They're so responsive, act on things quickly and fantastic communicators. We mostly liaised with Marcela who was an absolute pleasure to do deal with throughout our tenancy; she was so helpful, professional and thorough. I was a tenant in a Mylako-managed flat for three years and had a very positive experience. There were clear channels for communication, and the team was very responsive and went over and above to ensure I was comfortable and safe in the flat and had all the information I needed. Marcela was particularly friendly and helpful. I would have stayed even longer if I wasn't looking for a bigger flat with my boyfriend. Our property manager has always been very responsive with issues that arise at our residence, but the cherry on top was an internal power outage on Christmas Day that was actioned and resolved within hours. The out of hours support answered the phone straight away, directed my issue to our property manager who called within minutes and had an electrician here within an hour. I have recently used Mylako Ltd for a probate valuation. Jake has been great throughout, very responsive and very helpful. The surveyor used was a great chap too. I would highly recommend them. Mylako has been the managing agent for our street (16 residences) for the last 4 years and I have dealt with them on a number of issues during that time (property damage, communal works, accounts/service charge budgets) and have found them to be excellent in all dealings with them. Some of the issues were far from straightforward to manage and involved dealing with multiple parties, including residents, local councils and contractors, and Mylako have always managed these issues with the utmost timeliness and professionalism, keeping all parties informed at all times. Similar to another review below our building used to be managed by Stretton’s who were horrendous to deal with. We (three long leaseholders) arranged with the freeholder to switch to Mylako and the difference in service couldn’t have been more pronounced! Nick, Bill and Michael were all straightforward to deal with, available and very much open with costs.... Read more

I agree the company seems to struggle. I suffer from living in a block they manage. The outside drain pipes have leaks for years. We have damp damage through the bricks from that. In addation we have continual water leaks from the piping from the block and instead of fixing properly it is patched.... Read more

Not a great experience, for starters and importantly, they never installed a smoke alarm in the flat I rented from them, despite telling them a number of times that there wasn’t one. Mylako appears to manage a number of properties that are owned by Limited companies registered at the same building where Mylako is based, Zetland House. I only bothered investigating this as, when I asked for the name of my landlord, I received some very unpleasant and bullying communications from Nicholas Green, who is based in the same building and represents these Limited companies (the Limited company which owned the property I rented was British Electrical Ltd). He said that by asking for this information I was proving myself to be ‘distrustful’ and that the offer to extend my tenancy would be withdrawn; it was very odd behaviour and caused me a lot of distress at the time. I only asked for the information as I had been informed that there was going to be a 6% rise in my rent and I wished to ask if I could negotiate with the landlord over this sum, a demand that was completely within my basic rights as a tenant. Furthermore I had never been late with rental payments or received any complaints. They did reinstate the offer when I informed them that I would be taking legal advice and that their actions were illegal. In short the whole setup with Mylako and the Ltd companies that it manages properties for (who seem shockingly oblivious to the basics of tenant’s rights) felt very dodgy and my advice would be to avoid.... This company seems to struggle with the management even simple issues. The block they manage on my behalf has had major internal water leaks for over four months, causing lots of internal damage and inconvenience for the tenants. There are external issues with the building that have been reported to them on numerous occasions over the past years that could be rectified quickly and easily by any competent managing agent and building contractor ... yet they remain unresolved!... Crooks!! Tried to rob my friends blind with extautionate additional costs when you move out. Then when my friends challenged the costs, Mylako added further costs, to pressure my friends to accept the initial unfair charges. It was taken to a tribunal where all additional costs, bar one item (which my friends had accepted prior to the tribunal), were dismissed! Watch out with crooks like these people around! We have used Mylako for several years as Management Agent for our building containing 6 flats and a commercial premises. We switched to them after going a few years with two awful and ineffective agents. They have turned out to be super! We have had many issues with the freeholder and they helped us resolve the issues which the previous agents could not. Our contact there Eli is extremely knowledgeable about all property matters ranging from legal issues to construction issues to maintenance issues. If he does not know he finds out and comes back to us with options and recommendations. They are also great on the day to day maintenance issues. They are very proactive coming to us for example if the they believe the cleaning company is not performing well. They reply to every email, phone call and deal with any item we bring up no matter how small. This is the best management agent we have ever used in our 20 years dealing with property.... Read more

I was a tenant of a property for three years under Mylako, so should have a good idea of what they're like. For a letting agent, I think they were really good - relaxed, trusting, and responsive to urgent issues. As always though, they aren't the same as a landlord and don't really care about improving a property unless absolutely necessary. However, that's not their job and I realise how much better they are than most agents I could have had in London. So for landlords, they're very good - they extracted the absolute maximum £s out of me (although I dare say I would have stayed a bit longer if the rate was a bit more competitive, though that might have been up to the landlord). For tenants, they're pretty damn good - they leave you alone, and take care of urgent stuff and don't hit you with fees left, right and centre. So I think four stars is fair, and I hope they agree.... Read more
