Hi all,
If your reading this your probably considering a property with cubix or for cubix to manage your property - just avoid cubix at all costs for your own sake.
I stayed in a flat with cubix for 1 year. I don't know where to start of the issues we had with them. There was just too many.
A example, before we moved into the flat - we was ensured the flat would be professionally cleaned. We was abit worried as we seen mould and dirt within the inventory report but we was assured all will be cleaned by professionals and they will use high quality cleaning products. We moved into a very dirty flat such as food marks and stains in the kitchen, table, cobwebs around, hair. The flat was just not cleaned at all. I had to contact them and send pictures which it took more than 2 weeks to get a cleaner out. I was happy to know a professional cleaner is coming and I can be around..... the "professional cleaner" came in which was a young man in jeans, couldn't understand English and had only a backpack with him containing 2 sprays. Just a complete joke
They are very unprofessional, if you want anything done or help with anything - you have to chase them more than once.
Raste is the only person who can sort any problem and the team all seem clueless to what's going on. Glad I have nothing to do with them anymore. The landlord also changed agencies to manage his flat.

The two boys were in their first year at university in London. They found this company on the Internet, and they've been a big help so the boys can start school without having to worry about bills and house facilities. Cubix Estates response to extreme damp, mould and leaks. Please see the images below which are covered head to toe in mould and painted over before you enter the property so you don't know it exists...
Unfortunately this Estate Agents allows and supports landlords to keep their property in extreme States of mould and damp. I've heard of many stories of corruption but this is the worst in my experience. Please see images of the mould in all Three bedrooms, living room and bathroom and kitchen.
Issues that remained unresolved for years unfortunately and still exist in this property today after years of complaints.
As we know mould can be deadly. And to the extent of these images... very much life threatening.
It's very unfortunate that an estate agent who holds the trust of ensuring safe and habitable spaces for tenants could overlook such a glaring health hazard and speaks of their ethics and integrity.
Alas, God will always serve justice so we are at peace.
Please feel free to respond to message and I can show you more images / content of the property that was neglected. The pictures don't do the true condition justice.
Please be wary of their positive paud for reviews. Most of the positive ones appear to be fake / bots!
UPDATE:
Cubix have stated I forgot to state the timestamps. The time stamps for these images are early this year, 2023.
The courts have ordered us to vacate to due to the fact that the estate agents / landlord had lawyers and we were unfortunately able to pay for one and was ordered to leave on account of information not being filed on time / correctly so we could not present our case.
As we all know, an unfair court order is no indication that the estate agent did not act grossly illegally.
We also continued to stay at the property for an extra year after being asked to leave due the financial and housing economy, with difficulty finding another property. Clearly not an issue for corrupt landlords.
Not to mention we were asked to leave as a response to complaints we were making about the property :)

I can't believe the audacity. The apartment they showed us was an absolute dump, a far cry from the glamorous photos on the listing. It's clear how they are trying to swindle unsuspecting renters with their deceptive tactics. I compared the photos on Spareroom with the actual flat and I can confirm that it's absolutely a different property than the one advertised. I even told the agent who was showing us the place that maybe there was a misunderstanding as we thought she was showing us the wrong place by mistake, but she had the audacity to lie and tell us that it was just a bit renovated and the furniture was different.
We were very offended about how they played with our time. It took us more than one hour to get there and they have the guts to cheat and deceive us like this.
Just a heads up that I will report this to Spareroom as well and see a way of writing a formal legal complaint.

After my offer was accepted I pay the deposit immediately. But they didn’t take the property off the market. 2 hours later, they let the property to someone with higher price. But they told me there’s an error in their system, that another offer pay the deposit first… Although they recommended some other property (poor house with unbelievable higher price which more than my budget) to me, I still can’t accept this result…

Estate agent didn't bother showing up to the viewing and didn't respond to text, email or call. Turns out they were at another viewing!
I then called up his office, only to be told that our viewing had not been put into the calendar and also that the property was no longer even available!
We had arranged this viewing by email the evening before, when the agent offered a particular time for the next day and then I promptly wrote back accepting it. I had also provided my phone number, as asked. No response until I had arrived, waited and finally complained.
The best part is that the estate agent is still trying to claim that they were in the right! I want my £10 TFL travel fare back.
Avoid this highly disorganised and unprofessional firm.

Very interesting how this agency had very bad reviews until few months ago, and now they are only showing 88 overall positive comments. Just thought it would be useful for future customers to get a slightly more realistic picture of what renting with Cubix entails.
I have been renting (small flat in London) with this agency since September 2021, and had all sort of issues. Where to start?
My flatmates and I were told that we could move in on the 10th of September, and thus came back to London on that date, just to find out that the house was not liveable yet. We had to sleep in a friend's living room for 5 days as a consequence.
When we could finally move in, we discovered mould in the bathroom and in one of the bedrooms, holes in the kitchen floor, and in one of the bedroom doors. All of this despite our contract guaranteeing that the flat would have been renovated and deep cleaned before our arrival.
Throughout the year, we had to shower with worms, unclog the sink at least four times (despite being very careful when washing our dishes) and be careful not to slip on the bathroom floor, as one pipe was leaking the whole time.
Despite having complained many times with our landlord and with Cubix, our emails were often met with rude answers (e.g., "Are you guys using the shower curtain?", implying that the bathroom floor was wet because of us, and not because of the rotting pipe found by the plumber), or simply ignored.
In synthesis, before renting with Cubix, you may wanna think twice and carefully consider other options. Best wishes!

We bought a property through Cubix at the end of 2021.
Due to covid the delays with processing were significant - and further to this myself and the seller both seemed to have pretty awful solicitors!
Shout out to Raste and Kai who were really responsive, as well as supportive throughout the whole ordeal, and helped us chase the sale as much as possible.
Great service, and genuine staff (plenty of estate agents are very pushy and come off as sharks - but we had a very positive experience).

Do not waste your time or money with these guys. They are embarrassingly bad at their job. There is no communication amongst them and no one ever knows what's going on. They only reply quickly if it suits them and it takes them ages to get anything done.

I rented with Cubix a while back. We had a lot of significant, persisting issues with the property while renting: the downstairs room flooded, the house had damp and mould in most rooms, and the showers had no hot water for many months. An independent contractor found that the damp and mould were caused and exacerbated by serious structural issues with the house, including a lack of air vents in the windows and several installations using the wrong pipes or materials. Despite reporting issues to Cubix promptly, the majority were slowly or never resolved and we eventually had to find a new place to live even though we loved the area and the location of the property.

I was under Cubix tenancy nearly 3 years. Cubix team was really supportive in most of cases (esp thanks Raste) even thought lot of problems happened in my flat (noise from coffee shop, left the keys inside, water leaking...) as the landlord was not helpful to repair the flat and even I am not Cubix tenant anymore, Cubix team still supports me to have the reference letter.
I would recommend Cubix to anyone who is looking for flat/house around Elephant & Castle.

I fully agree with @Vntinaaa. They don't reply to emails - forever on vacation. They don't know what is happening in their own company. Complete disorganization, lack of professionalism and knowledge. If there is a problem with the property they just ignore you and don't reply to emails. And what is a true proof of their unprofessionalism is sharing my personal data with tenants. One of the tenant was telling me what is wrong with my application because the agency didn't replay on emails neither phone calls but they were sharing everything to the current tenants! The worst Agency I have ever met in my entire life. Also be careful about their contracts which are very unfavorable for tenants

Unfortunately we did not have the best experience with this agency. We found a lovely flat and paid the deposit which was 5 weeks rent plus the first months rent on top, all within a couple of days after our viewing. The first agent stopped replying to our messages completely, as soon as we had sent the payment, to which we later had found out he had gone on holiday & left us in the dark. Following this, all communication was awful, with each member of staff providing us with conflicting information.
Two of our planned move-in dates passed as the confirmation process was prolonged for several weeks. As students we were keen to start moving in our belongings before our university courses started. We were constantly having to chase everything up with the agents as we were not getting definitive answers, to which a member of staff named Raste then complained about, saying that we were being "too demanding".
Furthermore, we were told that the holding deposit we had paid was to secure the flat, take it off the market and stop all viewings. After several weeks of going back and forth, the agency then quietly put the flat back up for advertisement, which I found out about myself! They explained to us that it was the landlord who had suggested putting the ad back up, but after speaking with the landlord directly, we found this to be untrue.
They ruined our experience and wasted ours and the landlords time. Would not recommend!!

worst agency ever! you have to SUE to get your money back!
Rented me a flat in London in a very well hidden poorly state. Everything was broken before i even moved in! No furniture in a furbished flat, bathroom sink leaking all over the floor, mold on the walls, electricity went when the fuse box melted down and there was a hole in the roof through which it was raining in!!! absolutely ridiculous. They still charged full rent and refused repairs for months! Never gave me the details of the actual landlord or my deposit protection.
AVOID AT ALL COSTS!

I lived in a 3-bed modern flat for almost a year with Cubix, honestly one of the best and most friendly estate agencies in London. There were no hidden or surprise fees from moving in to moving out. Would like to say a massive thank you to Kai and Raste for being so understanding and helpful! The electricity in my property had completely cut off, Kai himself travelled over 1 hour and 40 minutes to the property to inspect himself, Raste then called in an emergency electrician and within three hours my problem was no longer a problem! Honestly a massive thank you to the whole Cubix team, especially for the communication in between, I did not have to chase once! Brilliant!!!

Unaccaptable service. I had a viewing for renting a flat. They cancelled it 15 minutes before. They said they don't have keys... 'Would you like to reschedule?'
As I couldn't go, my friends were already on their way. My friends tried to call them straight away with no luck. Then after half an hour they picked up the phone. Rescheduled for next day.
AGAIN, an hour before viewing, they cancelled it without giving a reason.
They TEXTED ME!!! Instead of calling my friends!!! They had an arrangement with them not with me!! Since then no news from them...
AVOID THIS AGENCY.
There are plenty other ones around!!!

Kai & Raste found me new tenants for my flat last month. I had reservations about using an agency to manage my property as all my experiences with other agents have been terrible and costly. So far I couldn't be happier with them,.There was a gas leak incident at my property last week and Kai was straight on the scene and dealt with it immediately ensuring everyone who needed to be informed was and putting safety first, and getting the problem rectified within hours! Very reassuring for me while working overseas to have these guys on board. Couldn't recommend them highly enough. Friendly, honest, efficient and competitive rates.

After many visits and viewings of houses & flats with other agencies, one visit with Cubix Estate Agents and the perfect home was found. I could not which for more.
They both did a brilliant job. All questions answered as soon as possible and any problems were sorted without having to chase or double check. They were extremely professional and welcoming both in person and via emails/phone calls.

Perfect Service! Always a telephone call away, they have found us tenants and also dealt with any issues we have full management with Cubix and never need to deal with the tenants directly. Sometime even forget we have a property on rent as we don’t deal with anything. We have recently put a house up for sale with cubix and already a offer has been made.

We were tenants and Raste was the property manager at a Brixton flat. Seriously nice guy, and a good change from the penguin men that normally take up those posts. Our place was on the market towards the end of our lease, and I've never seen an agent work so hard to sell a place for the sky high price the landlord desired - and it was damn high. He did well.

I was disappointed to have been stood up as the agent didn't arrive on time in the middle of my tight schedule then to be harassed with phone calls with a text message telling me;
'You have one opportunity to call back and apologise or I will find you'.
In additional to the threat (that I will be sending forward to the local trading standards), they sent a message via whatsapp sending a picture of myself (from my profile picture) with the message;
'I know what you look like'.
Is it appropriate to speak to a potential client that way? They certainly sent a shockwave of unprofessionalism that I had never experienced before.
Avoid this cowboy agency!

Raste has been an incredibly conscientious individual; myself and my partner could not have asked for anything more out of our rental experience. I have never encountered an estate agency that truly cared, responding to each and every one of my questions and concerns fully and promptly...until Cubix!!

My boyfriend and I were first time buyers, and our seller was using Cubix. As we were new to the market I tried to do lots of research on the kind of things that estate agents try to trip you up or or cover up, and I found that Raste from Cubix was nothing but honest and efficient with us. He was easy to get hold of and was quick at coming back to us. Our seller was older and not digitally-savvy which made things difficult, but Raste facilitated communication quickly and professionally. When we exchanged, he even greeted us at the door with a bottle of bubbly, which promptly made me cry! He was fantastic and I just hope that he is still working in London when we come to sell!

Excellent service. When moving out of one of their properties, they kept us updated when there was a viewing and came to our new home to collect the keys rather than make us meet them at the property or their office. What I was particularly impressed by was the speed in which we received our holding deposit back, in full. I feared we'd be waiting a while after hearing a few horror stories from friends who had recently moved, describing what a nightmare they had getting their deposit back from their estate agents, and that they didn't receive it in full. Ours was in our bank account 4 days after moving. Will definitely use this lot again! Particular thanks to Enver and Raste.
