They are highly proactive, professional, knowledgable, and helpful and have been adept at overcoming a series of unforseen challenges. James has achieved a near full asking price in a challenging market at a valuation far in excess of that quoted by two other local agents.

Alex, James and Marina at Forest Hill are a fine team of people. There were some rather choppy waters to navigate during our house sale and move to Brighton . It's been a bit of an interesting year in the housing market in the current climate, and Stanfords had the right strategy for a successful sale.The team were professional pro- active and supportive throughout the process and even more importantly , worked alongside us with empathy and, when needed, humour. They don't fit into the standard estate agent box . We recommend them wholeheartedly.

Stanfords sold our 2 bed flat in Forest Hill. It was a complex leasehold sale and we were in a long chain - they know the local area inside out and (blessedly) a lot of the intricacies around our leasehold that made the transaction so complicated. They were more knowledgeable about what was going on elsewhere in the chain than our solicitor was (in fact they were *so* good we were conscious that we might have annoyed them by the fact we kept going to them directly for updates on chain progression). Totally genuine and lovely team that went out of their way to help us get it over the line. Really cannot recommend them highly enough. Thanks James and team!

If I had listened to director at Stanfords, we would have given our house away. All they wanted was the sale and kept asking us to drop price. Remember, they still get their commission no matter what it sells at.

Having had a few agents round to value our flat, Stanford's were head and shoulders above the rest from the get go. James was clear, honest, straight forward and human to talk to.
When Jay took on our account, the same qualities applied. Stanford's is an estate agent that you can have an actual normal conversation with, with honesty, calmness and a sense of humour. I never once felt like they were trying to spin me a line or pull a fast one. Jay was dedicated, persistent and calm throughout our transaction, always easy to get hold of, and a proper nice bloke to deal with too.
It seems clear to us that this is a happy team of people who enjoy their work. We wouldn't hesitate to sell through them again.

The team at Stanford’s are second to none - this is the third time we have used them to buy/sell properties. Their local knowledge and pricing is spot on. But where they really come into their own is with supporting the conveyancing process - without them our recent sale would have collapsed as the solicitors were at stalemate. I wish I had not renewed my agreement with Stanford (for the letting service). As a foreigner, I leave abroad and thought it would save me the hassle. It does not.
The first year was ok. I was a bit disappointed by their fees, very expensive considering the service: 13% monthly fees, on top of each you have to add their expensive contractors fees (e.g. £150 to change a toilet seat: the plastic seat not the whole bowel!). Inventory is extremely expensive ~£200 and very detailed, I give them that, however they did not do a check-out once the tenant left, so it was totally useless and led to disputes over damaged furniture (and no means to prove anything on my end, as they did not do the checkout)
I have to summarize the 2nd year as otherwise there will be too much to write: payment and statements which are due on 10th of each month (that was my condition to renew the contract), which is reasonable as the tenant pays by the 1st of each month, are systematically delayed with no explanation. It’s extremely difficult to manage my mortgage payment. I have to send emails or to call almost every month. Follow-up is a massive issue for them. Today (April 2020) they sent me bills for invoices from October 2018 I have already paid!!! They have already taken the money out of the rent paid by the tenant. They also invoiced work I have never been informed of, furniture replacement I have never approved… Basically every month of this year’s tenancy, they have found something to deduct, and they never let me know in advance, they just take the money. That’s my experience, you are free to try if you would be luckier but obviously I do not recommend them.

The good reputation of Stanford's went before them, as we had previously purchased our second home in Forest Hill through them. Although the process of moving house can often be a stressful one, we were again pleased by the sale of our second home by them. I recently used Stanford Estates to sell my house and they were outstanding. They were realistic from the outset about price, rather than valuing high to get the instruction, and then marketed it quickly and effectively. They were extremely organised with the viewings and gave sensible advice regarding which buyers to go with.
They worked hard to keep the sale together and maintained a high level of professionalism at all times. I found there was a really personal touch and they really understood the local market. It was nice to support a smaller local business rather than the big estate agent chains!

The team have always been extremely helpful and given I have had my fingers burnt in the past with fees from a prior agent I find their lettings fees very fair for the service I receive. Monday we call this agency about a rental flat and they tell us the first appointment they can give us is Saturday as they do not have the keys. We receive an email confirming the appointment. Saturday morning: we arrive to the property and no one is there. We call the agency and they tell us that property was rented the weekend before and they do not know what could happen, but they feel really sorry. Like if that is going to be OK with us after driving for one hour and considering that we have been looking for a flat for over 4 months. Then the guy that gave us the appointment calls us and says he is sorry, but he does not have our name in the system. Just that, not in his system. We forwarded him his own email, but did not dare to reply.
This whole experience has just proved my point that for being a estate agent you just need to have a lot of lack of empathy for people to charge them up to £500 for just showing a flat (plus an extra to favourite you over the other 10 candidates seeing the property while you are busy checking your Facebook) and have no brains at all. Who needs brains just to cash in?

I have never used an estate agent, agency or indeed property management company that have pushed charges of such high value on to me, as the tenant; charges often buried within contractual clauses, both at move-in, during the tenancy and at move-out.
At move-in we put down a £200 deposit to secure the property and take it off the market; standard practice which I am used to, however that deposit then transformed in wording upon acceptance of the contract to a non-refundable fee. This was not taken off the initial months rent or security deposit, this was an additional charge.
A renewal fee of £300 was charged when we decided to stay in the property for another year.
At move-out we are now covering the costs of a check-out agency which Robert Stanfords hire, costing us £144.
Based on my previous experience in renting property, these fees are inflated and often never passed on to the tenant. I don't doubt the legality of the charges, I do however doubt the moral fabric and decency of applying them.
