Chris Rawlings has been great! We visited Bairstow Eves in Barkingside and he was very knowledgeable with regards to the location of my mother’s property and explained the pros and cons, whilst considering the value.
Mr Rawlings arranged an appointment and visited my mother’s property, giving an honest valuation in a clear and concise manner, which my mum could understand - no ‘gift of the gab’ approach. He advised her on the best way to prepare the property for photographs and remove clutter, in order to make the apartment more attractive to potential buyers. A very pleasant gentleman. :))

From start to finish I have received great service from Bairstow Eves Barkingside. I called them to book an appointment to value 2 properties and they got back to me within 3 days, for appointments for both properties at convenient times.
On the day of the appointment the manager Chris exceeded expectations. He was professional and provided great insight to my properties. He suggested combining the appointments so that a second appointment was not needed and he even shuttled me between the two, and dropped me back home to make things even easier for me. Overall 5/5 stars. Many thanks for such a great service!

Feliz Zekki helped me sell mine and my sisters late mothers property in Clayhall recently. I honestly can't praise this branch of Bairstow Eves enough. Feliz was amazing from the get go, she was supportive and kind at a time where we were grieving, but also knew her job extreamly. The other staff member worth mentioning is Zaheda Begum who also helped make the process seamless. Zaheda was always available to speak to and explained everything thoroughly. Jeremy Turner is manager and has created a lovely culture in this office. We got a great price/result and a really easy journey and i can 't recommend them enough.

The best service I have been on the receiving end of! most especially Filiz Zekki. Bairstow Eves(barkingside) - I would say not the right place to approach to buy your dream home. First they will ask to see their mortgage advisor Emma, who is pathetic. they said she will call me on a particular day and she did call- guess what after 7 days of the appointment. Luckily i didn't choose her as the fee she quoted for her service was more for her service. Don't choose her even if she offers free service. Somehow they showed a property and i liked and made a offer through Kimberley(who is not at the branch now). She declaimed the offer and asked 20K more than my offer price. so i didn't get that house. recently i saw in land registry that house was sold for 5k less than what i asked for. Kimberley clearly played here. I dont trust them anymore.

Especially Kimberly Money, she has been very professional through out and open to discuss any queries related to the purchase, and resolving the issues/blockers etc. I haven't seen or experienced such a superior service and help thus far & she has been the star!
I have involved her in a matter which was really super urgent from my perspective. She collaborated with various stakeholders including Solicitor and came up with the timely response / answer. Great example of superior client service, dedication and timely help.
To be honest, I am really proud that I am engaging with a company and person, who are very professional and client centric. I would definitely recommend to any of my friends and family members.

Very happy with the purchase of property from Bairstow Ewes, Barkingside. Right from the day one, proper communication with me regarding all things. Initially Kimberly was attending my calls. She is very nice and acting fast, within a day arranged Mortgage specialist Emma Mudd. Emma is very efficient, within a week she arranged couple of video calls, arranged remortgage, mortgage, life insurance and home insurance everything very quickly, explaining everything in detail. Emma always answer to my calls and emails promptly whenever I am asking clarification. whole process is simple and she explains clearly each and every step. Then finally another important person to mention is Zaheda, such a wonderful person acting on behalf of me every day to push things happen fast. Zaheda calls me almost everyday morning, talking with both side to roll the process fast. Also Zaheda attends my phone call always, explains everything politely and updating me everyday. Awful experience with Emma the mortgage advisor. She told me she would call in a week - she never did so I left it two weeks before ringing back. I spoke to someone else who said she isn’t in the office but she will get her to call me tomorrow - this didn’t happen.
I called again a few days later and was told the exact same thing - she never called. I called again a week later and they called her while I was on the phone. Emma then called me and said she doesn’t have my details with her but she will be in the office Thursday and call me at 4:15pm - guess what - she didn’t call as promised, she called me at 7pm when I was busy although I answered. She said she will drive home and ring me when she gets home - she never did. I text her confused at why her communication has been disgusting and why it’s now been 5- 6 weeks after my initial conversation with her. She didn’t reply and still hasn’t rang. She clearly doesn’t know what she’s doing, isn’t organised, trustworthy or reliable. Definitely avoid this place!!

I have to call them millions of times in a day but they never pick up the call. The issue is not yet sorted. Very poor after the rental service. And even we requested for the second viewing before moving in, they keep on changing the appointments. They are cheaters

If you're trying to rent from then please run away. Dont believe in the good reviews as they are all fake. Bairsstow eve have left a review in my name which is fraud and fake I am shocked. After my bad experience, I thought let me warn people by leaving a review then I see a review in my name already written. They have mentioned that I have rented a property of them. They never gave the property to me. After being dragged around for weeks, I chased these guys up on daily basis 10 calls just to get to them once. Lack of staff on letting side is not even a word. One employee is the manager and employee and everyday she is on annual leave. No words to describe these guys. I mean why are you guys writing a review in my name. I have reported your fraud and will take further action. Mahnoor is apparently the manager but she is always on annual leave, she made 2 appointments with me and cancelled out last minute and messed my entire day twice. I had no requested from landlord they told me call bairstow eve in hainault just to get Robert to tell me landlord says no because I have played them around. After seeing a fake review written in my name it makes sense these guys a fraud. Also if you are trying to rent from them good luck as one part timer is the employee they have thought her to lie and say I was on annual leave. This is a joke
I have income higher than they requested, homelet said your reference went through, I am also a landlord which puts me in the experience how but these guys are. I feel sorry for the landlords with them.

Bairstow eves in Barkingside is absolutely fabulous store and the manager is a lovely girl called Mahnoor.
She is very professional person who cant do enough to make sure your move is as comfortable as possible.
From the moment I made the enquiry about renting until I moved in she was on hand every step of the way. She dealt with all my queries efficiently with empathy,understanding and nothing was too much.
She always answered my queries once I messaged her at 9 in the evening she still took time out to answer my query, that's what i call customer services and dedication.
Now that i am a tenant i feel assured if i have any problems they will be dealt with at first instance possible and to my satisfaction.
Barkingside Bairstow is an excellent estate agents that i would happily recommend to family and friends.

LANDLORD REVIEW - FULLY MANAGED LETTINGS SERVICE
UPDATED REVIEW (6 months into the tenancy, July-2020): Getting things done through them and communicating with the tenant has been a right pain. They also over-charged me multiple times (corrected once I brought it to their attention). The only thing they did well during Covid was collecting their 20%+ cut of the rent. That happened every month, on time without fail. And all I'm talking about is standard routine stuff. God only knows how they would handle it if something actually went wrong! They are still (July-end) using Covid as an excuse to refuse to do any house inspections that are included with the package.
Also upped the rent protection insurance by 40% with just 4 days notice! It's a stonking 3.86% now, almost £800 a year!

Bairstow Eves was recommended to me by a friend who couldn't stop singing praises about the manager called Mahnoor.
I had a bad experience with my last tenants who had completely ruined my property and the agents were totally useless.
I had decided to sell my property.
My friend informed me to go and see the new manager at Bairstow Eves regarding rentals. I was sceptical but decided to go.
Hand on heart it was the best decision I made. She is a polite and courteous individual who has the most beautiful smile that puts you at ease.
She was sympathetic with my experience . She explained what her company would do to help,explained the policies and procedures about letting the property and how I will be protected.
She took time to explain everything and patiently answered all my questions.
If it was not for her I wouldnt be letting my property today
She was patient,understanding yet very professional. She is an asset to the company and a lovely girl.

Julia and her letting team are amazing, I had few tenants notice period and they found tenants for me straight away. Julia and her team had found me 2 great tenants and wouldn't go with anyone else.
However, the sales team is different story hence why I given it 3 stars. I was planning my sell my flat and had few issues. One after that viewed to flat to get quotation I had to chase them few times send me an email. The reason why I decided to go with Bairstow Eves is because letting team are great. After they advertise property there was few communication issue between staff and tenets where tenants wasn't given 24 hours notice when people are coming to view the property. After 4 weeks I didn't receive call or an email on update of property and what is plan of action next. It's always me contacting them or going to their office.
A month ago, I went there to collect to keys to flat because I decided not to sell they given me wrong keys and Sales team was rude stating that right key that they given me. I think I know what my flat keys look like.

I found a property and had put down an offer initially with Bairstow Eves, the offer fell through nevertheless I hanged on to countrywide mortgages after they kept on insisting to go with them and I was assured that I would get a loan of £180,000. So Larry Adeosun first tried to get me a mortgage with Barclays of 143,000 I was shocked as a first-time buyer I was living in a nightmare nevertheless he reassured me and my partner and told us we should let him try again with Halifax this time we were shown that we would get £173,970 and we paid for the surveys (£430) which were conducted but we had no response. So now we were really worried as the property agents were quite keen on completing the sale, after emailing him he called me to tell me that the mortgage offer had been declined, and he could not tell me why because of ‘compliance’ reasons. So I had to call the bank directly and again they told me that because I went through the broker only the broker can tell me what happened and why in detail but simply on their notes it was because of ‘Fraud’ to this point I was really upset and angry as to what fraud I felt like a criminal, I called them again and persisted on knowing why and then I was told it just because of not receiving an employer letter which I knew nothing about if he asked I would have provided it. I asked them whether I could get a refund on the £430 that I paid and how I was sold the £500 cash back feature with it they then told me that if you’re mortgage broker knew that it had been declined why then did he let them surveyor’s come and do a survey and that he should’ve called up and cancelled but the fact that someone had gone out it was now non-refundable.
So I first paid £175 to get the mortgage application started then I paid £210 for a Barclays Valuation, I then paid £430 for a Halifax valuation on a declined application!! Larry told me and my partner that he use to work with Barclays but it’s only been 3months at that time that he’d been working with countrywide mortgages and he liked it because he was better paid. Larry to my understanding is not experienced enough in working with mortgages he wasted a lot of time even though I provided him with all paperwork most of the times he was very hard to get hold of and I always had to leave messages. Furthermore, Larry was getting married so I believe he let his personal life get in the way of his work life which costed me that extra £430. I don’t believe that this is fair on me and my partner we worked so hard for this and weren’t to concerned about the time it took as long as the mortgage was completed.

The worst experience could ever imagine. Notwithstanding that the rule of thumb is that a letting agent is like an extension of the landlord, and is the person who negotiates letting a property out on behalf of the landlord and dealing with an authorised agent is the same as dealing with the landlord direct, the letting agent (contracted on tenants find bases only) at Bairstow Eves in Barkingside Julia Osborne since June 2018 continues to refuse to allow me (the landlord) to see the references she/they have obtained about the tenants.
The said letting agent also refuses to provide me with all the information they have obtained from and about my tenants.
We are further outraged by the said letting agent to transfer the deposit for both properties in a timely manner or at all.
We had a stressful time when it came to deal with her and the said Estate Agency, so we had to go through the complaints department, and the Property Ombudsman as well. It feels that people working in Bairstow Eves Estate Agency have zero customer service skills. If I could give them zero stars I would. I will never ever use them again.

They were ok at all stages of our application,however I have a complaint about they DEAL with the landlord's.I will explain:My case was a very precise one from start to finish.Thanks to Zahida and Julia for their efforts that I hadn't to stay in a hotel for a few nights because the landlord said that the property was going to be ready by a certain date and in fact was nowhere near.I,on the other hand I was completely convinced that the day and hour to get into the property was right(the one agreed) except that it wasn't. So ......I was at one step to be homeless because of bad coordination therefore my advice is that the agency's generally should put some strict rules and conditions to landlord's in the same way as future tenants have to obey when they want a property.In other words if you agree to a time and date then stick with that and don't mess around but if any of sides do mess around most logical would be to pay for it.We are a working couple and therefore our time for anything badly planed is not there.ALL IN ALL TOTALLY RECOMMENDED
PS.Remember what was my big problem so no one else fall into the same stress!

We sold our house with BE and I have worked with Simone Tennant - we have received an excellent service. Simone is connected, speedy, professional - fabulous estate agent. One thing stood out particularly - communication - we have agreed upfront what is the best way to communicate as I, too, have a demanding and busy job. Simone used a mixture of calls, texts, emails and kept us informed every step of the way. She discretely checked that all was in place for exchange and kept all parties in the loop. There simply aren't enough words to thank Kris and his team for their incredible help and support throughout the whole process of finding my own place to call home! Being someone who was completely foreign to the UK housing system, it was comforting to know that I was dealing with welcoming, competent and trustworthy people who were always looking out for my best interest and not just trying to play the real estate game. I have long lived with family but finally thought of having a place of my own. I turned to Bairstow Eves because I was recommended by friends. This house-turned-flat where I moved in was managed by Bairstow Eves Barkingside and I have received a very satisfying service from one of the lettings negotiator, Kristofer Tajdari. I do mention him by name because I am very satisfied with the service Kris has provided me on my house hunting adventure, from viewing to move-in. Even after moving in, he is very quick to respond to any queries I may have.
Bairstow Eves is not the cheapest option out there, but it is definitely worth every fortune you spent, because of the guys like Kris. I do look forward to have a good professional relationship with him during and beyond this tenancy.

I am absolutely disgusted by the fact i was not informed that there was a bidding war on a property yesterday (22/05/17) even though i left a message no one returned my call nor did they rang me to inform that this was the case. Its a shame how you put your trust in people and in return get treated poorly. I even spoke to David (branch manager) on Thursday last week informing me about my intentions of the property yet i was ignored!
I was willing to put down a counter offer as i wanted to surprise my wife for her next birthday so i was willing to purchase this property but found out that it was sold without informing me of the situation. What a Shame really, you really cant trust anyone in today society now!

I had 2 properties listed with another local agent where tenants had moved out.
Out of curiosity I thought I would try bairstows ( without any expectations) - Julia was on the case straight away - she had viewings set up from day 1 and kept me informed at all stages and was confident that the right tenants could be found.
I was not disappointed, the properties were let in a very short time and since then Julia has kept me constantly informed on any inspections etc.

I recently moved into a nice place in Barkingside, courtesy of this letting agency and more importantly the skill and interpersonal skills of one of the agents there, James Martin. I viewed just two properties where the 2nd property viewed, there were around 6 families also there viewing the property alongside myself. I was fortunate enough to enter the property first luckily loved and put a deposit down on the place which all happened very smoothly.
I would very much be an advocate of this branch and store!

Don't use this broker at any cost for your transaction. They are good enough to push through the deal and sell their in-house services like mortgage and lawyer aggressively. Guarantee of one point contact point falls immediately. No one will push the deal through. Support from the branch is non-existent.
