My experience with Hunters Estate & Letting has been very good. I dealt mostly with Jay, who was very professional. He was there throughout the all process helping me out with forms and paperwork, patiently explaining to me the procedure and liaising with the landlords.

Landlords, avoid this office like the plague! They are thieves. They stole nearly £10,000 from me. I had to reclaim it through legal means and had to send bailiffs. Do not, under any circumstance, take any recommendations from them. They recommended 2 builders that robbed us and ran away. The people in this office have no moral compass and have disgraceful ethics.

UPDATE - 14/3/24
With new tenants now in place almost a week, my take on Hunters in Stoke Newington is this.
Blown away ! With the excellent experience. Not only was Lettings Manager, Jay, adept at handling tenants, organising, and executing show rounds, but also acting as that pivot between the business, the landlord and the tenant in a manner that you can see is working towards common goals.
Best of all, I got to meet and hear from the Boss Man too.
Whether you are an experienced landlord, or new to letting your property, I would recommend speaking with one of Hunters branches in North London when weighing up where to take your business.
In particular:
- within their own timescale, they were able to visit, assess, and locate suitable tenants
- they are strong on response times
- give sound advice to landlords
- pay attention to all the messy bits (like compliance…snore…) that are easy to get lost in
- when I said I was after relationship building and not speed-dating, they took note.
Am looking forward to the next phase and to a lasting working relationship – in to double digits was my past experience.

I've had some very bad luck with estate agents in the past. I am a first time buyer who decided to start looking just before Liz Truss tanked the economy causing my first flat sale to fall through. The estate agents at the time were unhelpful and patronising.
I then tried to buy another flat 8 months later when interest rates started to go down and I had one of the worst experiences of my life with estate agents (Winkworth, I'm looking at you). The estate agents there were rude, threatening, and extremely dishonest to the point where I nearly dropped out because the experience was so unpleasant (turns out the sellers decided to drop out instead, also probably for the same reasons).
All this being said, I've just had the best, smoothest experience of buying a flat (and it's actually happened!!) with Hunters. Special shoutout to Shaheel who showed me that estate agents aren't all awful human beings. Shaheel is supportive, friendly, and efficient, and made the process of buying a flat a lot less stressful than what I had experienced in the past. Also thanks to Kylie who was super friendly and great at keeping everyone as up to date as possible with where things were in the flat sale process. Just a great team overall and would recommend to anyone selling/buying/letting in the future!

As a Landlord, I have used Hunter services and they are one of the worst Letting agents that I have ever used. They are incompetent and will say one thing to you and say another thing to the Tenant and the tenancies have been a complete mess with this agency,
I cannot Recommend them at all, they are absolutely atrocious and I would go to any other agency than this one.
Also the rent they paid me was always late and they always made excuses about it. The manager of the branch is incompetent and lazy and does not care if you have any complaints or the level of service that they provide.
I strongly recommend all landlords to stay away from this agency, and if you rent through them, you should know that they will not look after you or carry out any repairs because they don’t bother to even tell the Landlord.
These people should be struck off and should not be allowed to rent properties as all they are after is the commission.

They seem to be good on the surface and quickly respond to very simple things. However, whenever it becomes a tiny bit more complicated - nothing is taken care of. We have a leaking pipe on the outside of our property for 8 months. We let them know about this in the first couple weeks of our tenancy. Over 8 (eight) months it's been back and forth, and NOTHING about this leak has been fixed. Every time someone takes a shower in the bathroom, we have a shower in our conservatory due to two sequential leaks (pipe and a roof). They do send the workers, true, but only when there is no rain. And these are new workers every time, who look at it, scratch their heads and do nothing.
You need to chase them every day, if you want to have anything done. They don't care about you, don't care about the property. The worst experience with the estate agents in my 12 years of renting.

Shaheel, our agent, was very well knowledgeable about the rental market, he gave us confidence in the demand for our property, and very helpful tips about the necessary building works. Don’t believe those 5 Star reviews from people who have only ever left one review as clearly they’re fake. Stoke Newington Hunters are rogues at the dodgy end of the property market. You cannot trust them if you’re a landlord.
They couldn’t care less about you or your property. Their only interest is in renters who they see as their real customers. Sha will tell you whatever he thinks you want to hear but there’s little reality behind those moving lips.
When you try to get your keys back you’ll discover they don’t really have a key management process and that’ll worry you greatly.
Hunters consider property owners as nothing more than a necessary evil to attract renters who, without any credible screening, will trash your property. Then you’ll discover how unimportant you are in the world of Sha.

Worked with Alex in sales and viewed on a Monday, made an offer on the Wednesday and finalised the price on the Thursday. He worked very hard along with the seller and my solicitor to get all questions answered quickly and thanks to his management of the process we exchanged and completed in just over 6 weeks from the offer being accepted. I think that says all you need to know to both sellers and buyers and I highly recommend him and his firm. Hunters have been fantastic all round and am I letting out with Sha from their lettings team who is also very professional. Update: Sha was exactly to his word and amazingly got it rented out 6.5 from completion, 3.5 hours from you getting the keys. Alex, our agent, was very well informed about the market, gave us confidence in the demand for our property, and of the five agents we spoke to, spent the most time with us to understand our priorities, both for the sale and any onward purchase. Completely unprofessional people. Left me waiting for 15 minutes in the rain to see a property, when they finally showed up they didn't have the right key, so I had to leave and it was all for nothing.
Then the agent said he would call the landlady first thing in the morning and get back to me so I could see the flat, but they never called. I called them 4 times, no answer.

I had to take them to court to get 8 months of rent paid to me. They collected the money ftom the tenants and then refused to pay the rent to me making up a list of excuses none of which were valid. I had to ask the tenants to pay the rent directly to me and then then threatened my tenants. I won at court. But you always lose as you pay costs. Don’t go to them for lettings or sales as they are run and owned by the same corrupt person Sam Sharif.

They were really helpful at the beginning, got me a cheaper deal on the flat I wanted etc. However, they became increasingly unresponsive, they would take about 3-5 days to respond to emails, and I actually had to call them 5 times the day before I was due to move in to find out how I was going to get my keys, as they would not answer my email regarding this. They also never told me what furniture would be in the flat, despite me asking multiple times, meaning I am only able to buy furniture now that I've moved in, which is a pain.
As a first-time tenant, they caused me a lot of stress and anxiety during this process. Essentially, the guy I spoke to about getting the flat was really nice and helpful, but admin were not.

We had a great experience working with Hunters, in particular Alex Christodoulou who managed the sale of our house.
I first contacted Hunters after a negative experience with another estate agent and upon meeting Alex was confident that he’d be able to sell our house for the price that we were looking for, which he did, despite all of the implications of Covid.
Alex was very accessible, easy to reach and even initially listed our house on Rightmove from home on a Sunday as I’d happened to email him saying we could proceed with the listing on Monday.
He provided regular updates and even kept in touch during the quieter periods (post initial lockdown) to let me know what he was doing to increase viewings.
Alex was honest and fair. I appreciated that he never encouraged me to accept a lower offer than I was happy with, he was very patient.
Once we’d accepted an offer, Alex was instrumental in pushing the sale through. He liaised regularly between the solicitors and buyers (even on days off) to keep things moving, nothing was too much trouble.
I can’t recommend Hunters highly enough!

I Had Hunters manage my property for me and they did a terrible job.
My rent was never paid to me on time and I was always chasing them. I am currently owed several months rent and I am really upset about this. I did some research into this branch and they have been taken to court by their suppliers over non payment and they had to make their Mare st branch close down because of this.
Do not give then your property to rent unless you want a lot of hassles

TERRIBLE, AVOID AT ALL COSTS
We've just finished renting a property via Hunters for the past year. While the initial flat finding process was smooth, once we'd agreed on a flat the service broke down from there. Poor communication, disorganised with keys, we got given the master set accidentally and then the wrong set, one evening I got locked in by some builders from another flat who had been given keys they should not have.
Our flat had damp, a sewer smell, crumbling windowsills/sideboards, fault front door lock, and only one shared Water meter for both flats. We escalated these issues as they arose and each time via email or telephone it required repeated chasing to get any reply. Often I would receive no reply to my email or people did not know what the issues were. They were as useless as the landlord in replying.
After we'd left we didn't hear from anyone for 2 weeks and I had to chase our deposit return and leaving processes. They didn't seem to have a clue what was going on, are disorganised, disjointed, and frankly shouldn't be paid to run such a poor property management service of properties with major issues such as damp and open sewer pipes.
I'm in contact with the tenants of the other flats and they have all had the same experience.
DO NOT USE HUNTERS IN STOKE NEWINGTON
Oh, and not a single repair we ever raised every got resolved. That flat remains damp, with a faulty front door lock, and an open sewer pipe. 12 months of paying rent and Hunters being paid property management for what?

Terrible company never did any repairs when asked. They say they will turn up and never do. It was really easy to get the property but problems started as soon as we moved In. The office is run by a bunch of crooks who just take our rent and do nothing. In the end we found our landlord who complained on our behalf as hunters were supposed to be managing the property and they continued to badly manage it he took it away from them. It’s interesting that every bad review is answered by Hunters as a ‘fake review’ because who on earth could complain about a bunch of useless people working for this company. Do not go to them there are so many reputable agents in the high street listen to all bad reviews there is a no reason to go there. Our landlord then found it difficult to get our deposit back from them as well as they refused to hand it over. So many problems with this company. AVOID

We gave this company a number of our properties to manage and this was done really badly. They ignored maintenance issues, ignore tenant and did not tell me for 6 months that a tenant had not paid their rent.
Just because they have the name Hunters means nothing its just a franchise and anyone and i mean anyone can set up.
Hunters Stoke Newington Lettings is set up under Negsa lettings which is not even registered with the property Ombudsman so if you lose your money or if your unhappy they are not covered at all by an official goverment body, so they can just ignore you.
No reputable agent would not be with a property Ombudsman and if i had known this before i would have run a mile.

Jay showed us the flat and he is very good at selling places to you the problems occur once you move in. No one picks up the phone, no maintenance carried out by Hunters who were managing it. When they do turn up they don’t complete the jobs and they lie all the time.
When we left we had to fight hard to get our deposit as they made up lies on the deposit form. The flat was a mess because they didn’t fix the issues. Don’t rent from them they are terrible

They just ignore tenants and are the shortstop managing agent I have ever come across I have now ended my tenancy and will never rent from them again. Dishonest, unresponsive and only care about your money. Hunter's managed my property. When tenant's moved out they informed me that extensive work had to be done on the property or it could not be rented out. As I was out of the country I had no choice but to get the work done. They invoiced me for almost £3000. I asked to get pictures of the work once it was done. The pictures were never sent after numerous requests and a few months later I returned to find that almost none of the work was done. When I contacted Hunter’s they said that the work was done and would not come to the property as they believed the builders who they have used for years. Despite photos and videos of the work not being done, Hunter’s kept siding with the builders and eventually stopped responding. The issue eventually had to be taken to the ombudsmen who sided with me, pointing out how unprofessional Hunter’s were. The ombudsmen ordered Hunter’s to pay me a fee but couldn’t order them to refund the building cost, that would have to be taken up with the builders. When I tried to get the information of the builders, Hunter’s told me that the company they use for everything had gone out of business and the woman who dealt with them had left. They then asked to manage my property again despite the fact they had lied to me throughout this process, taken months of my time, likely profited from the work not being done. Now using Oakwood estate agents who are professional, quick at getting back to you and care.

Hunters have let themselves into our house twice in the last two days without giving us written notice 24 hours prior, which is a breach of the contract. My naked housemate was stunned when a stranger let himself in with a key. This is a huge violation of privacy. Furthermore, they are impossible to contact, nobody ever seems to know who is dealing with each property, which implies a complete refusal to accept any individual liability. They don’t even have individual email addresses. The number of call back requests I have left is mind boggling, because in four years nobody has EVER returned a message to call me back. I would be delighted to hear from Hunters regarding these issues, but I fear it will yet again be me chasing them.... if you like agencies that clock off at 4pm every evening, charge eye watering fees, and get absolutely nothing done, these are the guys for you.

They will withhold your deposit for an excruciatingly long period of time (in our case 22 days) after the end of tenancy and will not release the fund unless you expend a significant time and energy chasing them. AND* beware of them charging you check-out fees (in our case we have already arranged for cleaning, but were still charged a £204 fee for inventory check). What is incredibly shady about them is that they will not inform you of the charges before they take them out of the deposit, as any legitimate businesses would do. Instead, you will only find out how much they've charged you once you get your mutilated deposit back.

Hunters lied to us from the start - we paid extra to get a furnished flat, only to move in to find no furniture, as the person managing this had been fired, there was no note and they refused to provide us with any furniture which we ended up buying ourselves at great expense.
Additionally, as we agreed to pay a higher rate for furniture - they then issued everyone else in our flat block with eviction notices unless they agreed to pay the same rate as we were. Including a young family, whose child had justed started school around the corner.
Oh and then - after ONE MONTH of living in the property they called us to say that we owed them £500 of admin fees (which we had never been told about) and if we didn't pay within a week we would have to move out of the property.
When there were issues with the flat - such as the washing machine flooding our bathroom - they did not send someone round or sort it out. After two days of our washing machine leaking I managed to get the name of the plumber they use and organised this myself. But that was only after refusing to pay rent.
About half way through our tenancy we learnt that hunters had not being paying our rent to the owner of the property and keeping it for themselves. 6 months later, the owner still hasn't received that money and I believe they are being taken to court over the matter.
When we came to move out, they withheld our deposit from us - with no basis as they hadn't even managed to do an inventory when we moved in - we had to threaten legal action and involve the TDS to get it back.
Terrible, illegal behaviour - absolutely do not rent or let your property with the Stoke Newington Branch or Shah.

Avoid this estate agent. They illegally held our deposit for 3 weeks for no reason. There was no dispute with our Landlord whatsoever, just Hunters. Shah, who runs this branch is to blame. His staff lied to me over the phone giving ludicrous excuses like, "their bank account was broken". Unfortunately this has happened to other tenants who were in bad financial situations.
Our Landlord had to drop Hunters halfway through our tenancy as they were withholding rent. Further to this incompetence and keeping our money for no reason, Hunters also lied about our flat being furnished. I seriously cannot advise you to avoid this place more.
Protect yourself and go somewhere else. The positive reviews are fake. These people will take your money, ignore you and lie to you.
It's disgraceful that this practise is allowed to continue in the rental sector. Hunters are not worthy of a penny of your money.

We did receive a discount from our rent for this period but it required daily chasing. I am a landlord with several properties which were managed by Sha the owner of the Hunters Lettings. He has since November kept all the rents which were paid to Hunters by our tenants and has not paid the money. to me even though we have threatened him with Court Action.We have been chasing him since that time but he avoids my phone calls and emails and there is a huge amount of money outstanding. He also has not returned tenants deposits. Be very careful landlords and tenants he is not to be trusted. Don't fall for his or his staffs promises. There is a reason why staff keep leaving.

Lettings: Incompetent from start to finish, avoid at all costs.
I don't usually write reviews but felt so strongly about how bad Hunters are as a letting agent that wanted to share our experience to help warn others. My wife and I are landlords ourselves but had to move into rented accommodation for a short period of time. We would be ashamed if our tenants were treated the way we were by Hunters.
A brief summary of our issues are below:
- Entered our property without permission - tried on another occasion and we only found out as we were in
- Failed to provide a valid gas safety certificate
- Needed to be chased multiple times to send a plumber to fix central heating when it was 2 degrees Celsius outside
- When 'plumber' did arrive, he had no tools and asked to borrow a knife to repair boiler. When he couldn't fix boiler with knife he then knocked on neighbours' door to ask to borrow some tools
- Took 8 weeks to fit a blind after being chased multiple times. Continually changed the time slot for when blind would be fitted. Eventually work was completed late on a Saturday night
- Claimed property had been cleaned to a professional standard at check in when it had not
- Misled about irrelevant clauses on tenancy agreement not being able to be changed / deleted - they eventually agreed to do this when we threatened to pull out of tenancy agreement
- Charged extortionate admin fees at sign-up and checkout fees at end for the privilege of the above service
The majority of our issues were only dealt with once we had tracked down and contacted the landlord directly.
As if to prove just how incompetent they are just one last time, Hunters also contacted me by phone today about fixing an issue with the property...10 days after we moved out.

I cannot recommend the staff at Hunters enough, especially Shaheel Bucktowar who very skillfully managed to relocate us to our dream home in Stoke Newington. Our house was a particularly difficult sale as it required a greal deal of renovation but Shaheel expertly negotiated with our buyer whom threatened to pull out on numerous occasions and made the entire process as seamless as possible. Thank you to you all at Hunters. We will always be eternally grateful.

Alex was excellent from start to finish. Hunters in general were the perfect mix in terms of being commercially astute, but not too pushy which Foxtons are guilty of. I don't think I would've achieved the price I was looking for without the help of Alex and team. Overall, a good experience and I wouldn't hesitate to recommend this branch of Hunters. I cannot recommend Hunters Stoke Newington more highly. Five stars isn't enough. Irfan Tuac especially has been so professional in handling two of my moves in London and ensured that everything flowed and went as smoothly as possible. Don't even bother going to other agencies. Anything that isn't Hunters isn't the best.

ASHLEY TURNER at the HACKNEY BRANCH is easily one of the most incompetent people I have dealt with professionally. She seems to have a deeply engrained lackadaisical approach to her work. She consistently does not reply to emails or phone messages. It took weeks of chasing her up to produce a simple contract which was then wrong and even longer chasing her up to get my damage deposit back requiring me threatening to complain to the Deposit Protection scheme.

Really bad agency. They are rude on the phone and the guy in the letting department is not helpful at all. I have rented from other agencies and called so many to enquiry about properties but have never been treated like this. He even hang up on me. Wouldn't recommend even calling for a viewing if you are going to be treated just like they did with me on the phone. I understand they have to explain us their precedures but there is no need to get all arrogant and not even let me explain myself. I'm quite experienced in terms of renting from an agency and what procedures I have to go through. He was talking to me like if I was some sort of kid like I didn't understand. Really disappointed with their service. They should be trained to give a nice customer service.

These are DANGEROUS THIEVES. They prorvided me DECEITFUL WRONG information about the house . then just told me put some money with us we give it BACK to you . BUT then were trying to GRAB my deposit. Terrible experience from start to finish - avoid Hunters at all costs! The cheaper quote that was initially given to us during the viewing (which we have him on video as quoting) was then increased when we said we wanted to go ahead. There was no mention of additional fees which on the actual day we went to pick up the keys, we were told we had to pay before the keys were released, despite no prior notice at all! When I addressed this with our agent, Irfan, his response was "yeah... my bad" . This came after weeks of unreplied or ignored emails from us, but when Irfan wanted something it needed to be done immediately.
The whole process was nothing short of painful, and in all honesty Hunters served absolutely no purpose in the sale, and had absolutely no justification to charge £170 x 4 for their services, which did little more than damage a relationship between us as the new tenants and the landlord. Between the reference checks that were completed by an external supplier, and the contract itself which we signed online (again through an online service external to Hunters) I'm struggling to see what the £170 per person was actually for. Oddly enough, despite a huge letter of compliant concerning Irfan and addressed to the Director, we are yet to hear back from Hunters.
Even when we had picked up the keys and thought that we had finally seen the back of Hunters, we arrived at the property to find the place an absolute tip (plug sockets hanging off the wall, knives and food under the sofa etc). The place was absolutely disgusting. And this, again, was due to the (mis)communication that the landlord had received (from Hunters) that w were going to clean the flat ourselves.
Irfan, and Hunters as a business, were purely only concerned about getting the sale, at the expense of the landlord and the new tenants/ The whole process was made 10 x harder and more difficult because of their involvement.
I'm not normally one to write reviews, but this experience was so bad I feel the need to warn other people! Hunters are only out for themselves and do NOT care about your best interests. AVOID!
I would never use another letting agent again as a direct result of the service we received from Hunters.

I dealt with Alex who was very nice and helpful initially. He was really proactive and good at prospecting, I was very happy and developed trust in this guy.
Then found a flat, made an offer which was accepted. Then the hell started. The friendly and nice Alex started being unprofessional, pushy, rude. He did not facilitate the process by making up fake deadlines.
I met a financial adviser at the agency who was supposed to provide help to sort the mortgage out. She was nice but spent the majority of our meeting talking about diseases and all sorts of medical and life insurance, which was not a priority at that time. This was time consuming and did not help to get things moving.
Eventually I was contacted by Alex's manager to sort things out, which further demonstrates how junior and unprofessional Alex was.
I will never ask for help from this agency again.

I don't really feel that at any point they could have done anything better - polite, professional, helpful and I got a great price for my flat - what more could you ask for?
