I read these reviews before deciding to pick Douglas Allen to market my flat for me, and so it's only right that I add to them! Funnily enough, I hadn't even been thinking of moving, but I spotted that a 'for sale' sign had gone up outside my dream house (it was on with another agency, not Douglas Allen). Ray Phipps came round to value my flat so I'd know if I could even afford to put in an offer. He was very personable and professional and I trusted his judgement immediately because he was so knowledgeable about the area. I mentioned that I only really wanted to move to this ONE house that I'd spotted, but despite my repeated calls and messages to their agency, I was never called back despite being desperate to view it. Ray said he'd find out what was going on for me. It turned out the seller had become so annoyed with her rubbish agency that she had actually *removed* her home from the market in disgust. (That was why the agency had never bothered to call me back. I think she was intending to rent it out instead.) I was so disappointed. But Ray didn't leave it there! He knocked on the door of the property I wanted, and when it transpired no one actually lived there, he knocked on the doors of the neighbours instead to try to get a message to the owner. She called him, and he told her he had a serious buyer if she would consider doing one last viewing. She agreed, and then accepted my offer. And so thanks to Ray's ingenuity, initiative, hard work, and commitment (for two people who weren't even his clients at that stage!!!) now she's happy and I'm happy! The sale is going through now, and Ray is brilliant. He always keeps me updated, returns my calls, patiently answers my questions, and is so lovely to work with. Excellent service working with Luke, Ray and Ella. We had initially listed our house after becoming interested with another property. Even though that sale fell through, Ray and Luke managed to secure the amount we wanted which exceeded our expectation. This was done before the property had gone to market and within a few days which took us by surprise. Unfortantely we couldn't find any property at the time that met our criteria or was out of our reach. After discussions with Ray some time later, going through our requirements further, Ray had made us aware of a property where the seller had previously, some time ago asked for a quote. Ray managed to introduce us to the seller and also managed to get us a viewing. After some deliberation we put an offer forward which would secure us the property and not have it go to market which was accepted. One consequence for this was that we then needed to sell our property for a higher price than was previous, and both Luke and Ray were confident of acheiving this. The house went to market and after some viewings, within a few weeks we managed to secure the amount we wanted to progress. Later as we tried to progress through the chain, things had gotten complicated and Ray, Luke and Ella then went above and beyond to get exchange and contract dates sorted. Throughout when liaising with either we were kept up to date with progress and assured that the team were doing their best to close out the sale. Would definitely recommend Douglas Allen.... We then noticed that Douglas Allen, Wanstead, were achieving much higher sale prices. So, we asked Ray to come and view our property. Because he has lived in the area for over 30 years and has vast knowledge of Wanstead, we instantly warmed to him. Ray loved our property and said he could sell it within two weeks. I initially listed my property with another agent but I switched over to Douglas Allen following a general, all-round lack of enthusiasm from the former. From the minute that Ray took my property on it was completely different. Viewings were lined up immediately and within the two weeks that it was on the market, Douglas Allen had more people come through the door than the previous agent in total. After two weeks, I accepted an offer. Ray remained totally in-touch throughout the sale, and he was instrumental in keeping the online solicitors on track. He worked beyond office hours to ensure that the sale completed - the service he provided was superb. I wish there were more stars on the bar above to add to because if there were this agent would get them from me. My wife and I sold our house in Mile End last June (2021) and were keen to move back closer to where we had grown up. After initially looking around Wanstead and Woodford Green, we got a flavour for the types of properties around and the types of agent too. From the get go, Ray and Douglas Allen stood out head and shoulders above the rest. We had looked around at a number of properties with him and nothing really resonated. Despite this he was enthusiastic, engaged and open in all regards. This is in stark contrast to very many (majority) or the agents whom we came across - especially in Woodford Green - who were only interested in trying to sell us the most expensive houses and who seemed to lose interest very quickly. I would categorically say that Ray was interested in getting us the right house - for us - the ethos of establishing a home for us was very apparent. Many of the other agents we had met were disparaging, inconsistent and thready with communication - through Ray and Luke - not so. They have been communicative supportive, responsive and I feel that when it came to the crunch, Ray pulled all the stops out to get us the home we wanted. He managed to get us our dream home, on our dream road, in budget and when we went to pick up the keys...it just felt special - because of him! 14 months from having sold our house, he seemed to be along the journey with us until he found us our family home. I would very highly recommend Douglas Allen - they have been exceptional. Luke and Ella were amazing, and Ray was super amazing!!!! The whole team were responsive, caring and involved. Ray Phipps was instrumental in the success of our recent flat purchase. From showing the property, liaising with the sellers and even arranging a personal introduction, Ray navigated it all with professionalism. However, it was at the end of the property transaction (after some serious external disruption on the legal side, for both parties unfortunately) that Ray really went above and beyond the normal job description of "estate agent" for us. Ray was proactive and sympathetic, and able to arrange a temporary solution to an issue created by a third party that ended up dragging on for three weeks. As I am now based in Australia, it was particularly important for me to work with an agent who I felt comfortable with and who I could trust implicitly - particularly from afar. From the get go we were very impressed with with the team at Douglas Allen and our aligned contact, Luke Robinson. Luke was very clear on communication and responded quickly to any queries we had, even setting up a Whats App chat that he would respond to in his own time, knowing that’s generally when we would have bandwidth ourselves. He knew what value was realistic for us to achieve (within moments of being in the house) and always felt he was driving for the best value for us, as opposed to getting the sale. The wider team were great. Carly was also involved in our sale and was thorough and lovely to deal with too. We found Douglas Allen proactive driving new viewings and new opportunities. Luke was happy to sell in conjunction with another estate agent for the duration, but to be honest by the end we solely went with Douglas Allen as they kept viewing numbers higher and had better qualified viewings too. I approached Douglas Allen when I received a low offer from the council regarding selling my flat. I was liaising with Luke (Manager at the wanstead branch) who was really honest and straight with me form the start. He advised the market price and we came to an agreement on what the property should be listed at. I am new to selling so any questions I had Luke responded within minutes via email/Phone call if he wasn't caught up doing other work activities. I received the higher end of my offer with Douglas Allen which was amazing to me as it was 35k above the price i was originally offered from the council. My advice to anyone who purchased their property via the right to buy Scheme and thinking about selling, do not take the councils offer as they come in low. My offer was 10k below market price. I found the process with Luke and Janine very professional. Luke was realistic in terms of valuing the property, it had been on with another agent for 4 months with limited interest at a higher and then reduced price, Luke had kept in touch during this time and so I moved to DA. Pictures were quickly taken and well done and the first weekends' viewings resulted in an offer. This offer fell through a week later but as the property was still on the market a second offer came through immediately. Luke was most helpful in providing thoughtful advice throughout this process. When the sale hit a hurdle with regards to survey, it was a pleasure to deal with Janine and I felt that she was very much considering our best interests in terms of progressing the sale. We had initially listed our property with another local agent, before we received a call from Like to discuss the option of listing our property for sale. After 4 weeks of viewings and no offers, Luke got back in touch and we agreed to a dual list. From the initial walkthrough of the flat with Luke, it was clear from the start that he knew exactly what he was talking about he had extensive knowledge of the building and area, common questions or aspects of the property as well as Peabody and their processes. This all put us at immediate ease and felt like we were in very capable hands, which was very important given that my fiance and I have never sold a property before. The communication with Luke has been fantastic a friendly, laid back approach whilst keeping that continued professionalism. We were kept well informed with all of the updates with regards to viewings, feedback and strategy, whether it was a short whatsapp message, an email or a useful quick call. Luke responded well to feedback (using garden entrance etc). Also went out of way to check the specs of the other flat in the block up for sale and ensure the best bits of ours were highlighted. I contacted Douglas Allen after learning they had a track record of selling properties in my block. My property was being marketed with an online broker however I wanted someone to go in and actively sell it. My first point of contact at Douglas Allen was Ray Phipps. Ray was extemely helpful; he agreed to meet me late in the evening to accomodate my working arrangements and ran through all of the available options. He was very confident that the Douglas Allen team would sell the property and agreed to offer a multi-agent agreement at a single agent rate, thus enabling me to keep my listing with the online broker. Ray was good to his word, arranging multiple visits in a short space of time which ultimately resulted in me receiving an offer for the asking price within a few weeks. Ray kept me updated by email, phone and the Douglas Allen portal throughout the process. Following acceptance of the offer, the sale was handled by Janine Briggs until completion. Despite some difficulty and delay with the solicitors, Janine was very helpful in resolving this and moving to exchange contracts before Christmas. Janine was friendly and communicative throughout the process. In addition to this, the rest of the team at Douglas Allen were very helpful and were happy to assist on the very rare occasion that Ray or Janine were unavailable.
