They set up an appointment for viewing a house and the day before they told me it was sold (happened in Kennington)
I called them once to tell them I was a bit late and the agent bailed on me.
The agents at the phone always leave vague information about everything.
They have a nice look and a nice offer but the service is awful and widely incompetent. I guess if you are lucky you may have a good experience but a professional company should never let these things happens so often.

The service we received from the Lewisham branch of Acorn on the letting side was excellent. Both Lilia and Jade were very helpful and efficient and I have no hesitation in recommending Acorn if they are arranging the letting of your property.
Lilia was kind and helpful, understanding our requirements as our daughter, a new landlord, works abroad and we live some distance away. Lilia was respectful of the property, even removing her shoes on entry and marketed the apartment quickly and attractively. She always responded to any queries in a timely manner and was even good enough to go and remove an unwanted TV for us, as we lived far away. She really did go above and beyond to help us out and to find suitable clients.
Jade, too was super helpful in all our dealings with her always responding quickly and efficiently. If either one was unavailable for any reason, the other always responded in a timely and knowledgeable manner . As a team they provided us with an excellent service.
We were kept informed at every stage of the proceeding and I can recommend their services.

Dammy was incredible, he was so diligent in making sure that all the T’s were crossed and I’s were dotted to make the sale and purchase progress. He replied to every email, phone call, chased up solicitors, helped me complete legal documents. Without him the sale wouldn’t have gone through and he was far more conscientious than my solicitors in following everything up. I thoroughly recommend Dammy 100%. STAY WELL CLEAR FROM RENTING FROM ACORN.
THEY ARE CORRUPT AND WILL TAKE YOUR MONEY and leave you in a flat with no heating or hot water for days on end when there told the boiler is no longer repairable they will leave you months with no boiler with a baby to freeze there staff don't care.
Staff are rude. They refuse to get problems sorted and only want your money.

EDIT: We were promptly contacted by customer services to resolve this issue, Karen, who I spoke to, was incredibly helpful and understanding. Where we dealing with her earlier I'm sure we wouldn't have dealt with as much. The customer service has brought up Acorn hugely in our opinion and we would happily use again, now we know which channels to go through.
Original review "We had a horrible experience with this letting agents which surprised us given the good reviews. We were pressured into moving in early to secure a flat which we later found out our landlord hadn't even wanted. Furthermore we were encouraged to increase our rent bid and request some appliances (fridge/washing machine) by the estate agent, with no contact from the landlord this was assured to be ok by acorn and that these appliances would be provided. Last minute they withdrew the possibility of a washing machine and said there would be no possibility for us to reduce rent if we were to provide our own, when we moved in our fridge was mouldy with a broken plug, I tried to wipe it down but the seals started breaking and we complained that this was not ok. In response they offered us £50 to cover the cost of a new one, with nothing stated about the washing machine. Speaking with the landlord we found that they had not wanted to provide white goods and this promise was only made by acorn and as such the responsibility lies with them. For us it felt like they were promising both sides things without consulting the other, we have repeatedly reached out to request a proper remuneration for going through December without a washing machine and fridge as promised but they refuse to reply. I would not recommend going through them at all."

It has been great with Acorn until one particular person, Laura Whelan. She has been extremely unprofessional and rude, raising her voice on the phone and ignoring my emails. When she finally responded via email, she seemingly mocked what I said. She said she will look into damages left by the construction company within the flat, but she hasn't and will not. She is lazy and passive-aggressive. I do not know who to speak to about her, or the issues I am having that she refuses to help with. I have never come across someone so rude. I was so shocked at how angry she sounded on the phone, to the point where I told her I would call back and hung up just because I simply felt so uncomfortable.

We’ve found our current flat via Acorn, and Adam was our point of contact. He was very attentive in the beginning, answered all questions, and was very responsive, but then once we paid the holding deposit, things have changed, it got harder to get in touch with him, and most of the things were done last minute like even knowing what date we could move in. We weren’t properly informed and had push a lot for things to go forward. Acorn doesn’t really care if you are tenant so if you are a landlord yup definitely go head and work with them but as a tenant you will be misinformed, you will be have to chase all the time and you won’t find any support when you need.

We constantly felt like we were chasing the other agents for updates and were left in the dark on when and if viewings would take place.

Rented a property through this firm for six months and never have I been met with such breath-taking ineptitude and incompetence before.
The lists of problems with this let are quite extensive but highlights include being told that I could rent the property for six months and then having to request changes to the length of the contract right up to the day of signing the contract, as the landlord hadn't specified that a six-month let was possible.
Then no instructions given on how to operate the properties heating and hot water systems leading to a higher gas and electricity bill for the first month as the only option I could find was an Immersion heater that had to be left on the whole time to provide hot water. There was no out of hours contact and in the end this query took 13 days to be answered.
This was later followed by an element failing in the cooker which was not replaced as it was decided by the landlord that the cooker should be replaced which took well over 6 weeks to complete due to poor communication from Acorn.
Then a long wait time followed this to regain the deposit despite requesting on several occasions if there was anything that could be done sooner, as I had vacated the property early. Even though the agency had been told on several occasions that I had vacated the property early I still got several phone calls asking if it was ok to do a viewing at such and such a time. Another clear indication of the lack of communication and cohesion at the branch/organisation. The final icing on the cake was when I was called by one of the branch negotiators to ask if I could help them with the heating and hot water at the property as a new tenant had moved into the property and was struggling. Once again, the agency had difficulties getting hold of the landlord (a theme that was a constant throughout my rental.) Suffice to say I still hadn't had my deposit returned to me at this point and was feeling less than helpful. Especially after receiving an email from the agency asking why I hadn’t paid my rent despite my contract being finished.
Be warned renting through Acorn is a massive mistake fraught with nothing but frustration. I have not used the buying side of the branch but see no reason why they should be any better.

I was really impressed with the high level of service i got from Acorn through the whole process. This was my first time buying and I felt that the estate agent provided me with the types of properties that I had requested to view (unlike some agencies who took me around properties that were outside of my budget). They were always available from start to finish and were very accommodating in letting me into the flat while the sale was going through.
I would recommend using Acorn for anyone looking to buy a home in the Lewisham area.

It's hard to believe that company like this actually exists, and - after so many bad reviewers connected to property letting actually still operates in London.
Customer service is non-existent. They do not care about you but your money!
They were very quick to collect our holding deposit and all of the necessary documents, but we have never heard from them afterwards. I've never encountered treatment like this.
Do yourself a favour and please do not deal with them!!!

The people I have dealt with via email/phone/in person previously we're friendly, albeit a little snippy which I assume was due to the amount of work at the time. I didn't mind too much though as I loved the flat.
Once the circumstances weren't in favour of a "sell" (or rent rather in this case) I have been completely blanked, both by email and phone. Appreciate that they are in the business to make money, but this is not how you treat someone who might return to the branch later down the line.

From the moment this agency was in charge of the flat where we used to live, everything has been a disaster. there is no communication between agents and they do not respect any rule or privacy. The flat was left to rot with us inside! When we handed in our notice they started coming for viewings unannounced, without knocking but simply by letting themselves in! They do not look after the tenants but only after their greedy landlords and they do not know the properties they are selling. the best was when they sent me a rather rude message demanding my rent that was overdue... which WASN'T as I had left already two months prior to their call! they have no systems or procedures in place. Morale: spend more money, but deal with a serious agency!

Acorn did a gas safety check ONE DAY before our move in date and it turned out the boiler was unsafe so we had no heating or hot water for the first four days, it was February.
Place was filthy when we moved in (it was even in the check in report that there was mold, soap scum etc) and seeing as they charge each tenant for cleaning before you even move in I was absolutely fuming.
I moved out of the property exactly 24 days ago and I am yet to receive my deposit back even though the landlord has authorised the full amount to be returned to me. I have contacted them on numerous occasions and will taking further action.
Their professionalism and general ability to do their jobs to a satisfactory standard is well lacking and I cannot wait to get my deposit back so I don't have to deal with them any longer.

Complete and utter time wasters. Was selling my property with Acorn Lewisham and accepted a verbal offer which I asked to be put in writing to me and also buyers details for my solicitor. Had to keep chasing for this and was fobbed off with excuses for nearly three weeks until the agent finally admitted they had no details from the so called buyer apart from their name.
Needless to say I took my business elsewhere.
If you are thinking of selling avoid these at all costs, they acted like a bunch of amateurs.
