I have been using Hills Estate Agents to manage my rental property since February this year. So far my experience has been very good, from finding a tenant for the property to dealing with maintenance issues and keeping documentation up to date as per regulations.
Their team has been approachable and professional and communications with them is easy, reply to emails in a timely manner.
They also try to correct any maintenance issues quickly and the contractors they has used so far are good and not very expensive in comparison with some others I have used in the past.
I recommend their services to any one considering a letting agency to manage a buy to let property.

The estate agent will provide a preliminary contract for securing a deposit on the property during the screening process. Once when the screening is complete you will then be required to sign off on the final contract.
You should demand for a the final contract prior paying for the deposit to have complete clarity on the the T&Cs, in case the landlord seeks additional charges or legal action against the tenant.
Some of the contentious clauses are-
Re-imbursement of charges on the property after you vacate. Additional costs for carrying out an inventory after you vacate, breach notices, failed payment charge for anything, contractors costs, vermin removal, landlord litigation costs.
No animal or children can visit the property, limitations on the time your friend can stay on the property, condensation costs and other miscellaneous costs such as cleaning after vacating,
Annual rental increase- you should read this carefully as it involves first and subsequent increases & calculation on the final deferred amount increase.
You are responsible for landlords mail received on the property, particularly from the authorities, which obliges you to send the mail to him on your costs.
Under the property clause read the defects clause- it is very contentious & can lead to complication or the property agent holding back your deposit after vacating.
ASK FOR A REVIEW ON THE FINAL CONTRACT BEFORE PAYING THE DEPOSIT OR YOU WILL BE DISSAPOINTED! YOU CAN HAVE A LOOK AT THE ATTACHMENTS FOR FURTHER CLARIFICATON.

Avoid renting with hills, cleaned the property very well, a lot better than I received the property but this was still not good enough and they still had to take money back from the deposit, even though they couldn’t provide me with an invoice for the cleaning prior to my tenancy and I had shed loads of evidence that the property was a state when I received it!

Discriminate against people on universal credits. I am a single parent trying to rent another house to accommodate my growing children and the estate agents said "the lanlord will not accept universal credits". Very poor practice to allow discrimination.

Had the pleasure of working with Justin from the Worcester branch. Great guy. Really approachable and open, good at communicating. From first discussions about plans, all the way through to sale, great communication. I could always reach someone in the office if not Justin and get just as good advice.
They were also responsive to emails.
He answered all my questions and helped me get the lawyers on track to get the sale done. Took 6 months. Sale was completed and got the keys in hand. Also had open discussions about future options for the property.
Great experience, top estate agents in my humble opinion. Would use again and recommend to first time buyers.

Don't know what I would have done without the team at Hill's Estate Agents. 2020, what a year! I took a document about Japanese Knot Weed Treatment being undertaken behind a house they are selling. The staff readily engaged with me and listened to my explanation about the JKW. But when I asked for signature of receipt of the document (which would have taken less than 1 minute) and for it to be passed to the vendor, the Senior Sales Negotiator became very defensive, refused to sign for receipt, argued with me for 5 minutes about how he was too busy and that the office was closed except for appointments. He offered me an appointment for a weeks time - when he said he would sign for receipt. The JKW treatment was being done before then so that would have been too late. Extremely arrogant, rude and unprofessional attitude and I am wondering if the document was passed to the vendor.

Used Hills for both the sale of my previous house and purchase of my new house. Dealt mostly with Justin who has been fantastic through out the entire process, super friendly and happy to go the extra mile whenever possible. Always just a phone call away whenever needed and regularly checked in with feedback or updates for both sale and purchase. Recommend several good solicitors for the Conveyancing and got a mortgage advisor to give me a call which shows how good the overall service provided is. Spoke to other members of the team as well and all are very helpful, friendly and able to answer any questions. Their fees are very competitive, for the service provided I’d say the fees aren’t to be beaten. Will definitely be using them again in the future and would recommend Hills to anyone who were looking for a fantastic estate agent.

Made offer on property and trusted them with financial documentation as they insisted required for offer.
I found out the house had sold via sign outside house and right move website rather than a phone call update. Had suspicion how they were operating as justin did not return calls about questions on the property. Still no news a week later and they still have financial documentation they promised to return.
They forget to realise the people that buy houses also sell them and I am about to sell a property.

Rented from Hills Estate Agents which is Owned by an Indian (Azmat).
1)Over Charged On Rent that was not due to him.
2)Property was Not Maintained Properly: Faulty Electrics in Leaking Garage, Kitchen previous leak, vinyl flooring dangerous, immersion sparking electricity, Previous Tenants Smoked in Conservatory (yellow stained) that I cleaned to the detriment of my health using bleach which took 4 hours.
3)Damp and very Cold which made me ill.
4)I had always call the maintenance guy then eventually after 4 weeks, he did come he was uterly useless.
5) Sue being bullying and hard nosed to keep up appearances with her Indian Boss...just not acceptable.

The team at Hills are excellent. Whilst I worked abroad they dealt with the letting of my home and they were a pleasure to deal with. They have recently sold my home for me and went above and beyond. Excellent Knowledge of the area meant the property was priced correctly first time and everything was dealt with in a timely fashion. Justin and Tom especially were a pleasure to deal with and went we ran into some trouble they did everything they could to successfully resolve the issue without causing any delay to the sale. I can’t thank Recommend, or thank them enough.

Took deposit with a promise to do everything possible for the apartment.
At least 6 problems where they did nothing. Cooker was made unsafe by fire brigade and is still there. So much wrong after complaining day after day they gave me notice to leave as the apartment was to be sold. Apartment was in super condition but I lost the deposit because if lies from Hills and the apartment is again being rented with the same cooker.
I would not touch these crooks with a barge pole.
