Worst experience as a buyer.
I do not recommend.
I've done the viewing, I gave a first offer it's had been rejected, I got notified, afterwards when I gave my second offer, I've been calling over 15 times the agents Evangeline and Kevin no one replied back and no one contacted me at least as a form of respect.
Just welcome to the voice mail.
I just wanted a honest answer if the offer has been accepted or rejected but nothing, just a bunch of delusive people .

We orginally chose another local estate agent to sell our house and it proved disasterous. The house price given was poorly chosen and the problem was magnified by poor attention to the falling market and low level of attention by the agent. After 6 wasted months with little interest we moved agent to Cow & Co. Our new agen Mark was brilliant and made useful suggestions about pricing that immediately brought foot-fall and offers. The service was efficient all through to offer and completion and I recommend them highly. Just sorry we lost out by not choosing them sooner

Originally chose Cow & Co from 4 short listed West London Estate Agencies because of their impressive Sales & Marketing models backed up by reliable Data Analytics. Brilliant Agent from start to finish! It was a real pleasure having the Cow&Co team supporting us through our purchase - we felt well-guided every step of the way. Mark, Charity, James and Dom gave us (and the seller!) fair and frequent advice and hands-on support, which helped make the process smoother and more transparent for all.
I was a chain free house - which became complicated when unfortunately someone passed away and it became a probate sale - the team supported to seller and us through this, and helped keep it all on track - we ended up waiting only 2-3 months for probate, which must be one of the quickest probates ever! Charity was excellent and offered near daily updates and was available on the phone always, for updates, as well as chasing lawyers where needed - thank you!
As a smaller, service-driven business - we got really good guidance and communication from Mark and team - and an honest view always - vs other larger chains. Thanks team :)

We were introduced to Mark and Cow & Co through a recommendation and from the very start, we’ve been absolutely delighted with our decision to work with him. Before meeting Mark, we were extremely skeptical about estate agents due to previous experiences where the initial service was excellent up until we signed the contract, but after that, we were left feeling unsure whether the agent was truly doing all they could to sell our home.
We had a tight deadline, and we were genuinely worried. But from the moment Mark came on board, he has kept to his word at every step. He replies to every message and phone call promptly, addresses every question and concern with care and professionalism, and above all, he is a man of integrity.
It’s been so clear to us that Mark has kept our best interests at the forefront, thinking proactively, consistently problem-solving, and truly working to get our home sold. At times we even wondered if this might come at the buyer’s expense, but no, Mark is fair, balanced, and trustworthy. He brings integrity to everything he does.
Honestly, Mark has restored our faith in estate agents. I cannot praise his work highly enough, and I find myself recommending him to everyone I know (in fact he then went on to sell our next door neighbours house too - in record timing). His dedication, honesty, and tireless efforts have made what could have been an incredibly stressful process feel calm and well-managed.
I was also really impressed with how Mark vets all viewers and thereafter the offers we received to ensure they are genuine and buyers will see the sale through till the end ensuring no risk of pull out. Cow&Co really monitor the sale carefully making sure it's moving along and they send an email with all the steps involved and then regularly update us (the vendors) how the sale was progressing (which actually helped us with our own purchase). Honestly this should be the standard ALL estate agents should live up to!!! If you go with Cow & Co you won't regret, thank you a million times a heartfelt thank you.

Made an offer for the whole month and no one proceeded the case. It was weird that they never requested for my details. I asked the current situation of property but never get any responses as the offer is too low in eyes of the agent but it’s price is still set within the “Range” and I sent the agent the email again. They got blocked immediately.
Same as the post a year ago ( Harry Norman ) The guy I spoke is James Cooley who is the founder also seemed to have an attitude problem and hung up the phone on me too. Totally repeated the incident posted the review here before. How terrible it is. If they are unwilling to sell its price , please tell the client directly with professional skepticism . Never imagine this will be reflected in his response too. I understand they are too busy to serve the high quality clients and take more efficient ways to filter the clients bases.

Cow & Co were outstanding with their help to buy my most recent property.
Mark Cohen was the agent working on my specific property he was amazing, we saw a propertty back in Septemebr 2024 for a open day however we pulled out after a few offers however I then had a call from Mark saying the house was back on the market and advised me to make a offer, he pulled all the strings to make this deal go through.
I was always kept up to date with great communication, he helped keep it a smooth and easy transaction between me and the sellers. Mark tried hard to get the property in our hands for when we wanted the deal to go through.
I would highly recommend Cow & Co to my friends and family, as well as anyone looking to buy a property.

These people are trying to pull a scam in my area, we have a policy of no 'for sale, for rent' signs however they have placed one on a property I am director for. I have asked them to take it down because of this policy and because they don't have a flat to let on this site as they claim (I have checked their website).
I would advise people to avoid a company with such shady and vexatious advertising practices

Sorry to say our experience with Cow & Co was not what my partner and I hoped for.
While buying our property it was very hard to communicate with them. The only good point was the InTouch progress tracker that gave us a bit of clarity.
Situations like informing us that we needed to complete on a date that hadn't been agreed by any of the parties involved, being rude to our solicitor, threatening to put the propriety back on the market during final stages as they could "get even more" if so, etc. gave us quite an unsure/scared feeling overall to the point that we didn't even know what to expect in the terms of completing our purchase.
Even trying to get an answer to where we needed to collect the keys took many emails and was super confusing.
We know buying a house is stressful but we hoped it wouldn't be such an unpleasant experience.

It's a long process, selling a home, and things can go up and down through the months and months that things can take. Wanted to view a house. They wanted all my details. I asked not to receive any marketing communication or emails about houses I am not interested in. Within an hour of registering interest to view a property I received said marketing emails and houses I am not interested in. They got blocked immediately. Why? Why do estate agents do this? Only adds to the terrible reputation they have in London. We are in the process of purchasing a property and Cow&Co are acting on behalf of the seller. They have gone absolutely above and beyond in support of us and the seller through the offer process. Of course, EAs work for the seller, but they have still been able to support and communicate well with us while keep the best interests of the vendor as a priority.
During viewings they have been incredibly informative - if you want to sell your property with them, you can rest assured they would be on top of everything and able to answer any questions (not the case with many EAs we found!!). They also put in extra effort to prepare and show the property according to the seller's preferences (balconies opened up, blinds open etc).
Emma has also been great at keeping in touch with us during a fairly long back and forth process on the offer, which is really worth it's weight in gold when you feel on the edge of your seat waiting to hear!
I've no doubt they'll be excellent as we proceed through the final stages of the process but I just wanted to give them a shout out for being so helpful up until now. Emma in particular has been amazing. Thanks so much!

This agent seems to always list properties with guide price ranges of 300k-400k. I assume they are either attempts at manipulating potential buyers or just shows a complete lack of ability to correctly value properties. Attached screenshot shows one which came through on the mailing list in Mar 22 - wild difference between 1,350,000 and 1,800,000 ????

The website is not updated and when you enquire online through rightmove you receive a message saying it's still available whereas when you call them up - it's often gone . There is no response back either when you enquire from Rightmove or through their website. Seems that there is lack of intent and also their online presence is not fit for purpose.

I don't expect much from estate agents but Cow and co is the worst. Rude and incompetent, unable to arrange viewings properly and really, really unpleasant if you don't agree with them.
The positive reviews here are clearly fake - they read like marketing copy and Katherine Sayles is one of the owners.

I don't know who these guys are or where they came from, but by god the industry needed them! What a pleasure to deal with James and Kat at Cow & Co who not only know what they are talking about, but also just "give a". I haven't had as good an experience anywhere else and I doubt I will. There are a pile of bad agents, a handful of good ones, but this is the only one that I have thought were great.

Sorry to say my experience with Cow & Co was pretty abysmal. Firstly the co-founder didn't turn up to a viewing and then they upped the price on the property by a large margin (or priced it incorrectly to begin with but didn't want to admit their mistake). The eventual apology phone call offered zero tenant fees as a "gesture of goodwill" yet zero tenant fees was already stated the original listing. Mind boggling behaviour for a new business .
