We particularly valued the ease with which we were able to contact Carolyn and Karin, who gave a level of personal service which was second to none. Their experience and knowledge of the local housing market helped us through the process of selling our house in Linlithgow.

6th Feb 2023 (2 years ago)If it was possible, I'd have given Abbey Forth zero stars. Here's my experience with them: The place I rented from Abbey Forth had not been cleaned when I moved in. It was in a disgusting state with several broken fixtures. I took many photos and informed them that, because I was having to clean my new flat, I wouldn't be paying for the place to be professionally cleaned when I moved out. Throughout my year at the property, they were unprofessional and unhelpful when other problems arose: trying to charge me for boiler repairs (a boiler which was leaking on day 1), failing to resolve a drainage issue outside the kitchen door and, worst of all, falling to resolve an infestation of slugs in the kitchen - an obvious health hazard. When I moved out, they unsurprisingly tried to deduct £190 from my deposit for cleaning. I successfully disputed this charge with the deposit scheme, using the pictures and emails I'd sent them over the length of the tenancy. The deposit scheme found that, as the property was not cleaned to a good condition for the start of the tenancy, that I should only having to pay £60 In summary: Abbey Forth is the worst estate agent I've ever used. Rude staff and a general ethos of trying to squeeze money out of tenants for as little effort as possible. Only sign up with them if you are desperate and have no other options. If this is the case, then please make sure you document everything for inevitable struggle to get your deposit back
9th Jun 2019 (5 years ago)Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.

Zara was extremely helpful and made sure everything was explained very clearly. She took the time to gain an understanding of our needs and wishes and completed the work very efficiently and in good time. We will certainly make use of Stewart Watt and Co for our future legal services needs - highly reccomended.

(2 reviews)21st Sep 2022 (2 years ago)Used them as our solicitors when buying a house. Would not recommend, the guy was on holiday a lot and took a while to get back to us. No real sense of urgency.i can live with that. They knew we were foreigner's and failed in their duty of care to inform us that you can claim certain things in Scotland when sold a place if they are not in working order. Yes I had to renovate the property but this could have potentially saved me a lot of money. At the very least they failed to disclose this information which was incompetence on their end. The only reason I knew about this was because when we sold the house the buyer tried to take the mick and claim stuff under this rule that fell outside of it and I had to research it. We had no mention of this from the firm which they really should have told us about considering we were paying them and all.

7th Dec 2024 (23 weeks ago)Shocked Landlord Mavor advocated for an unsuitable tenant as opposed to carrying out proper vetting. After fourteen months of unpaid rent, I discovered that the tenant's application form contained several very unsettling anomalies. If I'd seen these at the time I would have asked questions about the applicant's ability to abide by a tenancy agreement, however Mavor & Co maintain such anomalies are completely irrelevant. They did not question the applicant or inform me. There was also an excellent, five star tenant reference - from a parent. They emailed that the references checked out "fine". They did not consider securing a guarantor. As of July 2024 they argued that tenant references from parents are acceptable. Mavor & Co put me in breach of regulations, making me vulnerable to complaints and fines. The deposit was submitted late; the Prescribed Information was not delivered (Callum wasn't sure what that was) and there was a week without a gas safety certificate, all of which they didn't seem to notice. They were so resistant to providing information, such as inspection reports or copies of safety certificates, that early visible breaches of the TA were missed, and, when they failed to have the portable appliances tested, it was over a year before I suspected they hadn't obtained the required PAT certificate. They had assured me it was done. The following year's PAT was very overdue and repeatedly delayed without explanation. Emails revealed that their understanding of my, and their, obligations was incorrect. I had to complain on an explicitly formal basis to get acknowledgement that they had not obtained a PAT certificate as instructed. There was no explanation for not properly attending to many requests for a copy. It took five long months for Mavor & Co to apply to the FTT for access. Several clauses of the Letting Agent Code of Practice had been breached. In the absence of remorse I reported these failings to the FTT. Immediately before I was to present the evidence to the court, Ms Mavor reluctantly agreed to provide compensation of a fraction of what I lost. She explained it was to end the stress for her manager.

At one stage we had a buyer pull out and Debbie managed to get it back on the market and sold very quickly. It turned what could have been a very stressful experience in to a much simpler process. We always felt that Debbie was available when required, covered things we hadn't even considered, and kept everything moving and on track in a way that I don't think I'd have been confident on a chain estate agent doing. It was a very personal touch, and we're very grateful to Debbie for all the work she put in. I'll definitely pass her name on to anyone I know who is looking to sell.

We achieved a higher price than I thought possible and she exceeded all of my expectations. As a first time seller I was apprehensive about the process and worried about it being difficult but Karen made the process so easy and smooth from start to finish.
