Absolutely terrible estate agents from a tenants perspective. They ignore all your emails until your tenancy renewal is due, at which point you’ll be sure to receive an email demanding more money for the rent if you wish to stay. This will be the only time you can expect any replies from them and even then it’s an uphill battle. Be warned.

The agent took me to view an apartment, I put in an offer at asking price and I paid holding deposit and was told the offer was accepted, and also passed reference check. I kept asking for the contract but never received it and only after three weeks I found out from another agent that the property was let out to someone else. They said they would refund deposit, making excuses like BACS would take three days but it has been a week I still have not got my money back. Tried to ring their office and no one every picks up. Avoid this agency at all cost as they can easily just run away with your money

Beware of Scam and Fraud!
I was moving to Edgware. Liked a flat that they offered. For the viewing they sent a friend, who was visibly did not work in the property sector. I have never met a representative of them in person. I paid one week's deposit to take the property off the market. They did not do that. Then they said that I had failed the credit check. (I refused to pay for a faulty dongle in 2012.) They kept my money. One and a half months later £154 was stolen from my bank account. My bank confirmed that it was a fraud. I cannot accuse or state, only presume that they were it since I had not given out my bank details to anyone else other than the big suppliers.

The first day when they posted one flat we liked, we called to ask more details about it. They said that will email us, that obviously didn't happen. After a few days we called them again. They said that will call us back because at that time we could not make an appointment as it was too early. Of course they didn't called back. We contacted them again and made an appointment to view the flat. The day when we agreed to see the flat they called 20 minutes before the viewing and said that someone gave deposit without seeing the flat. We were really disappointed because we spend our time for nothing. Totally unprofessional and irresponsible.

I have never had such a smooth and easy tenancy. Everything from the first day till the sign of the contract, the check in and everything else .. was just super smooth and easy. Working with Rainbow Reid on renting my first place out of University couldn't have been any better! Working with Fabian has been a godsend, he has been so understanding and professional and always had everything laid out and explained for me when I needed it to be. He made us feel comfortable throughout the entire process. Checking in every now and then to make sure everything was still okay, which from my experience is a rare thing to experience. I am very happy to be renting from Rainbow Reid for the foreseeable and I will probably stick with them if I have to leave here too!

We have used Rainbow Reid to find a new flat and we are very happy.
Zuzanna helped us during the negotiation and she has been great!
She was always available to answer to any question or issue and very keen on listening to our requests. The flat had several issues before we moved in, but she has done everything she could to solve the problems and deliver to us a clean and amazing flat.
I really recommend this agency and especially Zuzanna, we really appreciated her hard work!

We have used Rainbow Reid as our managing agent letting out a two bed flat since Aug 18. So far, (Oct 18), they have been great. They found suitable tenants quickly but we have been most impressed with Ryan who has been managing the property day-to-day. He's been really helpful arranging workmen for minor repairs & replacement appliances offering a range of options & making our lives much easier.

The worst agency I have ever deal with. Very poor customer service! I fell sorry for landlords...Even if they knew that I was pregnant they didn't give me any answer so I had to call and visited them by myself several times.

My best friend was trying to find a studio flat with these guys, even though she is unemployed at the moment but currently actively job-seeking and has a guarantor. One of their advisors, Christine, told her during a house viewing that her situation would be fine. She called this morning to ask for the documentation to sign for the house, and the manager told her that they wouldn't give it to her, and when she tried to ask for advice, they hung up on her. Avoid at all costs, horrible people.

Dreadful agency, it's a nightmare for us and I feel sorry for the landlords who trust this agency to manage their properties... 6 months ago, the former occupant told Rainbow Reid they were having rats (yes big fat furry rodent) in the flat. They never send anyone until the animal popped in again few days ago. We are still waiting for the pest control to come and the repairs to be done (whole filling, pipe replacement etc). We spoke to Irmina, Michael and Shaun, 3 people on it for no results. Absolutely outrageous. I absolutely don't recommend Rainbow Reid agency, neither for tenants nor landlords.

Very poor service and management, 1 star is too much. We had several issues regarding repairs and maintenance. We reached Rainbow Reid so many times by emails and calls, they never answered us properly. Always saying the people in charge were off, or sick, or that they will do something. We had paint work that was due to be done, water infiltrations, collapsed wall... still undone today... If I was the landlord, I will never give my property to be managed by Rainbow Reid. They are negligent and careless.

One of the things my experience of Estate Agents in the past has been a lack of trust in what they say and what they do.
This was never the case with RainbowReid and Joseph Lerner. I always felt able to speak openly knowing it would go no further. At one point in negotiations, considerable pressure was applied to reduce the selling price. Joseph was at the front of fighting this successfully and I felt without him, it would not have been achieved.
Rainbow Reid have set a standard other should aim to achieve.
I would not hesitation to use them again and in recommend without reservation them to others.

Unbelievable service with outstanding results!
Rainbow Reid had been there for us through every step of our sale. I would highly recommend them as they are honest, helpful and truly have their clients best interest at heart. They managed to achieve far more than I expected for my property and made the whole experience of selling as stress free and simple as possible. Joseph was always a calm head, extremely helpful and response to all the questions - a calming influence.

A friendly estate agency who looks after the client from the very beginning to the very end of the whole process, exactly what I was looking for. Not a factory-agency where you speak to different people every time. The person who deals with you looks after the whole process, of selling in my case. Perseverant, patient and skilful, the qualities that you need to find in an estate agent who becomes your best friend during all the ups and downs. Don't trust the big corporations! They would never achieve the quality of service you'd get with Rainbow Reid. I definitely suggest them to anyone, good luck! Guido

I was in a Rainbow Reid-managed property for the last two years, and had a fairly mixed experience with them. At times they could be excellent and extremely helpful, whilst at others they could be quite the opposite. Below is a collection of pros and cons that will hopefully give an insight into life in a Rainbow Reid property.
Pros:
1. Move in process was very easy - all fees and deposits were very clearly explained to us by David Silver.
2. They arranged for some very serious repair work to be done on our roof (in excess of £2000 worth) very quickly, preventing any further damage or danger.
3. Move out procedure was fairly smooth (see below), and deposit was given back relatively quickly, despite a couple of minor deductions.
4. After a year we had a change of tenant which was easy to organise.
Cons:
1. After one year in the property, they failed to inform us that the rent was going up - we only found out when we turned up to sign the contract.
2. Despite many requests to fix single-glaze window panes that had cracked over the winter, all our emails were ignored, and the problem remains.
3. Our washing machine broke, and after emails and calls to Tina Repton, she forgot about it and didn't send a repair man. After a few more emails/calls she just sent us a new washing machine (we weren't complaining, but what a waste of our landlord's money!)
4. After the major repair work to our roof, there was still a crack in the ceiling where the water had been dripping through - we were told this would be repaired but it never was.
5. Towards the end of our tenancy people came to view the flat - this was organised by Jessica Orlowska - and we had agreed that we would be in for the viewings. Jessica didn't inform us of viewing cancellations and left us sitting at home. When we phoned to ask if they were coming, she was out on her lunch break.
6. When emailing/phoning to arrange the return of our deposit, I tried to get in touch with David Silver. 2x emails and 5x phone calls later, I finally got hold of him only to be told I was trying to contact the wrong person - why the first person I spoke to couldn't have told me that, I have no idea.
7. Our shower broke and we were told by Tina Repton that she'd sort it out in a while when she 'had time'
8. Flat was not professionally cleaned when we moved in, including carpets.
Hope this is of use to someone when choosing estate agents/property managers!

After dealing with a few agencies in my time in London I found Rainbow Reid very good. Our agent David was professional and quick with his responses as well as honest throughout the process of putting down a holding deposit and setting up a tenancy agreement. As a whole, the agency seems straightforward- of course there are all the usual fees but for a London agency they are fair and highly professional with no hidden costs or nasty surprises. The flat we rented was in excellent condition after a professional clean and the inventory check (carried out by an external company) was very thorough and fair. David was always available to answer any queries I had very quickly via email which was great. He was friendly and courteous. I also got the impression that the standard of properties and landlords Rainbow Reid dealt with seemed very good all round. For people looking for properties in Northwest London I would definitely recommend Rainbow Reid.

Edit: (written in retrospect, after reading all available reviews) I was Rainbow Reid's tenant from 2004 till 2007. Had never any problems when asked for a help, even when my washing machine has broke down, it was replaced in 5 days. That was the main reason why I went back to Rainbow Reid, when I needed to sell my flat. Thank you very much once again.

Rainbow Reid (RR) had let my property for over 10years, and what I can say is that they provided an excellent service. Key points in my assessment are as follows:
1) Always very courteous and responsive
2) Excellent service in vetting and recommending tenants. The tenants were all easy to get on with and I have very little to do as a landlord
3) Engaged in the setting of an appropriate rent, taking a very pragmatic position of aligning Property market rates with tenant loyalty, therefore arriving at any increase with very minimal effort
4) Although RR were not assigned to manage the property, they took on/offered certain services in order to keep my tenants happy
5) Last but not least, when I was ready to sell the property they found me a buyer who offered the best price, exceeding my expectations.
An excellent Agent to do business with. I would certainly recommend.
