I have been dealing with Adam Brown.
I have asked him to remove my property that they were selling after the contract ran out on 30th April 2025 and gave the correct notice.
He has now advertised my property at a lower price.
I can't believe it! I have raised a formal complaint.
Do not use this estate agent!!
Seriously, avoid!
Adam Brown has said he's removed the advert, but it's still showing on the Internet, and I have sent him the link!! of my property with their name in black and white.
I'm going to contact the property ombudsman.
Let you know what happens next.

From the first meeting with Keanu, who valued our property & gave us many hints & tips, the service we have received has been impeccable.
I received text messages to confirm or cancel appointments & received calls with feedback from the viewers.
I must particularly mention Shelby. She was always so ‘on the ball’ & would always get back to you, which is so important.

Utter waste of time!! Will never use this estate agents agen!! Basically do the job for them and pay them! I asked branch manager to sort some issues I had and he didn’t after agreeing and then went on annual leave. I was on holiday and then had emails with ultimatum with deadline due to providing id and proof of address (3rd party who is through Paul Dubberley or recommended through them) end of the day the estate agents sort the sale of my property and these don’t want to do the work behind the scenes!! Lost a customer took keys back and took down immediately! Even another agent who works there freely said themselves that is below par and unacceptable also another issue before had with proof of address which never got sorted regarding uploading id which had to be Live Photos and then tested to see if met standards took ages to complete wasted hours of time as every time the page errored and had to restart! SHAMBLES KEEP CLEAR! Much better out there guys

Although we purchased our property through Hunters as estate agents, Steven as a mortgage adviser provided exceptional customer service with regular catch-ups and has been very informative throughout the whole process. Having bought and sold several properties, I cannot reccomend Paul Dubberley enough. As they have dealt with the sale of one of my properties impeccably. The two people I have dealt with, Lee and Harj are absolute professionals who quickly understood my requirements and exceeded my expectations with the price that I achieved for the property. Harj in particular communicated with me on an almost daily basis to update on the progression of the sale. I have never experienced customer service quite like this with any of my other properties. Sold my house through the Willenhall branch, and I have had an excellent experience. From valuation till the sale date everything went smoothly.
I think the reason for that was Harj has been on top of things and constantly updating me on the progress and chasing up any loose end. He is an asset to PD.
The only thing I would say is to clarify the fees as there was a slight confusion on it but it was dealt with very quickly.

I was going to use this agent to sell my house. They told me lies regarding an offer they had on for free photography. They gave me a date the offer finished. I applied the day before and they told me it had finished ! I complained to the head office and they said they would investigate and call me back … they didn’t even bother. I have found out since this is a regular occurrence and that they deliberately over inflate the house value so you sign with them, then they just get you to drop the price due to lack of interest. I would give them a wide birth !

No problems with staff, but need to get rid of Talbot Solicitors dudley, 7 months to complete, charged double to what was quoted, they are the most unprofessional bunch of clowns i have ever encountered,Lee had to do all the work. They do not communicate with you at all unless you chase them, then they feed you full of wrong information.

DO NOT MARKET OR BUY WITH THEM
This is not a hate review but hopefully a productive one for those who are in charge of Paul Dubberley Estate Agents - Willenhall.
The people you have chosen to work in this branch are the most unprofessional, incompetent and inexperience staff you could find in the entire Midlands. I have had a number of viewings with these branch and I can certainly confirm the staff attending always have something to hide about the property and will never tell you the truth about the property.
Buyers:
My simple advice is do not buy a property that is advertised by PD. The moment you mention that you have a mortgage advisor you are out of the window and has 0% chance in buying the property with them this is mainly because you are not using their young mortgage advisors (Their advisors will get a stash of cash from the bank if you use them). When choosing to go with their mortgage advisor your details are passed to different scammers and will receive a ton of unnecessary phone calls from strangers without you even giving them the permission.
Sellers:
As a buyer and as a seller I have had a number of arguments with this branch this is mainly because THEY SIMPLY DONT CARE if your property is SOLD or no, I can prove this:
I had a property on the market with a reasonable price marketed by them, a few viewings were done and I got an update from them saying no one is interested in the property. 2 weeks later I had a hand-written letter through the post & dropped by hand (as i was living in the property at the time), the letter was written by a buyer who wanted the property, viewed the property then had contacted Paul Dubberley numerous times for placing an offer but since he didn't use their mortgage advisor they were putting the phone down on him as he later explained to me over the phone. It has been a while that I wanted to share this with everyone and those who are unaware of what is happening with these scammers.
I had to market my property with Connells but had to pay more and SOLD it in 2 weeks, my advise for everyone here is DO NOT BUY OR MARKET FROM THEM & if you have watch your credit ratings closely, phone calls you answer.
I wouldn't give you a halved star but had to select a star, I cannot believe how ignorant and poor service this branch is.
I can certainly understand every company wants to make most money and every staff wants to look good in front of their managers. However, this must be done professionally and in a good manner, there are tons of online material that agents, staff, trainees...etc can read without paying.
Remember nice ties and suits wont make you attractive but your behaviors and skills would.
Also, I have reported you to other relevant authorities regarding data protection breaches you have done, this is not a threat but one more phone call from your sub-cons, lenders, advisors...etc to me, I will be on your door step with a solicitor.
