Initially recommended by a family member, we were hesitant to use an East Lothian solicitor but our early concerns were satisfactorily addressed by Edward Danks. On the marketing side, Angela and Lorna were always on hand to advise and react and latterly Sharon went above and beyond when addressing last minute glitches.

Even with a sale fall through and having to go back on the market, they helped ease the upset of what was a really upsetting time, found me a new buyer and completed 6 weeks later. Cannot fault their service, Caitlin Meaney was my negotiator and made me feel like nothing was too much trouble and gave fantastic advice / came across very knowledgeable on the market for the area and time I was selling. Would 100% recommend Warners, and have already done so to a few also looking to sell. I met with around 4 estate agencies total and Warners were the clear choice from the start. Thanks so much for all your help! We now have sold our flat and purchased our forever family home and couldn’t have done it without your help.

Our offer was submitted and accepted within just two hours, and we moved into our new home within six weeks without any issues. We had countless questions as first-time buyers, but every one of them was answered promptly and thoroughly. 10th Oct 2019 (4 years ago)I've recently made my will and power of attorney, I've now lost count of how many times I've had to go in to the (Haddington) office as they keep on getting names and addresses wrong. Told them numerous times but clearly not paying attention to detail.
3rd Nov 2023 (8 mo. ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.

The North Berwick team were always responsive and friendly, and above all professional. They know their business.
