We honestly can’t recommend Shabs and Grace at Palmer Snell, Canford Heath highly enough!<br><br>We’ve been in our property for 11 years, so it’s fair to say we were a little rusty when it came to the whole buying and selling process. From the very first phone call with Shabs introducing himself — full of energy and enthusiasm! — we immediately felt like we were in safe hands.<br><br>And most importantly… WE SOLD VERY QUICKLY! ????????????<br><br>The communication throughout has been fantastic. We had a group WhatsApp chat with Shabs, Grace, myself and my husband, which made everything so easy. We received regular updates and whenever we had a question, worry or one of those “what happens now?” moments, they were always there to answer, explain and reassure us.<br><br>Both Shabs and Grace have been extremely professional while also being genuinely friendly and approachable. Their knowledge of the local area and property market is excellent, and they guided us seamlessly through all the things we’d completely forgotten about after 11 years — solicitors, EPC assessment, photography for Rightmove, the valuation and everything else that comes with selling a home.<br><br>What could have been a really stressful experience was made so much easier by having two people who were always available, knowledgeable and clearly cared about getting the best result for us.<br><br>We wouldn’t hesitate to recommend Palmer Snell Canford Heath, and particularly Shabs and Grace, to our friends and family.<br><br>A massive thank you from us both — you’ve been brilliant! ?????<br><br>Matthew & Mark<br>BH12

Palmer Snell in Upton were very efficient and helpful. I found that they were very communicative and responsive. Their help saved me a lot of trouble as I was a long distance seller. I would not hesitate to sell through them again as we achieved more than the asking price in a difficult market.

Shabob and Grace were fantastic throughout the whole process of selling our house. They kept us updated every step of the way, were always on hand to answer any questions, and made everything feel straightforward.<br><br>They were friendly, professional and thorough from start to finish. Selling a house can be stressful, but they really put us at ease and took a lot of the worry out of it.<br><br>We always felt well looked after and knew exactly what was happening. We wouldn't hesitate to use them again and would happily recommend them to anyone looking to buy or sell a property. Thank you both for all your help!

Our experience as first-time sellers:<br><br>Pros:<br>- Our house sold and completed within 6 months<br>- The team were quick to respond to our calls<br>- The team were all very friendly and willing to answer any questions we had<br>- Photographs were taken quickly and the property was put online the next day<br>- We had lots of viewings - even one that happened before it went live on the website<br><br>Cons:<br>- Some of our viewings cancelled and we weren't made aware of them until we asked (this was not ideal as we were trying to get the children and dog out of the house!)<br>- One viewing turned up while we were at the property as there was a mix up with the timings<br>- One agent did a viewing at our property and left our back door unlocked afterwards<br>- Our agent knew we wanted a quick sale and signposted us to an auction site. As we were due to sign auction papers, we received an offer on our house which was £15,000 under market value and was presented to us as a 'no-chain' sale. We accepted this as we were under the impression it would be a quick sale and process. Fast-forward 4 months and we were at the point ready to exchange but were then told the buyers did not have the deposit for our property as they were re-mortgaging a second property in order to buy ours and that the process would take another month. We were disappointed that this was not picked up by Palmer Snell at the time of presenting the offer to us as we were under the impression they completed deposit checks before any viewings were allowed, let alone before an offer was made to us. We were told they completed all the checks that they could have however, we feel this was one that should have been picked up as it may have changed our decision to accept the offer.<br>- When the final invoice came through, Palmer Snell had calculated our fees to the higher, market-value rate rather than at the reduced offer rate we accepted. I would recommend double-checking figures rather than just assuming they are correct.<br><br>Overall, we would use Palmer Snell again, however we would be much more vigilant with asking specific questions and obtaining these in writing.

As Palmer Snell is part of a larger network, they had to deal with a central office which delayed thing at times.
All the people, i dealt with were very pleasant and helpful. I was a little disappointed with the photography as all the staging was left to me and nothing was arranged to make it look better.
