Terrible company to deal with from a property management perspective. As a tenant, the team are impossible to get a hold of by phone. They never call back when a call back is arranged and never keep to their word.
Email communication is ignored.
Only way to get a proper response is to threaten legal action on required works months after logging. Would not recommend to anyone and won’t be dealing with this company again in future.

After months of untold calls, emails and countless amounts of paperwork, I have finally exchanged contracts and am counting down the days to collect the keys to my new home - all thanks to team at John Payne Greenwich.
From the very first viewing, they (I mainly dealt with Susan Denny) has been extremely helpful, professional and so incredibly supportive, I honestly cannot thank her enough. Buying a home can be a very long process, often stressful, especially when there are so many moving parts that all need to work in sync with one another, so having someone on hand that is organised and communicative is absolutely crucial.
For anyone looking to buy (especially now) I would say be prepared, get your paperwork ready, find a good solicitor, broker and if possible an estate agent that has experience and cares about/ understands their customer. I would highly recommend John Payne Greenwich to anyone looking in that area

My experience was a comedy with John Payne .
In my 2 years of renting i had to live in hazardous conditions (leaking fridge/freezer in the kitchen) for 6 months and problem wasn't solved.
When the tenancy agreement came to an end John Payne refund only half of my deposit back, despite of my complaints to be compensated and clear the remaining outstanding balance .
It was a TDS decision.
However ,bottom point ,the terms and conditions of the contract were breached and John Payne still didn't wanted to compensate me , not fair at all.

John Payne East Greenwich gave a realistic, but fairly high, recommendation for price we should put our house on sale for. They had an excellent knowledge of the area having sold the most properties in the area out of the agents we got valuations from. They had buyers waiting to buy on that street and so our house was on the market for less than a week and it was only on that long whilst we negotiated the price with the buyers. Sale took a long time (5 months) but through no fault of the agent and luckily we weren’t in a rush. Ben was relentless in checking on the latest status of all parties and passing on messages, more so than my own solicitor was. Many thanks!

We just sold my flat with John Payne and the whole team there were great.
We switched to John Payne after unsuccessfully trying to sell our flat using a local estate agent. The difference in professionalism and quality of service was noticeable immediately e.g. better photos, better write-up for the ad, and quicker more responsive service. We immediately started getting more viewings, and after a few weeks got our first offers.
Our point of contact for the sale was Sue Denny, she was great with chasing up potential buyers, clear comms managing our expectations, and keeping the process moving. Without her I'm sure we would have had more delays when our solicitors caused some friction.

Sue at East Greenwich John Payne helped sell our house. She was absolutely brilliant. Her valuation wasn’t too high or low- she knows the local market extremely well (including transport, schools, parks etc.) and lined up nine potential buyers on the first few days and we had an offer from one of those viewings. All through the process Sue kept chasing everyone (both solicitors, the council, management company, etc. Etc.) as well as liaising with the buyer to make sure they were happy. As we were getting close to exchange we needed tradesmen to fix a couple of problems and we couldn’t get any to come out (after trying eight!). Even there Sue helped by providing the name of a brilliant craftsman who did the work straight away at a low price! I couldn’t recommend Sue and her team (especially Ben - who worked incredibly hard and was always positive) highly enough. From offer to completion was seven weeks. That says it all at the end of the day.

We found the service to be very professional. Matthew valued our flat and we felt he was articulate, professional and fair when discussing our prospects. Ben was our estate agent, and he was very diligent and responsive throughout. We were also often assisted by Sue, who’s reassuring air of calmness was much appreciated.
During the time our flat was on the market, we were frequently present during viewings, and thought Ben’s enthusiasm for the flat & his knowledge of the development and the local area were great strengths and really helped to sell the flat.
We had issues with the first buyer whose offer we accepted, but Ben and Matthew together quickly resolved the situation and we proceeded with another offer.
Throughout Ben was in frequent contact with us, and if we couldn’t immediately get hold of him, he would always respond a short time later. This became particularly important during the fraught period around exchange/completion, which wasn’t helped by our particularly dreadful solicitors. We were so relieved to see Ben’s determination to force our solicitors to actually do something matched our own, and he coordinated efforts with the buyers solicitors as well. Eventually, the deal was done and we successfully completed.

We were not having much luck with the well-known "purple" provider and so canvassed around a few estate agents in Greenwich and the quality is unsurprisingly very varied, from the wheeler-dealer types, to the lack of communication types or the quite frankly extortionate types. John Payne was none of these. From a very good start to communication channels with Matthew who was courteous, friendly and punctual on coming to the flat to discuss and offering material to look over, we knew JP would be high up on our list of agents to use. Once we committed to them, Sue Denny took over and within 2 days had a prospective viewing which happened to be our buyer. We waited all of a week to sell the flat whereas the purple provider was much longer and less successful overall. Essentially you pay for what you get and I will admit to being wary of estate agents in the past but JP and in particular Sue were superb. Sue is of course very experienced, knowledgeable and extremely proactive but has also never come across as pushy, over-eager or one-sided; in essence the perfect person to take the reins of a stressful situation in anyone's lifetime moreover in the thick of a pandemic! Avoid renting from John Payne at all costs.
We had arranged for the house to be in a certain condition and they lied to us before moving in saying that it would be. We then found the property to be not as agreed and since we saw the property even more maintenance was needed.
This has caused us lots of emotional distress and their poor customer service continued as we went through the complaints process. We took them to the TPO and got a distress and inconvenience award and we have attached the findings below just to show how poor they are.
It seems from the reviews that we aren't the only people they have done this to. The property we were getting was £2100.00pm. For this you would expect a high level of customer service, yet we got the worst we've ever had. Please don't make the same mistake as us and go through these people to rent!
I have read the response and the fact that Andrew, who was useless, has stated that we were awarded less than 1% to try and make us out as greedy is ridiculous. It shows how they lie. We tried to claim just over £3000 as it cost us a lot in storage when we were left without a suitable home because they lied to us constantly and we had to walk away. The ombudsman felt we should have stayed. Would you stay and pay rent to someone who lies to you? As there was clear evidence of them deceiving us we were awarded £300 for the distress and inconvenience. This is around 10%. Perhaps a maths class would be good for you Andrew?

My impression is that this agency is managed in a very chaotic way. I rented through them over an year ago and I can summarise my experience as follows:
-Made an offer - specifying the terms (what was needed in the flat) and the offer was accepted
-Had the terms confirmed in writing.
-Days before moving in, have been advised that some of those terms were not going to be fulfilled
-Argued that it was not a professional behaviour and wanted to rescind the offer
-Advised that that was not possible as these were minor terms, had one of the persons dealing with the contract (in total I believe the offer/contract was managed by 4 or 5 different people) put down the phone while we were still talking
- Was contacted by the customer service and expressed how unhappy I was and never heard from them again
The lack of care and professionalism experienced makes me promise to never ever engage with them again. I really can't recommend them

My sister and I engaged the services of John Payne, East Greenwich. after we had been attempting to sell a property for well over a year. We had been frustrated on a number of occasions for a number of reasons but Lucy and her team, particularly Abbie, quickly rose to the challenge. They marketed the property professionally and worked hard to secure as many viewings as possible. They advised us sensibly using their obvious experience and as a result we were better able to determine those potential buyers who were serious and those who ultimately were not. We had a great experience dealing with John Payne during our property rental. Everyone was very nice and always helpful. They kept us in the loop about what was happening. The team at John Payne even helped out our first week when my partner got locked out and showed up at their office in bare feet, hoping for a key.
The only thing we found a bit frustrating is how many different people we worked with. I think it may have been a bit easier for us if we could have built a relationship with only one or two agents, instead of five. We never knew who we were going to hear from, and the sharing of information was not fluid. Also, I went out of my way on a Sunday to drop some paperwork and my passport off (I was promised someone would be there to meet me) and the office was empty. I waited an hour and no one showed up or answered the phone. That was a bit annoying.
Overall a pretty good experience though!

But they persistently followed up with them and kept reminding them how much they liked our property (which wasn't actually on the market as we had decided not to sell and rent). Whilst there were a lot of hiccups and delays along the way with the conveyancers, buyer's broker and lender the whole process was very well held together by Sue Denny at John Payne. Sue took ownership of the end to end propery transaction engaging both converyancers, the mortage broker, the other estate agents and underlying parties. She and her staff were able to provide emergency access to the property when I was absent and even arrange for last minute removalists on the day of completion when the firm I had commissioned failed to show. On my opposing purchase transaction I was using an online estate agent and the difference in standards of personal accountability and competence was significant. I would highly recommend John Payne for handling property sales especially for complex deals requiring finance and extended chains.

He handled my negotiation smoothly, and still remained helpful and professional when the lease did not proceed (on circumstances out of our control). His knowledge of the area is commendable and his customer service is simply outstanding. An example of this was him, after our lease had not proceeded, informing me that the house which I had paid a holding deposit on was still on the market (despite the fact that we were using another agent). He had no benefit in telling this to me, but did so on the basis of still seeing me as client, notwithstanding the fact that our business together had concluded. We recently sold our property via John Payne and have been very happy with the process and service we received. From the initial meeting, the team were efficient and gave us good practical advice in terms of price and how to market the property. The team used their extensive knowledge of buyers interested in the area to provide us with credible interested parties, and viewing times were communicated early to us and arranged so that there was as little disruption as possible.
In particular though we were especially happy with the service once a sale had been agreed. This is often the part which people overlook - the JP team acted as central point dealing with surveyors, solicitors and mortgage brokers, as well as communicating with other selling agents in the chain. This part can be extremely stressful for buyers and sellers, especially where a chain is involved, and Lucy, Sue and the rest of the JP team were efficient, professional and were careful to keep everyone up to date and the process moving along, managing the numerous parties involved.
We were recommended John Payne by friends who had had a negative experience with another agent in the area. I would heartily endorse that recommendation to anyone.

They selected a tenant and hidden away his dodge past from the offer. Four months later on a routine visit I realised he was trashing my flat and I immediately kicked him out. After 3 months wait for the TDS decision, they allowed me to retain only £90 from the deposit. JohnPayne was suppose to act on my behalf as a Landlord and they did not care. If there was a 6 star rating, I would have given it....
Having worked with Sue before I was keen to use John Payne again because I was working away from home whilst my property was on the market. The move also involved a long distance relocation and I needed to work with an agent I could trust.
That said, the point where Sue and all her team really pulled the stops out was towards the end on the sale. The chain lower down became very challenging and nearly collapsed...twice! Lucy, my main contact, was an absolute superstar, exceptional. Without her, I doubt the move would have happened and my sanity would certainly not have lasted. From phoning round for new removal companies to keeping solicitors on their toes, it really felt like Lucy cared about the sale and the stress was shared. She went above and beyond and I'm very grateful to now be settled in my lovely new home.
Their rates are also competitive.

We have just bought our first property through John Payne and the experience could not have been better - the branch manager Susan Denny is absolutely brilliant to deal with, very communicative, very aware of client needs and understands the importance of keeping in contact throughout the process. There were a couple of wrinkles in our purchase and without Sue's help I have no doubt these would have been much harder to iron out.
