Used Carys at Burchell Edwards for moving house and sorting out mortgage (repayment, new mortgage, budgeting etc etc). She was truly truly excellent as a mortgage broker and went above and beyond, checking in, finding best deal, sorting out intricacies of how to reduce cost by paying down mortgage before paying off in full. Cannot recommend her highly enough and was the one non-stressful part of an otherwise extremely stressful process!

DONT WASTE YOUR TIME. I wanted to sell an empty flat I have in Sheldon. Asked Burchel Edwards to sort. Beth came to value the property (turned up 5 mins late with no phone call but whatever). Proceeded to tell me she thinks I should market the flat at £160-170k. I told her this is completely wrong as the bank only valued it at 145K. She said "ok, let's get it up for £150k and it will fly off the market". Signed the paperwork. They did 6 viewings over 4 weeks. I went on holiday, when I came back I checked right move and the flat was no longer showing on the website. I was confused, so I called the office. When they eventually answered I asked Beth how it was going with the property? And she goes "yeah it's going fine but have you not heard from anyone?" , to which I replied "no, I've been away". She goes "oh we've had to take the property off the market as it's not got a valid EPC". I responded "well 1. Shouldn't this have been checked prior to going live, signing the paper work and then doing viewings 2. At what point was anyone going to tell me the flat was no longer on the market". Her response "oh I'm not sure someone should have contacted you but yeah you need to organise an EPC, I don't know what's happened". I couldn't be bothered to listen to her BS anymore so I put the phone down emailed asking for my keys back and asked when the office closed. Guess what, NO REPLY! I turned up at the office a few days later, Beth wasn't in. I asked for my keys back, explained to the gentleman what had happened, he said sorry. Then he didn't know where the keys were so had to call Beth.... still no email back from Beth apologising or any type of phone call. I've heard of so many bad experiences using this agency. Wasted 5 weeks of my time when the property was vacant and all theirs to sell. Another sale lost. AVOID AVOID AVOID. Email to Connells pending, thanks. Adele & Mark Roberts

Never answer the phone during work hours, have to ring a few times for them to pick up. Let me down for a valuation after a confirmed booking. Did not call to cancel or rearrange. Lied on the phone claiming they called twice to rearrange on the day. Cowboy operation... This office is a joke! Stay away from them.

2 stars, not necessarily for the service, as that was all straightforward and actually alright. However, they need to be careful about which landlords they associate with, as bad landlords will bring the estate agent's reputation down. I'm currently in dispute with my former landlord over my deposit. The landlord didn't do his due diligence and failed to do a check-in and check-out inventory, and is now making fraudulent claims against me and wants to retain my deposit, even though I've returned the property in a better and cleaner state than how it was at the start of my tenancy. The property was given to me in a filthy state of disrepair, despite the estate agent assuring me that it would be deep cleaned and repairs will be done before I move in. It didn't happen, I had to put the hard graft in to make it clean enough for my family and myself to live in. Kitchen cupboards were mouldy, unsanitary and falling apart, the garden and front drive were overgrown, broken windows, broken glass throughout the property, a hole in the living room ceiling, dodgy boiler, no lights in the bathroom, missing grouting and sealant around bath which resulted in leaks into the living room downstairs, and bedroom carpets filthy and full of soil and debris as if someone had been using the bedrooms for horticultural purposes. I was in a tight spot and didn't have much choice but to rent, so I had to take it, but I did hope the landlord would sort it out, but he didn't, and the estate agent didn't enforce the work to be done and didn't hold the landlord to account, thus enabling a rogue landlord.
In hindsight, I would have requested that the repairs and work which needed to be done be written into the contract, as I have since learnt this can be done, so to anyone reading this, please insist on it before handing over your hard-earned money. Insist on check-in and check-out inventories, and in the absence of that, take photo and video evidence if you have a bad feeling about a prospective landlord. Good luck out there.

Hello,
Hope everyone is well at burchel edwards coventry road Birmingham.
At the start of March 2024, i booked an appointment to discuss my mortgage application. Carys Parnell supported myself and my husband by going through the mortgage process. After that carys applied our mortgage , all the documents that was needed was ready by our side and mortgage got excepted with in weeks .
Finally now our completion has done too. We got the keys aswell.
I will highly recommend carys for mortgage advice etc.

Had our house on the market for a while and these guys came knocking asking if we’d prefer using them which we politely refused. Not a problem when you have a house on the market. However fast forward to recently when our house is now off the market and they still came knocking which is ridiculous and unwanted. This just means that if we ever look at putting our house back on, we won’t be using them. Also had a bad experience about 10 years ago as our vendors agent too. Don’t like their tactics and manner. Very sly and unnecessary. We’d personally avoid these guys.

Where do I start amazing people amazing services and just the smoothest process. Everyone in the office was lovely approachable and really helpful. TERRIBLE! We had given them £320 in deposit in mid Feb this year for rental property which we were told is refundable but they could not find us a property. Despite this, 2.5 months later, they still have not given us a refund for this even after multiple calls and visits. Gracie does not reply to our calls or emails - this is absolutely disgraceful and I would not recommend trusting this company. If they don’t give me a refund as soon as possible, I will take this to to court.

Absolutely Terrible, if i could rate 0 stars i would, I have called this Estate agents over 15 times spanning across a week or more to try to book viewings on over 5 different properties and they never answer there phone, I have left mutliple voicemails requesting a call back and have heard nothing, I would never recommend anyone to sell a Property with Burchill Edwards as they can never answer the phone to potential Buyers or even make a attempt to contact them back, Absolutely Shocking!

I had made it clear that I wasn’t planning to move yet but finding out where I stood for when I do want to move, I was expecting there to be a catch but there wasn’t. The only way to get updates is to log a complaint with them. Open a complaint with them if you want any action and take them to the Ombudsman if they are as arrogant as they have been with us. The Ombudsman is free for you but costs them money. If they are more than happy for you to waste your money then why not do the same to them?
Don't sign up for anything with these people. Everything is just about pushing all their other services with the promise of things all being done "in house" being quicker when this is far from the truth.
Mortgages are from another company. We were told our MIP from a major online broker wouldn't be accepted by most estate agents as a ploy to get us to use their services. Look up the reviews for Connells and you will see how bad they are.
Conveyancing is also a different company and based in the south. You will never hear off your conveyancer and they will never do any work. They also aren't registered with the CLC.
Once you have an offer accepted, don't expect Burchell Edwards to be responsive again. Emails were ignored for 11 days by an inbox that is monitored by both Stephen and Bethany and we only had a response by raising a complaint. They have had lots of updates from the vendor and even though we chased for updates, these were never provided and we were told a different story every time.

I have to echo other reviewer who feel like they were taken advantage of. The whole setup is a con with constant lies, dishonesty, misselling and misleading information.
We felt compelled to use their in house services (conveyancing is then subcontracted out to another company but you are never made aware of this) as we were assured that this made things quicker and easier but this has not been the case. There is a huge fee to use their mortgage services and once they have this you are just a number with no attention to detail. Use a local conveyancer and mortgage broker who won't charge you exorbitant fees and will actually treat you as an individual and not a cash cow.
A dozen emails have been ignored yet a query sent to the same email address about using them to sell a house was responded to same day. Clearly their priorities are just money money money with no thought to people after an offer is accepted.
Our main issue is that they haven't even made sure that the property we have an offer accepted on is actually allowed to be sold. This has caused us to spend a large amount of money all due to their negligence. We have complained and the area partner Rob barely responded. He ignored me twice when I told him I was free for a call and his official response to our complaint ignored about 75% of what we raised. Some of his response was gaslighting and took no ownership of the issues at hand.

I am the Branch Manager of Burchell Edwards Sheldon, I’d like to thank so many for their good reviews as we take so much pride over what we do, we are only human and from time to time make mistakes but always try to follow the guidelines and do our best by both vendor and Purchaser. I invite any customer that is not satisfied to contact me, I’ve not heard from most of the negative comments and you have to remember that we are people too and just a go between. Ultimately the vendor makes the decision not us. If a surveyor down values a property by £50,000 then the vendor has the right to refuse, that’s not my decision. We do our best to check buyers finances as per the ombudsman guidelines and take necessary steps to ensure all finance is in place before a sale is agreed as we don’t want sales falling through. I understand that not every sale is straight forward and there are lots of elements that go in to selling a property that we cannot control. When things don’t go to plan it’s easy to blame us. But again i would love for clients to contact me if they have issues rather than posting a review we have no idea of or chance to rectify. They are experts at exploiting people like us.
We were forced to use their in house services otherwise we would not get viewings - this cost us a lot of money.
The 3rd party surveyor valued our house 50k less than what we offered, Stephen apparently is not only an estate agent but also a qualified surveyor (?) as he felt the need to challenge a RICs certified survey and refused to negotiate with us. They are very sneaky and refuse to reply to emails with queries, instead they ask for calls and only do things verbally. First time buyers AVOID.

First time buyer so we were very naive.. they practically blackmailed us into using their financial advisors as they said we weren’t able to view their properties unless we used them. They then tried to convince our sellers to pull out of the sale (after nearly 10 months!) as they would get more money if it went back on the market. They also made us use their solicitors who are the worst people I’ve ever had to deal with. If that’s not bad enough they also LIED on the property listing even though the sellers told them not to! (They tried to quickly change the listing on right move when I rang up to complain but luckily I’d already taken screenshots of the original) Never ever again!!

Bought a house through here after being exploited as first time buyers.
We viewed multiple houses and offers constantly rejected. We were forced to join their in house services which was the only way to be considered as a serious buyer. The survey report stated the house was over valued by 50k. Stephen refused to allow us to negotiate and put the pressure on about the uncertainty around mortgages therefore we should proceed. We felt incredibly uncomfortable and coerced by this branch because as first time buyers we know no better. I dont think I’ll ever use them again and strongly advise first time buyers against it too.

I really can’t give enough warning to not sell your property with these people. I feel well and truly ripped off and I’m ashamed I paid them. I sold my house and was actually told by a potential buyer that he wanted to offer what I had asked for when he viewed, but was told if he took their mortgage services they would convince me to knock 3k off. He turned up to my house after having his (lower offer) declined to warn me how bad they are. Couldn’t ever get through on the phone. If I was employed for financial services by them, I would be seriously concerned about losing my right to practice or the FCA getting involved. Seeing other reviews I can see it’s common. Stay away, you’ll hear in a few years they’ve been shut down and we’ll find out the true extent of their dishonesty/ fraud. That was only one example of the many problems we had.

I have always recommended Burchell Edwards especially we sold through them in 2018. Apart from Dougie, communication was rubbish when we recently sold through them. Too many lies, wasted so many weeks just waiting, they got rubbish solicitor, we were very close losing out on the property we were buying. In fact, at last stage we contacted another agent and had their viewings taken place, luckily our contract got exchanged after I informed the agents and solicitors that we no longer want to use them. Our buyer had gone on a holiday and Burchell Edwards just wouldn't be honest with us and would make different excuses each time, wouldn't contact our seller, then would lie blame our buyers solicitors or even our solicitors! May not use them again in the future. Sorry Burchell Edwards, had loads of trust and faith in you!

18 months and no sale. Tied in for 26 weeks not explained at valuation. Also gave valuation then denied giving it just kept saying drop the price. Another local agent sold it quickly within original valuation.. definitely would never ever reccommend them

Contacted the Sheldon branch to enquire about a property they had on the market. Stephen answered the phone he was professional, helpful and made you feel comfortable. An appointment was made at short notice, Steve accommodated so we could view the property on the same day. Jordan met us at the property, what a delight this young man was, courteous polite and showed us around the property maintaining a professional manner at all times. I then had an appointment with Gary (Mortgage Manager) what a breath of fresh air. He was very informative, knowledgable and you could see he genuinely wanted to help. I have found all staff I have dealt with at this branch polite and really focused with providing their customers a good service. Steve has always got back to any calls promptly regarding a further viewings, questions or queries we have had. Shocking customer service. Can never get through to anyone on the phone and they don’t respond to emails either. I was promised a call back from the branch manager Stephen about my offer 3 days in a row and had to chase each day because the calls never came. Constantly fobbed off and left in the dark. When i finally got hold of him, he then lied and said he had tried to call and left a voicemail when he hadn’t at all - zero missed calls and I don’t have voicemail! Just awful service and as a branch manager, he should know better.
As a first time buyers, we’ve had an awful experience, at a time when it should be exciting and happy. Common courtesy costs nothing.
I would not recommend unless you want below average service. Don’t waste your time.

Wow, what a result! I sold a property from start to finish in 8 weeks post COVID! I was quoted by lawyers and estate agents to expect 12 to 16 weeks due to the sheer volume of property sales putting pressure on all aspects of the sales process.
Stephen S (branch manager) said he could achieve above my expectation and quicker as he had sold others on the same road. Worth mentioning is Stephen was very keen and professional - what you'd expect from a business owner as opposed to an employee!
From start to finish the experience went smoothly. Stephen viewed and valued the property, i was then passed to the sales management team who liaised with me during the marketing and viewing stages, then once sold, i was passed to aftercare (customer liaison) who ensured the process kept moving.
A well sorted business model run by a very competent team that clearly works like a well-oiled machine.

What's more is that they won't discuss the quid-pro-quo arrangement over the phone or email as they're keen to do it in person. (no phone, or paper trail?). Disgusting and probably illegal.

Spoke to a chap named Steven, was not keen on us viewing the property as he mentioned that if we’re not using their in-house mortgage advisor, there’d be a waiting list for us to “Book an appointment to visit then, after that we can only view the property” although prior the call mentioned that we’ve already have a family friend that’s an advisor and he shall be doing all the paperwork alongside dealing with banks sort of speak.
Personally speaking I was a bit disappointed, however hopefully someone else shall have a better experience.

Im fed up of these guys, Iv been looking for a property for over 1 yr. Burchill Edwards don’t even let you view the properties. You can’t make an offer unless you have viewed.
If you don’t get a mortgage from them, then they simply say viewings are full. I don’t know how these guys are in Business. From looking at there reviews I can see many others have had the same experience.
The fact they blatantly fob off honest buyers who are willing to pay over the asking price just so they can sell mortgage products is disgusting. It’s unfair on both Sellers & Buyers.
They seriously need to be investigated.
A company who puts their own interests before that of their customers. Clear conflict of interest.
It’s got the stage where my friends & family simply ignore there ads now.

Dealt with Louise at the Sheldon branch - avoid at all cost if you hear the name, for your own sanity. Purchased a house a few months ago and had the displeasure of dealing with this individual. She wouldn’t pick up calls or return any at all. Constantly chasing her around. Vendor was so fed up as the sale of property was stalling due to Louise’s poor communication skills, vendor contacted us via their solicitor. Within a week the sale had gone through, due to direct contact. Buying a property is stressful and doesn’t help dealing with someone that is unfriendly and unprofessional.

1 star is being kind. A vile estate agents. Not sure how landlords and seller give these lot business. I’ve been trying to enquire for various properties for weeks and months to no avail. I even popped into the branch to see why I was being ignored when I even tried ringing. A person below said they so pushy on using their own brokers and if you decline they don’t go with you when it comes to accepting your offer. This is so true and I personally witnessed this. Diabolical of a business.
I would stay well clear of these guys.
All they love doing is taking your details down so they can build their silly portfolio.

I have known the Burchell Edwards brand for many years using them on many occasions. The service, professionalism and market knowledge is exceptional. With so many online agents in the market you never really know what service you will get once you have paid your fee. I know Burchell's will get the the highest price for my property far outweighing the small saving I would make by using online sellers. Why take a chance on selling my largest asset? I called twice to view a property I was greatly interested in to be told there is ongoing legal issues and I will be first in line to view when this was resolved. I also followed this up with an email last week which was ignored, to then find out the property has been sold. As a first time buyer this completely puts me off ever wanting to deal with any branch of Burchell Edwards and this sort of behaviour creates speculation there's back-door selling going on at this branch. Complete liars working for this company and anyone considering selling their house through them needs to avoid doing so if you want a fair sale!

Avoid! Wanted to see a house had a decision in principle the house was £100,000 less than my decision in principle amount me and my wife are both key workers, however the branch manager would refuse us a viewing because we refused to make an appointment with the mortgage guy “jack” they would rather lose a sale so they can make a measly £500 referral for the mortgage if arranged to them, the whole outfit is run by cowboys by far the worst so called estate agents I have ever come across. Literally made me sick the way I was spoken to, who on earth recruits these so called “professionals” my dog has better manners.

So annoyed at this estate agents. I am a first time buyer with no chain, I have a mortgage on principle and a big deposit. I’m literally looking for a house to buy ASAP so I can move in with my girlfriend.
I phoned three days in a row about a house up for sale. I was told the first day that someone would get back to me which they never. I then phoned the next day and was told yes the house is for sale and I can make a higher offer if I want and was told someone would get back to me. Again nobody got back to me. The third day I phoned again and was told by Stephen that the house was sold and he was booked up. How is this acceptable for so called professionals?
Firstly nobody had the decency to call me back, stop selling false promises because instead of waiting on your response I could have looked elsewhere. Why would you have a property for sale online when your saying it’s not for sale. You clearly don’t want to sell houses or you ain’t bothered. I’ve heard a lot of negative feedback about this estate agents and have been told they mess people around. I should have listened to them. Definitely a no go for me or anyone close to me from now on.

Was a buyer. Put in an offer and had to deal with Stephen Strong (branch manager). Aggressive over the phone, lied about passing on the offer to the seller unless I used their in-house services. Refused to tell me the seller's response in any comms, constantly repeating that I "must" use their own services. Non-stop lies and deceit. Completely dishonest from the get-go and treat you like you're stupid. Ended up going straight to the seller in order for any real communication to happen. Just completed on my sale and received an email asking for my review, I usually ignore this kind of request but i feel that Burchells really looked after me. Previously let down by my other agent as they didn’t check my buyers finance Which caused me to loose the house I was buying. Burchells found me a good solid buyer and helped me to find my next home! They did put me through the mill checking my finance and I can see why as the stress I went through loosing the house I wanted first time round, but it was worth it. Don’t waste time on substandard agents, just get the job done right first time round! Just want to say Doug was amazing, even checked on the house when I was on holiday as a neighbor called saying they thought they heard water leaking from the overflow. Sellers beware-not everyone who wants to view your property is "allowed" they will give preferential treatment to buyers that they are making the most money out of by doing their mortgage etc, not getting you the best deal potentially! Buyers beware-unless you are going to let them do your mortgage be prepared to be ignored!! Shameful and appalling service!

I have no other words than LIARS AND CHEATS ! What a joke. Most unprofessional and dishonest people I have ever met! Apparently I had to go into the office to show my ID when in fact they wanted to try and sell me their mortgage services even after being told I already have my own mortgage broker ! They carry on trying to persuade you even after they have been NO multiple amount of times - pressure sell ! Now where to start with the offers. They are untrustworthy and contradicting. Apparently they had another buyer that the property was sold to and this other buyer mysteriously increased their offer by 10K in one day! Yet on the same day that I was told that my offer had not been accepted, their website shows that the property value has now increased by £5k. Safe to say that they were lying ! They didn't like the fact I challenged them and I'm pretty sure they biased the vendor and told them not to sell the property to me as "I'd be trouble". STAY WELL WELL AWAY !
I would make sure you note down everything they say with times and dates of who you've spoken to ! I won't mention any names but all I will say is keep your wits about you AND DON'T LET THEM PRESSURE YOU!

Just wanted to say how please I am with the service from the sheldon branch, Louise was amazing and so friendly. Went above and beyond and really helped take so much of the stress away from our move. Definitely worth every penny, I had lived on Whitecroft road for 4 years and tried a cirtain on line agent who messed up completely before I moved to Burchells! Don’t waste your time and put something so important in the hands of an amature, just call Louise n the sheldon team and get it done properly! Further more when buying my new home had the worst service from another high street agent I won’t mention!

After a disappointing experience with another agent and our sale falling through due to lack of organisation, professionalism and their general lack luster approach we engaged Burchell Edwards. Stephen came out to us and from the off was professional and just seemed so much more than ‘just an estate agent’ compared to the small agent we had used previously. The property went to market and we had a asking price offer, surprisingly Stephen told us not to take it (which the old agent pushed and pushed us just to take the first offer we had) they then set more viewings up and we ended up getting well over the asking price! I would fully recommend Burchell Edwards and the Team!

Terrible letting agent nothing has changed since kenny bruce and his brother ran this bunch of unprofessional cowboys of Yardley!
Was looking to rent from them a property i had seen on rightmoves, I called about fees, agent picked up the call stumbled through trying to explain why they charge £300 for a tenancy contract , total joke as made little sense and could not justify fees. *which in 2019 by law will be cancelled as they have been proven to be extortionate!
Non the less we gave them benefit of the doubt and proceeded with the viewing, They only cancelled the viewing 1 minute before the viewing via text!! . We had our young baby with us. would never buy anything from them , nor rent and would actively discourage family and friends to do the same. !
3 days later they put the property up again for rent with the price now reduced!
Reading through these reviews, a common theme is Lies, Dishonest, Terrible communication!

I was a little unsure if I should go with Burchell at first due to them being slightly more expensive than a couple of the agents I had out, but worth every penny Stephen gave me his personal mobile which really gave me 24/7 contact. They sold my house for Over the asking and I completed in a good time! Would fully recommend them and in the end was very good value for money! A+

Hired to sell a house for my family after a passing. Sales advisor who first came was polite and informative however failed to go over the finer details in the contracts at the time! Viewings completed by the team in Sheldon, however offers from clients that was submitted, were not acted upon quickly, and we was not notified until we asked. Glossy photo pack- not worth the money photos taken by myself on an iPhone turned out to be better quality thank goodness this was refunded! Keys to the property was giving out with out prior permission to outside surveying company, knowing the propert was occupied leaving damage to the loft and footprints around the house! Privacy and security breached! When challenged the company simply admitted there was no security audit trail and unsure who signed he keys out which leads me to think what else has been breached! Certain members of the team are rude, dismissive and quite frankly oblivious to situations! Please check out other local branches reviews on here before going with these as I wish we did as we would of gone with the rival branch a few doors down!

Other agents tell you a high price to get your business but then let your property sit empty for weeks where as these lads give you an honest price then get it let for you!!

They held our hand through the whole process even arranging finance for our onwards purchase. Really pleased with the team at Burchell Edwards, they went above and beyond for me, my property was vacant and one of the radiators sprung a leak, Doug was quick to inform me and hoped me find a plumber to fix the problem promptly. They managed to get me the price I wanted and got it through with no hassle although it took a little longer than expected. Would defiantly use them again and recommend them to anyone looking to sell.

Superb service! I went directly into the office on the Coventry Road, I was greeted warmly by a young man sat at the front, offered a seat and a drink. I was looking for retirement properties for my mother, the chap was very helpful and directed me to some that they have got with them. Viewings are booked in we will see how it goes but a great start and really good first impression!

After being on with another agent who just sent time wasters 24/7 it was refreshing that Burchell Edwards actually vetted all viewings making sure they could actually buy our home and not just a nosey neighbor wanting to see if their home was better! Got over asking for us and did everything that was promised. Would 100% Recomend if your thinking of selling!

Really disappointed with the service B&E offers to potential buyers. Both me and my husband called them on two separate occasions to arrange house viewing only to be told that we have to come in to their office first to see if they can arrange a better mortgage deal for us. On both occasions we told them we already made our decision with which lender we wanted to go with. They took our details and said they will be in touch. We never heard back from them. Blatantly obvious all they care about is getting bigger commission for themselves for selling their own mortgage deals and won’t let you view unless you are prepared to go with it.

Very poor service.Paid for glossy photo pack didn’t even get them . I was told by manger they would give me £50 as a good will jesture. I didn’t and haven’t received anything.Promised to have accompanied viewing . They were only interested in block viewing . Total waste of time don’t use them

Unprofessional property lettings. Full of jack the lads, they say one thing and do another. Save your time by using alternative letting companies. I was truly disappointed by the false hope that they gave me and they would never stick to their words. AVOID them unless you want a empty property for over a month. Used a alternative company and property was let within a week.

BE CAREFUL of Burchell Edwards estate agents on Coventry Road. No professionalism reflected in their customer service. they just mislead buyers and once everything mortgage etc is in place they demand higher price then offer accepted in first place. they should be reported to trading standards for there wrong doings and misleading vendors and potential buyers. So be careful unless you have time band money to waste dealing with them.
