If the market is really strong (which it often is in Cheltenham) and you need an agent to list the property, wait for the phone to ring and just take orders then Knight Frank are the agents for you.
If you need an agent to really work hard to find buyers and really sell your property to those buyers then this is not the agent for you. They are order takers rather than sales agents.
Expensive, glossy and high end veneer without much substance or service beneath it.

When we recently had to sell a property for an elderly relative we didn’t know the Cheltenham area ourselves at all and so we approached several estate agents in the area.
Nick Chivers from Knight Frank came out to meet us at the house and struck us immediately as being someone we could trust with the sale of the property. He was very knowledgeable and professional but also very approachable.
We have been delighted with the service which we have received from Nick and all his team in Cheltenham. They have all been extremely professional in their handling of the sale from start to finish. They have always been at the end of the phone and been available to answer any queries that we had.
The marketing material was first class and we felt they were superior to the other estate agents’ printed details that we were shown. There were several viewings at the property and the lady from Knight Frank accompanying the prospective purchasers was extremely knowledgeable about the property, and showed it off to its maximum potential.
A buyer was found extremely quickly and the asking price achieved. The actual sale completed without a hitch and the whole process has been a very painless experience.

Knight Frank in Cheltenham have been excellent throughout our search to find a family home. Relocating from Asia after a long stint abroad made the search sporadic which meant updates and communication were of utmost importance. Knight Frank Cheltenham are, without doubt, the best estate agents I have used. We first marketed our property five or so years ago and then, for personal reasons, decided to withdraw the property just at the point Tom had found us a buyer at full asking price. Whilst I'm sure Tom and the team were disappointed not to achieve a sale, there was no bad feeling which made it very easy for us to go back to Tom and his team when we decided, finally, to sell. The service offered from start to finish was superb. The photographer was great and made our home look stunning.
Fiona, who conducted all our viewings (both on our sale and, as it happens, our purchase which was also through KF), is a pure professional and it was an absolute pleasure to meet her - within moments, I felt as if I'd known her for years!
It is testament to a well-run office that any member of the staff seems to be able to step into another's shoes when required. Tom, Nick, Hayley, Harry and Annie have all been wonderful. Our thanks to all.

Exceptional. Harry Bethell came for the initial valuation with a vast knowledge of similar houses in the area and what they had sold for and was confident they could sell ours for a higher price than we had considered and higher than the other two agents I saw suggested, which they did in a short amount of time. He also gave us lots of good advice on our onward purchase which helped us secure our dream house. Great team. Will always use them in the future and would highly recommend.

I have been very impressed with Knight Frank during the purchase of a flat in Cheltenham. As I am moving from London and don’t know the area I have needed to ask many questions and always found Hayley happy to provide advice. She goes the extra mile and seems to work long hours as she often responds to me out of hours. Nothing was too much trouble. Knight Frank seem to have cornered the market in Cheltenham with an abundance of properties available. They obviously are at the heart of estate agency in the town and Hayley is asset to the business.

After speaking at length to several estate agents in Cheltenham we decided to use Nick Chivers and his team at Knight Frank. They were frank and honest in our discussion on valuation and were happy to listen to our views and point of view in this regard. During the process of preparing the house for sale they were very professional and courteous and produced first class marketing materials. A buyer was found relatively quickly and after some sensible negotiation a price was agreed with Nicks help. The process of the actual sale was complex due to various elements relating to the property but during this time we were kept well informed and they provided us with considerable assistance. All in all a first class service from a team of professional individuals and I would have no hesitation in recommending them to any potential seller of property in Cheltenham.

I have used the Cheltenham branch of Knight Frank to assist me over a number of transactions. Having used other agencies for a perceived cheaper offering, it becomes clear that when you assess value for money, Knight Frank comes out ahead of the pack. Their knowledgeable team have given me advice that has made the difference between a quick sale and a long drawn out headache. There is a specific manager for the sale of flats - ensuring up to date knowledge of the market. The marketing was of a high standard and in various media forms, we were even sent a copy of the magazine!
They provided adequate detail to potential customers even those who had little time to arrange.
We were offered the opportunity to sell 'off-market' first.
Keeping us informed of every detail regarding all aspects of the sale and then right up to exchanging contracts - staying in contact with solicitors giving a nudge when required - which for some this can be invaluable.
Other benefits include the central location of the office, always a friendly voice at the end of the phone and close monitoring of the sale at all times.
We cannot recommend Hayley and the team more highly....
