It's not just selling a house though, is it? Not in the case of Nick Moore and Ali Craske and colleagues; Assessment, off-market viewings and securing an offer are the basics - brilliantly and efficiently executed with superb communication. But it's once under offer that the real work starts. If you want an agent who is your partner, and importantly knows the 'who's who' of surveyors, mortgage brokers and solicitors, plus the many others who can assist - or get in the way - of a seamless transaction then you want Rampton Basely. This is where they really stood out by driving the transaction to a happy conclusion for seller and buyer. Drama? A little - to be expected. Crisis? Absolutely not. Because Rampton Basely isn't just another estate agent. It's a people agent too and that, in a high stakes transaction, is worth paying for.

Although this is my experience renting with them, it is relevant for buying.
This agency just throw apt on the market and doesn’t check basic hygiene (such as used water pipes all open next to the bedroom window, severe mould in the washing machine that is also not working properly after replacement of the rubber that was covered with mould), doesn’t check the landlords (mine has given keys to an unknown person against my will, and it took me a week of constant emailing to explain that I am going to at least need the ID of this unknown person), the extractor fan is releasing dust and tiny stones on the stove, the landlords in the building are not insuring shared areas are cleaned, the landlord also changed the time of the inventory appointment and was alone with the inventory person from this agency in the flat… resulting in an inventory I didn’t agreed with, and yet… the landlord tried to force it on me.
Apparently a “professional cleaning” from this agency was done; windows and blinds were obviously ignored, mould situation as well.
Before moving in and just after signing and paying, this letting agency “informed me of changes from the landlord on the tenancy agreement”, expecting me to sign without discussing. Imagine if it was a house you were buying….
The agency doesn’t care and find perfectly acceptable despite high pricing of flats.
Avoid them at all costs, even for buying.

Selling towards the end of the season, we were concerned about timing, but they managed to secure off-market sealed bids within about 10 days, which was truly phenomenal.
On the buying side, they were endlessly patient and remarkably thoughtful, helping us visualise the potential of our new home by showing us examples of similar developments. They even provided a few ‘napkin’ sketches of ideas, which really helped us imagine the possibilities. They had excellent details and photos up and running on web portals and as a brochure within days. The Bellevue team is enthusiastic, friendly, professional, approachable, responsive, communicative, reassuring and supportive. I am delighted to recommend Rampton Baseley and their team on Bellevue Rd as the best Estate Agents I have used (I have been fortunate to use them for both the sale of my current property, and purchase of my new property), from the very first discussions with Rupert and Bella, regarding the idea and possible timing of of selling up, down sizing and where might suit me best, Sam and Rupert finding the perfect property for me, to the whole of their superb sales team who reassured me and generated more interest in the property than I thought possible when everyone around was telling me the market was flat and I would never sell.
Dom who answered all my queries and kept in regular contact , as well as generating a swift sale for in excess of the asking price, deserves special mention for his exceptionally high standard and skills, but with the benefit of Ring Doorbell footage, I discovered that I was unexpectedly listening in to a number of the team visiting with potential buyers and they were all excellent and professional with great local knowledge.
Their ultimate skill was that at no point did I feel that I was just a commission or that they were more interested in pushing the sale, over helping me to make the right decisions at the right time for me. They have made selling feel a safe and happy experience, not adjectives usually applied to house sales.
