Offer to buy a house was accepted and it was up to our surveyors to highlight a Grade 2 listing. Whilst Knight Frank ‘empathise’ we are at considerable out of pocket expense. Property now correctly advertised as listed and whatever the background of who claims what, the agent is expected to have carried out due diligence to confirm facts of what they are marketing. Knight Frank Exeter blame their customer and empathise with potential buyer where legislation states an agent must disclose all information before costs related to surveying or conveying are undertaken. However, this shoddy outfit shirk all responsibility; what a reflection of where we are in todays world. Referring to ombudsman as customer service are running on pastoral ‘empathy’ rather than address a problem where potential buyers remain considerably out of pocket.
Our contract was with Knight Frank and their codes of ethics and standards where due diligence is the foundation. The Exeter office has failed miserably to address their duty of professional responsibility. Buyers (and sellers) beware!
(investigation response was that "we didn't know, not out fault")
With a pending county court claim all is resolved!

Sam was incredibly helpful and patient with us.
He was able to understand what we were looking for and within 24 hours he had the right property for us. He helped us in every step of the process from that point forward. We are not from the UK so we did not know many of the requirements and fine print of renting, and Sam was with us all the way. I highly recommend Knight Frank Belgravia.
