A special thank you to Katie, the Manager, whose professionalism and clear advice really stood out from the start. Her guidance genuinely saved me money compared with the suggestions I received from some other Emsworth agents, who were far less professional. Julie did an absolutely fantastic job progressing the sale. She was proactive, efficient, and always kept me informed, which made the whole process so much smoother and far less stressful. Thanks also to Joe for his support during the process. The whole team provided exceptional service — always proactive, communicative, and genuinely committed to getting the best outcome for me. It’s rare to find an estate agent that combines professionalism, enthusiasm and integrity so well. If you’re selling in Emsworth or the surrounding area, I wouldn’t hesitate to recommend Cubitt & West.

Difficult to know if we are just unfortunate as it’s not a particularly good time to sell or was it poor performance from estate agents . Other similar houses on our estate have sold STC in the same duration

23rd Dec 2025 (19 weeks ago)???? AVOID THIS PLACE LIKE THE PLAGUE. MORE RED FLAGS THAN CHINA. ???????? ???? I specifically asked Wayne if the property we were looking at had damp, which he said it did not. I have since learned that the flat was already a subject to a case with the Environmental Health (and so is once again). Wayne had no qualms lying to me about this, knowing I am Autistic and was specifically moving out of a property due to damp, costing me thousands to be in the same situation. **Further to your reply- That is also a lie. We can all see there is another one star review on here. This just reaffirms the fact that you are comfortable with lying, despite the clear and present facts on display in the photos. The public can decide for themselves. AVOID AVOID AVOID AVOID ????????????????????????

Poor at showing people around- I have cameras and heard a few remarks from the agent that were inaccurate and likely to put people off. Poor during initial conversation- making promises that were immediately broken about a house we loved that they were marketing. Also failed to carry out basic information gathering that we have later discovered is a legal requirement.

He is very knowledgeable about the local area and was quick to answer any questions we had. Nothing is too much trouble and he will go above and beyond to make sure everything runs smoothly.

18th Dec 2025 (20 weeks ago)This agency gives me rather dubious vibes. There are no Google reviews, and the only review I’ve been able to find mirrors my experience exactly. We have been attempting to arrange a viewing for over a week. When they eventually responded, it was via a late-evening text message suggesting a Sunday viewing at a very specific time, with no alternative offered. I’ve never previously encountered Sunday viewings, but more concerning was the complete lack of flexibility or willingness to accommodate. As a prospective buyer, this has been enough to put me off the property altogether, as I can only assume the process would be equally difficult further down the line.
