Ozzie Minhas was brilliant from start to finish, especially as this was my first buy-to-let. He made the whole process feel a lot less overwhelming than I expected and explained everything in a really clear, straightforward way. He was always quick to respond whenever I had questions, which made a big difference.
He put in a lot of effort in finding the right deal for me and keeping me updated throughout. The whole process couldn't be any smoother thanks to him setting it up so well! He is clearly very knowledgeable and experienced.

I would advise anyone who decides to sell their property in Newhall in Harlow to use the Church Langley office as their knowledge is first class. I would also say that if Ross and his team recommend you use a local solicitor take that advice as it will ensure that your sale runs smoothly. Been renting in UK for the last 10 years. Tried to rent a flat in Harlow for the past 4 weeks. They ve asked me for a guarantor after i have paid £288 the holding deposit. Provided 4 guarantors, they were not happy with any of them because of small issues impounded by them. The guarantors are earning over £65k a year. In the beginning they re all nice and answering nicely, after paying the holding deposit, they barely answer anymore and trying to make you give up. everybody in this country has a little problem with the credit score, but it s not a criminal record. Lost nearly 300 guid before Xmas because they were not happy with the look if the invoice.

We dealt mainly with Ross Johnson during my sale and purchase. I've moved on four separate occasions in the past 14 years and Ross is hands down the best estate agent I've ever worked with. He's very calm, personable and just a stand up guy. We had some complications but hes as cool as a cucumber and took everything in his stride. It seems like he could move mountains in the industry and I'd like to wish him all the best in the future.
We also had Ellie doing a lot of our viewings, whilst we didn't get to know her as well as Ross, she still holds the same professionalism and integrity.

this agency has terrible customer service. i had viewed and put in an a offer for a proper of which they did not pass on the offer to the seller for over 3 weeks. With multiple calls to follow up and being fobbed off.
The manager Sarah explained you have to speak with their financial advisor even if you have a broker and a DPI
I have sent an email to Sarah over a month ago now and still no reply.
they work to keep all commission in house and do mot focus on clients needs.
Need to be reported to financial ombudsman.

The following response from the estate agent is completely false.
I have never spoken to their financial advisor as i was told. I NEED to speak them 3 weeks after putting in my offer and and would not be but in if I did not by Sarah over the phone ( calls are recorded for motoring and training). Ellie had spoken to a relative of mine and myself and told both of us I had not put your offer in because I was to busy.
Ellie did not communicate once at all from the time I put my offer in additionally to that had not answered one of the many inquiries about the property ( which i have messaged to show this) and I have still not had a reply from Sarah till today following my call with her.
As I stated to the Branch Manager Sarah, communication was rubbish as soon as i put in my offer and you need to do better if clients are the ones that are chasing and getting fobbed off.

From the very beginning Sarah was professional and her knowledge of the market and the area was superb. Communication throughout was fantastic and she always made herself available and if she was out of the office her team were excellent at making sure communication was clear.
Whenever there was a viewing I would get feedback and a detailed discussion on the best way forward, Sarah never made me feel rushed and it was clear she had a great understanding.
Once receiving a great offer through Sarah, what should have been a relatively easy sale became a very tricky one due to my divorce court order. This caused delays in the sale. Sarah and her team really worked hard to ensure all parties were in the loop and were often the main point of contact for all. Sarah did an exceptional job at keeping the buyers who were first time buyers in the loop every step of the way and also did the same for me.
I highly recommend Sarah Connor and the Kings team.

I think they do not care about the landlords and think only about their own interests and the commission to get from people. I offered them extra money more than they added on their advertisement and to pay the whole tenancy agreement for house in Tithelands, Harlow. I have no problems no ccj and I have high income (full time permanent) and high credit score but the woman who answered the phone just turned me away and rejected the offer without even bothering to take my details. I am sure the landlord of this property will not be happy to know this, and I was very upset with such poor customer service and wasting my time calling them.

Highly recommend these guys! After a dreadful experience with another local agent we were left with just 8-9 weeks to get our house sold and completed, as we stood to lose our purchase. Nothing was too much hassle, they had potential buyers lined up within days. One open day held by Andre and Harry (who are great guys too) and my house was sold to the buyers in in the best possible position.
I was obviously nervous having been let down by 2 previous buyers, but Charlie and Charley Hornsby were fantastic. They reassured me, kept me updated and liaised with everyone involved to make sure the sale got to completion, and it did within the deadlines too! These guys have the ability to not only get people through the door and sell your house but to keep up with the admin and connections after to make sure it completes, which is where I had been let down by the previous agents.

All the staff at Kings were extremely helpful and had the exact professionalism we needed to complete our sale.
Every thing that could have gone wrong on our sale did, whilst my wife and I were loosing the will to live, Louisa and Charlie took everything in there stride and just got things done.
If we hadn’t moved over 90 miles away, and needed to move again, without a doubt we would use kings again.
Our feet have not touched the ground since moving and we have not had chance show the gratitude we should have to kings, Louisa and Charlie, and for them I bet they have already moved on with 100% commitment to there next clients, but for us, we won’t forget there hard work. We are in our forever home and will be forever grateful.

The whole team at Kings Group Church Langley deserve a lot of credit and a big thank you from me. Due to both my vendor and buyer using the worst solicitor in existence (Premier Property Lawyers), the move proved a real struggle (to the point that the chain actually broke down as a result of the solicitor's incompetence). Thankfully the team at Church Langley were very pro-active, friendly, and professional with speaking to their contacts and helping the move go ahead (even after Premier Property Lawyers had an online security breach and their systems were down for over a month). Honestly, I don't think the move would have happened if it wasn't for Richard and Frankie getting involved. Also their mortgage advisor Jake was extra efficient in getting a mortgage over the line for me in super quick time. Thank you and an easy 5 stars.

Selling your is home probably the biggest financial transaction you make in your life so finding the right estate agent is absolutely crucial, a decision that shouldn’t be taken lightly. We conducted an extensive research of all the major estate agents around Harlow and decided to go with Kings Group in Church Langley. Looking back, we believe we made absolutely the right choice! Right from the start, the staff at Kings treated with a sense of respect and professionalism. Brandon did a superb job pulling together the House Brochure for marketing the house, he certainly has a flair for taking pictures which captures the true beauty of the house! He was able to market the house within a two days of finalising the house brochure.
We had viewings just within a few days of marketing the property, Frankie managed all the viewings, she kept us informed of all the viewing appointments, provided us with timely feedback from the buyers and was able to secure a sale price at the top end of our expectations. Once the sale was agreed, Frankie managed to keep both sets of solicitors coordinated to ensure we were able to achieve sale “completion” in a very timely manner. It was a pleasure dealing with Franke, she is true professional, always respectful and courteous. I have no hesitation in recommending Kings Group, Church Langley. Absolutely disgusting financial advisor (Nicholas) He is not in anyway competent to give any advice, but saying that his tactics of using his own mobile phone when making calls (so they are not recorded) is very well thought out!
He will advise you and tell you all is ok and show you what’s going on but when it comes to completion everything falls apart and his advice is 100% wrong and leaves you in debt and nearly not being able to complete! I lost just over 20k on his advice and he laughed when I called him to find out what had happened with a simple explanation of “I missed some bits off!!”

The worst experience I've ever had with this agency. I sold the house with them and lost the mortgage plus £10,000 penalties to the bank. They did not take into account our wishes for even a second, they only wanted to take the commission from the sale of the house. Having bought our first property from Kings Church Langley branch, we knew that we were going to sell our property through them, especially after reading recent reviews. As soon as we met Richard- the branch manager- we knew instantly that our property would be in perfectly capable hands! We cannot speak highly enough of him and his team. I recently Let my property in Church Langley through Kings Group and I have to say I was extremely pleased with the service they provided me with. Rosy took care of everything from the inventory to the cleaning of the carpets! I was worried as I had let the property through another agency in the area and had a terrible experience as they didn't even inform me that the tenants "went missing" until a month afterwards however my faith was restored when I spoke to Rosy who reassured me that she would be able to find me suitable tenants and also offered me a managed service which included "rent guarantee" to put my mind at rest. The whole service was flawless and I was kept up to date with the whole process and she even arranged for carpet cleaners to clean the property and let them in for me! I will never seek an alternative agent after coming across Kings and especially Rosy :) 5 star.

I found the management to be less than forthcoming during a recent attempt to sell my property. No personal attention or proactive reassurances during the process with misleading progress updates. Very unhappy with the service and won't use them again.

Very positive company, my wife and me are dealing with Kings on the sale of my property and Kings, Chuch Langley dealt with us buying our new property. Calum was our first point of call, showing us houses on the estate. After falling in love with a house in Ridgeways we could not put an offer on it as our house wasn't sold and thought that we lost it but a few months later we were told the buyer had pulled out. There was no way we was going to lose it a second time.
We would like give a big thank you to Calum for getting back in contact, Nick for sorting out our mortgage, Richard the new manager for keeping us up to date on all the progress and the rest of the team.
Diane and me would thoroughly recommend using Kings to our family and friends in the future.

Jordan and his team have been fantastic during my sale. Unlike the previous agent I used they gave me feedback (I know it doesn't sound a lot, but I had to chase my other agent after every viewing). They now have got me a buyer and all is moving swiftly as both sides are using recommended solicitors and the buyer is using the broker so I know what is happening at all times.

If you're ever in the position where your agent attempts to sell your house to an un-mortgageable buyer and no one notices until after you have exchanged contracts (on both sides of your chain), you're then involved in months worth of legal issues, King Group WILL try to charge you their commission.. Change your contract wording to state commission becomes payable upon completion, not on exchange of contracts. Even though my contract was amended to state 'no sale, no fee' they are still perusing their fee. I have now had to instruct a solicitor to try and uphold our contract. Formal complaints have been submitted, complaints will also be submitted to The Property Ombudsman and the National Association of Estate Agents.

We appointed Kings in Church Langley to sell our property in Newhall as we had found a new property to buy and Kings were very local and had a lot of properties for sale in the area.
The overall service was extremely poor and in the end I showed the final purchases around my house as Kings could not accommodate them.
They did manage to get some offers on the property quite quickly prior to this but the offers were ridiculously under their valuation and when we refused these offers they used scare mongering tactics to get us to accept them. They were saying that they were good offers and that we don't want the sale going cold, even though it had only been on the market two weeks!
I believe they were misleading purchasers on the offers we would accept to get offers in to show they were doing a good job.
Their survey and photos of the house were very poor and inaccurate. The viewers were amazed how spacious the house was as they said the photo's made it look very small. Normally with other estate agents it seems to be the other way around.
They did not put the house up on their website or on rightmove until week 3 and by this time we had sold the property. If this had happened sooner then we may have had more reasonable offers to consider.
Another issue we had was that our purchasers used King conveyancing which Kings recommend which based on their performance almost lost us our new house. We could not speak to Kings conveyancing so had to chase the branch manager Bradley Andrews to get them to move it along.
When we raised the issues we had with Kings performance and their conveyances with Bradley Andrews he was very dismissive and blasé and was very unprofessional. This is not the attitude that is needed in this very stressful time and made us raise a complaint to the regional manager Roydon Weeks. His attitude was even worse than Bradley's and basically said that they did what they were hired to do and that was that.
To sum up I wish I had used purple bricks.
Try to avoid them if you can and good luck with you sale.

First time i went to the office for an appointment i waited one hour with two small children super active who were trashing the office so OBVIOUSLY i had to go outside at 5 degrees freezing myself my friend and the kids. We went to Tesco coffe shop but again could not stay too long inside as children as you know would not stay still or sit for too long. A young guy came to call us saying Thomas is ready to see you now, and off we go. Three seconds later we were in the office only to find Thomas sitting and talking to another couple etc...In all of this the office did not do anything to help us or call Thomas or inform us of the long wait we had to endure in the freezing cold weather. If i was told by the office guys that Thomas would have net me one hour later we would have gone to a proper warm and quiet place to rest and to eat etc...We basically just been ignored totally my friend could not even look at him in his face.
We both very busy and intelligent and Professional people just like any other but we refuse to take this kind of behaviours as when in person it is very disrespectful i ensure you........
On top of this i had been treated like a piece of dirt because i could not make an appointment as i was stuck in traffic because of the rugby in Twickenham as i live around that area, the cars were not moving at all and we could not take the motorway, provisional licence......
I have been spoken like a criminal i promise you and they are saying we missed another two appointments so we are now the bad people and we cannot book any other viewings.........
HOLD ON A MINUTE, I ALWAYS EXPLAINED TO THOMAS THAT MY HUSBAND AT THAT TIME HAD AN AGENCY JOB SO IF HE WAS CALLED TO WORK HE HAD TO GO AS WE COULD NOT AFFORD FOR HIM NOT TO WORK......THOMAS ALWAYS SAID TO US IT WAS FINE NOT TO WORRY.......how more clear do i need to be ? Are we speaking the same language ????????? Wasn't he fine with our situation ? And if all this caused the whole issue why in hell Thomas OR THE MANAGER OF THE BRANCH WHICH IN ALL THIS SEEM NOT TO EXIST DIDN'T EXPLAIN TO US THAT WOULD BE AN ISSUE AND SO ON ?????? OR WHY NOT EXPLAINING THAT WE WERE CREATING THEM ISSUES BY NOT GOING TO THE VIEWINGS THE FIRST TIME WE COULD NOT GO ???????? Am i missing something because i do not see it sorry........I wrote letters of complaint to the Head Office who only tried to defend their employees which i find even more insulting isn't it ? How very unprofessional and sad.......so they are allowed to treat people the way they like and now they are not even allow me to buy a house using their agency they are saying to me i must drive there and if i am lucky and they have time i might get some viewings......I live 1 hour and half away driving.....Using their position to stop me from buying a house from their agency basically. I am not sure this is even legal i will check with my lawyer as i do have one.
