If you're considering using Clive Watkin Sales and Letting Agents in the area, I would strongly advise caution. In my experience, their approach to selling houses in the local market left much to be desired.
In my view, they tend to overvalue and overprice properties. For instance, they valued a house based on a neighboring property, which is widely regarded in the area as being overpriced. That neighboring house has been on the market for nearly two years without selling, and it happens to be owned by another estate agent. When I inquired if Clive Watkin had obtained a RICS valuation, they were unable to provide one and responded negatively when I questioned their valuation.
When I placed an offer on a different property, the agents seemed defensive and insisted on knowing how I arrived at my valuation. This pattern occurred with multiple properties I considered through them. I also got the impression that they were providing information about the sellers and the market that may not have been entirely accurate, creating a sense of urgency that didn't align with the actual market conditions.
I felt they misrepresented critical details about properties, such as rights of access. For example, they claimed a house with a shared driveway was private, which they said justified an additional £100,000 on the price. However, after reviewing the deeds myself, I found that the driveway was not private, and only a right of access was granted, not ownership.
In another situation, I felt pressured to take financial advice from their in-house mortgage broker to prove I could afford a house. It seemed like they were trying to gather details about my private finances while pushing financial products onto me. This was particularly concerning since the estate agents themselves are not qualified financial professionals.
I also encountered an agent trying to sell a house at £100,000 over what I believed to be the market value, citing a "fridge freezer" as a unique feature. In reality, the house required a complete renovation. Other agents I spoke with in the area confirmed that Clive Watkin’s listings are overpriced by a significant margin.
After placing an offer on a property and expressing my willingness to negotiate, I never heard back from the agent. Interestingly, that house was later reduced by £30,000 on Rightmove. It made me wonder whether my offer was ever communicated to the seller.
If you place a lower offer, don’t expect them to reach out—they might even label you as rude for explaining your reasoning. I’ve observed them listing properties at high prices, even when the houses need significant work. Some properties have remained unsold for nearly 12 months and have seen price reductions of over £40,000.
If you prefer to list your house at a high price in a challenging market, Clive Watkin might be an option. Otherwise, I recommend considering an estate agent with more experience and transparency.

I was very impressed with Clive Watkin. Following the failure of another local estate agent to sell my house, Clive Watkin agreed to market the property for me and the house was sold within a month of it being placed back on the market. All the staff were very helpful and communication was excellent. This included provision of invaluable advice to improve the chances of a sale. Fees were comparatively high however I consider this money well spent plus as a rule you generally do get what you pay for. One slight negative, which makes this a four-star review instead of a five, I felt there was a bias towards getting a good deal for my (first time) buyer over getting the best price for my property. That aside Clive Watkin comes highly recommended.

Well we going to take a dignified silence with our experience but since cancelling our verbal agreement to let our house out with Clive Watkins, we have experienced a barrage or emails and post, as we we’re obviously put on some sort of data base to hassle us by the agent who visited! The reason as to why we was because after the meet on Thursday evening, by Friday am, phone calls from it at work with pushy requests to sort out the things we had already discussed the night before, worse than. Then Saturday am an email from them outlining the details of contract, which is fine, however, why not tell us during the initial Thursday meeting that we would have to pay them nearly £500 for various searches, tennant contracts etc ? He knew we were new to this, so I don’t understand the lack of transparency with ‘selling’ our info and the extra fees, this made my husband wary of what was to come next and didn’t like being treated as if he was our boss!. He then wanted to argue these facts over the phone when husband mentioned we had changed our minds. Luckily we have a spam email account for stuff like this and anymore post will be pushed through THIER door! What a waste of time.

Well I guess if you’re reading this you’re looking to sell/buy a property through Clive Watkin in little Sutton….
I have always been somewhat sceptical of estate agents and lacked trust towards them (past experience I guess) due to the only motive being the end goal of meeting targets and improving revenue.
My experience with Sadie and the team has completely changed that view!
My sale was complex on many fronts and I was delighted with the ownership taken by them to get it over the line. Sadie leads from the front and takes that ownership that you need when potentially going through that stressful time of selling your home.
Clive Watkin are clearly fortunate to have such a well lead/run estate agents in little Sutton I couldn’t be more impressed on every level.
If you are looking for a genuine approach and a team that will make you feel more than a transaction then look no further than Sadie and the team in little Sutton.

We initially went to Clive Watkin (Little Sutton) after a previous estate agent sadly didn’t provide an appropriate level of service and failed to secure us a buyer after a lengthy period of time. Within a week of the Little Sutton office advertising our house, we had a very healthy number of viewings (all with feedback unlike the last agent) and had accepted an offer well above our asking price.
The staff, namely Charlotte, Sadie and Ria, truly went above and beyond with securing our sale and the subsequent follow on/progression service. Nothing was ever too much trouble and they were constantly ‘on the ball’ with chasing up solicitors and other parties. Without their positive, constant approach, we would have certainly had a lot more stress and worry during the process.
My wife and I both work shifts, in addition to having a baby under 2 and so at times, it was difficult to keep on top of everything. However, Charlotte, Sadie and Ria all made the process as straightforward and as stress-free as possible and were happy to make certain enquiries on our behalf, in order to reduce our workload and stress.
They genuinely couldn’t have been more friendly, personable, approachable and helpful. They truly are a breath of fresh air and completely restored our faith.
I just hope they know how much their help and support throughout means to us. I have, and will continue to, recommend them to anyone looking to buy or sell their property. Thank you!

I would like to say thank you to Sadie Parker for coming out to value our home, Sadie's approach was very down to earth and although Sadie knew she was not going to get a sale out of the home straight away (at the time was not sure what we was doing), she gave us all of her time, she did not rush the appointment in any way and what i found was she really does listen to her clients needs and wants.
It was an absolute pleasure having our home valued by Sadie and her valuation was very realistic. We have decided not to sell, however when the time comes to sell our home in Ellesmere Port, I'll be instructing Sadie, I just hope she is still an Estate Agent in our town.

The team at Clive Watkin in Little Sutton are second to none. Matt, Sadie and Charlotte exceeded my expectations from start to finish.
I've bought and sold a number of houses over the years in this area and have used a variety of the estate agents. Only with Clive Watkin have I felt like I've recieved a great service from a knowledgable and friendly team.
What sets them apart from the competition is that they are a small, pro-active, knowledgable team. I got regular updates from Charlotte during the house sale. Things went slowly and were impacted by the pandemic but I always felt connected with the estate agent and informed of the progress and any issues.
Clive Watkin is the only estate agent I'd reccomend and the only one I'll use in future (I've previously used online ones too). They seem to be about the same price as their highstreet competition but offer a much better service.

What a fantastic team at the Little Sutton Branch. From the valuation by Sadie who was so professional and proficient and had such a genuine enthusiasm for the property. We decided to go with Clive Watkin for the sale of our house because of how personable and professional we felt the service was from the get go! The valuation appointment at our home with Sadie was a level above other estate agents that we had explored. We were kept informed on progress and interest in our property regularly and we sold after 2 weeks!
Matt has been great with the negotiations on price for both the sale of our home and purchase. We would 100% recommend these guys.

After being on with another agent to sell my property, I decided to go on the market with Clive Watkin in Little Sutton instead due to lack of contact and viewing through the other agent. I had contact from all staff including staff from Ellesmere Port branch who were also working to sell my property. I had contact from them at least twice a week and viewers through my door before my property even went online. After being on the market for 5 months with the other agent, Clive Watkin managed to sell my property within 10 days. I would highly recommend them.
