Well from start to finish Chloe from the Strood branch was hands down the best estate agent I’ve ever met. Truly genuine and and absolute asset to Wards. As a first time buyer, I was scared and overwhelmed during the search but the team at the Ward strood branch put me at ease. My first point of contact was Ashleigh, fantastic lady, very friendly good customer service and very professional to the core. As i am not familiar with Strood or Rochester she was always on hands to explain the distances or train Journey etc, she understood what i wanted and will only send me properties within my budget and preferred areas. I’m leaving this review to warn others to be extremely careful when dealing with this estate agent. In our experience, there was a serious case of misleading information. The property we offered on was advertised as a freehold 3 bed semi-detached home with a ‘beautiful garden’. Our offer was accepted, and both solicitors began the usual enquiries.
However, during the legal checks, our solicitor discovered that part of the garden was not freehold and actually required rent to be paid on a yearly basis. The garden wasn’t even big and there was a whole list of terms and conditions for the rented part of the garden including not allowed to plant fruits or trees(!) This crucial detail had never been disclosed to us at any stage—not in the listing, not during viewings, and not when our offer was accepted. Our solicitor even commented on how unusual this was.
Had we known this from the start, we would never have proceeded. We ultimately had to pull out of the purchase and lost several thousand pounds in fees.
This felt like a clear case of incomplete or misleading advertising. I strongly recommend that anyone considering buying through this agent double checks all details and ensures nothing is being withheld. Be very cautious and make sure your solicitor investigates everything thoroughly.

I’ll spare you the details because I can see from the responses to other reviews that excuses are made so it’s a pointless task. If you’re prepared to pay a high price for a poor service and minimal contact during the whole process then Wards, Strood is for you. I made a complaint to the area Manager only to receive a biased response so will now be escalating to the Ombudsman. Avoid at all costs.

Recently sold my mother's property through Wards. We sold at the top of their estimated sale price range after a few months on the market. Wards did a very professional job. Tyler, our sales progressor, did a good job of keeping me informed of progress and making me aware when additional information was needed. He rang every couple of weeks, which was about the right frequency. Communication was good and messages left with the office were responded to quickly.

We had a terrible experience with Wards Strood - rude, pushy, and quick to give bad advice. They frequently emailed about properties they struggled to sell, yet when we inquired about a new listing first thing in the morning, Michael told us it had already "sold" overnight. Instead, he aggressively pushed a more expensive property and pressured us to use their overpriced affiliated services, insisting we secure a solicitor before even viewing - contrary to industry norms.
To secure a viewing, I had to endure a 45-minute call during which Michael patronisingly lectured me about how competitive the Rochester housing market was. His tone was pompous and dismissive, and he wouldn't let me speak. It felt unnecessarily sexist and condescending.
After all that, the viewing was canceled later that day. To make matters worse, the supposedly "sold" property was relisted the next day, and the main office had no clue what was happening. Poor communication, bad customer service, and shady tactics - if you're buying or selling, avoid them.
Thankfully, we recently completed on a stunning property below asking price elsewhere, proving there are far better agents out there!

I was coming from over 20 miles away to view a property but was running a few minutes late, so rang to explain and let them know I was on the way. Got a call back a couple of minutes later to say the property had been sold hours earlier that morning and a deposit had been paid, so I couldn't even view it.

Finally all moved into our forever home. After a disastrous start with Moxy, Chloe from Wards took over and it was plain sailing from there onwards. Chloe was professional and kept us in the loop every step of the way and and reassured us when I was feeling the pressure. I’m just annoyed with myself for not using Wards from the beginning which would have avoided unnecessary stress. Wards sale team completed assisted viewings and delivered an open house promotion event resulting in several offers from enthusiastic buyers. Not many viewings and virtually no feedback after the few viewings we did have.
The last viewer said that the photos did not do our house justice and that it was much bigger and nicer than the photos on the website.
The man who did the 360 degree video tour was very rude. I wish that I had told him to leave my house at the time.

I am going to start this review by first mentioning that the interaction that I had with the office staff had always been good.
We went to see a property and arrived on time. There was another couple in the property who had finished their viewing but were chatting with the lady from Wards. We kept waiting for 10-15 minutes in the foyer, hoping that our presence would be acknowledged.
She kept on having informal chat with the couple, ignoring our presence and the fact that we had been waiting for quite some time then. When she finally managed to come to us, we found her behaviour very demeaning and rude. Whatever queries we had about the property were met with either ‘I don’t know as I work on the weekends only’ or ‘you will have to ask the office’. We weren’t even provided with the brochure of the property, as apparantely she had run out of them.
She made us feel unwanted and after dealing with so many estate agents, that had been the worst experience so far. We really liked the property but the way we were dealt with really put us off. In the end, we did manage to find an excellent property through another estate agent.
My kind request would be to be cordial towards people who come to view a property. Be informed about the property and don’t lose potential sales due to bad customer service. I would be hesitant to deal with them in the future due to one bad interaction.

Purchased a property through Wards and ‘wow’ is all that I can say. In comparison to other agencies, the service from Wards has been great. Of particular mention is Chloe Meadows, she was fantastic throughout. She stayed with us throughout the process, showing the home right to guiding through completion. I cannot recommend Jonathan and his team, particularly Chloe and Sim enough. From start to finish they have all completely blown me away. The service was worth every penny that I genuinely feel I would not have got if I went to anyone else. Within an hour of my property going live they had filled all the viewing slots and they worked around me to make the process as easy for me as possible. What a huge window of opportunity lost, considering landlord can ask for Alternative payment arrangement paid direct to them.. Unfortunately wards are just another Estate agent nothing special..

What a great estate agents from start to finish. Responsive always in touch and they really do care and help your move go smoothly.
We advertised with two other estate agents previous who in short were dire. Constantly asked to drop prices etc! Wards did not and sold ours within two to three days.
So many competent employees at wards all were exceptional, Chloe, Anuska, Jonathan and many more. Apologies if I spelt names wrong as well.

I have recently exchanged on a property that I purchased through Wards of Strood, and I was very impressed with the service I received.
I dealt with in particular Anouska, who is the sales progresser. From the moment my offer was accepted, Anouska has been on hand to talk me through every step of the process. She has been an invaluable link between myself and the owners of the property I have purchased.
She was very knowledgable and professional, but with an emotional touch that has made me feel very much like she's been in it with me from the beginning. Being a single person going through the process of buying and selling a property, it's made such a difference to have someone who genuinely cares about progress, and your situation on the other end of the phone, and the support she's provided has been priceless.
I think people have a view of estate agents that they get paid for not very much at all, especially these days with selling online etc, but I can honestly say the service I have had at Wards, and with Anouska in particular, has been worth every penny you pay for a 'real' person to speak to and guide you through, as well as actively working on your behalf.
Couldn't fault them, or Anouska in any way. She's done an amazing job, and I will certainly recommend to friends and family. Very grateful for everything, thank you. x

I had a difficult time in purchasing the house as the utilities were not in working order, and the staff there were patient in helping me sorting out the problem, and trying to contact the vendor for solutions. I’ve been trying to view properties with them since July but I’ve not seen ONE with them and most are still on the market. It’s got to the point where if I see a home is listed by them I won’t bother because I know I’ll never be able to view the property.
I have decided to look in a completely different area because they’re incompetent as hell. Don’t expect a call back or a follow up from these people. Shocking service. Would give 0 stars if I could.

We all know that Estate Agents have a bad name and having had the misfortune of dealing with Jonathan at Wards, Strood I know why.
He manipulates the situation to best serve the company, not the client. If you want to buy a house that is up with Wards, you’ll only be considered if you want to sell your home with them. If you choose to use an alternative agent, you may as well not bother.
I only gave 1 star because i had too! I’d prefer to give zero stars!
Whilst I’ve never actually met him, Jonathan is why people dislike Estate agents!
It’s a shame, some of the other staff at Strood have been pleasant and polite...
I would not use Wards because of this man and in the future, if I see a house I like up for sale with them, I’ll go directly to the home owner...

Unfortunately Wards never call back when they say and never email me like they say. I've had to call them multiple times for updates and while they can be really helpful on the phone its frustrating that they don't follow up like they promise. I've tried to put an offer on a house and they just ignored me. However, I will give the benefit of the doubt with lockdown and potential staff shortages or furlough. I've only had one viewing with them and that was with the home owner rather than the estate agent so can't comment there.

Moving during lockdown is not the easiest time to move but wards of Strood were with us every single step of the way. Abbie sold our house amazingly quickly, Jonathan the manager kept everything on track. I was on the phone all the time for updates and all of the Strood team supported me throughout. Our sales progress staff member Elle was absolutely the kindest most understanding professional person I have dealt with, she answered all of my many questions and was on top of every eventuality we can’t thank her enough. Excellent estate agent for both letting and selling
I brought my house a few years back through another agent for investment purposes. However due to the poor service I received from this other local agent , I decided to use Wards to let out my property
I liased with someone called Laura who I must say was exceptional in lettings. She was realistic and transparent with rent I could achieve and kept me informed throughout the entire process .
After letting the property for over 3 years I then wanted to sell it . Due to the good service Laura gave me all those years back, I decided I wanted Wards to market my house for sale . Yes there are cheaper agents out there no doubt, however I think you get what you pay for . John Caroll who I beleive is the branch manager, was exceptional and dealt with my sale.
Again he was very transparent and realistic. He knows the market and area very well. He kept me updated constantly with viewings etc
I cannot forget Debbie, who I believe is a sales progressor. She again was exceptional and was constantly updating me on a weekly basis via email In relation to what the updates were in regards to my sale.
Debbie and John both stick to their words as well, so if they say they will call you back , they will do so
All in all I would definitely recommend them to anyone for buying selling or letting

Jonathan came out to us and went through the process thoroughly and priced our house accordingly, slightly disappointed that when a viewing was arranged I had to be at the property, there was no offer to show people around for perhaps a different viewpoint. Debbie, the sales progressor, was different class, emails were plentyful and updated on a regular basis.
