I'd had a bad time due to some poor choice of business partners prior to renting with Pockocks, I had bad credit and was not in a stable position. They took a chance on me and I've been very grateful ever since. Fee's were pretty standard but since moving in I've never been charged fees for renewal or even when I locked myself out and had to get the lock drilled out. Only problem I've ever had was rectified in under 24 hours. Overall; I'd thoroughly recommend them as letting agents.

This company seems entirely focussed on the landlord as its primary client & has an appalling attitude towards tenants!!!
Despite living in a property for three years with no missed rent payments & no problems on any of the property inspections they keep forcing me to sign new fixed term contracts because "otherwise I can just move out with only one months notice & that doesn't provide the landlord with any peace of mind".
I could also be liable for other large & unspecified costs under their "Surrender of the tenancy by the tenant" clause. "Strictly with the landlord or his agents prior written consent and subject to certain conditions that may include the landlords reasonable costs associated with re-letting of the premises, the tenant might be allowed to surrender or give up this tenancy before it could otherwise lawfully be ended".
This seems to suggest that if my circumstances change & I ever want to move out I can potentially be liable to pay rent for the remainder of the fixed term regardless of whether I am living there unless I get written permission from the landlord that I can end the contract early. So after three years if I have to move I may end up with an £8k bill. I could also be liable with a whole range of completely unspecified costs associated with re-letting the property. But as long as the landlord has peace of mind about their income!
In my latest fixed term contract they have also added a clause that I am liable to pay a check out fee but have not made clear what that checkout fee includes or how much it will be. Once again this means I could be liable for unknown sums just because I want to move out!
In addition, despite never raising any issues with any property inspections in three years they keep saying they need to do a property inspection four times a year (every three months). When I say taking that amount of time off work causes problems with my employer they said "that's ok, we can let ourselves in without you" when I said I wasn't comfortable having a stranger let themselves in unaccompanied they said "it's not like it's your property". No, but they are my belongings & I do have a right to some privacy, just not according to Pockocs.
Don't make the same mistake I did. Do not rent from this company.
