Avoid John Payne - acorn completely Dishonest and Unprofessional
I strongly advise against using Acorns Property /John Payne estate ! They have refused to return my £1,500 deposit for 51 Gilbert Close since January 3rd, 2025, and instead of addressing the issue professionally, they resort to gaslighting and deceit.
The person handling my case, Georgina, is incredibly rude, unprofessional, and emotionally unstable. She snaps at tenants, dismisses valid concerns, and is clearly not fit for her role. Rather than resolving issues, she gaslights and makes the process as frustrating as possible.
This estate agency is full of liars who do not care about their tenants. Save yourself the stress and go with a reputable, trustworthy agency—there are far better options out there! Avoid at all costs.

I dealt with Max (Agent) and Tina (progressor). Max was super helpful and transparent which helped a lot in my search. He’s very knowledgeable about the area and his advise was genuine and helpful. We used John Payne to manage the sale of a property in Greenwich. They were highly professional in terms of the approach they took to both the price and the marketing of the property. They clearly know and understand the market well and gave good advice on the approach to take and the price we could reasonably expect. They managed the viewings and offer process very well and liaised with the purchases and the solicitors involved to ensure a smooth and timely sale of the property. Poor experience letting with John Payne further below. Edit - 2 years later, I have had a steady tenant via Conran Estate agents and would highly recommend them over John Payne.

After advertising my property at the suggested rental price, very few viewings took place (at most, 1 per week) and I received an email asking whether I wanted to sell the property instead. The property was immediately available but was not let out for months. Avoid if you are hoping for a quick let.
Edit - by comparison the new agents arranged 15 viewings from mid week and by Monday I had 5 rental offers, confirming that there was something wrong with how John Payne’s team was handling this property.
Edit following response from John Payne: to be clear for anyone consulting this review, there were no specific issues that were particularly unique to me or which were unknown by John Payne prior to instruction. I only say this to avoid other potential landlords from wasting their time as I know that relied upon the positive reviews online and pro-activity of the local team in securing the instruction, but everything fell flat after that. I find it telling - with the benefit of hindsight - that most of these positive reviews experienced by others are for sales and from tenants and not from landlords looking for tenants.

Terrible estate agent in Greenwich. My boyfriend and I were interested in viewing multiple 2 bedroom terraced houses in Greenwich Cutty Sark and near Greenwich Park and it was impossible to get a viewing for the properties we were interested in despite being newly listed on Zoopla & Rightmove
My partner had called and emailed trying to arrange a viewing and he didn't have any luck. I then tried 4 days in a row to arrange a viewing to be told "there's no on in the letting team to do this for you". No one from the Lettings Team ever came into contact with me or my boyfriend. At this point I decided to visit in person as we we were still trying to get a viewing. There's one male and he said he was Sales and not Lettings and tried to explain to me that this estate agent is shortstaffed.
I'm very disappointed that we have been ignored and were not able to view some stunning properties in an area we love. Just going through this process wouldn't make me want to buy a property from this estate agent.
Also FYI as a potential customer / client is not my problem or issue that you are short-staffed and don't have the capacity to arrange viewings due to having a small lettings team. Hire more people - there's plenty of people who would want to work for you and stop taking all the commission and profits. Greedy incompetent estate agents in Greenwich

I had an excellent experience dealing with Darcie and Olivia who helped me find a new flat with ease in the middle of this horrific renting crisis. Darcie was very responsive throughout the process which made moving in very smooth and Olivia was professional and provided us with all the move-in documentation in a timely manner. I've dealt with so many different London estate agents over the last few years and can say that John Payne was the easiest to deal with and really did balance the needs of the landlord and the tenant to ensure good outcomes for all parties.
Our flat is also managed by John Payne, and so far our property manager Chloe has been very responsive and keen to help.

He was extremely helpful when finding properties, as I had enquired about one but he shared others in my budget with me. I actually emailed only a few minutes before he called me back to chat through my options and we arranged the viewings for a few days later. Even when I had signed for the flat and had been passed on to another team to deal with the tenancy documents, Joshua was still more than happy to take my calls and answer all my questions despite it not being his team. We worked directly with Daisy for the marketing/selling of our property, which was quick and painless. Daisy ensured all viewings were with potential buyers who were in the right position to suit our ongoing chain. She also accommodated our working from schedules etc. We had a number of offers and Daisy ensured we got the best offer. Having bought and sold a number of residential properties in the past, It is an unusual but absolute pleasure to commend John Payne for their level of customer care and attention to detail. Whilst the sale of a property to a domestic property owner is significant, to the busy branch of an estate agents, it must feel like just another sale in a long line of ongoing sales.
In this case however, my experience was quite different.
From initial discussions, to incidental queries though to exchanging contracts, John Payne managed to make me feel as though my property was their utmost priority. In addition, they managed the careful balance of following up without sounding as though they were chasing up.
Throughout the conveyancing process, the team kept me up to date on negotiations, managed relations with solicitors on both sides and then personally called me this afternoon to confirm exchange of contracts.

I successfully found my new property after searching for a number of years. During this time Daisy was fantastic. She is energetic, focused and was always on time, brilliant at balancing ‘showing’ the properties and pointing out the features alongside giving me time and space to personally assess/think about the property in terms of my needs. She was also diligent in sourcing feedback so that she could provide any helpful feedback to the vendor if applicable but also listening to that feedback to build a picture as to my needs so that when future properties were marketed she did not waste vendors time or my time by arranging viewings for properties I would discount. During this process I have found Daisy to be one of the most authentic agents I viewed with and cannot recommend her highly enough if you want to sell your property.
When I found a property I liked and the offer was accepted Daisy did not step away from the process but remained fully engaged. She regularly connected with me and my solicitor to see if there was anything she could do to assist if we were seeing delays.
As a landlord I have also used John Payne to market my property and again the whole team was excellent. In particular Fatos and Tanya have been brilliant communicating with me regularly throughout the process, confirming viewings and once I agreed on tenants ensuring the set-up/referencing process was as seamless as possible

Had a great experience with John Payne Estate Agents in Greenwich. We were on a tight time frame and Fatos contacted us after an itial search to ask for more information. Within a few hours we had four viewings that Saturday and one property that was above budget but Fatos insisted we view.
We fell in love with the more expensive property that she recommended (which I’m sure she knew we would!) and put an offer on the property that day.
The whole process only took a week and we were constantly updated with the progress of the application and referencing.
The whole process from viewing to move in date only took two weeks and we could not have had a better experience.

I spent a long while looking for the perfect house and could not have been happier with the level of service and professionalism I received from the team at John Payne. From their patience and understanding of my needs during viewings to the level of care when going through exchange I have been very impressed.
I was in a chain free position to buy and I had assured John Payne that I would be in position to exchange very quickly after an offer was accepted. However once the my offer on the house was accepted, my mortgage offer took 10 weeks to come back. Obviously during this time myself and the seller where getting very nervous. However the Daisy and the team at John Payne, handled the situation amazingly. Reassuring both sides and making sure everything was all in place to exchange when the offer came back. Exchange and completion went through without any issues at all. Picked the keys up at 10:00am on completion day with a big handshake and congratulations from Glenn.

I had agreed a price on a property they were marketing. Just before exchanging, they pulled out and sold it to someone else. The manager Glenn Maher was particularly unprofessional during the process.
Not only I lost the property, but also the fees for surveyor, mortgage, solicitor.

I couldn't' even rate this company with one star. I decided to rent my brand new and recently decorated flat via JohnPayne and I believe was the worse decision ever. They selected a tenant and hidden away his dodge past from the offer. Four months later on a routine visit I realised he was trashing my flat and I immediately kicked him out. After 3 months wait for the TDS decision, they allowed me to retain only £90 from the deposit. JohnPayne was suppose to act on my behalf as a Landlord and they did not care. Now I have over £3000 in damages to fix and no deposit to cover. By far the worse agency I ever dealt with!

They were efficient and helpful. In particular Andrew guided me as to how to best request my creditscore and manage payment of deposit in parts, once we had viewed the property and it was clear that the offer and tenants seemed a good match. I would happily use this firm again when needed.
