Following the trauma of bad experiences from previous estate agents, we turned to Lawrence Rand and put our property on the market at the end of June.
After four weeks of no offers and slow movement, Mr John Buckley came in to our lives. He brought energy and positivity. Mr Buckley advised us to lower our price and to launch an open house. He was committed to selling our property and on the very same day of the open house we received our offer. We were delighted to accept.

Extremely annoying that they are littering our mailboxes with unsolicited marketing letters, directly addressed so the spam even has our address on it. I would not even consider using them as estate agents, we'd go with Purple Bricks organizing our viewings at the time it suits us. Had enough of these kinda leeches, thank you... And please STOP SENDING US THE ADDRESSED SPAM MAILS - WE DO NOT WANT THEM. Cheers.

I had a best experience with Lawrence Rand Estate & Letting Agents in Ruislip. They educated us about each step, from mortgage pre-approval to closing. Their guidance in understanding the mortgage process was particularly helpful. Probably we had a longest journey to Purchase a house. Team was very cooperative and provided valuable guidance in every step of the way. They regularly had follow-up calls and mails literally everyday with Mortgage advisers, solicitors and us to keep moving the process very hardworking people I owe them all a big thanks. Do not recommend if you value your own time.
This estate agent falls short when it comes communication. Despite assurances of timely updates by the 'end of the day', we were repeatedly left without a callback. This lack of responsiveness felt disrespectful and wasted our time, leaving us hanging with uncertainty. Even after a month, we remain uninformed about whether the sellers even received our offer or provided any feedback. Our only indication of progress is through Zoopla, where we discovered that the house has been marked as 'sold subject to contract'.
Safe to say we will be telling everyone we know to avoid.

I had the unfortunate experience of dealing with Lawrence Rand recently, and I feel compelled to warn others about their unprofessional and deceitful practices. If you're in the market for a reliable estate agent, steer clear of this one at all costs.
First and foremost, honesty seems to be a foreign concept to these people. Throughout my interactions with them, I encountered nothing but lies and misrepresentations. They promised to keep me updated on the status of my offer on a property, but it quickly became apparent that this was just lip service. Despite repeated assurances that they would contact the owner and provide feedback, they conveniently "forgot" to follow through each time. It's evident that their word means nothing, and they have no qualms about stringing along potential buyers with false promises.
What truly baffles me is their complete disregard for basic courtesy and professionalism. Ignoring clients and failing to communicate effectively and not sending my offer to the owners are cardinal sins in the real estate industry, yet Lawrence Rand seems to revel in their incompetence. They have no respect for their clients time or investment.
Just save yourself the headache and avoid Lawrence Rand at all costs Don't make the same mistake I did by entrusting them with your business. Look elsewhere for an estate agent who values honesty, transparency, and respect for their clients.

A random life situation happened to me and I had to give up the flat I had booked by paying £311. I cancelled a two weeks in advance. They don't look at customers as people just as a source of profit. They are only interested in how they can make money and when they are supposed to do something from themselves you suddenly lose contact with them. When the agency had business with me, they would call me all the time, unfortunately it doesn't work the other way round, especially when it comes to refunding money. According to law it’s up to the agency to decide whether money will be paid out and how much, but the government advises to be fair and look at the circumstances… I lost a job and was left without a place to live since I couldn’t prove one of the tickboxes for their flat application and £100 refund is not fair in this situation.
I asked for time to explain my situation - I did not get it. I asked for a larger share of the deposit and nobody replied to my messages. Jacek

Great service from the team. Alec Worrall in particular was a professional and calming influence. Even when I decided to update our mortgage rate, and completion was in jeopardy, he did really well to keep all parties calm.
I am not giving 5 stars due to the first agent we had (won't give their name) going on paternity leave, but never disclosing this to myself prior. I understand the need to go on paternity leave, and wouldn't have minded at all if I knew near the begining of the journey that they would be going on leave. However, to call up the estate agent and suddenly hear by surprise our lead agent had gone on leave was a bit of a shock. I think greater transparency would be better

I have recently had the pleasure of being assisted by Jamie Clifford on a number of viewings over the last few months, with the most recent being on Monday 25/08/23 for property address …….
I have viewed over 30 properties around the area within the last 3 months with numerous agencies and this is the first time I have specifically asked to provide a review for an agent. This is because I have been very impressed with Jamie’s manner, enthusiasm, people’s skills, and his efforts in showing me around the properties, and his overall knowledge. He is always well prepared and able to give me helpful information about the areas and houses. Furthermore, he is always easy to speak to, is approachable and explains things clearly. He is one of the best agents that I have been assisted so far in my home hunting over the last 3-4 months, where I have seen over 30 houses through numerous agencies.

Lawrence Rand Estate Agents were our Estate Agents who managed the Tenancy for period of 2022-2023. We weren't satisfied with the service they provided with. Their agents were not upto mark specially from the Ruislip branch area. There were many issues in the property which they tried hiding it. Also post agreement they couldn't turn up to hand in the property in time as promised per rental agreement. Also during tenancy it was a night mare to contact and get the small repairs which were ignored to be sorted before the tenancy start date. They always used to play a card stating "owner of property never responds in and we are trying to reach him" while I always wondered it was they who managed the tenancy and maintenance of the property .Although we tried to be transparent and gave them many choices to get corrected themselves that never happened. Also they tried to claim the expenses over the deposit which they shouldn't be claiming up for against as the property was handed in way much better condition than it was taken over.
Overall a 2 star rating, Hope they improve their services in the future years and gain customers confidence in property service across local area.

Very disappointed and frustrated with the services provided by LR. I recently engaged with the team in hopes of securing a rental property, but the experience I had has left me thoroughly dissatisfied and disheartened.
First and foremost, the lack of transparency and communication throughout the process has been highly unsatisfactory. After providing all my necessary details and being repeatedly assured that the contract would be sent to me promptly, I was left waiting for an update without any indication of progress. It was only after continuous efforts on my part to seek an update that I was informed, rather abruptly, that the landlord had decided to change her mind.
This sudden change in the landlord's decision without any explanation has only exacerbated my frustration. As a potential tenant, I believe I was entitled to a reasonable explanation for such a significant shift, especially considering the time and effort I invested in the application process. The lack of clarity in this matter has left me questioning the integrity and professionalism of Lawrence Rand.
The false hope and inadequate process I encountered during my interaction with this agency have only added to my disappointment. I relied on the information provided to me and made decisions based on the understanding that the rental process was being handled diligently and fairly. Unfortunately, the reality has proven otherwise.

Tried to charge us a fee that's been outlawed by the Tenant Fees Act. Would recommend you avoid them since they are unable to follow basic rules, who knows what else they aren't doing correctly.
Edit: I see they are still providing incorrect advice in their replies. I have it in writing from the landlord that Lawrence Rand requested this illegal fee. Luckily for him he did not follow Lawrence Rand’s advice. The Tenant Fees Act allows for reasonable charges in the case of lost keys ONLY, not for delayed receipt of keys. You desperately need to seek legal advice on how to run your business in a legal manner.

As a tenant, it is fair to remember that these agencies only really work for landlords.
The agency took care of us during our tenancy, but as soon as it ends, the tone and atmosphere completely shifts. And all they do is to try and get as much money as possible off your deposit (especially landlord from the church) so beware! Living in London for over a decade the only two times I had issues with my landlords are from Pinner/Harrow area.... Absolutely shameful!!.... I wish I knew this before renting in this area, so People be careful and take literally photos and evidence of EVERYTHING or you'll see your money being stolen from these guys...

I have nothing but praise for Paul and his team in Ruislip Manor. Paul was always available to answer any questions and console any worries we may have had during the initial purchase of our flat seven years ago and during the sale of the flat in 2022.
We initially placed our flat on the market with Gibbs, and we did receive an offer four weeks later, which we accepted, but that sale, unfortunately, fell through. (No fault of the agents)
We re-marketed our property using Lawrence Rand and accepted an offer of 30k over our previous proposal, which was received after only one day of viewings.

They are one of local real estate agents in Ruislip. I'd following interactions with them for property for sell in Ruislip manor so far and didnt find too impressive:
1. One property which was advertised for sell for viewing in Ruislip manor. Tried reaching 5-6 times, but never got appointment.The agent always said same thing that they will get back with viewing appointment and never reached back.
2. Scheduled one viewing appointment but I'd to cancel because of property's layout .
3. Scheduled another viewing appointment . Person arrived late and when reached asked us to start viewing from right door which was closed. As soon as my spouse and 2 year opened door, dog came jumping on my child scaring her and made her burst into tears. I'd to leave then and there.My trip was wasted.
4. I found the layouts mentioned by the architects is always including garage so finding exact carpet area is always challenging.
What I liked?
1. Their informative sheets and 360 degree view of each property though the information is not always perfectly right .

My husband and I were moving after 25 years and decided that both the estate agent and solicitor should come recommended. We found out about Lawrence Rand from our friend who had used them previously and they also suggested that we should use Jamie the senior agent in the office.
From the very start to the final handing over of keys, we had nothing but excellent service. Although Jamie did everything in his power to make our move run smoothly, it is only fair to say, that many others in the office who dealt with us, were always kind and courteous and added to the smooth running of our house sale.
Jamie met with us from the start, did not rush us at any point, promised he would always communicate with us and came across as honest and trustworthy. He clearly knew what he was talking about and never attempted to fob us off, we always knew where we stood. We sold our beautiful home quickly, purchased our new home relatively quickly and were even able to have a 2-week holiday in France just prior to the move.

Finding a place to rent this summer was very stressful and a lot of it was because most letting agencies wouldn't even return our calls or follow up with anything, wasting a lot of our time and making us lose viewings.

Edited in response: I understand that buyers must be financially checked to ensure sales don’t fall through. However, at the time I was asked to provide all of my financial information, I had not yet made an offer on the property; I was interested in viewing it. I don’t believe it’s appropriate to divulge all of my financial information to you prior to even viewing the house. As mentioned, my mortgage provider could have confirmed that I had a Decision in Principle prior to viewing, and I could have provided my financial information along with my offer, if I decided to make one.
My main issue was that when I explained this to the agent, I was asked if they could speak to my partner who they suggested would be better placed to discuss finances. I had not even mentioned having a partner. It felt heavily implied to me that the estate agent felt that, as a woman, I was not the right person to speak to about financial matters and that my male partner would be more knowledgeable about our finances. I highly doubt my male partner would have been asked the same question if he’d made the call.
It is not good enough to say that being sexist wasn’t your intention, or that you’re sorry I “feel this way”. Asking to speak to a woman’s partner about financial matters - especially when her partner isn’t even part of the conversation - is misogynistic. I think the agent involved would benefit from unconscious bias training to avoid alienating half the population who, shockingly, are capable of earning money and buying property in the 21st century!
I have spoken to many estate agents over the last few months, and none have been as misogynistic, condescending, and off-putting as Lawrence Rand.

Honestly the worst experience, Jamie did not know a single answer to any of our basic questions, didn't take the time to actually show us around and made rude comments. Lawrence Rand recently sold my flat for me and I can't recommend them highly enough. Alec and Jess (and Graham, before he left) were so helpful, efficient and an absolute pleasure to deal with (such nice people too!). Nothing was too much trouble and they kept me informed every step of the way. The sale itself went very smoothly; the problem I had was getting rotten tenants out when they decided not to leave at the end of the tenancy. The letting agent was no help at all (don't use Elliott & Co!) but Alec and Jess kept in touch with the buyer about these issues and developed a good rapport with us both.

I was very keen to purchase a property from this estate agent. When the property went on the market, within 2 days I got in contact to arrange a viewing. From the very first contact, I got the feeling they did not want me to buy this property. I felt they already had a buyer in mind. However I’ve booked a viewing within a few days of the property going on market and I was very very keen to put in an offer. When I turned up for the viewing, my concerns were further confirmed as I noticed a sold sign up outside. When I questioned this (as I was reluctant to enter and get emotionally involved with a property if it was already sold), they told me it was “premature” on their part and the property was indeed still available. I was very keen during the viewing and told them there and then I wanted to put a full asking price offer. They told me they had another offer on the table which was not the asking price so my offer would be welcome and was assured no further viewings would be going ahead. I was worried though as my property was not on the market. They offered to sell my property for me, which I was happy with. As the viewing was in the evening, I was told someone would contact me in the morning to get my offer officially in writing and to arrange a valuation of my property. I did get a call quite late the next day, but the person who called did not seem to know anything about the conversation I had with his colleague at the property the day before. So again I explained my situation, said I want to put in a full asking price offer and I want to booking a valuation. He booked in my valuation and said the process was in hand. Having not heard anything after that, and having not been asked to put my offer in writing, I contacted them and asked if my offer had been put forward. I did not receive a response so I called to chase my email. I was then told something completely different again, that there were now 3 offers on the table and that they were above the asking price.
As I said, from my very first contact the LR, I felt they did not want me to purchase this property. And I wouldn’t have minded, if they have just been honest with me. I have been told different things by different people I have had my hopes raised and now I’ve been told as I suspected from the first time at the property is likely to be sold to someone else. I do not appreciate my time being wasted and I do not appreciate being told different stories from different people and the dishonesty from this company.

I have had my fare share of dealing with many Ruislip estate agents in my past so I decided to have a few meetings with estate agents before choosing Lawrence Rand. What really impressed me was the research and preparation that was put in before our initial meeting. Frank and honest about what needed to be done to the house prior sale to achieve the best price and also about what sale price. Too many agents tell you the highest price to get you to sign but with Jamie it was about achieving the right price and getting the house sold.
Jamie Clifford held the majority of our house viewings and I cannot speak highly enough about Jamie. He is professional, extremely knowledgeable and more importantly listened to the key selling points of hour house specially - there wasn't the "this is the living room, the dinning room etc etc" Jamie put his own calm style and confidence into each viewing and successfully secured 3 asking price offers.
I would highly recommend Jamie Clifford, Jamie Davis and Lawrence Rand and wouldn't hesitate to use them again.

My daughter Sofia didn't have a copy of the entry form and we don't have access to a printer so she designed her own based on the original, thanking Key Workers for all of their hard work during this horrible time. Once we had a buyer for our property and had made an offer on another property (both through Lawrence Rand) we were put in contact with Leanne Worral to help manage the two moves. Almost 4 months later, we have exchanged contracts and I can honestly say that it would have been a much longer and stressful process without her at the helm.
Leanne was instrumental in managing three sets of buyers, sellers and solicitors, ensuring that everyone was on the same page and moving things along to expedite every aspect of the sale and purchase.
Leanne has a particular talent for saying the right thing at the right time and when certain legal aspects of the process became convoluted, hers was the calming voice who got us all through it.
Not a day has gone by in the last couple of months where we have not spoken or emailed, and Leanne has become a friend and the best thing to come out of the stressful process of property buying. I cannot recommend Leanne enough as a move manager for Lawrence Rand, she deserves a lot more than 5 stars!

Lawrence Rand helped me find and buy a house in Harrow recently.
They were friendly and helpful throughout the whole process, and quick to respond to emails and phone calls. But they also went above and beyond in helping with me deal with a few challenging situations that arose.
One in particular was right at the end of the process, and it came as a surprise to all parties involved. Alec helped me resolve this under a lot of pressure, which I’m grateful for.
Another highlight was finding a reasonably priced company to translate some legal documents for me from German to English for me. I didn’t anticipate this being such a headache so finding a company for me was a nice touch.
Although this was my first house purchase and I’ve nothing to compare it to, it did seem like quite an involved process so thanks Lawrence Rand for the help!

A big thank you to Tom Potter for his effort and time. The experience we had was brilliant as there was no time wasting, he would always be there to show us the property and not a weekend worker like other estate agents who don't know anything about the property there showing other than the brochure there given. With Tom he was catering to what we were looking for in a property like some estate agents were showing us run down properties and trying to sell it to us as were a young couple and this is what we should buy, but not Tom he was showing us what we wanted to buy, that was the difference the between other estate agents and Lawrence Rand that stood out the most. Tom was always on hand for a talk by phone or email and this really helped as my partner and I work 9 to 6 so we could only talk to him on our breaks and he was able to be so flexible with house viewings unlike other estate agents who keep it all for Saturday. He also was able to get us a better mortgage quote as well from what other mortgage brokers gave us. If I was to buy or sell it would definately be through him. Thank You Again!

I would totally recommend the team (Tom and Paul) at Lawrence Rand 100%. Within signing them up as my dual agent, (having spent a horrible time with another agent), I explained the issues I previously had with the other estate agent, and Lawrence Rand listened and provided an immediate solution for me. My wife and I had been looking for a house for about a year. Our initial buyer, through a different agent pulled out which is when I contacted Paul. He treated us like family and was an amazing help. Along with his colleague Alec, my wife and I were very well looked after. They were professional, always on hand to answer any question and very supportive. We did end up accepting an offer from a buyer through a different agent, but nonetheless Paul stayed in touch and called me once in a while to make sure we were getting on well and to see if we needed anything. When we did eventually buy our new house he personally called me to congratulate myself and my wife. Even though we didn't end up buying or selling through Lawrence Rand, their service in incredible. Very impressed with Alec who did all of our initial viewings and negotiating but whoever you manage to speak to, in whichever office, will be helpful, friendly and efficient.
Once the sale is progressing, the dedicated Sales Progressors will chase and update when necessary to ensure the deal gets done.
Would very much consider using LR when it comes to selling/purchasing property in the area. It’s easy to see how they have so many boards up in the area, especially when compared to experiences we had with other local agents.

We recently sold our house through Lawrence Rand. Initially we'd marketed our house with a different agent but after several months and a few silly offers we jumped ship to Lawrence Rand. It was instantly evident that Alec and the team were working hard to sell the house and before long we received an offer at the asking price which we were delighted with. Glenda, the sales progression manager was also brilliant, kept on top of things and gave us regular updates on the progression of the sale up until contract exchange. Finally, their mortgage adviser Denise was fantastic, at first we didn't think seeing an adviser would be worthwhile but so glad we did because she found us a better deal than we already had, without her we wouldn't have been able to purchase the house that we did. Working in the property industry ourselves we know exactly how estate agents can be and why they have a somewhat bad reputation (sorry to say!), which is why coming across Lawrence Rand was the biggest breath of fresh air! We could not be any more happier and luckier that the property we fell in love with was marketed and purchased through Lawrence Rand.
I honestly do not know where to even start.. but I hope this essay of a review will sum it up in a nut shell.
Our first dealings were with Scott (based in the Ruislip branch), simply a straight up lovely guy to deal with from the get go, he was not pushy or impatient like many estate agents do. Scott only sent across properties that matched our requirements instead of sending us listings for the sake of it. Scott listened and knew exactly what we were looking for, he didn't bombard us (like many agents do!) and gave us the space and time to think through properties he showed us. When we found our property, he kept us in the loop with the offer and was genuinely very happy and excited for us (I could hear it in his voice!) Scott did not pressure us into a sale the fact he was so patient with us and answered our many questions patiently made us feel so comfortable . Scott then put us in contact with Glenda.. Glenda was/is amazing! with it being our first purchase, Glenda made a massive effort to talk us through every step of the way and always provided us with a clear cut understanding of what is happening and what happens next. Glenda kept us posted through the whole entire process, providing us daily updates (which is so helpful when it comes to anxious buyers like us!) we were never kept in the dark or out of the loop when Glenda was around. Glenda was so helpful and was always friendly and positive, she kept in control of the file and over looked both the sellers side and our side as the buyers and done this excellently and with pure class. In our personal opinion if it wasn't for Glenda our sale wouldn't of gone so smoothly as it had done with her chasing both sides for outstanding documents and keeping on top of it all.
A big shout out to Hayden too! he is great! Hayden over the file when Glenda was away for a few days. Hayden also kept us informed and in the loop and acted and chased accordingly on what needed to be done at the time.
The service at Lawrence Rand has been nothing but excellent and friendly. My phones were always answered so politely and should Glenda or Scott not be around another member of staff was always happy to help and assist.
Hats off to you all, excellent excellent service and we are beaming that you have made it a smooth, not stressful transaction. We look forward to working with you again in the future!

Had an excellent service in selling our house as well as purchasing another property. Unfortunately we had an extreme slow solicitor holding up the process however Glenda from Lawrence Rand was amazing. Every couple of days I was given a phone call to update me on progress on the rest of the chain, even if this was to say there hadn't been any progress.
Glenda called and e-mailed our solicitor so try and drag them along and always informed me if there was anything I needed to do to help.
Selling our property was made easy, we were always informed of viewings and how they had gone, even if we weren't due to be at home. Whilst I never plan to move again, Lawrence Rand would be my first phone call if I did.

TERRIBLE EXPERIENCE! We purchased our house through them in 2015. It all stared well, but as our offer got accepted and moved on to next stage the ordeal began. Our offer was accepted late July, we were told there was no chain and the seller is ready to move out as soon as we can get paperwork done. This turned out be a load of bunk. The seller used to "disappear" for weeks impacting the progress, not responding to queries raised by the solicitors. Paul Ryan who was dealing with the case from Lawrence Rand wasn't very helpful either. During the course he went on leave without giving an hint he was planning to do so. We never got any honest answers as to why the delay despite everything being in order from our side. Phone calls to his office or emails asking for updates rarely got returned unless the email was marked to Peter Lawrence. This was our first home purchase and with so much delay we were not sure what was happening, if there were to be gazumped, whether the deal is going to go through or not, it was very stressful for us. Finally we got the keys towards end of Nov. To our surprise the seller left all his unwanted stuff(mostly rubbish) behind. And he took away some of the fittings/fixtures that he earlier agreed to leave! When we requested Lawrence Rand if they can contact the seller and get the house cleared, all we got was "we will pass the message" and that's it. We never heard anything back. We were never given the contact details of the seller so there was no way possible for us to reach him. We also found out in the week that followed that someone else had signed up for Council Tax payment and another person had signed up for Gas and Electricity for the property. We managed to sort this out ourselves, not not sure how it happened in first place. Had Lawrence Rand been clear with their communication instead of keeping us in dark this experience would have been much better. I guess in a seller driven market, with properties in short supply and high prices, its the buyer which is at the receiving end and the estate agent only cares for the seller from whom ultimately the profits come! And today morning I received a phone call from them asking if I was interested in selling my house due to an increased demand for properties in my area! Good grief!

Lawrence Rand sold my house in Dartmouth Road 8 years ago. It was a tough time in the housing market, but Pete and his team were fantastic and ensured everything ran as smoothly as possible. We have recently purchased our new house through Lawrence Rand. We have dealt with a number of estate agents throughout this process and without a doubt Lawrence Rand were the most professional, friendly, helpful and thorough. We dealt with Peter and Glenda who were both fantastic. In particular Glenda was amazing at chasing people in the chain to ensure we moved as quickly as possible which we massively appreciated. It really felt like she went above and beyond what other agents would do.
We moved in two weeks ago and I'm still receiving amazing customer service from them as we had some questions for the previous owners which Glenda is supporting us with!
Right now we never plan to move again!... But if we ever do Lawrence Rand will be our agent of choice.

I purchased a property from Lawrence Rand two years ago, and now I’m renting the same property through them as my agents. They found great tenants for me the same day the sign went up! However, its not just the fact that they’re excellent estate agents, offering solid, money saving advice when it comes to renting or selling your house; it’s the fact that even when I wasn’t in the market to buy, sell or rent they would call me every month or so, see how it was going, and advise on the best tradesmen, architects etc in the area. It’s a truly knowledgeable, local service. Oh, and they have a great sense of humour to boot!

The team at Lawrence Rand were so helpful in assisting my partner and I purchase our first house. They regularly emailed me with updates and happily answered all of my many questions. After our offer was accepted, we requested to view the property again on numerous occasions to take measurements etc, and the team were more than happy to arrange and accompany us on these additional viewings.
