Jack Evans was great- very friendly, and one of the few agents we met in viewing over 35 properties in the last month who seemed to actually bother learning anything about the property.
My objection is to the user of 3rd party services which massively over reach in terms of the information gathering they did to assure our tenancy. They do not need, she should not ask for full access to a year's bank transactions. It is representative of the wider disregard for rental tenants in the sector, and not only an abuse of their position, but the more such unnecessary amounts of data is gathered, the greater the risk of it being exposed to malicious actors.

Due to unforeseen circumstances after the Christmas period I was forced to look for a new flat for myself with a very short turn around time. After seeing the property on Right Move I enquired and was contacted promptly and a viewing was organised for the next day. I was greeted by Jack Evans who was a true professional and answered all of my queries confidently and reassured myself that this was the property for me. I then called the office for an application form and the lady over the phone was very personable and sent me the document within a few moments allowing me the time I needed to get everything sorted with a tight deadline ahead.
After the form was submitted and my application was accepted Jack's communication was excellent and he guided me through the process with ease. I highly recommend both Jack and Ocean Lettings and hope everyone had an experience as frictionless as my own. We were able to go to Debbie with any concerns, and Debbie acted as a go between, talking to solicitors up and down the chain, advocating for us and communicating back to us. Ocean were the estate agents for our first home purchase and they were nothing short of fantastic. A dedicated move manager is appointed to make the process as smooth as possible for both buyers and the sellers. Our move manager was Debra (Debbie) W and I am not sure I can be effusive enough with the praise! Poor service from conveyancers is well documented, so having an experienced professional acting in the interest of both buyers/sellers to chivvy the sale along was invaluable. Debbie was always communicative and available (atypical in the house purchase process!). She was a reliable source of information, reassurance, and confidence. If and when we come to sell, we will be using Ocean & requesting Debbie - simple as that.
On move in day we also got a sweet little treat box from Ocean, small in the context of a house purchase but a lovely gesture which made a stressful day more bearable!
I should also shout-out Kiera B, who showed us the flat back in April and was super helpful in managing the offer/purchase kickoff process.

Had a very trubblesomme experience with a different company prior to this let that left me thinking it was the norm and waiting for the penny to drop ... been in my new property nearly 3 weeks, the property was tidy on pick up, any maintenance dealt with quickly - all round a great experience! I worked with Ocean Bishopston to sell my flat and even though it was sometimes a bit unclear as my agent changed part way through i was very happy with the comms and care after that. Also, the photography is excellent. Melissa was great and kept me informed throughout and i also felt that she genuinely understood and cared about the stress sellers and buyers are under. Debbie West, who was the move manager, was an absolute rock. She was the magic that made my sale and our complex purchase line up smoothly. It did not feel like there was much integration with Ocean conveyancers who sometimes had info later than Debbie and I and at one point it was Debbie’s proactive approach that progressed some miscommunication on the legal side. I felt like she cared for all parties involved. She was a real do-er, had a personable approach and was good humoured.
I was surprised that the conveyancing process and estate agent side of things was not as efficiently lined up compared to how it was sold to us, hence four instead of five stars.The lawyers on my buyers side as well as our purchase side were reachable by phone and tended to respond swiftly, whereas Ocean Legal is pretty much email only and there is little guidance and a strict hierarchy system which means you will never get to speak to the actual conveyancing lawyer listed on your portal for trickier questions. The legal assistants on the different cases were friendly and professional, but it did not feel like there was a relationship, more a process to get through. So i would absolutely recommend Ocean estate agents Bishopston to sell, but if you are a person who likes to be proactive about the legal process and understand the why and how and have the option to discuss options, then you might get a bit frustrated with Ocean Conveyancing who sometimes made us feel like we were bothering them.

Ahh they live in the back pockets of the landlords they advertise for. This picture is the one from our “check in” report which they are now using to “accurately” assess how clean we’ve left the oven. The second picture is how clean we left the oven. They have told us it will cost £260 to clean.
Another super fun thing, Ocean are also trying to charge us the cost of removal of the tumble drier which they are SUPER 100% SURE was left to us by the previous tenant, but they can’t provide any actual proof of this. But they just “know” it’s true, and we apparently have to just accept that??
Horrible horrible experience the entire time we rented with them. We got pulled up on a rent inspection for having our plates from breakfast in the sink. Absolutely ridiculous and power hungry. They work for landlords, don’t forget that.

Unfortunately we would not recommend Ocean Estate Agents, Bishopston. This is due to a lack of detail, communication and pro-activeness. Also we felt that the branch did not take the time to get to know us and our needs. This was in stark contrast to our seller's estate agents. Debbie who joined the team towards the end of our sale was good and we would recommend her but not the branch in general.
We also used Ocean Property Lawyers, Bishopston. Dimitri was great and we would definitely recommend Dimitri, but again we unfortunately would not otherwise recommend the firm.
We will be picking up our specific concerns with Ocean directly.

Our experience with Ocean:
We have been in a property managed by Ocean in Bishopston since 2019. In 2019 when we moved in we found out that the water from the bathroom from the first floor was going down to the kitchen in the ground floor, we have to clean and dry every time, it’s disgusting! We complained to have the issue fixed in 2019, 2020, 2021, 2022 and 2023 we have complained many times, none of the staff managing the property seemed to care as now in 2023 we continue with the problem. We even contact Ocean director Paul Harris, we thought that contacting him, he would listen and try to tell his staff to act faster, but looks like he is even worse than his staff he cared even less.
Talking by my experience, If you are a tenant: management service is terrible, if you have issues, or you fix and pay them yourself, or don’t expect that they would help with the problem.
If you are a landlord: the management fees are way to high, other estate agents offer full management for less than 10% and better service.
(Ocean avoid to send automatic replies in here to make you look good and to show that you care, because you are not. Ocean in Bishopston is aware of the issues, what they need to do is work more efficiently and fix tenant issues and not make tenants wait for years)

I had a really positive house sale experience with the Ocean, Bishopston team. We had a very very short timeline that we needed to achieve so from the initial photo arrangements and pricing discussions with Jason, through to the marketing and sale with the amazing Ella (worked really hard, always kept in touch and responded to questions really quickly, plus really nice to work with), time was of the essence. Fortunately we managed to find the perfect buyer in a time when the market was a bit unstable just after the notorious ‘Liz Truss’ mini budget and the sale went through perfectly. This was also aided in a large part by Ocean Property Lawyers (right next door to the estate agents) who did a good job in getting the sale through in record time.

I can genuinely say that this has been the best interaction I have ever had with estate agents.

I can tell they're taking good care of my tenants, which is very important to me; it doesn't feel like now they've moved in, it's job done. Their attention to detail is excellent.

Had a 6 month followed by rolling tenancy agreement, was contacted 2 months in with a statement of 'your tenancy is due to expire and we cannot secure an extension' and was asked to sign into a second fixed term.. i said i was happy with the rolling period set out in the existing contract.. was threatened with eviction for this. fast forward to best part of a year later.. i move out and leave the house immaculate.. false statements in the check out inventory where items noted as missing but clearly visible in their pictures. landlords & ocean now dragging their heels in even discussing return of deposit and details.. let alone actually returning it. Had the unfortunate luck of getting assigned Mirela as account/tenancy manager never had such a condesending an incompetent person deal with any tenancy in the last two decades and 10 properties. Avoid like the plague! They're just in business to serve the landlord and seem to treat tenants with contempt.

No one ever answers the phone. They avoid answering any of the issues you have over email and promise to "get on top of it" but do nothing until you email them again. Rinse and repeat. A number of serious problems have not been fixed in 6 months. Broken glass on the stairs when we moved in. Damp, broken fireplace panel, broken curtains. Took 3 months and over 60 emails for them to finally cave in and fix a few cracked tiles. AVOID.

On one hand Ocean / Kayla was really nice and helpful, on the other hand they use "The Lettings Hub" as a contractor which are a pain to deal with and I cannot really recommend anybody using that contractor. It seems these agents are unresponsive when serving customers yet will pressure you loads for any details they require.

My partner and I let with Ocean for 2 years. We were in desperate need of a place due to many agents not willing to let non-student properties to students. being new to the Bristol market, it was hard to determine which agent to use so a range were contacted. Ocean were by far the best agents and were very helpful in all respects. The agents were well informed and could answer a range of questions when conducting the viewings. Often I have found that some questions to agents require a follow up email when it should be a simple answer but this was not the case with Ocean, all their agents were knowledgeable and very helpful.

Can't believe the behaviour of this estate agents - my friends (might I add who have a young baby) have been waiting for their deposit for nearly 3 months now. Ocean have taken weeks to reply to each email, if they bother at all! They have had to take it further now with the TDA, trading standards and citizens advice. I'd suggest you sort your act out Ocean! Absolutely ridiculous!!!!! This is their money that you are with-holding, originally without giving any reason why for a couple months and now not even working through the disputes. I will be telling everyone I know never to ever rent or buy from you and to tell all their friends and family the same.

Im currently a tenant and feel let down by ocean. They are very slow to respond to queries and often dont reply to emails. We have been left with a broken shower for over a year and have been waiting almost a month for our washing machine to be fixed. Our house has consistently had damp which they knew about before we have moved in yet only ever seem to paint over the problem rather than fix it. Looking forward to moving out and not having to deal with agents in the future.

Didn't feel looked after as a tenant. One of the properties we rented had an issue with a blocked toilet that we tried very hard to resolve before contacting the estate agent, who was managing the property. We were advised that they would send someone round to take a look at the issue but very clearly stated upfront that if it was our fault, that we would pay for it, which really added quite a lot of stress and made the situation seem like it was all about the money rather than our quality of life. When it transpired that it wasn't our fault but rather a structural issue, they proceeded to unblock the toilet but then never bothered to sort out the underlying problem, which I believe would probably have required scaffolding and I expect deemed too expensive.
The bathroom also got very mouldy over winter and the advice that we got given was to have the heating on full blast and all the windows open to ventilate...
These problems were quite upsetting and we left the flat as soon as we could. I feel sorry for whomever has been living there since.
Sorry, Ocean. You certainly did not float my boat.

Similar to other comments left, I have rarely experienced worse service or less intelligent employees. When I was asked to come in to sign the relevant paperwork to begin a tendency, I got and eye roll and a 'tut' every time I had a question about what I was being expected to sign.
The charge to replace a tenant is almost comically high.
The third party right to rent check is complete by an almost entirely incompetent team (and mine was simple!). My house mate is self employed, and asked his grantor to get a grantor.
And finally, every time I had a question, the reply I would get was essentially, 'just do what we say'.
If you have any other option, definitely take it over this branch and preserve a regular blood pressure.

Style over substance - Ocean’s Bishopston office is the epitome of this.
Don’t let the swish office and cheap suits fool you - under the surface it’s obvious that this office is rife with disorganisation, a lack of communication and zero respect for its clients.
During our 2 years renting a property from Ocean, we had the “pleasure” of 2 property “managers”.
Both were more than useless - I can’t decide whether this was because they are absolutely inundated with a high workload, or because they simply couldn’t care less about the condition of the properties they let.
Communication was slow and frustrating - we would often have to chase via email and phone call numerous times to resolve a problem.
During our final 6 months in the property there was a substantial rat infestation in the cavity wall and attic of the property - the pest controller visited 6 times and failed to resolve the problem. The attitude of the property manager was that nothing more could be done and we had to live with it - an amazing lack of respect towards ourselves and the landlord of the property.
If anything, this abysmal experience gave us a well needed kick to get out of renting and to buy a property - I’m so grateful that I no longer contribute £1000 a month towards a greedy landlord and an even more greedy letting agency.

Andy and Claire were both efficient and honest. They called when they said they would, gave me fantastic feedback, were prompt replying to emails and the marketing of the property was excellent. Overall a brilliant experience and I would definitely use them again and recommend them

The staff at Ocean Estate Agents in Bishopston, Bristol are obnoxious and rude. They care little about their customers and are grossly slow at even the simplest of tasks.
I recommend you avoid them at all costs.
