agreed but on a periodic basis (rolling monthly contract) I received an email back stating the land Lord was not happy to do this and I would have to renew at a fee of £100 pounds. I ignored the email and after the 6 months called the branch and was told my tenancy had been changed to a periodic I did not pay them their 100 pound fee.
After a further 3 months I handed my notice in. My rent date fell on a Sunday so I waited until first thing Monday morning as the office was closed on a Sunday. I emailed them as I was advised. Only to be told they would be deducting a days rent from my bond. I argued my case and that was also withdrawn.
Upon moving out. Myself and friend cleaned the property to the standard i moved in. We did leave black bags out 3 days early this was because my due date to move out was a friday and rubbish collection was a Monday morning.
Upon my inspection I was advised I was getting £100 pounds deducted for a rubbish removal although I know the rubbish was collected by the bin men (another neighbour informed me as I agreed to take it to the tip provided the bin men didn't take it) I argued this and was told the bin men only take 3 bags. I know this is a lie as I've left over 5 previously with no issues.
After numerous emails to a woman called Beth Lee's many of which were ignored. I questioned why on my deduction it said oven clean when they were charging me for a supposed rubbish removal. I was unable to get a sensible answer. I desputed the £100 And within 24 hours received an email saying I would be getting a full refund of the whole deposit.
These people are nothing but sharks desperate for £100. Do not stand for their bullying.
I will how ever give credit to the 2 letting agents who Benjamin Morris and Neil Gives who I understand now work in other branches. I found them professional and the others could indeed learn a lesson in customer service from these two.

My initial dealings with Allan and harris I couldn't fault. Quick responses, good communication etc. However towards the end of our dealing the team changed and frequently there was on answer on phone no replies to email and no returned calls. Felt service standards dropped.

Best estate agents ever. We bought a house which they were selling. We went through them with out mortgage and they couldn’t be more helpful. They made the process so simple.
Then when it came to our house, it was a nightmare. Our solicitors were rubbish! (Not through the estate agents. Seperate company)
And thank goodness for Allen and Harris because they were the ones calling us back and chasing the other side. If it wasn’t for them, I honestly don’t think we would have a house. I can not recommend them enough! They were so helpful and constantly kept us updated with the house due to our poor communication with our solicitors. A big thank you to these guys!

Extremely poor communication, tried to arrange a viewing several times for a very desirable property. Only for there to be constant dialling to answerphone & no call backs when requested.
Would never contemplate selling through them & really hope we don’t end up having to buy through them.

Had a viewing for 1pm. Had a voice mail saying they'd brought my viewing forward to 12:30. Turned up, no one came for the whole hour. Wouldn't answer the phone .

One of the most unorganised and unprofessional agencies I have ever come across, and I'm an estate agent myself! Communication between departments is completely lacklustre at best, any action will take months to complete and they will spread the blame on to every department but their own. If you are looking for a agency to manage your property, AVOID!

Disgraceful service.
After having a verbal agreement that the garden would be made safe after I had moved in 7 months down the line I’m still left with 3ft potholes all across it and a foot high ditch.
After numerous emails back and for Allen and Harris then refused to start responding to them and served a section 21. For 8 days after Christmas.
Rent was paid fully every month and 2000 was spent redecorating the property which they were made full aware of after if been given the impression it was a long term let they were looking for something I was happy to oblige providing the garden was just made safe.
Instead communications stopped. Staff became rude and incapable and avoided mentioning the section 21 over he phone or via email at all even two days prior to the receipt of it where they then asked to do an inspection.
In short
Do not go anywhere near this company.
The staff are incapable and tell you whatever you want to hear to let the property as they are commission based
No issues will get rectified and you will receive no correspondence
Fees are extortionate for the appalling service received and not one member of staff will maintain professionalism of take ownership in rectifying any issues you may have as a tenant.

Very poor customer service. No communication off staff, constantly waiting for answers and had promises of phone calls and emails which never happened. Don't know how they justify the fees they charge compared to other estate agents. I wouldn't recommend to anyone.

Pathetic to say the least, if i could give ZERO STARS, I would!
The worst estate agent i have ever used, they never fix problems and lie to not sort anything out.
I told them about a boiler concern i had when i just moved into a property as it kept cutting out with a F.29 code on the screen and they told me not to worry.
A few days later, i had carbon monoxide poisoning and was rushed to the Royal Glamorgan Hospital because of this.
These crooks only care about money and not your safety, the boiler was faulty and they assured me it was new, which it wasn't, it was 19 years old and faulty, never once had a gas check and i am currently taking these to court, environmental health and the council.
I cannot wait for this to go to court as they lies and pathetic excuses nearly killed, me, AVOID AVOID AVOID!!!
And another thing, the debt collectors "sequence" that you use to collect unpaid rent are bent as hell, they called me up on my mobile and threatened to come and see me and sort me out if i dont pay the rent (its 2 days over)..?
Absolutely fuming over this and to be threatened..? pretty much sums you up. Just wish i recorded the phone call as i could have given it to the police.

Well rather a disappointed opinion of this estate agent that even the manager seems to know the internal condition of previous house sales in the area by other agents.
As professional developers we find it quite amazing to be able to compare the unknown.IT MUST BE A GIFT
We think as an agent they should advise the client with concrete knowledge as every property requires varying amounts of work
