Don’t be misled by promises from branch guys. Awful management when leaving the property when we had to pay a considerable amount of money as exit fee that was never disclosed to us when we asked them in person. No one knows what’s going on; was asked multiple times the same questions by different people.

Avoid Marsh & Parsons Pimlico – Untrustworthy and Unethical
I had an extremely frustrating and disappointing experience with Mackenzie Macfadyen at Marsh & Parson, Pimlico.
My offer was accepted, and I paid the holding deposit as required. I even paid 1 full year rent in advance and received a draft tenancy agreement, which made me believe everything was progressing smoothly. However, after paying the rent, I received a call from Mackenzie, informing me that they had just sent another offer to the landlord, who was now reconsidering. This was shocking and completely unacceptable—why was my offer suddenly in question after already making payments?
It became clear to me that Marsh & Parsons manipulates both tenants and landlords to maximize their commission. Instead of conducting business transparently, they play both sides to their own benefit. This behavior is unethical and causes unnecessary stress for people just trying to secure a home.
The ordeal did not end there. After this sudden change, I had to fight to get my refund. I called and sent email multiple times, but no one was willing to assist me properly. Eventually, I had to go to their office in person and wait for hours just to get my money back. The situation was handled in an incredibly unprofessional manner, and towards the end, the staff became rude and aggressive. they made the process even more difficult.
For tenants, I strongly advise avoiding this agency, as you cannot trust them to honor agreements. For landlords, using Marsh & Parsons could mean dealing with agents who prioritize their own profits over honest dealings. If you’re looking for integrity, professionalism, and reliability, this is not the place to go.
Save yourself the stress and frustration—choose a different estate agency.

I called the agency for a viewing in Pimlico. MacKenzie answered the phone and gave me details about the apartment. I was finally not interested because of the location. What I really appreciated about Mackenzie, it's that he immediately understood what I was looking for and proposed me right away to view another apartment, off market, in the area I was primarily looking for. He had no pictures or floor plan because the apartment was off market, but convinced me it worth the viewing. He was right ! We signed for this apartment ! I cannot thanks him enough for his professional and dynamic attitude. Mackenzie has always been very helpful and accessible for any questions during the process. I recommend him 100%.

We are tenants since April'23 and we've been facing the worst experience with a Real Estate Agency after so many years renting properties in the UK.
The flat located in Victoria (London) was not encountered as promised and the poor or lack or maintenance of the same has been the main reason for not having a good experience with Marsh&Parsons. The property manager Darcy Clifford proved to be inexperienced and inefficient when trying to solve all problems reported. Most of them are still do be resolved since the move in date and after 4 months. The lack of interest shown by her colleagues to solve the problem is also extremely disappointing. Unless these circumstances change and a proper communication is kept between both parties (by someone experienced and competent), we have no reason to recommend Marsh&Parsons.

Terrible experience renting with this estate agent. Multiple errors including on move in, previous tenants moved out the same day we moved in, was not able to get into the property until 5pm due to cleaners being there still.
On check out has taken over a month to even get a inkling they are going to arrange returning our deposit. Never rent from this estate agent if you can help it!
When you eventually want to leave, they will spring viewings on your randomly and without notice. Worst experience I have ever had in over 8 years of renting.

Callum worked with us every step of the way to get our purchase across the line. As is normal in the conveyancing process there we some bumps along the way. Callum was alway available to liaise with the parties involved and never left us high and dry.

Don’t trust anything they say specially Ella Woods. I just moved in to a new flat and I wasn’t told previous tenants had moved out the same day - cleaning was not done before move in and when they came they said they only had 2 hours and 45 minutes - so couldn’t finish the clean - I previously told Marsh and Parsons that the flat needed at least 6 hours to perform a thorough professional cleaning & emphasized what had to be cleaned - clearly they decided to ignore everything I said and focus on reducing costs. Which meant the flat was still dirty!!! I then found out that Ella had lied to both the landlord and I regarding move in date and to when it could have been postponed to. Very disappointed and would tell everyone to absolutely avoid them. Go with Chestertons instead - I rented with them before and all went amazingly well!!

AVOID AT ALL COSTS, you will be coerced in to signing for a property you don’t want and will also be lied to about the current market.
This is the worst experience I have had with a letting agents, having rented in 2 countries and 6 cities.
Ella Woods was the senior letting negotiator we dealt with at Marsh and Parsons Pimlico branch.
Ella was pushy, forceful and rushed us in to an offer for the flat. The following day Ella stated the property had recieved another offer. She stated in order to secure the property we HAD to up our price of rent AND accept the property part-furnished. As this property was already out of our budget, I explained this wasn’t something I nor my flatmate could do. I was met with exaggerated claims about how lucky we were to have this property as an option, and how we would struggle to get such a property ever again. I explained to Ella we were both young graduates and this was totally out of the budget of two people on a starting salary. She did not listen and fought her case, the analogy she used was, the proposed £20 pw increase when extrapolated to the month was a bag of sweets. She then asked, are you not willing to spend a bag of sweets worth of money to secure your dream flat? Admittedly, I was very surprised at Ella’s frankly patronising analogy and the lack of communication skills. Communication in that, one would hope a senior letting agent can listen to the needs of the client.
Ella also said we should remove our conditions and accept the property part-finished with just beds, sofa and dining table. This was in spite of the fact we wanted a fully furnished flat, for obvious reasons. When I explained this was not what suited our situation, Ella said we had to compromise to secure the house. She broke down the prices of items, she told me I could get a kettle for £9 in sainsburies and a coffee table for £20 in IKEA. While I appreciate Ella educating me on the market price of household items, I was again astounded at the patronising tone and continued unwillingness to listen to our needs and requests. Numerous times I stated this flat was no longer the offer we were advertised yesterday but was met with no understanding.
Ella consistently made exaggerated and false claims about the market, and said we would NEVER find a Pimlico flat for the price and location. Much to my delight we signed for a two bed that week for a furnished flat for a much lower price with an agent that was willing to listen to our budget and needs.
Marsh and Parsons is not the kind of company I would recommend to anyone, due to Ella’s ignorance for our circumstance and coercion in offering a flat.

Worst experience ever. They are all jolly until you sign, then expect them to not answer your calls when you arrive in a disgusting flat with everything from the oven not working, to the cupboards falling apart.
If you are looking to be scammed, please be their guest... after being fooled into signing a 3 year contract I am happily out.
Oh and M&P spare me the "We are sorry about your experience" response. This is direct to anyone you will try to fool next.

I could have been scammed, the result would have been the same. Worst experience I could ever imagine. Extremely unprofessional. They made me pay rent 6 months in advance. Upon arrival the flat was filthy, everything was broken and place in such way that it wouldn't look it... a complete sham. And lets not begin to talk about the agent in charge of the flat. I wonder if she's even working. never get answers to my emails. Whenever I call she's somehow not in office yet. A total waste of my money.
Sort it out Marsh & Parsons.

Worst ever real estate agency. I understand why it is one of the oldest agency with such doggy practices ...
They asked for a long term lease which I agreed at that time but things changed and I had to break this lease. Despite having finding new tenants after 2 weeks they charged me 10% of the rent until the end of my lease for commission fees (2975 gbp!) on top of other charges like "tenancy break admin" (150gbp), "New tenant referencing" (162 gbp), "New tenancy agreement charge" (225gbp) ...
When challenging them about the reason of that commission, they just copy/paste what I had to sign in the contract:
"29.2 If the Tenant vacates the Property during the Term, the Tenant will remain liable to pay Rent and any other monies payable under this Agreement until the Term expires or the Premises are re-let whichever is earlier, whether or not the Tenant chooses to continue occupying the Property. If the Property is re-let during the Term, the Tenant will reimburse the Landlord for any letting agents’ fees or other reasonable costs incurred from that point until the end of the Term. This will include a deduction to compensate the Landlord for any Letting Commission charges payable to Marsh & Parsons for the period of the Term in which Rent was not received as a result of the Tenant terminating the Tenancy in a manner contrary to the Terms of the Tenancy Agreement. For the avoidance of doubt this clause shall not take effect where the Tenant is operating a break clause contained in this Agreement. "
The reasonable costs incurred are in fact 10% (is that reasonable seriously?) Also if you knew the percentage, why is it not properly mentioned in the contract?
Furthermore, given the new tenant will pay also the 10%, it implies that Marsh & Parson receives twice this commission fee ...
To resume, the agency asks you for a long term contract but if you break it before, they will ask you 10% until the end of the agreed contract even if you find new tenants (who will pay these 10%) and pay for the admin costs.
Melissa Polvan who now works in another department did not tell us the truth about that charge and does not answer anymore.
Future tenants, I more than encourage you to deal with smaller real agencies with fairer business values.

I am very shocked by how terrible the service is at M&P. They treat tenants very badly, they carried out viewings in my flat without my consent, and when I got home, I saw spilled liquid on the carpet. I emailed M&P about it and my property manager said they would contact front office about it but I never got a response. Now I have moved out, front office is denying to pay for the damage they have caused, and is asking to take out £154.80 of my deposit for a carpet clean due to the damage they have caused for not being careful with who they bring to the flat.
This is completely unacceptable.

Incompetent and liars.
I approached Marsh and Parson in 2015 enquiring about properties to be let as company let for serviced accommodation use.
The corporate manager in charge in 2015 told me that it's necessary that our company has 3 years company account in order to be able to rent properties from them.
I patiently wait for 3 years and every year updated the corporate manager with our annual company account.
In December 2018 I approached again the corporate manager which has now changed.
I show that we finally produced the 3 year company account but she fail to see that we made the 3 years company account and for some inexplicable reasons she keep saying " you don't have 3 years company account".
I had to break it down in a very elementary way and show that it's clear that we have and also a kid could understand it.
Eventually the " corporate manager" ( it's shocking that a corporate manager it's not able to handle a company account) understands that we have 3 years company account and we start a lengthy references process, which ends whit the " corporate manager" saying that she will contact us as soon she find something suitable for us.
I try to get in touch with her about some properties listed but she always says they are not suitable for serviced accommodation and some times she also not reply to my emails.
Surprisingly when I enquire via the normal negotiators of different branch they sound very open and interested in discussing with the Landlord a company let agreement, however any sort of negotiation dies in the moment that the " corporate manager"get involved - she claims that the property it's not suitable for the type of use we intend to do.
Passed 6 months we have never been contact by the " corporate manager" and no properties have been proposed by her.
Given the size of Marsh & Parson and the amount of stock they take on board across the 31 branches in 6 months, it would be an offence to the intelligence believing that none of the properties they had on book was unsuitable for company let, therefore I decide to contact agin one branch and the " corporate manager" separately.
I asked the " corporate manager if anything was wrong given that she never proposed a flat in 6 months to us, but she says, as usual, that it's all good and she will let me know if anything available.
The agent of a branch replies to me that the property I'm enquiring for it's not suitable for company let and propose something else instead, however he call me back after a while saying that the viewing has to be cancelled because the corporate manager told him that our company has never been approved by her(!!!!)
I call back the " corporate manager " asking clarification on this given than 10 minutes before she told me that it's all ok, and she replies saying that: " that agent it's very new, he didn't know that the property it's not suitable for a company".
I call back the agent which reinforce his theory that he has been stopped by the corporate manager " because we are not approved by her"
Here clearly someone between them it's lying given that the agent says something and the " corporate manager" it's saying something different, therefore I ask clarification about it but both of them refuse to answer and actually the "corporate manager" warns me that "if i don't trust her" it's not possible to continue work together, which makes me laugh given that the "corporate manager" hasn't been able to source a single property for us in 6 months and across 31 offices, therefore I don't see what she means by " working together".
Given the facts happened and the behaviour of Marsh & Parsons employees, I have to say that despite all the nice, sparkly and glamour appearance this company has incompetent and liar employees.

The worst possible agency ever. They are very caring and attending till you sign the paper. Afterwards comes the schemes and harrastment.
My flatmate and I paid the first 6 months rent and then the remaining 3 in advance and in full. Therefore, they gave us a little discount on the check in fee. We paid every penny that was on the signed statement of accounts in advance and in full. However, when our tennancy ended, they threatened not to release the deposit because we had to pay extra check in fee, even though it was stated differently on the signed paper as they gave us the so called discount. They deducted it on our deposit.
Secondly, they started the viewings before the legal period started. What is more; they were doing the viewings WITHOUT ANY PRIOR NOTICE. So be careful, you might be in the shower and someone might just walk in if you rent a flat from Marsh & Parsons.
Also they charged us more money because they said on their "SYSTEM" our tennancy end date was changed to some later date and we had to pay for up to that date. Even though we had no knowledge of it and we vacated the flat already. They deducted it on the depositas well.
So they deducted great amount of Money on our deposit, harrassed us while we were living in the flat. We are looking for a flat now in the area but no matter how nice the flat is, we don't ever consider the flats on Marsh & Parsons. As far as my experience taught me, I advise everyone to stay away from this agency.
The flat was also supposed to be professionally cleaned before we moved in but it was incredibly dirty. Hair on the floor everywhere. But they did charge us for the cleaning of the flat at the end of the tennancy…
The discount wasn't verbal. I have copies. First, I was sent a statement of account, then after our phone call, I was sent another statement of account with the discount which I signed and paid in full. However, you complately ignored it and deducted the rest from the deposit at the end of the tennancy. I don't care about the Money. It was insignificant but I do care about the way you treat your tennants.
And I see you have nothing to say about the rest of the "frustrating experince I had." I guess it is a normal day at marsh and parsons.

I had an appointment booked with Alexa. Received an email 9min prior to the appointment that she cannot make it on time, when called it turned out that she didn't have a key. Tried to blame her colleague who took it instead of taking responsibility for her own mistake. When are agents like March and Parsons will start to value other people's time and money?

I have done business with Marsh & Parsons in Pimlico for a couple of years now. I have to say that the performance of Chris Daly in particular has really impressed me. He has an excellent knowledge of the buy-to-let business from both the landlord's and the tenant's point of view, which means he has always been expert, not just in selling my flats, but in helping me to establish tenancies that work over a prolonged period of time. As a landlord, I have to say that I really appreciate someone like Chris, who understands that the job of the agent doesn't just end when the agreements are signed and his company's money is collected.
His willingness to follow through, to be accessible and to respond promptly to messages during those key early weeks of a tenancy is really appreciated.
