12th Apr 2024 (15 weeks ago)The only quality agents in Bookham and only ones I would recommend if you want to sell. Angela and Nick were exceptional with many years experience between them which meant I trusted their opinions and views, I felt in good hands. They were honest, friendly and had integrity which were not normally words associated with estate agents. I’ve had experience of all agents on Bookham high street but it was only Angela and Nick who really took time to understand my position, listen, advice and stay in contact even if there wasn’t much of an update. They went above and beyond providing helpful guidance and advice when there were hiccups and quite crucially helping communicate between parties when things weren’t moving as quickly as desired - most agents don’t do this and pass it off to sales progressors. I have particularly valued having a relationship with Nick and Angela from start to finish which separates Huggins from the bigger chains. Maintaining relationship and contact between vendor and buyer is the difference between selling and not selling both did this exceptionally well. Special mention to Angela who gave me a lot of her time when things got stressful but they both had patience of saints. Nick and Angela would be my first choice for selling again and highly recommend to others.

12th Jun 2024 (6 weeks ago)“Pile them high and sell them cheap” If you know the phrase “Pile them high and sell them cheap” you will understand how Burn and Warne work. They boast of selling more properties than any other estate agent in Sutton, though their statistics show that they tend to sell below asking price. I did worry a little about this figure, when we signed up with them to sell our flat, and I made it clear that we were not looking for a quick sale but had plenty of time to find the right buyer. The lady we first dealt with assured us that they were “working for us” and would go to great lengths to match us up with the right buyer. She seemed to have a good knowledge of the local market, and was keen to tell us what a good negotiator she was, so we signed up. In the event, that was almost the last we heard from her, she did not answer any of my emails, and left any negotiating that was to be done, to the people in the sales office. We had a few viewings of the flat in the first couple of weeks, but as soon as an offer was made by a potential buyer, albeit £15,000 below the suggested price, we were being badgered to accept it. They seemed desperate to make a sale, whether the price was what we wanted or not. We were eventually persuaded to accept an offer £10,000 below the price we were asking, only to have the “buyer” come back a few weeks later asking us to knock a *further* £25,000 off the agreed price. We refused that offer, withdrew the flat from the market, and parted company with B&W. So much for matching us up with the right buyer! In a subsequent telephone conversation with the (somewhat desperate sounding) company owner, I was told that the lady we thought we were dealing with was a valuer, and had nothing to do with negotiating with buyers! 15th May 2024 (10 weeks ago)I have just completed a house sale with Christies, Banstead and have been very impressed with the service received. With a very prompt start, we had an accepted offer within a few days. The buyer was looked after through the buying process to keep them happy, and we were kept informed of progress at all times. Overall, an excellent service!
2nd Jul 2024 (25 days ago)Had a strangely bad experience as a new Landlord. Got told that my expected rental is unreasonable. My expectations we based on rentals in my area but they said the listings from competitors and what the other rentals are saying is all not genuine. Also was told that my house has lost value [without any checks] in last 6 years even though my neighbours sold theirs at 15% appreciation last and 2 houses in my area are on sale at similar prices. I doubt their 5Star reviews. So, moving on to a professional agency.

10th Oct 2023 (9 mo. ago)From a landmark buildings perspective of East Grinstead this is one of the outstanding gems of architectural heritage. A simply beautiful building. I've often looked at the wonderful construction. And wondered its history. I used to do dowsing as a hobby years ago and marvelled at the apparent fact of all the underground catacombs and tunnels - of which there are many - seem for some reason to make for under this impressive old building.

18th Mar 2024 (19 weeks ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!
