We sold our house through Belvoir and have been very impressed by the friendly and professional service throughout the process. The communication has been excellent, with Barry keeping all parties informed as to progress and next steps. Unfortunately, out initial sale fell through due to events at the start of the chain and independent of our house sale. Barry and Winnie were very supportive throughout and worked with us to remarket and manage our property while it was empty. I can’t recommend Belvoir highly enough, as this was my best experience with an estate agent to date.

*A Deeply Disappointing and Unprofessional Experience with Belvoir Lettings – Macclesfield Branch*
I am compelled to write this review following an extremely distressing and unprofessional experience with Belvoir Lettings at their Macclesfield branch. I had gone to the office to discuss the ongoing issue regarding the return of my deposit and want some letters it has to be posted by my old address and the encounter was nothing short of appalling.
Firstly, the behavior of the staff was shockingly rude and hostile. One of the male staff members (whose name I, unfortunately, do not know) behaved in a manner that was not only unprofessional but also aggressive. At one point, he shockingly attempted to physically kick me out of the office while rudely telling me to “shut up and get out.” This level of aggression and blatant disrespect is entirely unacceptable, especially in a professional setting. I was deeply shaken by this encounter, and what was even more disappointing was that none of the other staff members intervened or even acknowledged the severity of the situation. In fact, they seemed to adopt a similar dismissive and unfriendly attitude, creating a hostile and unwelcoming atmosphere.
The primary reason for my visit was to discuss the issue of my deposit.Despite fulfilling all my obligations as a tenant, I have been informed that Belvoir intends to withhold half of my deposit due to “a few marks” in the house. This claim is both unfair and unjustified, especially since normal wear and tear should not be grounds for withholding such a significant portion of my deposit. The lack of transparency and fairness in their approach has left me feeling taken advantage of.
Moreover, I cannot ignore the underlying feeling of discrimination that I experienced during my visit. Having lived in the UK for over four years, this is the first time I have encountered such treatment, and it has left me with the impression that my background may have influenced the way I was treated. This is particularly hurtful, as no one should ever feel that they are being treated differently based on their race or nationality, especially when engaging with a business in a professional capacity.
In summary, my experience with Belvoir Lettings has been nothing short of appalling. The rude and aggressive behavior of the staff, the unjust attempt to withhold my deposit, and the subtle but unmistakable feeling of discrimination have left me feeling disrespected and mistreated. I would strongly advise anyone considering renting through this agency to be extremely cautious. The lack of professionalism and respect displayed by the staff at the Macclesfield branch is simply unacceptable, and no tenant should have to endure such an experience.

I am not surprised by this response after what I have encountered. Your review stated you have responded in this manner to other clients as well. You are just being manipulative. What I have encountered yesterday was absolute shocking behaviour from the male member of staff who have no idea what customer service is. I have treated all member of your team respectfully while trying to convey my reasonings. You tried to blame the issue of mould on me, when it was reported to you multiple times. I have sufficient proof to back up these. I am also happy for you to check your CCTV to prove my behaviour and that of your male staff’s. I have not decided to end this here. It should not be normal for you to harass some one coming to you with genuine problems.
And I always respect all the women so don’t blame me. The female staff in your office is so good and her conversation towards me was nice . So I don’t need to make problems in your office.

This is my second time using Belvoir Macclesfield and I can not rate them highly enough. Both Barry and Winnie make an amazing team, they really do go above and beyond to make every step of the process as simple as possible and are the most loveliest of people to deal with. Communication from Barry is impeccable, he keeps you updated with emails at every step of the way. There is not one step of the process where I wasn't kept informed or given updates and if I did have any questions Barry was only a phone call away.

Just been and viewed a property to rent with this estate agent. Loved the property and the lady that showed me around was lovely and very informative. I rang the estate agent and spoke to a guy, wish I had gotten his name and wanted to make an offer where I was basically told I’m not allowed to negotiate and to go and look at cheaper properties. The guy was insanely rude and then decided to tell me there is already an application on the property that is going through, which I’m questioning is actually true as I wasn’t told this when I enquired about the property. The property has been on since November and obviously hasn’t found someone because of the guy at this estate agent. Will never use this estate agent again even if my dream property becomes available with them as I will not be spoken to like that again

Belvoir was the second agency i had my viewing with, i was getting a bit nervous because i had to move house with a fixed period which was almost due.
Truth is, I would not have been nervous at all if i started with BELVOIR.
The very responsive. My advice is, do not end with the right Estate Agent, Start with Belvoir.

From booking the viewing to getting in the property, Winnie and Belvoir are top rate. Dealt with a few letting agents recently and by far the most responsive and professional I have dealt with.
Winnie came back to me quickly answering all sorts of questions. Communication reference documents, deposit etc was open, clear and concise.

Utterly rubbish. Having scheduled a full day of viewings these incompetent swines were absent for the first viewing of the day. When challenged on it, they simply responded there was a miscommunication, despite confirming the viewing earlier in the week. No wonder their properties are on the market for months, they can't get their act together to show people around! This estate agent is garbage, avoid at all costs.

Disgraceful and Threatening Behaviour
We paid for Belvoirs fully managed service when we rented out a property in Macclesfield. During that time, Belvoir failed to tell us about alterations made to our property, including the tenant fitting a breakfast bar, moving wardrobes, damaging furniture and fitting a shower. They lost a key to the property. They charged us for changes made to the property by the tenant.
When I raised a complete with the Property Ombudsman Richards response was to send a threatening email.
As an aside, the property ombudsman is paid for by letting and estate agents to self regulate the industry. They have no legal training and are very limited in what they can do. You may want to raise a case with the property ombudsman as an initial step as part of the process before taking legal action.
Reviews for Belvoir Macclesfield fall into 2 camps, 5 star reviews and many 1 star reviews with no middle ground. I know which ones I am more likely to believe.
Avoid! do not use Belvoir Macclesfield.

Communication between different staff within the Macclesfield office is non - existent or there is a massive ignorance issue where they choose not to return calls or reply to messages. Net result is alot of wasted time and unnecessary stress at a time when you are moving home and don't have the time or money to be messed about and sent from pillar to post. Do AVOID if you at all can. Wilmslow office may be better.... who knows.... dare you take the risk?

Very unprofessional letting agent. Did not send me full quarterly reviews with pictures advising of work that needed to be done. Didn't tell me the state of the flat. Had work done that was unsatisfactory e.g. fitting heaters and leaving the old heaters in the kitchen. Excessive leaks in the kitchen and bathroom that I wasn't informed of and no update that decorating was due. When challenged, Richard was patronising and unhelpful. When the tenant disappeared, I asked for a set of keys and he sent all the keys in one envelope with no number and road on the address. This meant I waited weeks for keys. Had to continually chase them to get the relevant legal paperwork so that we could enter the property and their recommend insurance wasn't worth the paper it was written on. On top of all that, they offered us a meagre sum for the cleaning bill that had arisen because of their lax attitude. I would not recommend them at all to any landlord in Macclesfield.

If possible wouldnt have given any stars. Absolutely disgraceful people. My house had damp in, where i lived with a young child for 2 years. They constantly ignored it until I was forced to leave. They then took my entire deposit, saying it was my fault. Every time there was something wrong they refused to fix it. Lieing, money grabbing heartless people.

Not good for tenants, fully sided with Agent/Landlords. Won't agree to repairs not due tenant's action in contracts. Charges like £50 for checkout inspections, £25 for sending letters. if you are prospective tenant, please avoid Belvoir at all cost.

I rented a property via (Andrew and Rosemary) from Belvoir Lettings. I am very pleased with Belvoir Lettings being the agency I dealt with. Some of the policies / work ethics followed by Belvoir delighted me multiple times... I have listed a few which I think are worth a mention:
1. Conducting property visits every three months to make sure that all is well with Tenants & Property... and making this visit to point issues (if any) with property to landlord / tenants and getting those things fixed. For instance, there was a lot of condensation in bathroom due to single glazed windows... Belvoir helped in putting an extractor fan to prevent any further issues..
2. The previous agency charged me a contract renual fee after my first term as per contract was over.. However Belvoir did not.. the only fee I paid was at the time of renting the property... no fee what so ever for extensions etc..
3. The previous agency Jordon Fishwick charged me 20 GBP for providing reference when I was going to rent a new property..However Belvoir provided reference without any charges.. this I think is good business ethics..
4. Providing flexibility for last date on property is really one of the best things I experienced.. It is not very easy to find a new property before the exact calendar date for tenancy expiry.. however, Belvoir provided flexibility in choosing the last day at property.. which offcourse depends on when I get my new home... :-)
