I am very happy with the level of service I have received from Bethany from the initial request to view advertised properties. She was warm, friendly, courteous and always responded to queries and telephone calls in a timely manner, which I appreciated. I have found my ideal home, my offer was accepted today (16/10/2024) which is exciting and found the advice provided during the offer/acceptance process helpful. Bethany confirmed ID requirements and next steps and sent a follow email. I'd also like to mention Millie (hope I've spelt that correctly). I called on a couple of occasions to speak to Bethany who she explained was engaged on a call/out of the office and Millie took messages and explained I'd receive a call back. Millie was equally warm and friendly, Bethany called back as promised and both ladies are a credit to your organisation. Based on my experience, I would not hesitate I to recommend Edward Mellor to family and friends. Thank you!

Avoid them if possible. Thief crooks. Make photo of everything on the end of tenancy because they want to keep as much of your deposit as they can with made up reasons. They haven't fixed anything during the tenancy after multiple requests.

I had the misfortune of using Edward Mellor to sell a property, and also mortgage arrangement. The experience from start to finish was mostly negative.
On the selling aspect, I was consistently told by viewers of my property that it was bigger than the photos suggested and that the photos taken didn't do it justice.
The buyer unfortunately messed me around, having hired conveyancers who did not complete any work, which admittedly isn't Edward Mellors fault; however, representatives for Edward Mellor seemed to be a detriment to trying to get the sale over the line.
I mostly dealt with a representative called Georgina, who it proved to be a struggle to get through to, as my calls usually went to voicemail. Only once I withheld my phone number did I get through. Requests to chase the buyers side were routinely met with excuses why they couldn't, including 'your solicitor should do this' despite my solicitor having no contact with the buyer themselves, only their conveyancers who were themselves not returning contact. Explaining this situation and asking Edward Mellor to chase the buyer themselves to push did not prove successful.
Updates were not given by Edward Mellor in a prompt fashion, so I had to chase frequently. In addition, Edward Mellor were often relaying messages that were days old (i.e. outdated information).
Eventually, after 6 months of pain, I had to withdraw from sale to the original buyer and relist my property. It was listed at the original price and the original list date, neither of which were correct the 2nd time around, having revised the asking price. This took a while to be corrected, as well as several phone calls, and with website listings looking like the property had been listed for sale since the original date, this will have looked like a giant red flag on the property that it hadn't sold in 6 months in a fast moving market.
I would have made a complaint about the service, but I was so exhausted from having to do all the work, that I paid the selling fees and moved on with my life.
On the mortgage arrangement side, I will say that I dealt with someone called Chris who was excellent. However, a number of months after my sale, I received emails asking for the mortgage arrangement fee. However, these went straight to my junk folder. Not once was a letter or a phone call made to chase this, so when I eventually stumbled upon the emails, I was rather unimpressed to find an email referencing debt collection.
In addition to this, the fee request email came from a xero link, which looked like spam/phishing. I got in contact with Edward Mellor and spoke to the person whose name was attached to the xero link. He had no clue about it and claimed he was only involved in the setup of their xero accounting software.
I eventually spoke to Stephen, their head of Financial Services and raised a complaint. He offered me a rather stingy £50 off which I was unhappy with. Eventually, Openwork were involved to settle the dispute, but no call/letter etc was sent to me regarding the outcome. A number of weeks later, Stephen emailed me regarding payment, but sent the xero link asking for the full payment rather than the goodwill gesture discount.
Overall, I spent £2750 on the selling fees and mortgage arrangement. I did not receive value at all, as Edward Mellor put me through incredible stress over a 12 month period and it was only thanks to my work that I managed to complete my move. Please steer well clear.

I have been responsible for selling the family home, buying a bungalow and then selling that bungalow for my mum in the last 4 years. Initially I tried dealing with other estate agents but none were a patch on what you get from Edward Mellor and indeed I had to end with the other estate agents on my initial sale (once the contracted period had ended) and go to Edward Mellor for that. All their branches seem to have the same highly motivated, upbeat, experienced sales people and in all the selling and buying I have done for my mum they have got us over and above the sales prices we hoped for. For this last sale I did not even bother approaching any other estate agents as I knew Mellor's were the best and I was right, they had it sold within 2 weeks and for a sale value higher than we had originally hoped!

Very poor customer service... it took forever for my daughter to move into their property. And the house was a mess after 4 weeks of waiting to move in, the toilet was so dirty, the walls was painted half way, all kitchen cabinets broken. She wasn't given the key fob to the main gate to drive in, she has to park on the street because no one will attend to her over the phone. It's been over a week now since she moved in still no main gate fob. So disappointed ????

I viewed 10 properties across Manchester before I found my current home, with a variety of estate agents and Edward Mellor were by far the worst to deal with as a prospective buyer, to the extent that I stopped viewing properties in Droylsden where they had almost a monopoly on the market.
They required proof of funds for a viewing, which none of the other estate agents I dealt with did, and insisted on this coming from a provider which performs a hard credit search, which is now very unusual for mortgage lenders. When you are taking time off work and travelling across the city to view houses, you don't do this unless you know you can afford to buy them.
When I put an offer in on a house with them, they made clear that they would continue to market the property until exchange of contract, which put me off making any further offers with them. This may be legal but it is greedy and disrespectful to the buyer.
If you are a seller considering Edward Mellor, remember that it takes two sides to reach a deal and choose an agent who treats your potential buyers with respect, not just you.

Placed am offer on a flat. Then I was told only 75%of the flat is being sold, but they didn't know. However the price was remained same lol what a joke... No wonder the flat is still for sale 4 months later

Booked a viewing for a property and the agent didn't ever arrive. We were left in the rain, and unless we'd rang to find out what they were doing we'd have been left there for dead. We booked a day off work for the viewing and had called that morning to confirm the appointment. Awful, awful, awful. I dread to think what they'd have been like if we'd accepted their services.

Please avoid this company as seller or buyer.
For seller attention: Don’t expect your buyer will give a nice offer with this poor services. All house in this agent on market are longer than others.
For buyer attention: please don’t send any Mortgage in principle if you haven’t to do so. Even you sent it , It is wasting time.

It is my first time to call this agent and the lady that I talked to over the phone , it is not nice at all. It feels like she can chose buyer, more than the buyer chose the house. Whatsoever, she doesn’t call me back or reply my email as she said. Poor service and frustrating.

Awful service - When you call, you can't view any properties without having their mortgage service shoved down your throat. When you advise you already have a broker and a mortgage in principle, they still wish to see everything before they will book you in to view. I did speak to their internal mortgage advisor and they are worse than other mortgage brokers as they work from a small panel of lender charge a hefty fee and aren't full whole of market lenders like free brokers such as L&C. Would not recommend using this agent. Very, very sales driven and not with the customers best interests in mind.
