We are currently renting a property in London via Paramount. Earlier this evening, around 9, somebody smashed our front window with a big rock, the police came and called Paramount on our behalf requiring the window to be fixed urgently, at least boarded. It is 1 a.m. and after multiple phone calls, Paramount has not sent anybody, our window is wide open, on the lower ground floor, whoever fancies getting in can easily do it, the police has told Paramount we were not safe. Our son is scared and does not want to go to bed, it is hard for us to be reassuring when we are going to have to stay up all night to make sure nobody gets into our property. Paramount is not sending anybody to board the window but does not want to pay for a hotel either. We are so upset and angry at this situation that we wish we could move straight away. Paramount is very good for the renting process but a complete letdown when you have a serious problem. Never thought such a situation could happen renting privately through a reputable estate agent, all the more disappointed that I had left 5 stars feedback when we moved in. Update at 8 the next morning : we have stayed up all night, nobody came to fix or board our window, the worst night ever.... Read more

Forced cleaning deductions on our deposit Casually dismissed flat maintenance requests Secretly let themselves in Not acting in good faith The deposit deduction was discussed on a platform they picked, The Depositary, which did not allow release of the non-dispute part of deposit first. We spoke to TDS and apparently by the books that should be an available option. Yet The Depositary replied saying they simply do not provide it. Paramount was using this platform's nature against us, threatening us that if we chose to dispute, the entire sum of deposit would be held by them for weeks. If you are having the same problem, I'd suggest getting the deposit certificate number and contact TDS directly asap, to look into the possibility of dispute in TDS instead of The Depositary. For numerous times Paramount tried to steer us away from TDS, saying it was connected to The Depositary anyway, that it was unnecessary and time-wasting, but we found the two to be very different systems. The Depositary was very limiting for us and seemed very landlord-driven. It was too late when we learnt about TDS and had to give in at the end because one of us was in urgent need of the money, even though it was so unfair. When we moved in individually in 2018-2020, all the common areas were dusty and sticky with forgotten belongings, furnitures and food left by tenants as early as 2007. The flat hadn't really been cleared out nor professionally cleaned since. Paramount was well-aware of the flat's status and they casually dismissed our request for a new check-in report, making us think it was okay for the flat to be dirty when we checked in and it would be reflected truly later. During our tenancy we cleaned up the flat so much, we even paid from our own pockets to professionally clean the carpet. We did a final big cleaning and left the flat much cleaner than when we moved in. They tried to charge us £360, including things like cobweb near ceilings and outsides of windows (the flat was on the 2nd floor), claiming they had to professionally clean the flat, although they ended our tenancy for flat renovation. On top of that, they kept writing lies on The Depositary; lies like they explained the situation to us fully and assisted us in every way when we moved in, or they resolved the mice problem and the chimney debris problem that we raised and chased. Twice they left a huge disgusting mess doing something to the bathroom pipes, when we asked about it, their words were 'why can't you clean it yourselves'. They had also let themselves in and out without any notice, knocks nor even a shout, even went into my room; my flatmate was alone in her room at that time and thought the person who came and left was me.... Paramount may provide a good service to its landlord but it does not care about its tenants. They constantly "bully" us about matters that is not our issue, I would certainly never rent a place managed by them again. For example, the flat we're in has ventilation issues and a poorly build extension with no adequate heating, hence mould grows on walls of the extended wall every winter. Paramount arranged for a 3rd party to assess the property, and the lady that came told us the property does not have enough ventilation. However as the report is not in the landlord's favour, Paramount never shared the details of the report and instead insist its our "lifestyle issues" and keeps sending me guides on how to clean the mould, and how I should always keep windows open yet at the same time heat the flat to a constant 22C. They would always ignore my emails where I explain that I do keep the windows open while cooking, and the flat is heated. In the end I did clean the mould as it was getting out of control and we have a cat so I was worried for her health. Paramout were clearly unwilling to do anything about it apart from trying to teach me how to do things for them. I'm a landlord myself and would never treat my tenants the same way I have been treated. Its obviously my words against theirs but I know its not my lifestyle, I've lived in many flats over the years and never had mould issues this bad.... Read more

In short, Paramount Properties is nothing but Fantastic. I can assure both a seller and a buyer that I have had nothing but high satisfaction from Paramount Properties. I am a student who was looking to rent a property with my friend for the upcoming new term to begin in September. Unfortunately due to COVID-19, I decided to leave the UK and return to my own country which made house hunting all the more difficult. Throughout my 2-3 months looking for a place to stay I have been met with lesser than helpful agents from companies I thought would be good based on their name and high customer count. However, not being in the country and only being able to be contacted via email made things very clear to me on how certain agencies were less than useful and were not prepared to sell houses thru the pandemic. 1)I first faced issues such as poor communication, not being able to speak to someone directly sure was frustrating especially when they don’t respond to your emails. 2)Even if I weren’t overseas, I would still not want to leave my house during this difficult time and would love it if they had provided a virtual option for those who wanted to view it online. 3)With such a difficult time upon us, money is definitely a sensitive topic but no one wants to be scammed With all these being said, I never expected to have the amazing service that I received from my agent Oliver. First and formost, I would like to commend paramount for having by far the most impressive viewing page of any house i have ever seen. From all the pictures they provided(which includes the floor plan) to the video tour showing you exactly what the house is like was just great for someone wanting to know everything about thw house without being able to view it in person. {NOTE: Maybe you guys can work on your description as it was decent but nothing great} In addition to their amazing website, Oliver was just a great guy and an amazing agent. I have counted and have had a total of 70 emails with him, and I have to commend him for replying to each and every single one of them super promptly. (No body likes waiting, especially something like this where you are in a way paid for your excellent survice) Oliver was always super professional, answered all my questions with great detail and the best part replied me either immediately or so fast that I was never waiting for a response. Oliver and his colleagues such as Andrew and Madlen also provided me with excellent support throughout this process. Even though, after I signed my contract I would a similar property to mine in the same building and floor for a cheaper price, I never once felt like I was scammed as by just looking at the huge difference in marketing, you wouldn’t even know it was the same property. All in all, to both landlords and tenants, Paramount Properties is one of the best agencies I have ever dealt with and by a huge margin mind you. I cannot speak for how my tenancy will be during my 2 year stay with them but I guess youll hear about it in my next review.... Read more

NEVER AGAIN! The worst agency I have dealt with in my whole life. Firstly, they created tones of headache when I wanted to end the tenancy agreement earlier after the break-clause term. It took me from March (when I first requested to break it) till June to sort this out. They didn't even give me an option to find replacement myself, but gave preferential option for my flatmate to find a replacement on behalf of me. When I said this situation is causing mental and physical disorders, they said "it is none of our business". Now when I am finally out of the property, I am being charged £800 off my deposit for damages that have happened after I have left. Surely no professionalism, work ethic and sense of responsibility. We dealt with Lionel at Paramount when searching for and securing our first owned property and fully recommend his services. During our search for a home we must have interacted with over 12 (often smarmy or useless) agents and Lionel was easily one of the best two we dealt with. He was prompt, knowledgeable, and the right side of "pushy!" Originally we lost out on our first choice property, but asked Lionel to keep us informed in case anything went wrong. Lionel stuck to his word, we established a good working relationship, and when a second chance arrived he ushered us quickly back into contention before the market opened back up to rivals! We have worked with Umar from the sales team from viewing the flat, offers, and through the exchange of the contract. We have not completed our sales yet. Once we have completed I will make an update on this review with the overall feedback. However, our feedback to date is as follows: 1. Umar was always on time when showing us the property that we want to view and did not push as in viewing flats that did not match our criteria. 2. As a buyer they were responsive in providing an update to where the vendor is at in terms of accepting or rejecting an offer. 3. They proactively asked for an update (sometimes daily) as a vendor they probably appreciate this protectiveness from their real estate however from a buyer's perspective this may be seen as a little too much to be called on a daily basis. However, we appreciate that this is their job and appreciate this also. 3. At the tail end of the exchange process, we appreciated the help from Umar and Soroush in ensuring that the exchange goes through. However, we felt that there was some miscommunication (which is seems to be the norm) from purchasing a place. Upon making an offer we were told that the vendor can move out of the place as soon as possible. After the offer was accepted, we were told that they couldn't move as soon as possible because they have a penalty they have to pay from their current mortgage provider. We still accepted this position agreed to a later exchange. During the exchange negotiation the vendor(seller) said now they are on a chain. We felt that there was some miscommunication around this. In the positive note they supported our ask to ensure that the property was gas and electric checked by appropriate company. The vendor was against this idea and did not want to pay for this at all. However, Umar and Soroush, ensured that the property was certified before our exchange which we appreciate.... Read more

I bought a flat from paramount, not soon afterwards problems started to appear,which is understandable however as soon as the sale has completed, they turned from beauty to the beast. I have been having water leaks from the ceiling in the living room and bedroom, my property/bed/furnitures were drained. Ive raised this issue back in November 2018 and they kept saying yea yea we will look into it, months and several emails/phone calls go by and they give repeated excuses..do not trust this company at all, their pre-sale service is completely different to post sale. They will leave you hang out to dry, abandoned , frustrated and helpless. Aaron was very helpful in helping us find the most suitable property at a time when the agency was very busy and took us through the process in a professional and seamless manner. I think this was the worst agency i have dealt with and I would certainly NOT trust this agency if it were my property being let as they certainly are not doing their duties which they have been asked to do. We arranged viewings for 2 properties. He never let me know that we are not seeing two properties on that day but just one. Fine. We really liked the property that was shown and I expressed my interest via email and text message. No response. I called 3 times, one of them was to the main agency where they said they would let him know I am trying to get in touch with him. No response or call back. When I emailed again finally at the end of the week that I was disappointed and that I would write a review, then only did he call me and text me back saying that he called me 3 times before and left voicemails but i think anyone would think that it's odd that i got no missed calls or voicemails from his 3 previous calls but somehow this time the call and voicemail came through. Surely, if he was trying to get in touch with me so badly he would have written back to my email like all other agencies do?... Read more

Pictures are stretched (panorama) and probably the lighting is twitched too, as the place looked much much newer on the pictures, so I was naturally disappointed. The agent who was there didn't know any of the information I asked him, including very basic things that would seriously change everything about the property, such as "how many people would I share the toilet with?" - because yes, in their definition of studio, you share the toilet (ps, I think that would be a bedsit, not a studio). I cannot describe with words what a terrible experience it was to deal with those guys. Apart from the fact that you have to pretty much pay 1 year of your rent in 3 months, the guy I was dealing didn't know anything I asked him. After asking him whether we could move in sooner, he answered that it is possible. I waited for several weeks for him to call the landlord and process our interest further, he informed me each time that he is waiting for me to let him know, which I did. After finally asking the landlord, he told me that we can move in in a month. I asked him about the fact that we could move in sooner, to which he replied that we cannot move in that early. He then proceeded to tell me about two additional properties that would meet the criteria and he was supposed to mail me both of them. I haven't received any e-mail, just a call from him two weeks later for unknown reasons since he would never pick up the call again.... Read more

I'm certain this is because it was marketed at the right price and to the right market. Paramount provided an outstanding service to me, and as my neighbour bought his property through them, I know they do the same for buyers. They understand their clients amazingly well, and directed the right buyers to view my property. Lionel acted as my agent and was fantastic at providing feedback, informing me as soon as he'd booked viewings, and providing sound advice. I also got to know other members of the team during my sale, who were also always friendly, polite and also gave timely feedback. I can't rate Paramount highly enough and highly recommend them to both buyers and sellers. They made my sale smooth and easy, and ensured everything was on track once I'd accepted the offer. Having had experience of various letting agents across London over the years, I am very impressed by Paramount and would say they compare very favourably against other agents, plus their fees are some of the lowest I've come across which made the difference to me as I was on a tight budget. The speed and diligence of their response to my initial online enquiry about my property was really exceptional - I logged my interest for the property online at around 11pm on a Tuesday and they emailed me back before 7am the next day offering viewings. On viewing day itself nothing was too much trouble by way of letting me check things, ask questions, and view the property a second time. This made all the difference to my search and to me being able to secure the property I had my heart set on. I was in a bridging situation and the agent managed to tie up a protracted closing of contract to suite my needs. Thoroughly professional, trustworthy service, sold my property with minimal stress, and significant degree of expertise. I am skeptical of the London property market (and Estate Agents), having been burned on a few occasions. I am also Scottish, which makes me doubly skeptical. I chose Paramount to sell my property ,as the staff appeared quite knowledgeable, friendly, and-importantly for me, not pushy or aggressive. I dealt with Tim Gray. The beginning of the process is much the same with most agents-pictures will be taken, advice given, viewings organised. What struck me, was the skill in appraising the price of my property- which was higher than others had suggested, and the fact that they were calm in regard to the sale. I was told that the right buyer at the right price would turn up-and they did. Once they did, no games were played (on either side), he was dealt with honestly and clearly, and the sale proceeded very smoothly. I think Tim's skill was most apparent at this stage. Inevitably, there were small snags in the process (this is a fact of life), and he was able to think innovatively in terms of solving these, and it was clear that he had extensive experience in this area. Communication was always clear and prompt, and I also received honest advice in regard to my purchase, which had nothing to do with Paramount. I continue to be skeptical about the London property market, though have to say, despite my initial bias, Paramount and Tim Gray did an excellent and professional job, and I am most grateful for this. If you are a prospective buyer, from my experience, you will receive honest information, with no infantile games being played. If you are a seller, from my experience, you will receive clear advice, and you will have someone advising you who has your best interests as their primary concern. Overall it was a great experience we had with Paramount. Throughout the process Dexter and Jason were extremely helpful and approachable, and dealt with the problems with care. Overall I had a really good experience with Paramount. All members of the team were very helpful throughout the process - from starting the contract, to being particularly proactive when the contract ended. I dealt with Dexter in the main, and he was consistently friendly and professional. In a year during which I have experienced some quite awful customer service from a number of other companies, I have found that Paramount have been reasonable, very approachable and quick to respond at all times, and a pleasure to deal with. I found Paramount's management of both the property and the tenants to be courteous and prompt - if anything required work, someone was quickly sent to sort it out, and the management team always make sure that you feel welcome and listened to.
