I met with a few estate agents and settled on ryder and dutton to sell my property. I couldn't have been happier with my choice. The whole team from start to finish were amazing and I can't emphasise this enough, but specifically Zoe Waterhouse, who went above and beyond for me. The whole process of selling a property is stressful but zoe was the one person that put me at ease every time and got things done, not only to a high professional standard but did so quickly and efficiently, I would recommend her and her team every time. The only downside I had was I couldn't have her as my solicitor as well.

I note the vast majority of reviews are regarding mortgages or purchasing, not for rentals or sales because if this is what you need them for then really do not bother. I cannot express just how bad they are, never replying to emails, not supplying information, not doing what you ask them and wasting everyone’s time. Shocking service!

Sorry, but this is the worst agency we have had to work with in the last month! They are very irresponsible at work, do not respond to calls and emails. We had house viewings canceled on the last day, and other bookings should not be followed up for several days, and you can definitely get involved with them only when they want to. We have a terrible experience with them!

Myself and my partner are first time buyers. The support recieved from Callum and Sadie from the mortgage support team, has helped so much over the past 6 months. This is the second time we have used Nikki Cockcroft to find the correct mortgage for us and yet again she has delivered superb service. Nikki listens to what you want and understands your requirements. We needed a mortgage for a Scottish property, the system differs from how you buy in England. Nikki understood all stages of how Scotland purchases properties and confidently challenged any issues that arose.

Mortgage Advice Bureau was recommended to us by a co-worker who had use their services through Ryder and Dutton Estate Agents in Huddersfield and Andrew Pearson was assign to us as our adviser. Andrew was very helpful from the get go, very informative and not patronising at all, which was really reassuring as I was a first-time buyer.
I did a bit of research before had regarding the right to buy scheme but had no idea of the process of getting a mortgage. He guided us through everything we would need and in just a few weeks after handing in all our documents, he got us a mortgage in principle.
Once our mortgage was applied for, Andrew kept us in the loop with regular communication through email. He also went out of his way to get us a quote for life insurance and also building and content insurance which alleviated some of the pressure of us.
Once we got to the stage where our mortgage was going through our Solicitor and the seller’s solicitors, we received regularly updates from Katy Backhouse (Mortgage Support Team) Keeping us in the loop and making sure the rest of the purchase process goes through smoothly. Our purchase was completed today and we are very pleased.

She has been absolutely brilliant throughout and was helpful every step of the way. We've had several issues with the mortgage provider, and in particular with an offer expiring because solicitors were taking to long to process the sale, but with Katie's help she was able to quickly and easily sort this out for us without any effort from our part.
We had several questions throughout the process and in particular when it came to the final weeks before completion, Katie was always quick to respond via phone or email so we never had any delay

I have recently engaged in the process to buy my first house and was wholly unprepared for exactly how complex a process the whole thing is. I was already speaking with representatives from various estate agents, but wasn't really getting the kind of help I needed. I wasn't sure about paying for a Mortgage Broker, and when the Ryder and Dutton agent suggested speaking to one, I was sceptical, but after my initial conversation with Peter Hill I was convinced that it was the right way to go.
Peter made time for me, explained the process in detail, but stuck to language that I could understand. He walked me through all of my options and I didn't feel like I was being pressured. The price for services was very reasonable, considering the deal that he managed to get me on my Mortgage and the overall savings I'll be able to have over the course of the repayments, and he also helped me to secure all of the Insurance options that I needed, which I had no clue about when I began.
Once we were into the process, Peter and Ann Beech kept me up to date the whole time. Ann even chased up the solicitors to make sure that the quotes I had received did not expire, and called me on a number of occasions to check that all was still progressing as planned.
If you're wondering whether or not to go with a Mortgage Broker, I'd say to do so. You might think you're being savvy and saving money by doing it all yourself, but they are worth their weight in gold considering that they can get access to deals that you just can't find by going to the banks directly.
I've even been told that I'm able to go back when my present Mortgage deal expires in order to get help with finding the next deal. I will most definitely be doing so.

We are first time buyers who were interested in a property. Viewing can only happen when mortgage in principle and proof of funds has been given. We provided this and they arranged a viewing 2 weeks later (we had come out of self isolation and according to Ryder and Dutton's policy, we must wait 14 days before a viewing can take place).
The property was sold subject to contract to someone else and nobody bothered to inform us or gave us a chance to view the property and put an offer. This is so unprofessional. Why bother asking for proof of funds and mortgage in principle if they wont even let us view the property.

I've just recently sold my house with my partner and moved to a new property. When we bought our house originally we had a nightmare doing everything ourselves and this time we promised we wouldn't put ourselves through it, so asked Ryder & Dutton for their recommended Mortgage Advisor. They passed us to Gabrielle Swarbrick first and we later were passed to Katie Collins.
Both Katie and Gabrielle have been absolutely amazing. I completely messed up my Mortgage in principle agreement so was in a panic and a rush to have something sorted and Gabrielle was able to assist us with absolute urgency and was quick and responsive every step of the way. I can't believe how quick and easy the whole process was and could not fault the service provided at all. We barely had to do anything and could leave everything in Gabrielle's hands after we initially handed over all of our information. From there we only needed to sign one or two things and before we knew it, everything was done.
Once everything was sorted and arranged, Katie then picked up this up and regularly checked in with both us and our solicitors to make sure everything was going okay. She chased things for us without us mentioning, and she even helped provide advice complete outside that of our mortgage
Every step of the way both Katie and Gabrielle were great, and the total price was better than some of the other services we looked at, so I cannot fault them in any way.

Where do I start, we applied for a house in march with Nikki Cockcroft which was a breeze Felt like we knew everything that was happening upto that point. She made the initial application simple and easy.
A few things went wrong through the process which was Unrelated to the advice bureau.
The people that was helping to handle our case Becky Taylor has been a absolute god send and helped us keep anchored to the ground as our heads where ready for exploding a few times throughout this whole process.
Becky Taylor kept us sane and updated on where we was with the process on a daily basis when she was in work.
Even with all this covid 19 situation she chased up the solicitors on both sides as well as our mortgage lender.
If it wasn't for Becky we feel we would have pulled out from this property and possibly would of ended up renting for the rest of our lives. Thank you so much we appreciate all of your effort you have put in to help put an end to our what seemed like an unwritten nightmare.

We originally had two estate agents that came round to value our property, and although it meant we were paying more, we went with R&D due to how amazing & knowledgable Alex Fitton was. He made us feel as though he genuinely cared. It wasn’t about “wanting his commission”, Alex made us feel confident in the price he had valued the house at. We didn’t think we would get this much however Alex was confident he could and explained why he thought it was worth this amount by showing examples of properties in the surrounding area, and how much nicer ours was compared.
Evie Wheal has been fantastic throughout. She has been in touch at every stage and kept me in the loop throughout the whole process. I don’t know what I would have done without her to be honest!! Evie has a lovely nature, and we always ended up having a good chat too! She has such a personal touch and I genuinely felt like I was the only customer and that they really wanted to get everything sorted for us, with no stress!
I would HIGHLY recommend Ryder & Dutton if you are looking to sell your home! You pay for what you get, and we sold our home within a month, for more than we anticipated, due to the advertising and marketing that R&D put in place.

It's sad that you have to con people to view your houses. I am sure this is illegal and if not it should be as this is misleading. It has come to a point that when we see a house on right move we don't bother viewing it as it could result in us wasting our time again!
