I would strongly discourage engaging with this particular agency. Despite initially satisfactory conditions, issues arose after signing the contract and making payment for a 4-bedroom house. Extensive refurbishment work was still ongoing when we moved in. This exposed us to prolonged periods of living in dusty conditions, with tools scattered throughout the master bedroom and other communal areas in the house. During both viewings before we made the offer, we informed our agent, Josim, that a fourth individual would be joining us in a few months. Josim had no objections and even suggested converting the living room into a bedroom as it was much bigger than the 4th bedroom (as we later found out 4th bedroom is only suitable for the child under 10yrs old). We were also not made aware that the house had a House of Multiple Occupancy (HMO) license that only allows three tenants at the property. As a result, we are now bound by a two-year contract and are unable to include our friend as a tenant. When we reported this issue to the agency, Daniel Bickerdike, the Area Lettings Manager, responded by stating that Josim does not recall such a conversation and dismissed the possibility altogether. Then in April, we contacted the branch to include my partner as an occupier. Peter Petrov (lettings manager) informed us that a new tenancy agreement would be necessary, at a cost of £300 for the landlady, excluding VAT and referencing fees. During our correspondence, Peter also inquired if we would be open to covering these expenses, citing the landlady's significant refurbishment costs and suggesting she may consider reducing her financial burden. This request is in direct violation of the Tenant Fees Act implemented in 2019, further highlighting the agency's incompetence. On June 24th, Peter left a voicemail claiming that he had received a response from the council and would add my husband to the contract within two weeks. However, four months have passed with no resolution to this matter. Additionally, the property management team has been unhelpful. When we discovered a severely deteriorated washing machine upon moving in, we provided photographic evidence to our property manager and requested a replacement. Instead of addressing the issue, she merely directed us to cleaning products as a solution. Regardless of the possibility of developing skin diseases from a mouldy machine, as long as it functions properly, it is deemed suitable for use according to her.
Overall, the past four months have been highly distressing, leading us to file an official complaint and await a response. I strongly advise prospective tenants or landlords seeking their services to consider alternative agencies.

Appalling Experience
I am compelled to share my extremely disappointing experience with Barnard Marcus Streatham by leaving this 1-star review. The events that unfolded during my tenancy with this agency have been appalling, prompting me to caution potential clients.
During a recent vacation, my rented flat became the target of a burglary orchestrated during house viewings organised by Barnard Marcus Streatham. The lack of communication regarding these viewings, coupled with the unprofessional conduct of their staff, has been profoundly distressing.
The senior manager, Bernardo Reggi, completely disregards tenant rights and safety. Despite explicit requests for communication via email due to work commitments, persistent phone calls disrupted our lives. Additionally, the failure to report the burglary during a viewing and the subsequent conflicting statements provided to the police only added to the chaos.
My attempt to address these issues during a visit to their office was met with aggression and unprofessional behaviour from Mr. Reggi. Instead of empathy and resolution, I experienced hostility.
In light of these incidents, I implore potential clients to be cautious when considering Barnard Marcus Streatham for their property needs. The lack of security measures during viewings, miscommunication and unprofessional conduct of their staff are serious red flags.
Moreover, after the property was burgled, they refused to provide the landlord’s contact details, as Bernardo Reggi (Senior Manager) claimed that the landlord "doesn’t have time for people like us" since he owns multiple properties around the area and doesn’t want to waste his time on us.
I sincerely hope that this review serves as a warning and encourages the agency to take immediate action to rectify their shortcomings and ensure their clients' safety, security, and well-being. Finally, I want to warn everyone that the 5 star reviews you see on here are from the estate agents keep begging the people to leave reviews after they signed the papers as they asked me around 5 times when I signed with them. Therefore, it doesn’t truly reflect their professionalism at all.

I tried to move house, unsuccessfully, with different estate agencies, in the last 2 years.
I saw a flat on Rightmove Tuesday. Then we called the estate agency and set an appointment for viewing, with Bernardo, Wednesday, we like the flat and Bernardo liked us. Until next Tuesday we were checked and approved to be the next tenants.

They do not do due diligence with potential tenants, they will high pressure you to take a tenant, even when you have some doubts. Then, when you ask for information to help prove a fraud, they ignore your emails. Fake tenants who then sublet is a big danger in London. If they have found you a tenant, please do your own independent checks. Do not rely on their services and credit checks on self employed people are not enough.

After our offer was accepted it took us ages to sign the contract and when the first version of the contract was sent to us the tenancy period was wrong.
During almost one month we have been asking for the contract so that we could read it and sign it, but we only manage to get it 5 days before the move.
The process of deducting money from our account to remove the property from the market was quite fast, we even paid without having read or signed the contract don't think this would be the normal procedure.
We moved 10 days ago. When we came in the house it was filthy, carpets were not clean, kitchen ceiling was yellow from fat, furniture was left by the previous tenant, etc...
We sent emails reporting these issues and after ten days waiting. No reply...
Up until now we didn't receive the inventory of the house.
So, I would say that they haven’t been very professional with us.
It would be good if you could reduce your response time and at least provide dates on when we may expect to receive answers from the questions, we tenants raise.

Update 1:
I am trying to get released from a tenancy agreement, we already have the new person, but I asked to start the process and nothing happens. I call the branch and there is no one who can deal with lettings there! Completely unbelievable... Barnard Marcus Streatham worst branch ever...

Bernardo Reggi was the most amazing guy to deal with when letting out my property!! Nothing was too much trouble, alway there at the end of the phone and sorted out everything I needed to when having to get electricity metre readings and gas sorted etc... May I just start with saying my experience with 'Bernard Marcus Estate Agent' was the best so far and I would highly recommend, although I didn't find the perfect property the customer service I received was marvellous. The first call I made was picked up by Kemar I believe, who was amazing and helpful yet honest and straight forward. He booked a viewing in that day and offered another property to view which was a bonus. Met Bernardo at one of the properties who was so lovely it was honestly a dream to negotiate with. Both extremely professional, helpful and polite. Competent and efficient service.

Poor experience selling through them. There are a couple of people in the team who are wonderful but this does not make up for the overall experience and incompetence that caused unnecessary delays, stress and extra costs. I do not recommend them as an estate agent to sell your home through unless you want lot of hassle.

She made the whole process feel very un-pressured, whilst still following up with us regularly and listening carefully to what we were looking for - getting us in to view properties early when they came on the market. She was really patient with us being very picky customers and her whole approach made us wish we had found the perfect property through BM, as it would have been nice to know she would have had commission from a sale to us.

Wouldn't recommend AT ALL. My friend and I did an offer for one of their properties for rent. After few days the offer got accepted. Then the referencing process started and it took FOREVER. Never once we were updated on the developments of the process! We wrote plenty email ( maybe just one of them got an answer)and called the agency numerous times ( it's super hard to get through letting, they take your number and never call back).
Finally, the landlord decided to proceed the tenancy with an other agency (apparently with cheaper fees) and we remained empty handed! I understand this might not be entirely dependent on the agency but it won't change my opinion about Barnard Marcus Streatham! Very unprofessional and UNRELIABLE!
The only quick process was the one of deducting money from our account to remove the ad of the property from their website. Of course we still waiting for the money to be refunded (and of course we haven't been told when the money will be refunded....).

Tried to rope me into a 3 year contract, and pay them over 7 grand, just to find a tenant. When I spoke to the tenants they did the same to them.
Told me that the tenant had all their own furniture, I throw out furniture. When I spoke with tenants they had bought furniture as the agent had said no furniture included. The property came with parking space, the agent told the tenant it would cost them extra. They charged the tenant £1000, plus referencing at £180 per person (there was 4 of them).
On the day of the move they still had not sent me contact details, info to fill out my tenancy, or info on their reference checks

This get 1 star for just being there. What a waste of time. This business has deteriated rapidly in the last 20 years. Extremely unprofessional service. A dysfunctional estate agent branch. Please can someone in the head office take control of the staff in the Streatham branch. Staff do not know how to communicate with potential vendors. Staff cannot coordinate appointments. A photographer turned up at my door unannounced to take pictures. Really a shambles. So unfortunate that I was looking for a local estate agent however I have to go elsewhere.

We've been with BM for almost a year and unfortunately they have failed to sell our property. We've had a mixed experience with them in what is clearly a tough market. Their communication was very poor and took a lot of complaining from me before we received a weekly email and timely post-viewing reports. They did eventually achieve a low offer after 5 months on the market. They were helpful in trying to push the transaction through as quickly as possible, and it was not their fault that the transaction was aborted by the buyers. However, since that fell through their efforts have been underwhelming at best. They proposed a "relaunch" of the property online on Boxing Day, but this never happened due to what they admitted was their own oversight. They also confirmed they are unable to offer concrete statistics or insights - so, if they recommend a strategy to you, this will be the result of a hunch or anecdotal feedback, rather than data showing what works. They are a nice team, but 11 months in I think they just want us off their books. I would not work with them or another branch of BM again.

We originally bought our flat in Streatham through BM back in 2013. We were pleased with the service we received then so chose to use them again when it came to selling. James and his whole team (Michael, Nicholas and others) were professional and friendly throughout. The sale was not straightforward as our seller was very slow to respond to enquiries from our solicitor which delayed progress considerably. We have recently sold our house in Abercairn Road, James Byrne and his team were great. Really professional, polite and attentive.
We live in north Devon and were obviously selling a property in Streatham Vale but the sale went through with no hassle, regardless of the distance away we were. They dealt with viewings and anything and everything afterwards with out us ever being there.
When we received and accepted an offer of sale, James optimistically suggested that we would complete the sale in 28 days - which we did! - this was through he and his team continually pushing things along!!

From the moment we met James and the team we knew they would be the right agents for us. They were honest and professional and tried to get us the highest price possible while being realistic about the state of the market. We sold in under three weeks and they generated a lot of viewings in that short space of time.
We had originally considered an online agent but have been totally convinced that the service we got from Bernard Marcus more than made up for the slightly higher cost premium. Having an agent that was really invested in our sale made all the difference for us. We honestly believe it led to us getting a bit more money for our property than we would have got online while helping the whole process move along smoothly.

Organised to see five properties through Michael in sales, only to be left a mysterious voicemail saying that they had all become unavailable. Not only was this voicemail left two hours before the viewings were supposed to happen, it was the only attempt made to contact me. Unprofessional at best.
