3rd Nov 2023 (1 year ago)(While the company did finally provide compensation, it's important to note that I still experienced a significant opportunity cost as a result of their actions.) It has undeniably been the most regrettable experience of my lifetime, dealing with a solicitor team that exhibited a severe lack of professionalism and courtesy. Initially, I placed my trust in them based on their positive Google reviews, which now appear to be misleading and have led to significant frustration and inconvenience on my part. The solicitor in question was Shari, who astonishingly took a full year to complete the anti-money laundering check, despite my having submitted all required documents promptly. To compound matters, she repeatedly requested the same information, leading to redundant submissions. Regrettably, she ceased all communication, failing to respond to both my emails and those from the seller's side. My attempts to reach her went unanswered for two months until she seemingly disappeared without a trace. I was dismayed to find myself in such a predicament. In desperation, I enlisted the assistance of the estate agent, who contacted Joni, the National Head of Conveyancing. However, this interaction proved to be equally disheartening, as Joni not only displayed a lack of professionalism but also declined to provide any insight into the unilateral breach of contract, responding in a profane manner. I strongly advise against engaging with this company. As a result of their inefficiency, my funds remained in limbo within my bank account, as I had initially believed they could promptly resolve their business matters. Consequently, I have incurred substantial financial losses due to the failure of Simpson & Marwick to deliver on their commitments.
22nd May 2024 (11 mo. ago)I recently sold my property through Wardhaugh, and found the staff to be extremely personable and knowledgeable. The sale encountered some difficulties, however Jen and Roddy were there to offer sound advice and reassurance, which ultimately resulted in a successful conclusion. The photography and marketing service was extremely good, and weekend and out of hours viewings were included in the service. Overall, I was extremely happy with the service provided, and would recommend.

Enter Alison…and what a find.She sold it to the first viewer and all completed in 3 weeks. I cannot speak highly enough of the service received from all the team at Simple Approach and would not hesitate to to use them again.Thank you all so much.

However the process of having many stakeholders in the mix, like conveyances, their solicitors, legal vendors etc made the process very laborious. There ought to be a system where the potential buyer and seller can speak to each other from day one after price has been settled. There seems to be a strong resistance for this to happen presently - not good. JCC

3rd Dec 2022 (2 years ago)All in all, I think I was expecting more than “just adequate” from such a large firm. I use another solicitor in the firm for my personal/business matters who performs on a much higher level than the property squad. There seems to be a lot of staff dealing with the booking of viewings, so a lot of of double calls/emails about individual viewing requests. A word file property questionnaire, which was completed at the start and emailed back, never seemed to be referred to. This led to being constantly asked to answer questions which could have been answered by checking it. Staff, however much they were briefed about my desires and needs for the sale of a post divorce renovate and sell (so a financial cut and run with a low end figure on my end of what I’d accept), could never take it upon themselves to act proactively on my behalf and it always seemed like I had to make the strategy as to how to go about the sale of a house. Communication wasn’t great around the time of the initial sale date and little came in terms of updates, especially as it was a weekend. I expected some information on the Monday. In the end I emailed on Wednesday to get information, all of which I thought I shouldn’t have to make the first move on.
