As a tenant that was living in a house being sold by you, please carry out some staff training:
* DONT forget to actually get keys to access the house you are about to have an Open Day on
* DONT send your staff to hold an open day if they are too poorly to be there. My neighbours witnessed this.
* DO remove your shoes after entering the muddy garden and walking through the house, especially when it’s been requested numerous times.
* DO leave the house as you found it - shut the cupboards and freezer your viewers have looked at so pets don’t stray and food isn’t compromised.
* DONT insult the tenants belongings. Especially when they belong to a father who died only a year prior and their 14 year old daughter hears that comment.
* DONT gas light the tenant by pretending to have “tried to call, tried to email and “tried to leave a voicemail” simply because you forgot to tell them viewings were cancelled
* DO pay attention to detail especially when a mistake is kindly pointed out to you. I never knew in the 17 years I lived there my garage floated in mid air on the first floor.
* DONT push the tenant by telling them you are “being patient” with them, especially when they could have used their tenants rights and refused you entry completely.
* DONT forget when you are dealing with a tenant that’s leaving a property due to a no fault eviction, that they could rent from you.
* DO learn to have some compassion. You do run a business yes, but your clients are people.... Read more
