I can honestly say that I've had the best experience with Coopers Residential in Ruislip. At the beginning was a little rocky when I had just moved into the property but at the end when I left the property, I couldn't fault them at all. We recently moved flats from Foxtons to Coopers. Foxtons were awful, never responded to our emails and if they did it was exclusively at either end of day or their preference was 4-5pm on a Friday. Coopers reply within hours and are extremely helpful, providing solutions to our queries and have fixed the minor moving in issues we've had. I'd fully recommend them and would like to give a shout out to Matthew Williams our property manager for all his hard work and for doing his job so well!

Terrible service, was shown the property by a girl called Kristal. We filled out their application form and made an offer for the asking price. kristal didn’t even have any manners to thank us for our offer and keep us updated. Don’t make people fill out your lousy application forms when you don’t even respond! She then calls me and tries to push a property that was ‘reduced’ in price because clearly no one wanted it and tried to push us to come see it last minute (the property was as horrible as her customer service). Terrible service. Avoid this estate agent like the plague. I definitely wouldn’t recommend to friends or family.

I am familiar with a lot if estate agents in London and can honestly hand on heart say that although we haven't bought a property yet, Coopers are the only agency where they have accommodated multiple visits to one property, they have been open and honest and not withheld information. They have genuinely wanted to hep buyer and seller connect. I had the pleasure of dealing with Steve the owner, Ben who is lovely and another gent, the name escapes me. What a pleasurable experience. Coopers are currently managing all of the rental services for my property in Ruislip and I have had a really good experience with them so far. I bought my property through Coopers just over 3 years ago and had to re-locate, so I ended up going back to Coopers and asking them manage the property in my absence.
They have done everything from arranging all of the property fixtures before the tenants moved in (not something they have to do, but something they were more than happy to help me with) to collecting rent and liaising with the tenants. I am really happy to be able to focus on everything else in my life while they take care of the property and the tenancy.
Their service is very comprehensive, they offer 3 different levels of management and it's very clear what you get. Deposit management, repairs, communications, statements etc - it's all covered. The fee's are fair and the communication is almost instant whenever I have questions (Thank you Guido). This is the first time I am renting out commercially so I'm happy to say the service has been great.
I would definitely recommend Coopers, especially Guido, if you are looking to rent out your home.

The best decision I made regarding letting my property was to use Cooper's. As an overseas landlord it's vital to have people you trust to look after your property. The whole team were fantastic to work with but Matthew Williams the Property Manager was in another league. Matthew was in contact immediately if a problem arose but also had solutions and quotes ready at various price ranges. It truly meant that I never had to worry about my property whilst working abroad. Matthew has been our property manager - we've unfortunately had a LOT of maintenance issues in the property which is why I wasn't able to give a 5-star review, but this is more on the landlord than the agent. Matthew has been responsive and helpful with getting the issues sorted which has been appreciated - I just wish the issues were sorted before us moving in!

This is our first time renting in 26 years, we sold our house in Derby and tried to find a wheelchair accessible property. We put our house on the market on 17th April 2021 the following Saturday it was sold, unfortunately as we hadn't found our next home our buyers pulled out after finding something else in July. Our house was then sold again the following week and has followed the process, with some hiccups along the way which is only to be expected (4 in our chain) but at every turn specifacally Greg and in his absence Josh and Robert were always giving updates and chasing where it was needed.
Greg is highly professional, efficient and listens to you. He is understanding, empathetic and doesn't rush you off the phone.
Greg will always call you back as soon as he can and will call you back as he can see calls waiting.
Each member of the team is able to pick up in anyone's absence.
When entering Coopers in Ruislip High Street all members of staff look up and get out of their seats to greet you which is such a lovely gesture. They also acknowledge you if your just walking by with a cheery wave ????

Not sure about overall cooper but i am having pathetic experience as a tenant. Maybe ruislip cooper is good for the landlord but for the tenant not really helpfull. Landlord is not repairing basic appliances and taking 15 days for engineer visit and if any part need to be replaced then it takes at least a month.
As a tenant, we can pay rent on time but we should at least get to use the basic service from appliances like dishwasher. Once i delayed the rent by 1 day, i got the reminder email and credit history related email but when it comes to landlord they don't take responsibility.
I would suggest if you are looking for rent, don't go via ruislip cooper at least.

She patiently walked us through the UK Tenancy laws of which we had no understanding of.
She helped advise us on what schools to pick.
She went out of her way to collect post for us from the new property - as we were still abroad and had no way of knowing if our children had been found a place in Schools.

When I collected my keys from the office after nearly 10 months ( not the fault of the agents) all the staff were so welcoming and congratulatory, it really was a very positive experience.

I did not get a response from the owner having offered the opportunity to discuss our experience further demonstrating a lack of professionalism from top to bottom.
We had put in an offer for a house (we were also prepared to go above the asking price which we communicated multiple times) months before the sellers acted on the offer that they accepted, but after speaking with the sellers directly at the end of the process, we were told that our initial offer was never discussed with them and they had no idea we were ever interested in the property. Yes, we did not have an offer on our property to sell, but Rob had fed back saying he had discussed this with them & they were not interested. The sellers were bemused by this as they were struggling with concrete interest for months!
Fast forward a few months, another offer came in and the sellers accepted this but after a few weeks, the deal was in doubt because the prospectus buyer had a few issues. We were then used as a pawn in the game and told to make an offer which was then accepted. We met the owners, wanted to continue and then Greg asked us to quickly pay for solicitor fees to lock it down, which we did on the same day. The branch then went quiet for 4/5 days despite us leaving a number of messages with them, and then we was told our deal had fallen through. We were given a pathetic explanation from Greg and were left us out of pocket in legal fees, of which he showed zero empathy.
This was the point when we spoke with the sellers directly, who were completely unaware to the interest we showed in the property for months and rightly decided to proceed with the initial offer they had accepted as the other buyer had solved his issues. They wanted to honour there commitment which I found commendable. It was also highlighted to us by them that even though we did not have an offer on our property at the point of our initial interest, they still would have entertained an offer.
I want to call out the game players that exist in this branch. We were not frustrated because we did not get the house, we were furious at being treated like we were in a game of chess which is immoral and I refuse to let it go unnoticed.

I just want to make it clear that for us, this review was not based on the decision the client had made (we understand having owned other properties that it is a win some lose some market) and our frustrations are solely about your teams handling of the process over 2 months and the service we had received.
Rather than assuming our experience was matched with your company ethics and principles, I would prefer that you drop me a phone call to discuss our side of events and positively receive some constructive feedback eliminating the bias. Equally, I am more than happy to post specific details should that be easier for you and your team. You have my details in your system to arrange a conversation. Than you!
Our experience with Coopers was awful. We felt there was a lot of game playing, lying & deceitfulness and that they tried to influence the outcome of a sale disregarding the amount of money a client is spending on a property and that it is most likely the biggest purchase they will make.
After trying to deal with them for several months, we decided to not go back and use their services for the remainder of our search which in turn limited the houses we could view but relieved a lot of stress of having to speak with Rob and Gregg who were extremely shifty.
We personally would not recommend the Ruislip branch, but I would like to point out we had a more positive experience with the Ruislip Manor and Ickenham branches.
My advice to branch director would be, teach your team some etiquette, honesty and class from beginning of the process, right until the end. It appears from the other reviews that any decency is only apparent only when the client is in the process of completing.

Steven Nuttall, the partner at Ruislip, is a shrewd strategist and realist. I particularly enjoyed the way he reassured my doubts as to our kitchen and bathroom fittings: 'really, don't worry at all: they'll all be in a skip soon.'
The detailed work was performed by Robert Ayling. He was fastidious, dependable and accessible. He rode the waves with us, and glided to the shore without succumbing to the surf too soon; and we did have to ride some tidal ones.

Robert Ayling made the stressful process of purchasing property a more pleasant experience, helping the process to run more smoothly. Without his involvement and intervention it would have taken longer to get to the point of exchaning contracts.
Robert was professional and grate at following up. He kept me updated on progress on a regular basis, shared information in a timely manner, and on one occasion even updated me at the weekend with information he knew I was anxious to recieve.
I complete on my new home in two days and hope to live there for many years. If, and when I choose to sell in the future, Robert will be the person I call.

I’ve been a tenant in a flat listed with Coopers the last 3 years, and only had good experiences with them - Ryan Coleman has been my point of contact the whole time and he’s always been polite and prompt to reply when I’ve been in touch. Very quick to organise viewings of the flat and he was able to speak to the landlord about questions I had back then. He also contacted me in advance of my tenancy coming up for renewal and organised extension with a minimum of fuss each time, and now I’m moving out (having bought a place), I’ve been sent a comprehensive set of to-dos for checkout which is really helpful. Very good experience overall!

Having been a landlord for a long time I decided to give Coopers the opportunity to assist in finding tenants for my property in Ruislip. In the past I had been given the runaround with another local agent and then tried another option local to me. I wish I had given these guys the opportunity before.
George, Guido and Mollie are all very professional and sourced tenants in just over a week. I like the fact that they were straight, pragmatic and practical. Good to do business with and my commitment to them is that if they provide me with this service they retain my loyalty.

Awful, vendors beware , absolutely awful for listing and selling with, they have no idea how to sell, just look at the stats at how long houses sit with them, first they overprice valuations and lie to you to get your custom then bully you into accepting ridiculous offers, they do nothing at all to help sell, viewings are minimal and do anything to palm you off to saves themelves energy and do little work to . Horrid lazy bunch. Positive reviews written probably by themselves or customers pressured into leaving the review at the rare height of moment when property eventually sells itself Despite and not because of Coopers.. They only marginally bother with high end property and then just about. Youd house will sit for months and years till it sells itself, they do absolutely nothing. Change agents nd get someone a bit more professional, these are a nightmare
Please please vendors and buyers look at the reviews they are written by Coopeds themselves, these rogue traders are an absolute and utter waste of time. They really do nothing for you as a seller, they don't let people view at convenient times, having lied to vendors, they don't follow up enquires, can never get a straight answer or get through to them. They lie about how long they are open for viewings, they actually do almost nothing outside of 9-5 office hours mon-fri, in interview they ll tell you they ll bring people to view Saturdays Sundays and evenings all a lie. They are completely ignorant and misleading. Had friends ring up ab property could never get appointment or a response. You will really be better off selling yourself. Please be very careful on surface all smiles and pleasantness when you sign up they do nothing for your property except listing. Please do dig a little and see how long, with a small number of exceptions, their properties sit, its ridiculous. They are a Useless bunch. Just sell yourself or get someone a bit more dynamic who knows how to sell. these are dreadful amateurish some teenage rude aggressive chavs please be careful people they couldn't sell ice in a dessert leave alone houses

Have dealt with them a number of times through needs must and can testify that in my opinion this agent is a prime example of how estate agents get their bad name. Locally, it's got to be one of the worst. Lazy, inefficient, dim, rude game playing manipulative bunch. They will lie to you and mess you around endlessly to pursue their own agendas. I think they select potential employees for these qualities. Being very very thick gets the biggest tick if you want a job with them. They will tell you what they think you want to hear and they have no clue whatsoever about anything, nor do they want to have a clue, if they can help it. It's time Ombudsman had a good look at them. Lying literally never ends. Please avoid at all costs. Now they'll come and say how the above can't be true because they don't know anyone under that time, as they've done with other negative reviews, instead of taking the feedback on board and improving. You can judge for yourself what sharp pencils these are and what sort of experience you may have with them. Low integrity scum.
