When my son left the flat which I had bought for him as a university student, I became an unwilling landlord, Being naive about the property market I made a few mistakes earlier on and decided to get some professional advice and support from Greyfox. Once I began working with them, everything changed, I learned how to see the flat as an asset and they guided me through every step of becoming a landlord, I kept the flat for nine years with them providing management oversight of the property which they did perfectly. Last year I decided to sell the flat with a sitting tenant and once again they guided me through this process perfectly. Everything felt like a very personal service (no robots or answer phones) and received a faultless service from whoever I spoke with in the company - I dealt mostly with Terry and Lucie who were both quick to respond, knowledgeable, and helpful. I felt as though they had my back covered I cannot recommend them highly enough for either letting management or property sale.

The experience selling a property with Greyfox Rainham was made into an extremely stressful and unpleasant experience. While purchasing and selling a property is never simple, Greyfox often intensified the difficulties along the way with their consistently incompetent actions, lies and awful communication, particularly Rafeeq and Ester who were unprofessional, rude and at times, dangerously provocative and antagonistic.
I would strongly advise against selling a property with Greyfox in the Gillingham and Rainham areas.

We bought a house from this agency last year and were aware that the seller was a relative of someone in the agency but couldn't belive how much was concealed from us especially about the neighbours, when asked he brushed it under the carpet and later when we moved in we realised its someone disabled who doesn't even sleep at night and screams and shouts all night, if we knew there was no way we wouldnt have bought this house. Not even that, day 3 of moving in the roof started pouring when it rained because there was a massive hole by the valley which was totally covered up from the inside so the surveyor couldn't even see it. I would never use this agency again, just soo soo disappointing.

The team were polite, friendly and helpful at all times, particularly on the moving day, when one of the parties in our chain found out that their solicitors had been affected by the latest cyber attack.
Things were frenetic, and we did not want the chain to be broken.
Thank you also for obtaining a good price for our property, especially in a market that was weakening, and house prices were starting to fall.

We used Greyfox to sell our house - we were undecided between them and another estate agent, but due to the knowledge from Chelsea of the local area, we went with Greyfox.
We were initially surprised when Chelsea was not selling our house and Matt was, but that was not an issue, Matt was equally as knowledgeable, prompt, on time, kind and caring & actually got us £5k over the maximum asking price within 5 days of it going on the market.
Matt kept us up to date, was extremely approachable and nothing was too much. We would 100% use them again to sell our house (hopefully not anytime soon) and would/have already recommended them. We used the Rainham Greyfox branch to purchase our property in 2021. The property was marketed beautifully and the viewing appointment was very good with the agent having very good knowledge of the property answering all questions.
Our initial offer wasn’t successful however due to the other buyer pulling out of the property a while later, we were contacted to see if we were still interested. Another viewing appointment was arranged very quickly and the offer was made and accepted within 24 hours. As a buyer, we really appreciated this thoughtfulness of Greyfox during what was a difficult housing market. This ensured we were able to buy our favourite property from our 3 month search!!
The agents were very professional and provided reassurance and confidence in a typically stressful process. Their communication was brilliant and it was clear they had a good relationship with the seller. They worked really hard to ensure that both parties were looked after and were happy to talk through the progress and answer any questions no matter how silly they were. I want to start be saying that the Greyfox Rainham (GF) team felt more like friends than estate agents by the end of all our transactions.
We had quite a complex sale and purchase, and they truly went above and beyond to support both transactions.
In particular Raf and Esther, used their experience and contacts to give much needed prompts to other estate agents and solicitors involved.
During our move we also suffered a bereavement, which GF Rainham handled with care and compassion.
We initially went with Purple Bricks (one price/ do your own viewings etc) and although they were cheaper, you truly get what you pay for. GF, with their experience and professionalism, are worth every penny and would use again with a doubt.

We bought a house, had many bumps in the road (thanks to my legal team and estate agent selling my property) but the whole team at Greyfox were just amazing! Professional, approachable, responsive, calm and just what we needed through a stressful time. Nothing was ever too much trouble. Esther and Edward were my main contacts throughout, their communication was spot on, if they couldn't help me with something immediately then they made it their mission to help and always got back to me. Rafike we had more dealings with towards the end of the transaction and he kept us positive when we were losing all faith, he made us laugh and always kept us up to date with where things were at to ensure we were all on the same page, lovely guy who really cares and understands the stress when buying/selling.

We recently sold and bought a house, we didn't use Greyfox unfortunately but they were the agent for the property we were buying.
Despite not acting for us, they went above and beyond and progressed our chain of 5 to completion. If it was not for the incredible team in Rainham we would not be in our new house today.
I dealt with every member in the team daily and they really helped me through the stress, not only on a professional level but also on a personal level.
They showed real experience and were able to guide the entire chain through complicated scenarios as well as regularly checking in to see if I was ok. I had a real sense that they cared.
They also kept our buyer well informed and reassured, again, this was not part of their remit yet they did it without question.

Sold my house through Greyfox (Rainham), with the sale going through just as the lockdown was put in place. First valuation was very optimistic, but still sold the house in time and got a reasonable price in the end. Commission rate was reasonable with no upfront costs (already had a valid Energy Report thing). A couple of years ago I had the house on the market with Jackson’s who wanted a higher commission, charged a fee upfront, undervalued the house, then dropped the price without checking with me. Got lots of interest but no offers close to what I wanted. In contrast, Rafike came up will a full marketing plan at the valuation meeting and still didn’t do anything without making sure I was happy first.
Rafike is a character, but always professional. Kept me sane when I wanted to chuck in the towel. Supporting cast are very helpful and professional too. Wouldn’t hesitate to use again.

If you are selling your house using Greyfox, do consider that potential buyers are made to fill in very long winded online forms in order to get a viewing using Greyfox, followed by a long delay by this estate agent to get in contact to arrange the viewing.
This can take several days (they like to take their time and don’t seem to care about that).
It is not easy as a buyer to get a viewing when compared with other companies and feels almost as if you have to pass a “test” of compatibility just to see a house.
Personally, as a buyer I felt that this was very off putting and I have purposely avoided looking at properties being sold by this estate agent. They just seemed too “up” themselves.
Shame because I was a cash buyer and someone selling their house with this estate agent could have made a sale had the viewing process not been such a barrier!
I would consider selling your house with an estate agent who are willing to offer viewings quickly without a lengthy process for potential buyers.

5 stars doesn't seem enough! What an amazing team of dedicated, professional, enthusiastic and caring individuals Greyfox has working for them. It is said moving home is one of life's most stressful events, well whoever said that didn't have Greyfox working for them! After being in our family home for over 35 years the thought of moving was daunting. We did lots of 'homework' before inviting 3 local agents to value our home, we knew instantly Greyfox were the right ones for us and at no point in our journey did we feel we had made the wrong decision. Greyfox were there to guide, support, inform and hand hold us every step of the way through the process of selling our home and as luck would have it they were also the agents for the property we purchased. There were a few hiccups at the start of our journey where we lost our buyer (not Greyfox's fault) and the property we initially sought to buy (not via Greyfox) fell through, but did we get stressed? Not at all, we left all the work and worrying to Greyfox! Our confidence in their abilities was justified, despite being in the middle of a long chain, within less than 8 weeks our house sale was complete and we found the perfect home! It almost seems unfair to single out individuals as everyone we came into contact with at Greyfox were brilliant, but it would be remiss of us not to give special thanks to Raf and Esther, they really went above and beyond the call of duty and made what could have been a challenging and difficult time very straightforward. They have an excellent work ethic and just get on with what they should be doing for you,trust me this is not the industry norm.You may have guessed we didn't go straight to Grey Fox Rainham,and suffered the consequences, however it does mean we understand the real difference between them and the other Estate Agents. You can get mucked about, or you can sell through Grey Fox Rainham.

I am saddened that this branch has so much positive feedback as my husband and I had a bad experience with them and I wish we could have have something nice to say. We was purchasing a house though Greyfox which sadly fell through a few weeks before we were due to exchange. Poor communication, reluctance to work with our estate agents as they "didn't like them" and when we got fed up of waiting for updates and considered finding another property, we were told that there was someone else they would have prefered to sell to anyway. I found them really unprofessional.

My experience of Greyfox was first class service from the moment Rafike showed my husband and I the house we wanted to buy to completion. Rafike is a genuine warm hearted friendly polite estate agent, with first class knowledge of selling/buying properties. I have never met anyone who gives 110% per cent through every step of the way, If you have any concerns or enquiries Rafike will always do hes very best to find out everything for you, be it if its been late evening, if he says he will do something for you he will, He never let us down, was always so supportive our No 1 Estate agent. I would not hesitate to highly recommend Rafike and if there was a award to go out to top estate agent 2018 it would 110% per cent be this amazing smart dashing gentlemen.

Best decision I made using Greyfox. Property sold within 5 days after the first few viewings for the best price and at a very reasonable commission. Dont think I would have got through the sale process without this amazing team, a massive thanks to Rafike and Esther. Rafike is very knowledgeable and approachable, not your typical 'estate agency type'. They all showed great support throughout. Went above and beyond my expectations throughout a very stressful process, kept the chain from breaking when we had complications and delays and kept everyone in the chain up-to-date within the process. In particular we were impressed with Tess, whose straightforward honesty when she came to value our house, made sure they got the job. The Greyfox team in Rainham were outstanding while helping us to find our new home. They were very patient with us and understood our restrictions on viewing availability due to having a young baby. Edward especially, who showed us around multiple properties, was brilliant. He had a real understanding of what we wanted in a property and was very honest about if he thought we should view something or not. We really felt that WE were just as important or more so than the sale to him which is refreshing these days. The house we actually purchased was listed elsewhere but we wished it had been with Greyfox as we really wanted to buy from them. I would have no problems recommending them to others and if indeed we did sell again, we would definitely be contacting them first as the service we received was second to none. Even after they knew they didn't unfortunately have the sale, they were still friendly and wished us luck. Amazing!

As a first time home buyer, they respect you with so much humility that words can't describe. The manager and staff at the Rainham office followed up every single stages of our home buy process till we picked up the keys.
They were always on the phone to us. Their information are extremely accurate. I can fully verge that the Rainham Staff do this "EA" Job not only as a career but also as if their life depends on it. Rafike Omar, the Manager is selfless, respectful, friendly and truthful. My first chat with him was a bit doubtful as I feared been a first time buyer would mean to most killer/flashy estate agents in quote " you will never find a house if you are picky, cos you don't have a choice". Whatever advise Greyfox offers you, if you ever consider using them, please' please' please accept it and trust them.
I completed within 8 weeks. To the beautiful lady, Tes, thank you for your high spirit of patience on our behalf. From being a first time buyer back in 2014 to put our house on the market in 2016 . Being all new to the process of buying and selling it was very nerve racking , but they made it very easy and simple they talked us though the process every step of the way with any concerns , questions or just a general enquirys . Grey Fox have been amazing from start to finish. All the staff we dealt with, Rafike, Tess and Edward have been stars throughout. We were purchasing a property via Grey Fox, and no question was too big or too small, especially being a first time buyer this whole process has been very new to us and whenever we hit a hurdle or didn't understand something, Rafike would take the time to help out. What particularly impressed me was when he would be ringing/emailing and sorting things out for us urgently despite having a day off work. We had a few issues our end with our solicitors causing a few delays, but Rafike helped me along the way, and nothing was ever too much trouble for him.
I would recommend Grey Fox, and when the time comes to move onto a bigger home in several years, he will be the person to help us with this. I cannot recommend them enough. So genuine, caring, helpful and welcoming.
Looking forward to seeing the team in 2 weeks to pick up the keys to our first home!
