We sold our property through Belvoir and we’d make the same choice again. Due to long and painful chains that kept falling apart (nothing to do with Belvoir!) the whole process took over three years and Tim and Anne-Marie had to market our property 4 times. Each time, they were responsive, very professional, and found us a buyer quickly. Tim was also completely understanding when we took a break after our third loss, gave us some good advise for how to go back to market a 4th time and the whole team were lovely to deal with. Wouldn’t hesitate to recommend to a friend.

We are currently renting a property through Belvoir Newbury, and i can not recommend them enough. The communication is fantastic, and they have a super easy, very efficient app that allows you to log any issues you have. We logged a leaking tap, and it was fixed within 2 hours. We are really impressed with the service we are receiving.
The staff are all very friendly, welcoming, and always available to answer any questions we have.
When we moved into the property, we were given a very handy booklet, which contained all the information we needed about the house.
The moving in box full of goodies was such a nice personal touch aswel.

Well what can I say, I reckon five stars says it all really. However I will add a little more for the benefit of others who are struggling to find an agent who is willing to go the extra mile and are not just there to get your money. When I first met Helen she was extremely professional and also friendly which immediately put me at ease. She was able to answer all my questions and even went so far to fight my corner with the landlord to secure the property. Since then Helen and the team have been nothing but professional and continue to provide a 5 star service.

I’ve been with Belvior for a few years now and the service I receive from them has always been excellent. They’re quick to respond to queries or issues, and if a resolution is needed it’s dealt with swiftly and professionally.
Although the Newbury office is part of a national organisation, it feels like I’m talking to a local company whenever I have contact with them because their staff are so friendly and personable. I’ve also found their website for tenancy documents and tracking payments is really useful.
I would recommend Belvior to anyone thinking of using them for letting in Newbury.

From the get go, she has been absolutely fantastic! Every question/query I had she answered promptly and assured my anxieties which is something I suffer with.
She chased up everything that was needed to secure our contract quickly and efficiently, which minimised stress our end!
Following on from moving in, any issues we had were dealt with by Tracy who, similarly to her colleague Helen, dealt with them very quickly!
She made sure all the appropriate people were alerted of any issues that needed dealt with and because of this; were resolved in an expeditious and speedy manner.

Their rental Property Management team (i.e.; repairs, maintenance etc.) has proven to be courteous, professional, and effective, continuously since took over from the prior incumbent in 2018.
I have been particularly impressed by the professionalism of Tracy Kalina, whom I primarily deal with, who is always happy to help and pleasant to deal with and confidence inspiring that when things go wrong, it all will be OK.
That is not to say that the other there are any the less effective, but Tracy has been the primary ‘point of contact’ for the last 3 years.
Also, the tenant maintenance issues reporting system they use is also very efficient.

Well what a smooth and well oiled professional company Belvoir are. I met Helen for a viewing back in August. She was so professional with a fab sense of humour. We had regular calls to check that everything was going to plan and she was there to help, guide and give me confidence in my new experience of becoming a tenant.
I have now moved into my rented property (night 3) and everything is just as it should be. I picked up the keys from Tracey, who was equally as professional, and she went through the initial checking procedures with me and explained everything clearly.

A bit of a delayed review but we had the best experience with Belvoir Newbury. We had very little time to find a place to rent and the team at Belvoir were so responsive and tended to the paperwork very promptly. There was still work to be done at the property and were initially advised that we may need to find a place to stay for a few days while the work was completed. A few days later we were advised that all was in order and that we could get the keys early, what a relief! We had regular inspections at the property which helped ensure any fair wear and tear was documented. We did have the property professionally cleaned when we moved out and received our full deposit back. Tracy was an absolute delight to deal with from beginning to end and I always recommend Belvoir when anyone is looking for a property to rent.

We had a fantastic year renting a lovely property in Newbury from Belvoir with brilliant cooperation with them throughout.. it was only when we moved out after 13 months at the property they showed us their true colours. They tried to take our entire deposit (over £1000) even though we had the place professionally cleaned and left the place in a much better condition to that when we moved in! They showed no effort in communicating the price with us and rather sent it straight to the third party deposit scheme which was a lengthy and time consuming process. We were heart broken, disgusted and felt utterly betrayed by them. It’s only now we’ve received the third party deposit review that it’s clear the landlord is selling the house and basically tried to get all of the renovation costs out of us for their own benefit! Very poor behaviour and I would certainly not recommend to anyone as we have an outstanding tenancy record with zero past issues and then with Belvoir they try and take every penny. Utterly disgusted, I hope no one else has to go through the same treatment we received.

Please avoid Belvoir Newbury. We’ve been trying to buy a property with them but they have lied through their teeth at every stage. There was a legal problem with the land registry docs which means the owner cannot legally sell the property without a signature from his “evil ex” (term frequently used by Belvoir. Very professional…) We have been lied to at every turn. They finally tried to force us to exchange with no evidence the legal issue was sorted (totally against our solicitor’s advice) or they would re-market the house, which they have done, waiting for another buyer to not notice the land registry issue. Don’t touch them, and please don’t be fooled into wasting time on the property we were ready to buy. Belvoir / Tim, don’t bother to come back and make excuses on this review, you know non of this was above board. Thanks for wasting our time and money.

Tim pays great attention to all aspects of marketing a property and has assembled a great team, who delivered a top-notch service; the photographs of our house were stunning, the description was thoughtfully written, and the video (with drone footage) enabled potential buyers to see our house in a more sentimental light, and get a good feel for the location. Tim also produced a clever 3D virtual tour, and we were thrilled when our house made a big impact on Rightmove. AVOID!! Particularly Young Professionals
We leased a brand new flat on Newbury Racecourse through Belvoir and although we encountered virtually no issues with the flat all year (the flat was brilliant and I couldn’t recommend the racecourse development enough!), interactions with Tim, the owner of Belvoir were not so good. Although he initially comes across very polite and professional, he seems to have an issue with younger people and was frequently very patronizing and condescending towards us throughout, and upon leaving tried to throw numerous ridiculous surprise charges at us. Id like to say at this point that everyone else we dealt with in the Newbury branch were pleasant and helpful at all times.
We signed up to a 12m contract, but had an opportunity to travel arise and ended up leaving after 11m. We agreed the early departure with Tim giving around 3m notice and he advised it would cost us nothing so long as they could find a new tenant to move in and take over the contact, and that we’d only have to cover ‘landlords out of pocket expenses’. As we expected, the flat was let within days of being listed to the first people who saw it, who wanted to move in as soon as possible. 2 weeks before move out, I contacted Tim to confirm the amount owed for our final rent payment (expecting 1/4 months rent for the week of the month before the new tenants moved in) and he then attempted to charge us with a £360 re-let fee. This was the first mention of such a fee, which was very frustrating after I had previously asked for clarification on all costs by email, phone to Tim, and checked our tenancy agreement to make sure there were none of these costs involved in us moving out early. The charge was quickly dropped, but I had a suspicion that he may try and recover it through our deposit and that is exactly what happened next.
We then received our end of tenancy check out report, in which everything was perfect except for some small scratches on the bottom of the bathtub, which we had never even noticed. Belvoir were attempting to charge us over £600 for a new bathtub, because of some barely visible scratches! I was told that a plumber had diagnosed the scratches as unrepairable so we had no choice but to pay the full amount. I asked for the details of the plumber who had given this diagnosis, and after multiple times asking Belvoir eventually provided them. I phoned him and he said that he’d never advised that the bath was unrepairable and that he’d never even seen it, he’d simply been asked to quote for a new bath, and that he’d assumed worst case scenario when fitting (damp, rot, etc.) because he hadn’t seen it. I then emailed Belvoir with this info, and copied the plumber in on my email. They ignored it completely and began a dispute process with DPS. I reluctantly offered to pay for a full repair of the scratches, and asked the same plumber to quote to do so - he said around £100-£120 (2hrs labour plus a £40 kit). Belvoir refused this and continued the dispute process. I became a little concerned at this point because the google reviews of DPS were 1* and they always seemed to side with the landlord. However, 2 months later we’ve finally won the dispute and been given all of the remaining deposit back, which I never really doubted would be the outcome, but did put us £600 out of pocket at the beginning of our travels and meant we had to borrow money from elsewhere.
Tim is deceitful, and often unpleasant to deal with. The flat was brand new and we kept it absolutely immaculate throughout our tenancy- the quarterly checks all support this. I would never use Belvoir again and I’d advise anyone, particularly young people to avoid them completely, and if you do have to use them, make sure you gather evidence of absolutely everything, get things in writing and make sure you stand your ground so they can’t con you out of money.
I’ve used many agents in the past and never had any issues. I’d never normally leave reviews but felt compelled to warn people of Belvoir - there’s plenty of other better, honest agents in Newbury.

Without hesitation and in my honest experience, I can honestly say that Belvoir is top of the class. Very personal service. Tim and the team remember names and faces. You are always welcome to pop in to discuss issues. Emails answered. Phone calls answered. Any issues with your rented property promptly dealt with and the maintenance team are excellent and trust worthy. All personally vetted and you can let them use the agency keys to carry out work in your rented property when you are at work/out/away etc. No need to stay in. I would recommend anyone to use Belvoir as a letting agency or any landlord to pale a property with them.

Poor service by Tim Hughes. Did not conduct a inventory when I moved in and expected me to pay to have previous issues fixed, did not conduct any repairs when inside the property leaving showers, dishwashers etc unusable including health and saftey issues of blown fuses due to water on electricity... Told us the leave early simply because we needed a bigger property he couldn't supply and expected us to pay 4 weeks rent for only two weeks (free money which we paid), and the best part... He LOST the £1600 deposit which after a year I still have not seen but he wants me to pay it to him again... Court Judges do not have the patience for Tim and his pointless paperwork any more and this is why laws have had to be put into place.
He also rents properties that contain damp in walls to people with children and expect them to pay for building work and will even blame your children for rising damp (I've one child with Autism and one with epilepsy - episodes of fitting can be caused by damp)... Which was confirmed by West Berkshire council, who they said and I quote "we've had to deal with Tim on several other occasions, would you like us to contact him" and has had many properties removed from his care due to lack of maintenance!
Update: the court requested the deposit certificates which Tim could not supply and therefore we have no idea where the money has gone! No matter what response Tim gives to this REVIEW I have paperwork to back this up... He only replys when upset about the truth.
But on the positive side to why this company have at least one star, his staff under him are lovely to deal with, but you do have to ask why non of the other members of staff from company take-overs wanted to work with him... Perhaps Tim's reputation behind closed doors of being a thug when he doesn't get his own way?
Remember Tim, bleach only cleans 99.9% which means you can't always be perfect, your only human! Don't moan about it and pass the blame game onto someone else when it happens and I hope you leave a epic response like your emails so I can share on Facebook for many people to see.

As a Landlord I received outstanding service from Tim and his team at Belvoir Newbury. They let my 3 properties within a week and fourth one has had multiple viewings waiting for right tenants.
They are very professional and courteous and whats most important is that they are surrounded by other professional teams whether it's Pix for the properties or whether it's Inventory taking.
Overall very satisfied with the service and will use again.

I give 5 * for the following reasons. I found Julie very efficient in getting back to me with requests; even offered to go out of her way in order for me to view out of usual hours. I have dealt with many estate agents in Newbury with absolutely no luck, majority of properties offered did not suit my needs. So ongoing search for around a year. I found everyone from the team at Belvoir Newbury helpful and had a can do, want to attitude. Let has been agreed with no issues and help with referencing. Picked up keys and could not be happier. They even had a new fridge fitted without me even requesting, this was after I had already agreed. So above and beyond! Extremely unhelpful- trying to arrange a viewing on a property was told that need to give 24 hour notice which is fine. I suggested a Sunday viewing to give the 24 hour notice was then told basically weekends wasn’t an option and only week days- this isn’t helpful to anyone who works and unable to get back to Newbury within ‘office hours/ early evening’. Extremely disappointed that there wasn’t any flexibility like other agents. Will not consider anything with this agent.

I can’t thank Belvoir enough, we had a boiler malfunction on Tuesday during the snow, being heavily pregnant and having a poorly 5 year old at home Belvoir came to my rescue. Within minutes we had a solution to the problem, within 20 minutes the technician was fixing it! This isn’t the first time Belvoir have come to our rescue!! Being honest and not pushy and for once a lettings agent who do not treat tenants as invalids or were never stuck up nor rude towards any of our requests !
