There is a foxtons sold sign outside 65 shootup hill nw2 which hasn't been removed for many months. I've called and I've been told it'll be removed but it hasn't been removed. Once it is removed, I'll remove this review. I've been left no choice but to leave this review.

Their representatives are harassing the local community by littering with “to homeowner” letters out through the letterboxes.
Second time now where we got a letter dropped and someone rang the doorbell. Both us and our downstairs neighbour went down to open the door to find no body but just the letter.
Our neighbour is disabled and has a poster outside our front door communicating that. Yet, they always ring the bell.

I had the pleasure of working closely with Aidan Scotte. He was accommodating to our very tight schedules and even came in on Saturdays he wasn’t scheduled to work to take us to viewings. We spent maybe 3 or 4 weekends with him, and he showed us over 10 properties in this time. Aidan was extremely knowledgeable and had answers to the rapid-fire questions we threw at him. I was thoroughly impressed with his depth and breadth of detailed knowledge about the properties he looked after. Having worked with several agents, this is an extremely rare quality.

As a landlord I really regretted giving my Willesden Green flat to Foxtons. The fees are the highest on the market but the service is poor and staff seem to work in a short-term sales driven culture with some having attitude problems arguing with the customer. The website did not work, my request for an inventory to be taken was ignored, quotes for works were high and for not for irrelevant tasks, it took months to resolve the part of deposit owed to me… Foxtons’ bad reputation is fully deserved, the Willesden Green branch is no exception. Never again.

My prior impression of Foxtons from previous years of rental in my younger days would be, "I wouldn't touch Foxtons with a barge pole". But we are now looking to buy and I can say that dealing with Aidan in this process has been fantastic. He has been excellent, informative, spends the time trying to find out what you are looking for & offers guidance in the process. It has been a surprisingly pleasant experience with house viewings, that being said I did get a barrage of sales phone calls from Foxtons when initially registered my interest in viewing properties, out of the bunch Aidan seems like the normal one and who I returned the call. The experience of Aidan has been miles above what we have received from Marsh & Parsons / Cameron & Stiff.

Still waiting for a certain someone to make us “the number one priority to find a house” after her and her team screwed us over on an offer agreed. Many thanks for your ethics and prioritisation and please update your records to stop getting painful follow ups and calls after a soul-wrenching turn of events. At least get a fancy database from your commissions? You guys really, really suck and I have a lot of time to tell everyone I know our story. Landlords and Tenants should avoid Foxtonsflation in 2023! The current Letting's Manger at Willesden Green is purely driven by OTE and he inflated a rental valuation from £1100 pcm to £1500 pcm, a whopping 36.36% increase in desperate attempt to stop me walking out of the door and taking the business elsewhere. I was seeking financial compensation for mismanagement and the Letting's manager could do nothing for me except hike the rent of the next tenant and offer me a miserable £250 discount on the next contract. Effectively getting the next tenant to pay more rent to subdue my compensation claims for Foxton's own incompetence. The current tenant had been there just over a year and had already complained directly to me about Foxton's rental price valuation already being too high for a studio of only 20 square meters and had given notice to leave at the end of the fixed term. We had previously given some other business to Foxtons and we were shocked that they had flagged us for a £20,000 fine to the Government for not having a valid Gas Safe certificate once the tenant had already moved in. We have our own engineer doing such work and our valid certificate was rejected on multiple occasions and the threats of the fine continued. I spoke with the Letting's manager multiple times who failed on every occasion to take any responsibility for this plainly wrong action and blamed the IT department and our technical skills were challenged by their insistence on the only possible way we could avoid this £20,000 fine would be via the myfoxtons portal. I continued to email the the valid Gas Safe certificate multiple times to the Lettings Manager and the only way to remove these unwanted notifications was to leave Foxtons altogether which is much more complicated than you can imagine! They do not negotiate and they charged us 21.6% (18%+VAT) for the fully managed service which is nothing more than a online portal which contains incorrect information that will waste your time on every occasion and will result in further friction between Landlords and Tenants. As a Landlord I genuinely feel that the tenant should feel comfortable about the level of rent paid and I will be reaching out to Rt Hon Michael Gove MP, Ben Twomey of Generation Rent and Ben Beadle of the NRLA. The current draft of the Renters Reform Bill should be updated with a maximum commission that can be charged by a lettings agent as that price is ultimately paid by the tenant. This would have a more significant impact than any other measure and the savings should be passed onto the tenant. I will give them a full account Foxton's ruthless business practices and will update here in due course.

We wanted to rent a flat but prices in Foxtons are a joke. They showed us properties way above the maximum price we provided, saying that "you won't be able to find anything better in this price" "tha't actually great price and offer" etc.
Well, just to let you know - we found a house way cheaper and way bigger than you offered. Have a lovely evening!

They were much higher in their fees than other agencies I was talking with.
I asked them to be sensible in their fees and reduce them to get my business..
... "We never negotiate.... Give us your business was the reply."

I am impressed and positively surprised by the professionalism, work ethics, dedication to work and attitude of Shereen from this branch. I appreciate she didn't try to up-sell random properties, but once we discussed my requirements and what property I am looking for, she did a very good prep work in researching which properties would interest me. That way I did not waste my valuable time in seeing properties I am not interested in. As a matter of fact, the second property she arranged viewing for was the property I successfully made an offer on. Whole process was very quick and simple thanks to Shereen following up and helping whenever possible. If you are looking for property this is the person to work with, highly recommended!

If you every get in touch with Foxtons Willesden Green, ask for Aidan! Although we had very mixed experience of Foxtons, Aidan was always attentive, well-prepared and focused on finding us a perfect place! He did not rush us and allowed us to take things at our own pace. Also, many agents disregarded our preferences and sent us anything they wanted. However, Aidan always ensured that what he sent us fitted with our long list of requirements. Other than that, he's a great person and pleasure to spend time with.

We worked very closely with Abdus-Samad Kazmi on finding a new place. Abdus was very knowledgeable about the local area, types of buildings, and things to look out for. From the very get go he was extremely polite, highly professional, and very understanding of our requirements.
Abdus clearly has a knack for this line of work - after showing us three properties, he was able to figure out exactly the type of properties we liked. The properties he showed us were always exactly within our requirements (sometimes even went above what we had asked for!).
For anyone who is in search of property around the area, I would strongly (and very confidently) urge you to reach out to him and speak to him about your requirements.

Extremely unprofessional property management. My property manager is Michael Babalola. I’ve moved into a property on the 1/11/22 with my 9 month old baby. The property wasn’t inspected and everything was broken. Broken door bell, blinds, lights, extremely dirty carpets and windows. The most major issue is I have two leeks on the roof in the living room. One of them goes through the lamp. This is sooo dangerous.
I’ve been trying to get this resolved with Foxtons management team since Michael has been completely ignoring me - no one is able to help and they keep saying “we understand your concern, we will resolve this today and give you a call later on to update you”, and no one ever calls me back - I am the one that has to call every day and try to get some kind of update when they clearly don’t take my issues seriously. I have prepaid a year upfront and I feel like that is the reason why they don’t care so much about all the issues as I al helpless and I can’t really do anything.

Have moved into a flat on short let basis for 3 x months while we renovate our own home in Harlesden. The price on the website for the flat was £2400 PCM inclusive of all bills. When we contacted Foxtons, the price jumped on to be £3000 PCM overnight, and the excuse was that the lesser price was for longe term tenancy, which was not the case, the short term tenancy was on the advertisement for £2400. We took the flat regardless, as we needed something in the area until end of January. Having moved into the flat over the weekend, and returned from abroad with my kids, we have slept here since Monday. The kids bedroom's bed collapsed on night 2 of sleeping on this, and I have been trying to reach someone via email, phone and otherwise, but no one calls back, nor do they respond to any emails. Having just spoken to the letting person for this particular flat, Michael Babalola, I have mentioned that the collapsed bed is too dangerous to keep as my kids would climb and jump on it, and from the 20 minute conversation I've had with him, all he heard was the word "jump" so he can use this as an excuse to say we have broken the bed. What an absolutely shambles of an operation ran by whomever is in charge. Get someone to sort this Foxtons Willesden Green, or you will be invoiced for an AirBnB we will hire to sleep in while you provide safe furniture to use. You charge £3000 PCM for a tiny flat in Harlesden, shame on you for such absolutely shameless conduct.

Finding a flat in this rental market was nothing short of a nightmare until i met Robert at foxtons. He treated me with the most decency and kindness I’ve experienced since moving and truly went above and beyond to help me secure a property. If it wasn’t for him and the company I would surely still be stressed and on the hunt. I couldn’t recommend these guys more. If you need a place, skip the rightmove and Zoopla chaos and go right to them, you’ll thank yourself and them later. Ive never left a google review anywhere so I truly do mean what I say here. Can’t thank Robert enough and I absolutely love the space I live in.

5 stars is for the real estate agent, not necessarily Foxtons (have little experience with them). Aidan Scotte was an ideal real estate agent: personable, considerate and on the ball. He tailored property options to my requests, followed up soon about details I wanted to know, and spent as much time as I needed when inspecting. I didn't end up getting a property thru Foxtons because nothing suited but I wanted to recommend Aidan for any other first time buyers. Have dealt with other RE agents from other firms (even higher-end ones) and none have matched Aidan's service.

He showed us several properties, kept us in the loop when new properties came by and we found him to be very knowledgeable and open. Very disappointed with the service provided, better yet, NOT provided by them. I’ve trying to contact them for more than a week trying to get a confirmation, if they received my emails and my calls, for a week in different times and you still don’t answer?! And if you know that I’m missing one of the criteria’s to be able to rent the flat, instead of disappearing, you could reply with a email saying that I don’t meet the criteria. Now I’ve lost weeks waiting for a reply instead of looking for a better agency!! Don’t waste your time with this agency. I’ve heard complaints before, idk why I still tried it.

Were marketing a property for sale.
They got keys cut to my property without me knowing and didn’t tell me. I asked that no one enter my property when I wasn’t there (I thought this wouldn’t be a problem because as far as I knew, they didn’t have keys). They then entered my property when they thought I wasn’t in with no warning. The agents justification to my guest that he walked in on getting dressed was ‘i thought you weren’t in’. When this agent later came round to apologise (this was the first time I had personally ever met him in person) he gestured to himself and asked me if there was ‘just something about him I didn’t like’ which would justify why I was so angry about this. He never stated what personal characteristic he was implying I disliked but I was literally left speechless.
They do not read the notes on their own system or talk among themselves so I had to tell every individual sales agent that I spoke to the same thing over and over. Even though it was written on their own system.
I can’t get over how unprofessional and criminal these agents are. No wonder government is threatening to regulate the estate agent industry. Foxtons actually seem to think harrassment and trespass/ breaking and entering laws don’t apply to them.
Avoid this agency at all cost.

Having had under-whelming experience with other local agents, we couldn't be happier with the service we got from Oli and his sales team. After months of treading water elsewhere, they managed to get us as many quality viewings in the first week as others had in 3 months. If you've ever flat hunted in London you've certainly already experienced being excited about a flat with amazing pictures just to be deeply disappointed once the agent shows you the said flat in real life.
This is the total opposite case at Foxtons Willesden.

What a joke of a “property management company”. We dealt with their lack of professionalism for 6 month and that was enough.
We were tenant and they will gladly tell you that full management of the flat, which means according to them that we won’t need to interact with the landlord (which was oversea) and that everything will be sorted smoothly. Obviously, it’s a lie, as they don’t take any decision without the landlord confirmation (easy when the landlord is oversea…).
Then, we entered the flat which was in poor condition: not their fault apparently, the previous tenant didn’t let them access the flat and they couldn’t check the flat as an emergency cleaning was happening and the inventory as well. We had our boxes delivery planned, couldn’t enter the flat, but they keep the full rent and the full. It was the landlord responsibility apparently (the one oversea?). And we discovered at the same time, that when the agent said “every furniture you see is staying” while we visited the occupied flat included the content of the chest of drawers and the books on the shelves. She never mentioned they were the landlord’s goods.
Finally, we were imposed to leave before midday but still had to pay the full rent (remember we paid for the full day loss at the beginning)…
We raised the complaint through the process and dear Bruce Middleton forgot to let us know he was on annual leave, which means he will answer them only after his time off – and after we vacate the property – and eventually covered his team with more lies.
I’m looking forward to reading the inventory report of the flat we left in better condition than when we entered…

13 months ago we listed with Foxtons Willesden Green after our valuation with Oliver.
To be honest we had already listed with 4 other smaller agents initially having avoided Foxtons as they were so large. But once we listed we saw the difference in service and dedication from Oliver and his team.
Every agent was pleasant and relaxed to work with and wow did they get viewings booked! It was very impressive in the Brexit depressed market.
By January, Rebecca had found the "THE buyer" who she knew would sign in time. She was relentless in her efforts to get this sale and she did!
The thing about Foxtons is that they were always fun, friendly and easy to work with even when perhaps I was not. They worked SO hard and never gave up.
I am going to miss speaking to them.
We just moved into our new flat this week and without Oliver and Rebecca this would not have happened. (our new view attached)

Shocking service! At 12pm I received a text confirmation of a viewing at 7pm which was booked in 3 days prior. I left work early and as a courtesy call, rang the estate agent dealing with the viewing only to be told the viewing was canceled 1 hour before I was due to see the property. No call to cancel, no manners.

Unbelievable experience. They promise us a clean property but they gave us a flat totally infested by cockroaches, in a very bad conditions, unfit for human living. Even in the inventory check there is a pic with a cockroaches. I contacted Willesden Green Foxtons Agency to arrange a view and negotiate the renting of a flat I found on Zoopla: they offered to me the best service I've experienced so far in London (I changed at least 3 different flats and 4 agencies so far).
Homayun Yavari in particular was the agent taking care of my situation, and I should say he was extremely professional, honest, accurate and reliable.
It's true that their initial fees may be slightly more expensive than other agencies in London, but there are no hidden costs and they offer a much better service.

I tried using other agents in Harlesden who were charging only 1% but they were difficult to get hold of and didn't really fight for the sale. The other agents' marketing wasn't as good and my messages were always un-answered. Oliver Browne on the other hand at Foxtons did help me fight for the sale and paying the 2.5% Foxtons fee seems to make it worth it. Oliver was available 14/15/16hrs a day and would always reply when I needed an update. I have put my other property on again with him now and will hopefully continue using him. Selling a property is about nurturing the sale process. It is not easy with lots of problems along the way and you do need to pay to get a good service. OHC

Every other Estate Agent could learn from Foxtons in Willesden Green. They are by far one of the best agents we've dealt with. We had problem after problem with others, and it took nearly 2 years for us to sell our flat till Foxtons stepped in and took command. We were even having problems with our solicitors, and Foxtons advised us on who to use instead. That solicitor in turn gave us advice on who to use for writing a will. We still use both of the other companies to this day.
As soon as we started speaking with Brodie at Foxtons not only did our sale go through with ease, but we also tapped into a resource of professionals from all backgrounds that could help us in other ways. I genuinely don’t know what we would have done without him.

Since day 1 she has been warm, welcoming and fun to work with. She immediately understood our needs and what we were looking for even though, considering our budget and the type of property we had in mind, it was not an easy task. Nevertheless, by the time she took us to the fourth viewing we felt like we had found the perfect place. We are a bit picky and not easy to deal with when it comes to houses so you can understand our amazement when finally, after 2 weeks of viewings, Silvana showed us this place in 77 Walm Lane if I am not wrong.
Two days passed and we lost it on another offer. We were devastated because at the same time, a loft style flat through a private landlord came to our attention and we were really confused. Silvana met us again and just like the first time, she showed us a place even better than the one we had lost in Cricklewood (1 Richborough Road)
I don't know how she does it but it must have something to do with her contagious positive attitude. She listened very carefully to our opinions, she kept our moods up when we were losing all hopes thus showing us how much she cared. It never felt like the typical agent-customer relationship but more like a team work and she made the whole process smooth and enjoyable.
We have been living in London for 7 years and we do know very well the stress involved into finding a new property and this is why i can easily say that Silvan was by far the best agent I have ever came across. She gained our trust quickly and we loved every minute spent with her. It is a shame we didn't finalize an agreement with her in the end, but this is not her fault at all. We'd turn to Silvana in the future in a split of a second :) the thing is that our budget did not allow us to find a loft style apartment and we were considering a more standard flat. In the end, one came along through a private landlord and we went for it.
So thank you Silvana for your incredible help, support, smile and most of all your patience and willingness to always go the extra mile. We'll definitely look at the estate agent world in a different way from now on.

As a landlord, considering letting a property through Foxtons at Willesden Green you should be aware of their strengths and weaknesses. Make your decision accordingly.
Michael and his team will bust a gut to get viewings and will find you a tenant. However, you should take responsibility for vetting those candidates yourself before accepting Foxton's word on anything. Their business model is to get your money and disappear.
Do not allow them to manage the property on your behalf.
Do not allow them to collect the rent on your behalf (which they will try to do anyway and you'll have to badger them to hand it over, which will take a while).
Do not allow them to organise gas or electric safety certificates.
Do not allow them to perform an inventory on your behalf - it will be worthless.
Do not allow them to bank the deposit as neither you or your tenant are likely to ever see it again.
Follow these simple rules and you should emerge relatively unscathed from the experience.
