At the start of the tenancy, there were several issues to address, but these were resolved quickly and to a high standard. Whenever a problem arose, Chris took ownership and handled it promptly. I also want to acknowledge the several occasions Chris arranged for help maintaining the garden — this was incredibly helpful. The contractors he assigned were always friendly, skilled, and respectful of my home. The checkout process was also seamless. I highly recommend Chris and Truepenny’s if you're looking for a stress-free rental experience.

We’re lucky to have had Chris as our agent, as he excels in standing for landlords and exploiting tenants. I believe he always does a good job in this regard.
Firstly, the installation of the hobs was delayed for three months after we moved in, and requests for repairs—including blocked garden door locks, room closets, toilet bowls, and kitchen sinks—were not addressed.
Secondly, his harassment caused us significant mental distress and constant pressure, despite my emphasizing that I suffer from mental health issues.
Thirdly, we were forced to pay the second half of our rent over a month in advance, only to be evicted the next day after making the payment, which amounted to 15,000 pounds.
Lastly, the agency deducted rent without discussing it with us and delayed the refund of the excess for a month after we vacated the property. They also attempted to deduct almost our entire deposit.

The lettings team (Aimee and Michael) could not have been more helpful in finding us a property. They were so friendly throughout the whole process and didn’t feel like they were pressuring us or marketing heavily like some of the other agents we registered with which we really appreciated! I also noticed that when arranging viewings they were really firm on boundaries for current tenants rather than trying to get us in ASAP. Something we’ll appreciate in the future when we come to leave our property I’m sure!

Great experience selling through Truepennys Lordship Lane!
From beginning to end the team worked HARD on this transaction as we had two first time buyers pull out due to economic conditions. Despite this, Alex, Wallace and Connor were consistently on hand to offer guidance and support which was very much appreciated.
Communication was good and it was always easy to reach someone which makes all of the difference.

It has been an absolute nightmare dealing with Truepenny’s. My brother and I were looking to rent a place through this agency and the whole process from signing a tenancy confirmation to the reference checks was terribly stressful.
Firstly, despite agreeing on an amount for the rent, we were sent a tenancy confirmation letter to sign which was £50 more than what was confirmed. We spent days going back and forth where they tried to get more money out of us and when we refused and threatened to pull out, they accepted our initial offer. Pure greed.
Another hugely concerning fact was that despite us sending the holding deposit and finishing the referencing checks, we are informed the day before the move-in date that the landlord decided to remarket the place (while our holding deposit was with them!!). Communication was extremely poor throughout and no reasons were given at all for why that happened. Absolutely criminal. It really proves why estate agencies need to be regulated and kept on a leash.
I highly recommend avoiding this agency and renting through someone else. You have been warned.

They helped us negotiate the price, get the right people to do the surveys, etc. and we're truly thankful to them for their patience and professionalism.
Personally what I really like about Truepenny's is that they did not look the sale as a pure financial transaction and they stood along side us all along. Also when we finally purchased the property they were very kind to offer us their help to find builders and they even kindly accepted to keep our keys for us while different builders come and go.

We listed our flat and started looking for a new home late last summer…unaware we were just weeks away from this really turbulent phase for the housing market. I’m glad we were with Truepennies because - as a local independent - it was clear from the off that they had so much understanding of the area. They didn’t just list our flat, they helped us find our new one, too. Everyone in the Dulwich office is so friendly and helpful and they really listen to you, so they know exactly what you’re looking for. Our sale and purchase had some added layers of complexity and I have to say that it was all resolved amicably, largely thanks to Wallace’s uncanny negotiating skills. I strongly suspect birds in trees have to hold on tight when he walks by! They immediately thought of someone who they knew would love my house and the next day Alex came round to view the property ahead of time. He was very enthusiastic about our house and most definitely shared this with the perspective buyers. We got an asking-price offer within hours and didn't have to go on the market. They still followed up with photos and floorplans but we couldn't have been more delighted with the speed and professionalism everyone showed. We recently sold our house through Truepenny's.
They greatly helped us out at short notice. We were up against a deadline to sell and had started the process with another agent who unfortunately appeared to have unforgivable shortcomings.
The Truepenny's team, on the other hand, were consistently professional, competent, effective and pleasant.
The process wasn't without its challenges, as a first buyer pulled out due to funding issues. In the end though, we sold our house, over the asking price, in a challenging market. From accepting the second offer, to completion, was just over 6 weeks.

Sam El Jani has been my key property manager right from the beginning. The whole process has been extremely positive right from the beginning. I would caution against going with TruePenny’s. We experienced poor service from start to finish, a lack of compassion and very slow action. We moved in with several faults; broken chairs, fridge did not hold temperature, temperamental oven, unhinged toilet. The blinds snapped off the main living room and was not fixed for our entire tenancy.
Despite multiple correspondence on the fridge, this was not escalated and I spent lots of additional money as produce went off - no one cared. All in all, avoid! There were no rent reductions in spite of the numerous issues. Really awful and not the level of service you would expect for the rent.

Truepennys has exceeded my expectations at each and every step of the tenancy. They not only accommodated every single request I had, but also tried to help us move out earlier.
There were no shady attempts on our deposit at the checking out stage and it was refunded in full.

I had a very bad experience with these so-called property consultants with a lack of honesty and transparency from the start. The estate agent didn’t have a clue what he was talking about when he showed me around a property I was interested in and I found his and another agent's phone and email etiquette absent and at times rude and condescending. I decided to put forward an offer on the property as I liked it regardless, but I received mixed messages from these agents on my offer, each telling me different things about what the vendor wanted and making me question their ability and join-up as a business. I was then told my offer had been accepted and sent a memorandum of sale but then SILENCE. I had to repeatedly call them – they promised calls back which I never received and my emails went unanswered. I eventually had to find out from their lettings agent of all people that the seller had withdrawn. In my case, it seemed there was no trust or usual business-client relationship between Truepenny’s and the seller and no care from Truepenny’s as to how they treat buyers. Their incompetence caused stress and a difficult financial situation with my mortgage advisor and solicitor. I never received a call or email from Truepenny's following up on what was an absolutely shambolic experience. Having now read other reviews on here, I suspect they might have been lying about my offer being accepted all along.

You already agreed to return this money because you know the agency did not have the right to take it.

Also, I would welcome the opportunity to view /read the “good reviews” the other 2 tenants gave to your company.
I also expect the company to return the money deducted from the deposit for the professional cleaning unless a receipt from a cleaning company having that date can be provided.
I have reason to believe the agency is using this as an excuse to charge tenants at the end of the contract.
I remind you, the professional cleaning was not present at the beginning of the tenancy and the property was left in clean conditions, was no need for professional cleaning.
I also believe you post wrong information regarding the company.
Truepeny has 3 branches: Dulwich, Charlton and Greenwich, it is the same company, different branch and this the official site of the company.
All the above information are correct and I believe you do not have the reason to contact a solicitor as you worn me .

From the moment we stepped into their office in East Dulwich we were warmly welcomed by the M.D. Ryan. He kicked off the initial biding process for us and was brilliant at keeping us in the loop at every move. We were then handing over to Matt who took over the buying process with us.
We had a lot of issues with communication from our solicitors and Matt went above and beyond to consistently chase them daily to help us reach a tight completion deadline. He carried the whole process across the line for us when we thought we would be delayed. He is extremely professional and always so pleasant to deal with. I truly believe we wouldn’t be in our flat today without his hard work!

I want to share with you my experience with this company and leave you to decide if it is worth trusting them or not.
Me and 2 more people signed up for a 1 year contract and I was the lead tenant.
At the end of the 1 year contract, we were asked by Truepenny to pay the tax in order to renew the contract which we were happy to pay. We did not complain about the fact that the requested tax was bigger then what was written in the contract, we just paid and did not ask questions.
More then 2 months after paying the tax passed and we still did not receive the new contract, so we did not sign the new contract.
But out of the blue Truepenny informed us that the landlord changed his mind and under the section 21 we have to leave the property in 2 months time.
With section 21 the landlord by the law has to give you 2 months time in order for you as a tenant to be able to find a new place and move out.
Again, we did not ask any questions we just looked for new place to move and asked Truepenny if we could move out earlier then 2 months.
And here is when all the problems started!
We did not receive any answer from Truepenny, we called them, sent emails, call again but was impossible to talk with them!
Finally, we managed to receive a confirmation from a member of staff named Kim and based on this we signed the contract for a new property.
After 15 days since we were trying to contact them, we received an email from Truepenny in which they were informing us that the LANDLORD does not agree with our earlier move out because he will lose money on property and that the reason of answering late to our question was because the LANDLORD was abroad and COULD NOT be contacted.
Also, we were informed that the confirmation received from Kim can not be taking in consideration because she was just working THERE as PART TIME and she was not aware of the situation.
Here we started to became really angry about this situation and explained to them that we already signed a new contract based on a confirmation received from a Truepenny member of staff and we can not stay or pay longer then the date that was confirmed by their member of staff.
They started to send to us intimidating emails and force us to pay extra rent, moment in which we informed them that we prefer not to pay the extra rent and will ask the DEPOSITE company (as a third party) to look into this problem and decide if Truepenny has the right to claim this money.
And I had another surprise!!!!
Me, the lead tenant, I was removed (my name)from the deposite scheme, so I could not ask the deposite company to check and the extra rent was taken from the deposit without my approval.
Also, at the check out Truepenny charged us for professional cleaning even if professional cleaning was not done at the check in.
I confirm that the house was left in very clean conditions, I did not understand why they decided to charge us for professional cleaning and also they charged us for 20 light bulbs, yes, I typed correct, 20 lightbulbs.
I put a very short comment on Truepenny’s official site and the director of the company contacted me and insisted on remove it, in change he promised he will investigate.
After few weeks I was invited to a meeting with him and the director of Charlton branch which is the branch I had problems with.
They agreed to return the money they have taken for the extra rent but they did not want to return the money for professional cleaning which were also unfairly taken.
They also informed me that they are doing this as a favour!!!!!
I did not want to fight with them anymore, I just wanted to finish this !!!
The money were never returned!!!

Just completed the sale of my flat with Truepenny's this week and they were excellent. I've dealt with a lot of estate agents and have to rate them up there as one of the best I've come across in London.

We would of given more stars for overall experience, but our opinion changed upon moving out. First of all the viewing regarding new tenants was poorly organized. Agents lacked knowledge about property as well as they seem to forget to inform us about cancelled viewings or changed viewing times.
Secondly the return of the deposit was a complete pain. A lot of aspects of the contract was twisted so it woulnt look like a breach of contract. Moreover the member of agency who deal with our return of the deposit went on a holiday without letting us know prior nor passing around out case to a coleague therefore we did not receive any responce for 10 days meaning that giving another 4 days we could of went to a dispute, which none of us actually wanted. As well as we received large sums of charges without proper documentation.
Bevare that Truepennys hired cleaners are supper expensive, so better of hiring your own cleaners given there is no other option to clean the house yourself, however good you do it. Even thow there is a clause in the contract stating that you have a choice.
So overall the experience during the tenancy was good, but the check out procces ruined it all.

Dealt with Connor mostly who was extremely professional, he came back to me on all enquiries promptly and was always available. Even after completion he helped sort out outstanding issues in real time. Wallace did the negotiation and was very sensible in helping close the deal. Wallace took initiative in finding an architectural technician to draw the extension plans that were advertised with the property when the owner lost interest in pursuing that and negotiated the price off the agreed sale price. All in all great experience and highly recommended.

I moved my rental to Truepennys as I wasn't getting a very good service from another agency. I am glad I did, as it automatically felt more personal and Sophie was a great help. I then went on to sell, whereby Matthew and Albert were with me every (sometimes difficult) step of the way. I felt like they actually cared about my circumstances. Truepenny's was the estate agent for our rented property in Dulwich from 2012-2015. Both the check-in and check-out processes were very smooth and friendly, and while the check-out took a couple of weeks to successfully complete I was definitely more than happy with the process.
All in all I would say Truepenny's was the best estate agent I have ever used - our one main problem with the property, however, came from how long it took to properly resolve problems with the flat during our tenancy. As this was not a managed property by Truepenny's I cannot fault them too much for this, mind.

We sold our flat through Truepenny's and they were an absolute pleasure to deal with from start to finish. Ryan, the owner, is a very courteous chap and took pains to make sure we got exactly what we wanted in terms of photos, description and asking price; we felt expertly guided without ever being hustled into anything. The efficiency of their service is reflected in the fact that within forty-eight hours of going to market we had three viewings and had accepted an offer of the asking price.
All the staff with whom we dealt at Truepenny's were excellent (Liz and Albert) but special mention must go to Matthew Wedlake who handled the bulk of the sale. He kept us instantly up to date with all developments and even on days nothing was happening he would check in to see if there was anything he could do. Through absolutely no fault of Truepenny's our chain became something of a nightmare; Matthew worked very hard to hold everything together, constantly checking with solicitors and other agents and reporting back immediately. I honestly believe that without his hard work we would not have reached completion.
If you're selling or looking for a property in their catchment area I strongly advise considering using Truepenny's, you will definitely be in safe and expert hands.

Moving in without any problems.
However, the management of the property is one of the worst which I have ever seen. It took ages to repair anything. Felt like a total pushover. Some serious issues which resulted in one of our flatmates health problems haven't been dealt with for a month. As the problem returned later on no one seem to bother. Also, the worst check-out procedure I have ever experienced. Took a lot of time before anyone bother to contact us regarding deposit, issues with the property etc.

Really bad experience !
We viewed a flat with one of their agents, Alberto. We put an offer in and Alberto told us that the offer got accepted. One week before we were supposed to move in we found out it was all a lie. He repeatedly told us that we had definitely secured the flat and one week before we were supposed to move in he told us that someone else was moving in. We managed to track down the land lady and she told us that she hadn't even heard of our offer ! This had a snowball effect as three people were left homeless because of this.
AVOID AT ALL COSTS !!
