17th Sep 2026 (0 days ago)We had ongoing issues with the honesty and support we received from this agency during our purchase. Our independently arranged snagging inspector had a failed visit because the developer forgot the appointment and the property wasn't ready. We were charged £399 by the inspector, in line with his standard terms for a missed visit. Rather than holding the developer accountable, a staff member phoned our inspector and questioned his honesty about how the booking was made. The inspector later told us this in writing himself, describing it as "concerning." Only after he pushed back with a clear account of events did the agency admit in writing that we "certainly shouldn't be charged for a service that wasn't carried out," but no resolution was actually offered. Separately, when we queried being asked to cover the developer's solicitor's fees, our own solicitor had already explained the general process to us. Our concern was that the developer wasn't following up as agreed to justify the specific charge. Despite this, we were told the agency was "surprised our solicitor hadn't explained it", which wasn't accurate, since it had been explained. Our actual query was never properly addressed. Our experience was that when we raised legitimate concerns, the agency's instinct was to defend the developer rather than engage honestly with what we were telling them.

4th Sep 2026 (13 days ago)I used Hawkesford James to sell my property and couldn't have asked for a better experience. From the start they priced the property realistically, which I'm sure is a big part of why it sold as smoothly as it did. Communication was excellent throughout - I was kept updated at every stage and never had to chase for information. The whole team were helpful, professional and easy to deal with. Would happily recommend them to anyone selling in the area

Unfortunately we didn’t secure a sale but I honestly don’t believe this was because of the estate agents, just bad timing. Would I use Kent’s again? Yes I would!

2nd Sep 2026 (15 days ago)First time me and my wife are renting a property, Alfie was outstanding! Very informative, helpful and made the whole process so direct and smooth. Generally put all the worries or typical concerns to rest with being so understanding and clear.<br>Cant fault anything, even once moved in he is still very proactive and helpful making sure everything is sorted.<br>Honestly recommend Wards of Sittingbourne to anyone who is looking for their next home or first home, and if you in need of a rental or letting then definitely ask for Alfie!<br>Thanks again for all your help and hard work, will of course be using your service again on our future moves

31st Aug 2026 (17 days ago)Would appear the house was over valued by the estate agent so setting wrong expectations about what price could be achieved. Minimal viewings Person showing the house (not the exp lead) arrived at the same time as the potential buyers so house wasn’t opened up or displayed to best advantage No communication from the estate agent I would not use exp again. Very disappointed.

They asked me questions other agents forgot, very impressed! and than having Harry come around to value my home, he was meticulous and on point, he talked through prices showed me the square footage and spent the time to measure. I will be selling my home through your move when ready. Thanks for your help.
