After having several Estate Agents value the house it was an easy choice to pick John Payne. Obviously very knowledgeable on the local market, but most importantly very easy to work with. Everyone I dealt with at the branch in Lee-SE12 was great, from Will's valuation, Max's sale and the support of Pauline and manager Chris. It was rather daunting to be selling a vacant property from some distance away, but the team kept in touch and helped me through all the steps of the sale. Chris oversaw the initial introduction and estimation and was clearly very knowledgeable about the type of house, the local area, the current housing climate and his advice and recommendations were accurate and informative.
Chris and his team, Max & Will, were extremely helpful throughout the process with regular calls and emails alerting me to viewings, feedback from the viewings and timely updates as to the progress of the sale once the sale had been agreed.

My personal experience of selling through John Payne, Lee, was excellent. The team (Will and Chris) were fantastic and the house sale went through very smoothly, with clear and open communication and negotiation throughout. I particularly appreciated their honest and genuine approach. They were never pushy or overly optimistic, which I personally really appreciated. This meant that everyone's expectations were well managed and there was no disappointment. They were excellent at advising and very happy to go with whatever I felt comfortable with. In that respect it felt like a joint effort between agent and seller, and we were all delighted when it sold for more than the asking price. At no point did I feel they were only after the sale. Avoid renting from John Payne at all costs. We were shown this property by John Payne in Lee. However, they don't do the management of the rental properties. It means that you don't meet the staff that are responsible for managing your property until after you have paid your holding fee. By that time it can be too late.
We had arranged for the house to be in a certain condition and they lied to us before moving in saying that it would be. We then found the property to be not as agreed and since we saw the property even more maintenance was needed.
This has caused us lots of emotional distress and their poor customer service continued as we went through the complaints process. We took them to the TPO and got a distress and inconvenience award and we have attached the findings below just to show how poor they are.
It seems from the reviews that we aren't the only people they have done this to. The property we were getting was £2100.00pm. For this you would expect a high level of customer service, yet we got the worst we've ever had. Please don't make the same mistake as us and go through these people to rent!
I have read the response and the fact that Andrew, who was useless, has stated that we were awarded less than 1% to try and make us out as greedy is ridiculous. It shows how they lie. We tried to claim just over £3000 as it cost us a lot in storage when we were left without a suitable home because they lied to us constantly and we had to walk away. The ombudsman felt we should have stayed. Would you stay and pay rent to someone who lies to you? As there was clear evidence of them deceiving us we were awarded £300 for the distress and inconvenience. This is around 10%. Perhaps a maths class would be good for you Andrew?

This has caused us lots of emotional distress and their poor customer service continued as we went through the complaints process. We took them to the TPO and got a distress and inconvenience award and we have attached the findings below just to show how poor they are.
It seems from the reviews that we aren't the only people they have done this to. The property we were getting was £2100.00pm. For this you would expect a high level of customer service, yet we got the worst we've ever had. Please don't make the same mistake as us and go through these people to rent!

Having had a less than brilliant experience with our first home purchase in 2015 we were not expecting a great deal from our estate agents this time around. Happy to report that John Payne greatly exceeded our expectations! The guys at the Lee office were extremely helpful, friendly and attentive, they both sold our flat (within a week for the full asking price) and found us a great bargain of a house for our next purchase. About the only thing they didn't do was agree to come and renovate it for us!

Chris (the branch manager) was very professional from the start. We hadn’t moved for 32 years and so needed his expertise and experience. But it was the whole team who supported us from day 1. We got to know the sales team really well and they always worked around us and our schedules.
John Payne was not the cheapest estate agent in the area, but were by far the best value. When we received our offer they supported us for the best deal and worked with the agents for the purchase of our new home.

We used John Payne's Lee Green branch to manage both the sale of our exiting property at the time and the search for the next home.
Nothing was too much trouble and while Claire, managed most of our day-to-day business (and was superb) everyone we spoke to at the agency was exceptionally helpful.
Worth noting is that the team at John Payne work seven days a week, while many others in the area close on Sundays. This was very useful when looking for a new home while working full time and shows John Payne's commitment to providing outstanding levels of customer service.
If you are looking to buy in the Blackheath, Greenwich, Lee Green and surrounding areas, I cannot recommend John Payne highly enough.

My family first encountered the Lee Office of John Payne back in 1985, as selling agents (in our move into Lee). Since then, we have had several other dealings with John Payne as seller and as buyer - and with positive outcomes each time.
Their solid reputation, longevity in Lee and excellent local knowledge, meant they were our first choice in a sale conducted in the latter half of 2016 (when quiet after the Brexit vote); they did not disappoint us. They simply listened, kept us posted and negotiated a decent deal.

I sold my house last year with John Payne; I also bought with the same estate agency partly to ease the process of buying our next home which turned out to be the case.
They valued our previous home correctly (sold within a couple of weeks very near to asking price) were quick with returning any queries or issues I had and were honest and straightforward with advice they gave. I had conversations with a number of staff at the office and at no point did I feel uncomfortable with regards to any aspect of the sale or purchase. We asked Chris if he could come over and give us a valuation. He came over straightaway. On the first day the property was on the market we had five viewings and by the end of that day we had received an offer for the full asking price which we accepted which, frankly, was more than we expected to sell it for.
There were no complications and three months later we had moved, buying a property through another branch of John Payne.
I can't really think of anything more they could have done.
