0 stars should be an option. Horrible agency managing rental properties. 2 months since initial complaint and nothing done about fly tipping onto my land from the property they manage. Previous tenant also told me it took them ages to fix the boiler in winter time whilst they had no hot water or heating. Only responsive when it benefits them. Also, their complaints process is to send a letter in 21st century. Guaranteed only so they can say they never got it! Picture of the mess they refuse to take care of attached

I’m currently renting a property through Belvoir, and honestly, it’s been a nightmare. From the moment I moved in, it’s been one issue after another. The worst part, though, has been dealing with Lauren in the office. Every time I’ve reported a problem, instead of actually helping, she makes things ten times harder. It’s like she goes out of her way to create delays and make everything more complicated.
To be honest, I’m scared to even use my real name here because Lauren has made my life so difficult just for speaking up. I feel like if I say anything more, it’ll just get worse. I’ve never experienced this kind of stress just trying to get basic issues fixed in a property.
If you’re thinking of renting through Belvoir, especially if you have to deal with Lauren, I’d seriously recommend thinking twice. It’s just not worth the headache. While Lauren and Rebecca may come across as kind and professional at first, trust me, as soon as any difficult issues come up—especially if the landlord doesn’t want to spend money—they’ll work together to manipulate the situation to suit themselves. They’ll lie, make excuses all day long.
The photo attached isn't damp coming through the wall, apparently it’s because I don’t open my windows enough ???? because I’m at work all day 5 days a week ????. That’s Belvoir’s language. In normal terms, that translates to "The landlord doesn’t want to pay to investigate." This is just one of the many excuses I’ve had to deal with during my tenancy with Belvoir.

My friends and I have rented properties in Morley through Belvoir for many years, and unfortunately, their service consistently leaves much to be desired. While they do eventually get the job done, the process is often frustrating and inefficient. The office staff seem disorganized and inexperienced, particularly when it comes to handling maintenance issues. They frequently arrange multiple visits from tradespeople just to save a few pennies, wasting both time and effort.
Communication is a persistent issue. Whenever I’ve dealt with the office staff, they initially present themselves as polite and professional, but when a problem arises that requires extra attention or falls outside the usual scope, they quickly resort to excuses, and transparency becomes an afterthought.
Perhaps the most troubling aspect is their tendency to side with landlords at the expense of tenants' rights, showing a blatant disregard for housing laws. They expect unrestricted access to your property, and if you’re uncomfortable with them entering while you’re not present, they make the situation as inconvenient as possible.
In summary, while Belvoir may eventually deliver results, their lack of professionalism, poor communication, and disregard for tenant rights make the experience unnecessarily stressful. If you’re seeking a smooth and reliable rental experience, I would recommend looking elsewhere.

THEY WERE AMAZING! It was mine and my partners first time moving and let me tell you Rebecca was honestly incredible, she allowed our minds such peace in the whole process and I could not have asked for anyone else to guide us through the process. believe me when I say me and my partner had so many questions, query's, doubts and even moving in things going wrong all it took was a email and in less than an hour she was there with the answers and resolved our issues. ABSOLUTE SUPERSTAR!
only negative is we didn't get to meet her to give her the flowers we had bought for her :(

Highly recommend Belvoir! We just bought a house through them and we wish we had sold through them too. A most unprofessional viewing experience, as the viewing never happened. The vendors were rude and condescending. We went on the site to view but no one received us and we were not let into the property, despite the vendors recognising us to be the viewers. We knocked on the property but no one responded. Poor handling of the matter by Belvoir. Feel disappointed and let down.

Bought and completed on my first property last week with Belvoir, I honestly couldn’t recommend them enough! With it being my first property I was a bit unsure of the process so was asking lots of questions. Belvoir especially Melanie were brilliant at answering all my questions and keeping me updated every step of the way. Melanie also checked in with me to see how things were going with my solicitor, and when I told her they were slow and seemed to be stalling on completion, she said she would look into it and within 10 minutes I got an email from my solicitor confirming a completion date!! On completion day, I went to pick up my keys and got a Belvoir tote bag containing and a lovely ‘Welcome To Your New Home’ package which I thought was a lovely touch as I’ve heard from friends who have gone through other estate agents that this is very rare! Thankyou so much for a 5* service on my first home! Definitely very highly recommend!!

We had to sell our Mum's house as quickly and easily as possible to pay for her residential care and we found the service and support from Belvoir made this process a lot easier. They had experience of selling properties under similar circumstances which made me feel more comfortable with choosing them and they were flexible as we don't live nearby which was really helpful. I am a landlord and use the full management service. I recently had a client who left the property without proper notice. And, even worse, had left it in a disgusting and really dirty condition. He had smoked inside and the place absolutely stank of smoke and there were tar marks on the walls. Due to the Covid crisis, the agency had not been able to access the property to carry out their usual checks. The agency were extremely helpful and thing were sorted out brilliantly. The property is now once again in an excellent condition and I am awaiting a credit check before the next tenant moves in. I dealt mostly with Tracey, who has been fantastic, but all the staff have never been anything other than totally professional, friendly and helpful. They are a great team!

By far one of the best and most efficient letting agents I have ever had dealings with.
From the very start of the process to renting my new house, the staff were very welcoming to the office and very professional throughout. Any queries between myself and the landlord were answered and dealt with very quickly. Absolutely no complaints and would highly recommend. Plus the little touch of a goody bag which included a branded bag with a bottle of prosecco, a bag of crisps, a toilet roll and even a hand written new home card from the office staff was above and beyond in my eyes. You just don't get this level of service anywhere else.

The boss is a fantastic lady who helped me when my housemate of 1 month lost his job and turned out to be secretly in thousands of £ worth of debt before moving in with me.
He left the house and was later replaced with a couple of my friends.
The organisation in whole have put a lot of trust in me and I thank them for getting me out of such an awful predicament.
The only complaint I have is each member of staff is almost like "on their own island" and I feel should either have their own extension numbers so tennants can contact the person that actually 'knows of them' rather then ringing the office and having the receiver of your call asking round the office for the relevant person for you

Rented a house through onwards and upwards and they were great while we were living there, we lived there over 2 years and never had any issues until we moved out. We disagreed with the amount they were trying to take out of our deposit and instead of just communicating and trying to come to some form of agreement, they decided to just ignore our emails, we then went through DPS to see if we could resolve it through them, but they decided to just ignore them too. It took over 2 months for them to reply. They then just give us back the amount we stated, which is great, but if they were just going to agree with us, why could this not have been done as soon as we moved out? Clearly just making us wait because they could. Not a very professional attitude.

They came across extremely professional, I felt their valuation was slightly low, so I requested it be placed for sale slightly higher.
They may have anticipated a quick sale as they did not put a For Sale sign outside the property, which may have saved them £50
A low offer was received within the first couple of days, despite rejecting it, the agent rang me to advise I accept the offer, at this point I felt my best interests weren't entirely their priority, moreover a quick sale and re-list with the potential buy to let investor.
Following accepting an off for the asking price, the communication was regular for the first couple of weeks.
Overall, the service was average.

If you are fine with having monthly house inspections whilst your not in then look for a property with onwards & upwards. They have keys for your house so they can get in at anytime.
If you have a problem within the property their customer service isn't the best and they take weeks to resolve anything. I went almost 2 weeks without heating and hot water. Poor service and the director isn't very helpful either.

Came to OAU through personal recommendation from a pal. Thought I'd give them a try after doing bit more research, read other reviews on their site etc ..turns out I actually know one of the testimonial people...Morley not that big I suppose so shouldn't have been that surprised really. so that helped in my (great) decision....excellent friendly service, sold house. Job done.

I tried letting a house via onwards and upwards, as it was voted number one estate agents. Constantly waiting for call backs and endless viewings to which i had to wait days for a response from applications. Viewed a Property which I was advised, wasn't even on the market yet. On arrival found someone already viewing it at the same time. The woman left me to my own devises whilst talking with the other couple. I asked to make an application, she told me to ring the office, I wasn't handed a form to fill out. Called the office to put application in, was told I would hear back soon. Called two mins later to see if the couple had an advantage over me, as they waited behind after, to find the app hadn't been put, was told it had been put in again, and again without filling in any documents, and would hear back tomorrow. 2 days later I called and was told it had been given to the couple (who hadn't received an advantage :/) to then find the property on the market a week later and received no phone call to tell me this, as they knew I was interested in this house. Continually Struggled to give me answers or help when I found property's I liked, so I asked for an advisor to call me back to discuss the best options for my circumstances. 2 week later and I'm still awaiting that phone call. Strongly advise against using them. Every member of staff telling you different things.

Might claim to be number 1 estate agent... however massively undervalues homes and ensures a quick but unfair sale for the vendor came to our house with a pre determined price without even seeing it. valued it at £25000 but after dispute had a re think while stood in our kitchen and upped the value by £30000 claimed he'd send an independent valuer after we doubted his abilities. which strangely never happened... we sold it for £335000 within 4 months.... be very careful and get various values especially if you have a unique property we would have lost £85000!!!!!!!
