Definitely would never sell or buy through these agents. Arrogant, untrustworthy, underhanded and unprofessional. If you don't complete in SEVEN weeks they will sell to someone else without warning. From other negative reviews it seems like this company actively encourages gazumping and does not care about buyers at all or any financial loss suffered. This practice only adds stress to an already difficult process, prioritizing personal financial gain over fairness. (Please refer to the other negative reviews for similar experiences.)
They also Charge for AML (Anti-Money Laundering) checks when many other agents do not, and refusing to refund when sales fall through, comes across as a predatory practice aimed at profiting from unfortunate circumstances
Having dealt with numerous agents for many years, I have never felt the need to write a negative review.

Our experience with RMJ has been extremely poor.
First issue was valuation- we stated what we needed , (based on comparables in our area)
We raised concern with price it was going to be marketed due to the price we needed, however trusted their expertise, all low end offers initially.
We were told that our seller was under pressure to move, we were surprised to have our offer accepted as was aware that there were many offers on the property all in different positions ( we also had an inkling our offer was going to be accepted by comments made to us). To note - we were not proceed able buyers. It then took 13 days for our home to go into the market, despite me chasing (we had a 14 day cooling of clause in our contact) . According to RMJ we held this up because we refused to go ahead with the professional photography we were being ‘strongly advised’ to use after several times of telling them no.
Pushing us to accept offers -2offers received- at the bottom end of scale, Nancey was basically pushing us into accepting these. We refused. Our property had been on the market 1 week. Nancey very abrupt and rude on these phone calls.
After refusing the offers Nancey then called me to say she’d spoken to the house we were buying, and they had kindly offered to deduct money from the sale price. Could we now accept one of the offers on the table. Whilst we were extremely grateful for this reduction, we were still not where we needed to be; they were fully aware of this. We felt like we were backed into corners constantly throughout this process.
We never asked for this reduction. We were prepared to pay what we offered; so we’re extremely grateful by this kind gesture from our seller; although we had a very strong feeling something wasn’t adding up.
After trying to get this revised figure in writing, we finally did after a week of chasing - was no conditions attached to this reduction.
We then accept an offer on our home at the price we were happy with. Only problem was, our buyer had his home on the market. So wasn’t proceedable at that moment in time ( we was in a worst position as when our offer was accepted we wasn’t even in market!)
Reece then started advising us now the
reduction in value was based on us received x & x on our home.
I advised this was never the case, and nor should our seller know our offers on our home that’s confidential. Reece started back tracking saying it was now based on us having a proceedable buyer.
Nancey tells me the house we were buying was going back to market; I was utterly shocked, I then spoke to the seller directly who advised they never agreed to a reduction In Price!
Despite it being put to us,that the seller was the one to have offered to reduce, the seller told me that she was told we could not afford our offer! And could they reduce the price! to say we were shocked was an understatement!
The seller told Me how it unfolded from their side and this made sense.
When I called Nancey out on this, Nancey
basically implied the owner was getting confused (an elderly person involved). instead of taking accountability and owing the situation and admitting a huge mistake has happened.
we, to date have been told numerous versions of this how this happened. Thankfully all documented in emails.
The current story from rmj is the seller did agree it but unfortunately wasn’t recorded on the system or an instruction was never put in place; however this has been done now????; I have asked how can conversation now be logged when it never happened! Strange how this was done after us complaining and losing the property too.
Unprofessional, unfair and unjust comments about our buyer, because they door knocked a property to register their interest and they had a SO property to sell.
This is just a VERY brief’ summary of our experience with RMJ. We are currently going through the motions of the complaint procedure.
My advice would be if you do use RMJ; record everything in writing, every single call!
Only positive was Freya was very helpful and friendly!

We had an extremely disappointing experience with Robinson Michael Jackson in Strood, particularly with Nancey Liddle. The service we received was the worst we've ever encountered. We viewed approximately 10 properties with them, and almost every morning before the viewing, they would call to reschedule, often neglecting to update their system. Sometimes, this resulted in us traveling miles for viewings only to find out they hadn't been scheduled on their system, wasting our time and resources.
We mentioned to the Nancey that we’re frustrated that our viewings are constantly being rescheduled and she said that there’s no record of reschedulings on their system. I had to provide screenshot text messages evidence where they had rescheduled multiple times but failed to make a record of it.
Nancey's approach throughout was very rude, unprofessional, and manipulative. She pressured us into making a much higher offer than the asking price. When we felt uncomfortable the day after and wanted to view another property to ensure we weren’t getting the short end of the stick as first-time buyers, she told us that we would be causing emotional distress to the elderly couple whose property we had put the offer on. She shouted at us on the phone despite us remaining calm throughout.
We would not recommend Robinson Michael Jackson Strood to anyone seeking a smooth and professional property transaction. The lack of reliable communication and professional integrity was deeply disappointing.

Sadly we didn’t have a great experience with Robinson Michael & Jackson. We understand that sometimes the process of buying a house is out of everyone’s control but we had negative experiences with the Assistant Branch Manager and general team throughout our failed purchase.
Callum was very helpful throughout our viewing process, however when trying to communicate and negotiate with our seller via the assistant branch manager, we were met with rudeness. We were kept in the dark for 3 months before the seller eventually pulled out, costing us £3k in searches and fees with absolutely zero help from the agents following this. The assistant branch manager made this whole process very negative, was pushy, rude and didn’t have our best interests at heart. The communication following the seller pulling out was ridiculous, being called the same day by other staff asking how our search is going and how we’re getting on looking.
We’ve since purchased a house through Haart and had amazing experience. If we look for a house in the future we would avoid this branch and not recommend to friends and family.

Not even sure where to start and who to praise first!
Came across one of their properties, called to book a viewing, everything went smooth and easy with follow up emails and text messages ( amazing if you have a busy life ! ). The day before viewing the property they told me they have another property within my budget just around the corner and they suggested a viewing which i accepted. Viewing the property i booked myself for i was disappointed as it wasnt for me but when i walked into the property they recommended it was the ideal one!
Things are only getting better now…
On the day of the viewing i ve submitted my offer, couple of hours later got accepted and then slowly they worked their magic:
- couple of extra viewings
- excellent communication via email with same day ( most times ) or next day responses
- helped with viewings for contractors to check the property for future works while i was abroad with work
- chased up sellers solicitors and kept me in the loop on latest updates and what was needed from my solicitors
Now with exchange done and heading into completion i wish to say thank you not only to Reece who is the Brand manager and Charley who was dealing with the processing of the deal but to all the staff that accommodated my late viewings and text messages updates

I recently had a profoundly disappointing experience with Robinson Michael Jackson's Strood branch, which has compelled me to write this review. The level of unprofessionalism and misinformation I encountered was not only frustrating but has also had a tangible negative impact on the sale of my property.
The main issue was the inaccurate information communicated to potential buyers about the structure house. The agents falsely stated that banks would not lend on the property. This is blatantly untrue, as I am currently with Santander, who had no issues with lending. Even after admitting to spreading false information, the agency seemed to think such practices were acceptable.
Further exacerbating the situation, Robinson Michael Jackson made decisions on my behalf without my consent. They withheld and declined offers, directly contravening the terms of our contract. When I sought to terminate the contract immediately due to these breaches, they unreasonably refused, further prolonging my ordeal.
The unprofessional conduct didn't stop at misinformation. The rudeness I encountered from their staff was astonishing. It's one thing to deal with incompetence, but quite another to be treated discourteously by the very people who are supposed to be facilitating a significant financial and personal process.
Most distressingly, their actions have devalued my property. The spread of false information and their mishandling of offers have not only delayed the sale but have also likely decreased the market value of my home.
To anyone considering using Robinson Michael Jackson in Strood, I would strongly advise reconsidering. The lack of professionalism, honesty, and basic courtesy I experienced is unacceptable. The damage they have done to my property sale process is considerable and something I am now having to rectify through other means

Calum wouldn’t not book a viewing with me as the place was apparently sold. Then I found out from seller that the property was not sold and that seller didn’t receive any offers either.
It was lots of hustle with them..
They killed it when they told us to collect the key from seller not from their office.

Before paying them, I explained to the branch manager that I was a new landlord and so I will need a level of support throughout, in terms of answering questions I may have- they said yes of course they will support me. After I paid them (overcharged me btw), they treated me like I did not exist. When I called the branch, they spoke down to me and told me that if I want them to answer my questions I need to pay them. I was so disappointed because I had 4 other estate agents to choose from and I chose them because they said they would offer support, but I suppose they tell you anything to get your money and once they get your money - you are disposable. Secondly I asked them not to place a letting board on the property for several reasons. 2 days after the let was agreed, there was a letting board on the property - what made it worse - it stayed there for approximately 7months despite asking them to remove this on numerous occasions. 3rdly, I said to them that the tenant they chose was quite rude at the viewing and then he asked to change the terms of the contract to suit him. So I asked RMJ to find another tenant who is happy with the standard terms. RMJ couldn't be bother to do so because all the paperwork and checks had already been done, and so they insisted on me keeping the tenant. It turned out that the tenant was a tenant from hell as my gut feeling was telling me initially - he stole my work equipment, damaged my house and stole my door. RMJ did nothing to assist, they would not even answer any of my calls, emails or questions - they insisted on me paying them or using their fully managed service - they were so cold, rude, uncaring and callous. I would encourage all landlords to stay clear for your own sanity. For the amount of money I paid I feel this was a complete and utter waste of money - I would feel much better if I had donated all the money to charity! I have now managed to find a much better estate agent - Paramount Lettings and they have been extremely supportive and I ended up paying less that RMJ had charged. Paramount offers value for money, I wish I had used them the year before because it has been a year of complete headache with Robinson Michael & Jackson.
***RESPONSE - Kelly we both know your response does not have an ounce of truth in it. What you have written in your response is what you should have told us when you visited us last year, before you took our money, so that we could have made an informed decision and used a better estate agent. But don't blatantly lie to us to gain our money and then leave us in the deep end when issues arise. That is what annoyed and frustrated me the most. Can you imagine how stressed and anxious this situation made me, especially when your company shut me down how many times when YOU personally promised to provide support??
Your team would not even listen to me, no even to take the lettings board down. Your team would shut me down at the very instant I ask them a question - I was not asking you to get involved - these are completely 2 different things. I have had to get guidance from other estate agent like HAART and PARAMOUNT who both were was very helpful and instrumental. You really do need to look into your service levels because it is currently at ground 0 and this is not even an exaggeration, it is based on my experience. I think there are learning points to be had here, instead of being defensive - the first one is - dont make promises you can't deliver.

The real stars of Robinson Michael and Jackson are Michelle and Tammy. They were extremely helpful throughout the 7 1/2month long process of purchasing our new property. These ladies continually chased and updated us frequently whilst having to navigate politics of said vendors who were seperating, which wasn't an easy task I can assure you, with a slow incompetent solicitor (Vendors) to boot. Buyers and sellers beware. Between Nancy, TJ, and Harrison, I have never dealt with a more incompetent group of estate agents. These fraudsters will lie about offers, make up offers to raise prices, not pass on and withhold information. Absolutely ridiculous, steer clear, will not deal with these people again.
Their rude on the phone, pretend not to be in the office, terrible with communication. I'd definitely not sell or buy through them.

For anyone reading these reviews let me start by saying there is no agent, not one, who is more likely to get you a buyer than RMJ. Their web of potential buyers extends far greater than other agents. We were found a buyer the same day our house went live online. The service and professionalism is second to none. A special mention for Harrison who couldn't have been better both before and during the process, patience, politeness, no pressure, and superb knowledge of the market and reporting.
As a seller you want the phone to be answered and enquiries not missed or being passed around an automated phone system - you'll be safe here. RMJ are there waiting to take the calls instantly, they stay open longer than anyone else and they have enough staff to follow up with buyers and sellers as and when required.
I have direct other experience with agents that do not operate this way.

Arranged property viewing and was told i have to show my mortgage in principle, which i sent by email. Following receipt i was told to speak to Robinson Michael mortgage advisor and i declined because i already have mortgage agreed with NatWest. I was then told that viewing cannot be arranged. I find this unprofessional and disgusting. Why do i have to use your mortgage advisor before i can arrange for viewing. No one should release their confidential mortgage details to this estate agent because they are looking for business.

Tj was honest,transparent and realistic. He didn't make promises just to get our business.
He even gave me a valuation (without the full presentation) when he knew another agent would be be doing a presentation to get our business in the evening which really impressed us.
He is always available and keeps us updated.
Once listed we had 2 offers and several viewings in the first week.
Although it's early days we definitely feel we made the right choice.

If you are looking for an estate agent to sell your house, Robinson Michael and Jackson Strood Branch is the estate agent for you. We got an offer after less than 6 weeks on the market. During the initial part of the sale process we got good feedback from the team as how the viewings were progressing. Unfortunately the only disappointment was the second stage of the sale after we received an offer. This stage was dragged by the solicitors. I think a constructive feedback will be to offer better communication between the solicitors and the estate agent. This will be an important key aspect to improve. Since in different occasions we didn’t know in which stage of the sale we were and we were told one thing by the estate agent and another thing by the solicitor. In the end, we would like to say thank you to Michelle Wilkins for her help in pushing the final stage until the end. We would recommend this estate agent but if we would have had the choice again we wouldn’t use their solicitors.

Found a house we liked, got told if we accepted the offer on our property then the vendor would accept our offer, wjich we did, 2 days later apparently a cash buyer comes in and the vendor goes with them as it's a "quick sale" explained that mine would be a quick sale as my purchaser was using his own solicitors ect. Poor communication with with TJ and harry (think that was his name) didnt return calls absolute disgrace. Found another property a week later closer to our old home and completed last week, this took 6 weeks, apparently it was going to take months according the the woman in Robinsons. All I can say is dont use these to put your house up for sale. Glad it fell through as now I haven't moved further out.

Luckily for us we had a good experience from start to finish with the Robinson Michael & Jackson. It helped as we were not in a chain and in little over 9 weeks we got the keys.
Having an estate agent open 7 days a week and later hours than the normal business working hours was certainly a bonus which made things for us a lot easier than the average estate agents.
TJ was our first agent we dealt with, going there for opening on a Sunday and before he had barely got through the door, he was happy to help us and get us a viewing within an hour of saying the property we were interested in.
By 10:20am we had put our offer in and by 11am the vendor had agreed our offer then it was all systems go. This made what would normally be an anxious time very stress free for us.
We had excellent mortgage advice from Gurmukh, who explained and sorted everything out for us in-house and we would be very happy to use him again and recommend him to others who needed the same advice. He not only sorted out our mortgage but all insurances we needed also, we literally did nothing.
We had a good amount of contact with Michelle, who was always quick to reply and negotiate between the vendor and ourselves and again making the process quick and as stress free as possible.
We wouldn’t hesitate in using Robinson Michael & Jackson again in the future, but hopefully not in the near future, as we are looking forward to enjoying our new home for a good few years yet!

We originally went with an online estate agent and after 6 months and only 2 viewings, we made the decision to engage RMJ. After the first week, we had several viewings lined up and probably a dozen within the first 3 weeks. Have been using these agents for about 3 months as I am looking to buy a new home.
They think it's acceptable to lie on status of properties when you place offers to maximise their profits.
The store manager thinks it's acceptable to confirm bookings although the property has already been sold and no information is given had to find out by an Internet advert.
Using an offer I retracted to 'persuade' a bigger offer although the offer was never there to begin with.
Overall experience was bad and a full report is being given to ombudsman.
Currently working with all the other agencies in the area.
