Found the person highly predatory in charging bogus expenditures to deduct deposit (eg indentation on carpets left due to keeping furniture) in an attempt to try to allocate landlord’s discretionary expenditure to tenants (which as a matter of fact arrived after 50+ days since tenancy ended after multiple requests to return deposit). Have challenged it through ombudsman, but did not expect this predatory behaviour from an agency of such good reputation.

Sam genuinely cared about making sure everything went smoothly and was always available to assist with any questions or concerns I had. His dedication and attention to detail really made the entire process stress-free. I highly recommend him to anyone looking for a reliable, professional, and thoughtful agent!

16th Oct 2024 (6 mo. ago)We were very happy with Compton Reeback, who managed our flat when it was rented out and then handled the sale. They were efficient and responsive managing the rental and our tenants spoke highly of them. For the sale, they found a buyer at close to asking almost immediately on instructions and Julian managed the process from there very well. I wouldn't hesitate to recommend.

10th Feb 2025 (13 weeks ago)I had a 3 year tenancy agreement (on a rolling basis) with Rochester Place, for property in Kentish Town and they have been very helpful from the beginning to the end. It is a very friendly professional team who would go out of their way to support their tenants. I remember, even on a weekend evening when a new tenant on the top floor had an issue with Key someone came to help. All issues were dealt with reasonably well and fast coordinating between landlords and maintenance teams. There wad hassel with my deposit return and even todate I still include Rochester place as my rental reference and they have been always supportive. From many of my friends I heard lots of negative feedback on London rental market, yet Rochester Place is one of those exception with their excellent service.

21st Sep 2024 (7 mo. ago)I just rented an apartment in Golders Green through Peppiatt. Nick Kyriacou was my lettings agent. He was super professional in arranging the viewing, providing information about the property and life in the area as well. Nick went above and beyond to ensure that i got the best deal whilst also considering the landlord’s interest as well and creating a win-win scenario for both parties. Throughout the process, he was always available and easy to reach and made me feel truly comfortable. I was under pressure to find a new flat and i also didnt want to negotiate on my must-haves, i believe Nick was instrumental in helping with this and i’m truly grateful. Great thing they will also be managing the property so i am hopeful to seeing same level of service with the property management team as well. Nick has set the bar really high! Thank you CHP!!

14th Oct 2024 (6 mo. ago)After an initially bumpy start with a staff member who thankfully moved on, the team at Portico (including the new manager Federico, supported by Magdalena and Gareth) pulled out all the stops to get me a great price and steward the sale through. I cannot thank them enough. Great team. Would thoroughly recommend them.

Tommy, who currently manages the property for my landlord, was always very helpful and always polite. And if anything needed doing in the property, he would always get it sorted. A very polite young man and very professional. We kept the flat in excellent condition and have had no issues in receiving The deposit back. So I’m pleased to say we had no issues with this Estate Agent very happy.

18th Mar 2024 (1 year ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

He is knowledgeable & in touch with the market in St Johns Wood. His advice together with the skills of his team in negotiation helped pull through the sale.
