We rented a property through Marsh & Parsons Holland Park in May of this year.
After paying the holding deposit and receiving the contract, I signed within two days. My partner, who had a busy week at work, told the agent that he would need two more days to review and sign the agreement. All of this was still well within the 15 days to agree a tenancy, as no shorter timeframe was agreed. After my partner told the agent - Jack D. - that he would sign within two days, we received the following email from Marsh & Parsons:
‘Regarding the contract, we can’t wait until Friday for you to sign. There was a large amount of interest on the property with the Landlord taking your offer over others.
I discussed the expected timeframes of the contract and invoice payment with Sophie in the flat to manage everyone’s expectations and the Landlord could simply entertain other offers given by Friday it would be over a week since everything was agreed. Additionally, Sophie has signed the Landlord can’t sign until you do.
It’s a standard AST (very similar to what you had at [our previous agency]) with likely the same clauses albeit written slightly different so I would be surprised if there was anything of particular note for you.’
This message took us by surprise as (1) it is stating that the landlord could entertain other offers, which would not be legal as we had already paid a holding deposit and (2) we felt undue pressure was put on us to sign the agreement for no apparent reason as the holding deposit had already been paid and there was more than enough time left in the 15 day period.
Marsh & Parson’s behaviour did not instil confidence in us but it all got worse after we received the countersigned contract. The landlord’s print name at the bottom of the contract did not match her signature, and also did not match her name used in the rest of the agreement. In my view, it can’t be correct that two completely different names for supposedly the same person appear in a legal document. I called the Marsh & Parsons Holland Park office and initially got through to an agent I hadn’t spoken to before. I explained the issue with the contract and stated my concern. After trying to persuade me that everything was in order with the contract and the landlord simply used the ‘name she goes by’ in the contract, he transferred me to another agent. This other agent - Kristel - was dismissive about my concern. She asked me why I was questioning the landlord’s signature, to which I responded that I wasn’t questioning the signature, but rather the fact that two completely different names appear in a contract and that I question this contract’s validity. I asked for a new version of the contract in which the landlord’s signature and name are consistent throughout, to which the agent responded that then she would have to go back to the landlord and question their signature. We haven’t received a corrected version of the contract to date.
Following these experiences I would definitely not recommend Marsh & Parsons Holland Park. Their agents are acting unprofessionally, not in accordance with industry standards and practices and purely in their own interest.

Collected keys to my property 3 weeks ago, the property was in awful state with appliances missing and service from all staff was horrible since. The response I get from manager Kristel is, quote “ we’ve been through it. I said sorry. We will sort it ‘. It’s been 3 weeks, appliances are stil missing making property unliveable. We already paid a year rent of ober 150,000 pounds and now we are stuck at the company mercy to meet the contract obligations. I was told an area manager will contact me - never did. The only answer from them is ‘ tomorrow ‘ yet tomorrow hasn’t arrived for 3 weeks already. Keep your money and mental health safe - avoid this company.

It’s with heavy heart to follow up and update on my previous 5 star review. We’re international clients. The agent here did a good job, found us a house and we signed a contract after just one viewing for a Holland Park house with rent way above 10,000 pounds a month. However once the annual rent reached their account - things gone VERY sour. I just arrived for 4 days to London to collect the keys. And the whole experience was shambles, left me hopeless and just want to cry to be honest… the check in was delayed from 9 to 12 to 2… eventually staff came at 3pm. Nobody in the office knew how to contact check in person or company. All clueless. Upon entering property - I was in disbelief. It was DISGUSTING. It looked like squatters been smoking crack. It was so dirty, floor covered in paint. I had to delay furniture arrival. Turns out the cleaners found a better paid job and never turned up. The check in report found ENDLESS issues - main ones being there was no carbon monoxide alarm and fire alarms expired in 2019. Which is unsafe and against the law. They played it low as if they’re not putting my children lives at risk. Marsh & Pearsons should never give me the keys to such property. Electricity didn’t work which I had to fix myself looking for main switches across 4 floors of the property. They painted the property but did a shambles job. I sent 50 pictures to them with parts being badly done. agency promised washing machine and dryer. I talked to them about it to confirm. It WAS NOT THERE. They promised engineer on last day of my visit to UK - confirmed via email and phone. They never came ! I almost missed my flight waiting. The staff there is nice and i liked them. even the holland park and Notting Hill office agree it was all SHAMBLES SHAMBLES SHAMBLES, but they’re just employees. They can’t do anything over the fact that Marsh & Parsons is a cheapskate company that finds all contractors on Facebook marketplace to save any penny they can, at a cost of client having horrible experience. My house is still NOT ready or liveable. However they asked for one year ( around 160,000 pounds ) in advance. Money I can’t get back now. No real solution from store manager - she said she will sort it. one day. Maybe this week. Maybe next. I was offered a bottle of wine to get drink my tears away…. My contract already started and it should of been done upon arrival. Not weeks later. They ruined my first days in UK and my family is dreading the fact we’re stuck with them for next 3 years…. We KNOW if anything goes wrong, they gonna be useless to help. We REALLY liked agent and it feels bad to give such a bad review. We were gonna let it slide. But it was just one horrible thing after another. Everything that could have gone bad - went bad. They aim for high end multi pound property to make the most commission - but find 1 pound random contractors from facebook marketplace and gumtree I presume. My family feels so frustrated that with so many agents in same street. We fell victims to cheapskates Marsh & Pearsons. If you’re international clients and want w good welcome to England - go for another company

Krsitel is an amazing person, she is usually based in Holland Park branch. I found her very helpful, smart and shows an excellent attitude towards clients. She managed to show us around 6 different properties in a matter of less than 2 hours. She has a positive attitude towards people and always keep a smile on.
The main thing is that she is committed to her work! I must also say that she is honest when it comes to advice.

Had a very fast experience with agreeing on contracts and signing agreements. However, as soon as everything was signed, we were passed to the management department. We received the property in poor shape, and even though certain things were pre agreed on the contract, they are still not fixed. I'm calling the designated person for 2nd day now, and I get to voice mail that says, "We are closed on the weekend and open at 9am on Monday""....its Tuesday already.

Marsh & Parsons, and more specifically Lettings Manager Kristel Lehtla, went above and beyond to help me throughout every step of my UK rental process. Because I am currently located in the US, most real estate agencies blew off my inquiries due to the extra work associated with remote tours, negotiations, etc. Kirstel did not shy away. She was as ambitious, professional, and communicative from our very first encounter. She spent multiple weekends goings to video/tour a range of different units for me. Answered countless questions I had as an international renter new to the city. Even after the lease had been signed and her job was technically “finished”, she offered to go over to my unit on her day off to retrieve some of my packages. The agency itself has some of the nicest flats available in all of London.

Had we not had this kind of proactive help, we would have never found such a perfect flat.
Henry and the M&P team made the rest of the move-in process a breeze, all while navigating the difficulties of conducting a transaction from overseas. We rented for two years an apartment managed by M&P and it was probably the worst experience ever with a real estate firm. It took them several months to provide a second set of keys, changed the point of contact all the time so we had to re explain things from start, did not clean the flat before we moved in, any request took ages to be treated, didn’t track their records (eg. they picked up a random piece of furniture which was left in the flat and then asked us what we did with it - and wanted to charge us for it!!). Absolutely HORRIBLE experience, I don’t see them staying in business much longer with that poor work standard.

I have to say she was absolutely disorganized and didn't have any idea what is going on at her work place.
Due to the vast turnover of staff it seems as though there is very low level of customer care and client satisfaction
Useless estate agency unfriendly staff wouldn't recommend in any case.

Nice office, terrible property management. Absolutely horrible experience. We've had a clogged kitchen sink for almost ONE MONTH now. I unclogged the bathroom one, but kitchen sink wasn't properly installed and couldn't fix it. We also had a mice issue, and they kept telling us to put mouse traps. We tried, it didn't work. After two weeks we reached out again, and we were told to do the same. I had to take a stronger stance, and tell they either start taking action, or we move out and bill them. Then they reacted. They only do things when it's of last resort. Absolutely petrified how careless and lacking competence to the most basic things.

I should first start in saying that Jack is brilliant. My husband and I were just starting to think of moving and Jack was able to find and secure the flat of our dreams, in record time might I add. With the pace of real estate, many times it's hard to find an agent who listens. Jack listened and responded in a professional manner on every concern we had. My only complaint would be the administrative fees, but then again, you get what you pay for and that was priceless.

My other half and I were looking for property around the Kensington area and contacted Jack Davison at Marsh & Parsons to show us a flat we liked. He was very thorough on the phone, asking details of what we wanted and our price range. The next day we were shown five great properties around the area that fit the bill, and made an offer on one we fell in love with. It saved us a lot of time looking. We have also been to some other high street estate agents, but they tended to show a more limited range with some properties way above our price range. After the offer was accepted, the process was very quick and we were kept in the loop at each stage. I would thoroughly recommend M&P to anyone looking to rent or buy property, you will not be disappointed!

When I first contacted them they arranged to show me several flats in a single evening, driving me around to each one. Everything they showed me was perfectly suited to what I said I was looking for. We recently rented another a flat through Marsh and Parsons, after being very pleased with their service in our previous tenancy. Yet again, they did not disappoint.
Jack Davison lined up several suitable candidate properties to view, all meeting our stated requirements. We made an offer one one that weekend and found ourselves moving within a couple of weeks. During the time he was attentive and helpful with any questions we had.

They were very helpful, and we found a property that fits our needs in no time.
We dealt with John Reynolds, who was polite and advised us, without hard selling like other agents generally do. We felt like we did not waste our time, and the choice of properties we viewed was precise. He answered any doubts we had, calling us right away, and updated us during the whole negotiation process.

When we decided to move back into London we stumbled across Marsh & Parsons and were completely delighted with the service they provided. Not only did they take the time to understand what it was we wanted in a property they didn't waste our time with properties way outside of our budget - something that was a real issue with others. And, the properties listed with them seemed to be a cut above when compared to those with other estate agents.
If you want a refreshing approach to house hunting in London, I would highly recommend them for their professionalism and their customer service.

Tried to charge me £625 to replace a small window pane and professionally clean a one bedroom flat (despite it already being done) following my check-out. The check out report merely stated a bit of dust on windows and sink needs light clean - other than that cleaned to a good standard. Do not feel they represented my interests me as a tenant. Overall a horrible experience.
