The information was different from the usual bog standard estate agent emails and appeared to be tailored to me as a landlord.
The details it contained about the rental market, where I own property, provided me with some very valuable insights which I could see would help my decision making.

I hit reply and shared my thoughts with James. A conversation began and I am happy to say that the past 18 months has been a joy.

Please do not use their services. They are liars and cheats. Their senior negotiators have no ethics and tell you “white lies” to just ease of a situation. We had put down an offer and the negotiator led us on and told us he could bring down the price at a said amount and made us move forward with an offer. Now he takes a U turn saying he was fairly confident which was false. This was after we confirmed twice if he had spoken to the landlord on lowering the price. He then has the audacity to phone me and tell me that the landlord wants to wait on his original listed price. Right after he hangs up, next minute I can see that the property reads as “Let Agreed” on Rightmove!! Absolutely terrible people! Avoid at all costs. They are not at all working in your favor. Totally get that this is a cut-throat market but one cannot stoop so low. Shame on them!

This review is my my personal experience which will hopefully help other tenants to avoid a similar situation.
Throughout our tenancy our needs had been continuously neglected, any fixtures prolonged for months, at the lowest point leaving us without a fridge for 6 months (!!!!) at which point we had to raise an official compaint to the seniors of the agency.
Our requests to return the deposit were ignored, forcing us to raise a dispute. In the dispute they accused us of breaking window blinds (we had been asking them to fix those blinds for months before the end of our tenancy all of which was documented), and the dishwasher (while also submitting the evidence that the dishwasher was in good condition upon our check-out). We won the dispute, because they had no grounds of keeping it, but the amount of time that had been wasted on this will not be possible to reclaim. For future tenants, make sure you document everything before moving out - ensure that any unfixed things are signed off of your liability in written form, taken photos of empty cupboards and rooms etc.

But above all he got the job done and helped us secure our dream property, with a fair due process (ie. not inviting 50+ people for viewings to encourage outrageous bids)
and at a reasonable cost given the market circumstances.

They don't reply to emails and they don't get things that have been already signed done. They would promise things they cannot make happen and then ignore your emails when you ask for them.
Terrible service in general. Once you sign the rent contract, they disappear, only show up to take your rent money, and then disappear again after.

Used to be good. Now their staff either doesn't have the proper training or they have got lazy! For lettings, their agents need to take a more hands-on approach to managing the property instead of just passing it onto the landlord to sort out - otherwise what is their fee for (the landlords might as well manage the property on their own and the estate agents charge their extortionate fees as and when needed)!! Having been with this estate agent for years, their deterioration in service is evident over time. I would urge them to correct this.

Beware of KFH West Hampstead - An Appalling Real Estate Service
I had an utterly terrible experience with KFH West Hampstead while renting a flat from them. The conditions of the apartment were deplorable, and they deceived both the property owner and us as tenants about its state. They assured us that a professional cleaning service would leave the flat spotless, but upon moving in, we discovered a complete mess and had to clean every nook and cranny ourselves for three weeks.
KFH West Hampstead's service is the worst I've ever encountered in my life. Not only did they fail to meet their promises, but they have also completely ignored our requests for help and refuse to respond to us now. I strongly advise anyone to steer clear of this agency and seek a more reputable and trustworthy one for their housing needs.
Furthermore, KFH West Hampstead made another promise to remove all the belongings from the flat, leaving it empty for our move-in. However, they left everything behind, cluttering the entire place and adding to the chaos. It was an additional disappointment that showcased their lack of responsibility and professionalism. This experience has left us frustrated and deeply dissatisfied with their services. I urge others to be cautious when dealing with KFH West Hampstead to avoid going through the same dreadful ordeal.
Adding to the distressing experience, on the two occasions I attempted to visit the flat to take measurements or assess its condition, the agent from KFH West Hampstead displayed complete disregard for my needs. On both visits, he seemed eager to rush through everything, claiming it was his last appointment and pressuring me to complete the tasks hastily. During one of the visits, he even mentioned having plans to meet friends far away and allowed me only 5 minutes in the property. This unprofessional behavior further reflects the agency's lack of consideration for their clients and their commitment to providing satisfactory services. It is evident that KFH West Hampstead's priorities lie elsewhere, and they seem more interested in their convenience than meeting their clients' expectations.

He is knowledgeable on the market, he is extremely diligent, he communicates really well, he leverages his relationships with the banks to get the best terms, and he's incredibly dedicated to his job. No way we could have got our property purchase done without his help and relentlessness in getting us through some thorny issues.
11/10 would recommend to anyone thinking of going with him

Terrible experience! The agent (Nye) didn't attend the viewing after agreeing on time. Luckily the tenant was so kind to show me around. We put in an offer that they REFUSED to share with the owner. They asked for our bank details before they could present the offer. The whole thing felt really dodgy, and after calling back for an update, we were informed that it was too late and the flat was already gone. This is just such an unfortunate experience! I would not recommend this place!

Seeing that they had squished an image into a square frame making the house looks like it was made for very very skinny tall, narrow people. They left me with 2 babies for 3 days without water, they don’t help when you call them, emergencies doesn’t exist for them, they emergencies phone line is worthless, the property manager is never available, all they do is ask for pictures, and pass the responsibility to someone else because no one there wants to work

I walked into KFH after viewing a couple of flats nearby that I wasn't that excited about.
I met with Océane and we spent 15 minutes discussing what I was looking for, she showed me some options they had on their books and was very receptive to what I liked and didn't like about them.
About 18 hours later I had an email from her with a brand new listing that had just come on the market. It was perfect for me and within another 24 hours I had got the tenancy.
Couldn't be happier with Océane and everything she did to help. She responds quickly, cares about the outcomes of her clients and worked brilliantly with me all throughout the process of securing the property.

I have been to a lot of estate agents. I walked in to KFH WESTHAMPSTEAD and was greeted by a guy called Reece. He looked very smart and came at us with a very big smile. He wasn't pushy like other estate agents we've been to. Listened to every word we said and took it into account. He found us a lovely flat and agreed to go and view it. Again very polite when we walked in as he spoke to the then current tenant. Made sure she felt comfortable and then asked us politely to come in. He showed us around he explained every feature we requested and it was there. He didn't make up lies he said it as it was. Which made us feel very comfortable and made us want the flat even more. We agreed the rent and went back to the office and done all the paperwork. Again he made sure we are comfortable with everything. When we got the keys he was very pleased and helped us with a few bags into the house. I would recommened them with my eyes closed.

Probably the worst estate agent in London. Reece Wallace is the poorest example of honesty and integrity.
If you want to know why estate agents have a bad reputation, KFH West Hampstead is the perfect example. We dealt with Reece Wallace, a person with no integrity or decency whatsoever , he lies, cheats, and even played with the paperwork hoping we would not pickup what he was doing. He will say anything and do anything to make sure he gets the deal signed and his commission.....Be very careful!
He moved us in to a property claiming it was ready, repaired, and clean....delayed giving us the keys by a day as 'he was making sure it was ready'.
Yet, when we moved in there was no heating, boiler was broken, the property was filthy, half the items on the agreed upon to be fixed where not done, and when I called him to tell him, he said it was "not his problem!" To move a 90 year old woman in to a property that was filthy and with no heating....A true low life with no decency. Unforutunate to see that KFH keep people like that working for them.
We are proceeding with formal complaints and hope that such behaviour is stopped once and for all.

Thank you to Elliott, Abida and Rebecca at KFH West Hampstead for your services in securing tenants so swiftly for my flat, especially given the current market conditions as a result of the pandemic. I was particularly pleased not to suffer a void period.
I found Elliott to have a very professional and gentlemanly manner and he was very prompt at getting back to me and dealing with my queries.
The only constructive points of improvement I would note are:
1. For the KFH T&Cs to be updated so that the pages that make reference to commission rates are all consistent; and
2. I found the tenants’ referencing not to be as useful as I expected. The apportionment of rent between the two tenants to ensure affordability was arbitrary and not helpful to a Landlord as was the guarantors reference checks. One guarantor was on a zero hours contract but was still noted as an appropriate guarantor by the referencing company.
Overall a really positive experience with KFH staff. I would recommend their services.

I asked for cleaning and check to be done
I am without GAS and hot water. Loo and bathroom a complete mess, nothing cleaned from previous tenant, I had to arrive with all my stuff to a very dirty and malfunctioning property and they did have the time to check this things I asked for. I find myself having to commute my old place FOR A SHOWER. honestly. Bad experience. but overall the paper work went smooth, but they had no care to look after on how is the property going to look like/feel like for who's arriving. I am having to sort dishwater maintenance, gas, speeding a lot of money to clean things I did not dirt myself.

Rebecca was incredibly efficient, getting back to my enquiry within an hour of placing it (and actually returning it which seems to be rare for some other estate agents!). I approached Rebecca on a Monday with a deadline of a move in date for the Friday. Rebecca met me the same day and showed me 3 properties that were all exactly what I’d asked for and within my budget.

KFH are by far the best agents in West and South Hampstead. Throughout the process of selling our flat, the entire sales team were knowledgable, professional and helpful. Spencer was terrific in finding our buyer and working closely to ensure the sale went as smoothly as possible. He was great throughout the process, promptly following up any enquiries. KFH West Hampstead are a fantastic company to work with. I went along on Viewings on behalf of my sister who lives abroad to find her a flat. They were very professional at all times and very helpful in informing on the processes as I've never experienced letting a flat in London before.
