Never sold, bought or rented from this company however my husband has done some work on the properties they manage He has not received a penny for the work he’s done. He has contacted them several times and is just ignored. Apparently this is a regular occurrence from this company, they take the money from the landlords but don’t pass it on to the contractors. I've been a client of this branch for several years, but I regret to say that the quality of their service has significantly declined. I would not recommend this estate agency to others. Their management fees are quite high, and their service is unacceptably subpar and unprofessional. Currently, I am awaiting payment for August's rent income, despite knowing that the tenant paid it to the estate agents a month ago. Furthermore, my July statement indicated that they had paid me two months' rent, which was inaccurate. When I brought this error to their attention and pointed out the absence of August's rent, their primary focus was on correcting the statement. Phone calls made to them go unanswered, and as of today, I have still not received the rental income for August 23.... Read more

Don’t touch this company totally incompetent with private rental tenants never respond to calls constantly chasing and being passed from pillar to post they say they will call back but never do , report emergency faults do not fix !!. Had two broken radiator’s during winter still not replaced ???? since November. Plus loads of other problems with property ie hole in kitchen ceiling (that’s been there for over 2 years ! ) leaking ceiling in laundrette , broken garage door windows that are so bad when it’s windy the curtains blow. Appalling from start to finish, will never use again and do not recommend at all. House we moved into was filthy, took 24 solid hrs to clean it, and 200 wipes just on the kitchen; blueberries were on the floor, food stuck in the cupboards along with dirt and grease. When we picked the keys up the member of staff said to us 'it might need a bit of a clean', that was after she had been and taken photographs of the place; not sure that reflects particularly well on a business if they're happy to hand keys over for properties like the state of ours was. We were given 1 front door and 1 back door key, told to pay to get them cut, send the receipt and Goodchilds would pay (this was February... still no money from them but we did as we were told to so out of pocket, yes a small amount but it's the principle). Next step was rent- failed to tell us or give us the bank details for rent to go into so had a phone call from them asking where it was, only then we were sent the details to set up a standing order. Their reply time averages probably about a month unless they want something- we emailed a couple of times about things, never received a response and then we were emailed asking to look for the owners car keys as she left them behind- but got no acknowledgement of our previous email! We were then incorrectly and unlawfully issued with a Section 21 Notice (basically the piece of paper that says the owner wants their house back, have a cheeky google if needs be, we had done nothing wrong). Goodchilds were politely advised of the 4 errors of the Notice that had been issued, no acknowledgement from the member of staff we'd been 'allocated', nothing at all. (Still had no reply from our other email either!). Escalated the issue up to the manager/owner who was extremely apologetic and told us not to worry, it had been wrongly issued, he would speak to the staff member, we didn't have to move etc etc. We'd already found somewhere else to move and informed them, again by email, the date we would be moving- received no response from that. The day of handing the keys back over was painful, staff member was point blank unpleasant and made things uncomfortable, we were given a pen that didn't work to write our new details down and that took nearly 20 minutes. We were told full deposit to be returned, nearly £1,000 of my money took a month to be returned. Contacted deposit scheme who said it had been released and was basically sitting in their account waiting accumulating interest waiting to be transferred, all the while we have moved into another house and were further out of pocket. We tried chasing and chasing to no avail. Emails unanswered, phone calls not returned and if you want to speak to a member of staff, they're always 'on lunch', 'on a viewing', or 'on a day off'. Estate agents typically have a bad name, but jeez I know now why...... Read more

The worst agency ever. I don’t even know where I should start. I rented with them for 2 years, and everytime I had a problem I sorted it myself, they could never get in touch with the landlord, everytime I was calling em the answer was “ we’ll give you a call back “. Ive been waiting for my deposit back for a month because the landlord was accusing me for damage in the house that was actually there before I moved(as I have pictures taken by the agency) . And they didn’t let me know that they will take out 162.50£ out of my 862.50£ deposit for damage repairs. Its a bit funny how is a fixed price isn’t it? Anyway, I had to get the pictures to show them to Vicki cuz for some reason they didn’t have them in the system anymore. Another funny thing here, how can you lose some pictures of a tenancy agreement especially when I had to sign every single page of pictures which is a bit useless. Also 2 years ago when I moved there, I had an annual gas check and they removed the gas pipe from the cooker. And this year the landlord accused me for removing the pipe and changing the cooker to an electric one ????. Why would I remove a gas pipe? And the landlord said he will charge me for fitting the pipe back. How can you do that when I have a certificate from British Gas saying they shouldn’t have a gas pipe in the kitchen due to safety reasons. Thankfully I kept the paper and everything else and they charged me only 70£ for the bushes which at the beginning I remember Vicki said only50£ but in the end it was 70£ for some reason. I'm writing this review on the day I finally received my £900 deposit back - after having ended my tenancy on January 3rd and gone through a dispute process to do so. After I moved out, communications from Goodchilds basically ground to a halt (they weren't exactly free-flowing when I contacted them as a tenant). I submitted my notice to vacate, then... nothing. For over a month. I chased up the process, and received an email from Vicky asking if I'd had chance to check over photographs she had sent me (she hadn't sent any at all). I responded immediately and again... nothing. I eventually heard back a couple of weeks later, with information Goodchilds had instructed a damp specialist to survey the property. After that it was complete radio silence. I couldn't get any response from emails at all, and when I called up by some freak coincidence Vicky was never there. I was constantly told she was out of the office, and would call back tomorrow (this despite the fact I actually overheard her in the background on one occasion). Obviously, she never did call. At this point I'd been waiting for two months and not heard a peep from Goodchilds when I could expect my deposit back - or even how much I could expect. So, having run out of options I opened a dispute through MyDeposit (the holding company for the deposit money). I submitted as much information as I had available, and had to wait for it to be assigned to an independent adjudicator. After two more months, the case was finally settled. It turns out, Goodchilds had not only claimed the full £900 to cover the cost of repairing damp damage, but also a further £250 for a professional clean of the property. I have to say I was quite taken aback when I saw this. Goodchilds at no point communicated to me how much of the deposit they intended to keep, then suddenly when it comes to claim they want above and beyond the amount I paid for a deposit. Luckily, the arbitrator seemed to see straight through their pretty feeble and hopeful case. They allocated just 10% of the damp repair money to Goodchilds - a mere £90. Bear in mind this is an expert legal dispute arbitrator, who read through all of the facts given to them (including a damp survey provided by Goodchilds) and pictures taken, and based off of all that, determined Goodchilds were entitled to just £90. I'd be lying if I said I didn't get more than a little satisfaction from this, I doubt that even covered the cost of the survey itself - let alone the months of lost revenue while the property was still up for rent (yes, they put it back up for rent straight away, so make your own mind up exactly how bad this supposed damp issue was). I was thrilled to finally have the whole process come to an end in my favour, no thanks at all to Goodchilds themselves. I write this review as an enormous "Buyer Beware" tale for anybody else thinking of renting with this Goodchilds branch. Do not expect them to play ball when you move out, do not expect them to be forthcoming with any help in the process, be ready to put up a fight, and do not let them rest until you have your deposit back. They won't make it easy.... Read more

1 star and that is being generous ,I can't believe what they get away with ,they lie and I've been cheated out of late payment costs ,as a landlord I put my trust in them for 8 years ,no more I've had enough ,high cost repairs ,unhappy Tennant's ,I sort most of it myself and Tennant's are happier ,renting 1 property costing with v.a.t 97 quid ,I've changed estate agent getting a better service for 48 quid ,so much damage done by previous Tennant's which I have had to pay for instead of coming out of their bond deposit ,theft of fixtures and fittings which too I've had to replace at my cost ,ridiculous ,this company should not be allowed on rentals.oh and by the way you will get a sympathetic ear from Vicky when Jason is not doing his job properly but she is his wife .I've had nothing but problems with this company and Tennant's ,I've had my property valued and its worth 10 grand less with damage ,avoid or use at your own peril and expense .... The most major error on Goodchilds part was their failure to protect our full deposit under a government-supported scheme. "The full deposit as stated in the AST Agreement must be protected within 30 days of receipt from the tenant." Our deposit was held in their bank account, fair enough, but was only protected for two-thirds of the full amount. If Goodchilds were to go out of business during our tenancy, we would have lost that final third of the full amount we paid at the start of our tenancy. We only found out this after the end of our tenancy ended on a property we were renting via Goodchilds (who acted as landlord and agent), after receiving a letter from mydeposits stating the incorrect amount. Failure to protect a tenant's full deposit is dangerous, and for that reason alone I couldn't recommend enough how much you should avoid Goodchilds. What gives them the right to play fast-and-loose with your money? - Regarding Goodchilds as a management agent, we had several issues with the property during our 18 month occupancy of the Lichfield City Centre property. If you decide to take up a Goodchilds property that is maintained by them, expect your requests for repairs to go ignored or forgotten for months. My partner & I have fulltime careers, and as such we struggled to find the time to chase up maintenance issues during office hours. On the rare occasion we found the time to go down to their office, we were greeted with confusion, ignorance and sheer unprofessionalism. "That still hasn't been fixed? Oh, I thought it was sorted." - was the response we got most often. When we decided to end our tenancy and move, there was an outstanding issue with the bathroom ceiling - an issue which my partner & I had reported several times for well over a *year*. A prospective new tenant came for a viewing and immediately noticed the shocking state of the ceiling - forcing us to lie to them that Goodchilds had acknowledged the problem and a repair date had been arranged (it hadn't.) When we went on holiday during summer 2011, we returned after a week to find the curtain pole in the bedroom had removed itself from above the window and was lying broken on the floor. A pretty straightforward repair was necessary to get it back up - but it took over 4 weeks for this to be repaired. I would have done it myself, but why should I have to when both the landlord and I are paying Goodchilds to handle such issues? At the end of our tenancy it took over 6 weeks for our deposit to be returned to us. When I called to ask why we were still waiting, I was once again faced with a confused member of the team. "Have you not received that yet? Oh, I think we forgot to send the sign-off forms to head office!" - maybe that's because Goodchilds failed to do an official sign-off, yet still charged us £54 for the process.
